Pierce Property Management is the worst management...

Pierce Property Management is the worst management company I have ever rented from. Their customer service is abhorrent and their agents speak down to you and act very entitled and egotistical. Unfortunately I rented from them 2 years in a row and had I known the outcome from my first property was going to be what it was I would have ran in the opposite direction. Over $1200 was kept and charged to me for the most bogus reasons. My current property I was accused of actions at times I was not even in town and I have numerous maintenance requests never followed through on or cancelled. My electric bill in a less than 900 sq.ft. apartment was over $200 4 months in a row due to the thermostat being broken and the maintenance requests being disregarded. I would not recommend Pierce Property Management to my worst enemy. The fact that google is forcing me to give them even one star is irritating because they don't deserve even that.

These people have a screw loose, no one cares about doing their jobs correctly or in a timely manner, they have no signs about where to drop your rent, they tell you once and then months later when you actually have to drop a check; you think it just goes in one of the few drop boxes they have at the door which are apprently there for no reason! because you're supposed to put it in the office door. Then they blame it in you and give you a late fee even though you got it in on time and they just don't check their boxes daily like they should. but then again it takes them forever to do anything for you, for a management company they are terrible about managing their few employees. And things were missing and stripped out of our apartment when we moved in like they just never replace anything if its stolen.

This place will take your money and not get back with you for weeks and when they do they have found some bull reason to not rent to you. They cant help you out or refund your money. You have to have a perfect background. Dont waste you time!

We have used this management company for over 10 y...

We have used this management company for over 10 years now. We have been very pleased with them. When there's a hiccup they are always willing to work with you to resolve it. They do a good job visiting the properties every 6 months and making sure that it's maintained appropriately. They do a walk-through when the tenant leaves and bills appropriately.

Beware!! If only the property owners knew that they made potential renters beg to see vacant properties I bet they'd think twice before hiring this company. The property we were interested was Brandi's listing (we were told) and she was extremely difficult to reach, as a matter of fact we had to plead with other agents to finally be let in to see this vacant mobile home in a senior community. It had been sitting for months! I bet the owners would be upset to know this. We became a little desperate when finally let in & that evening decided to put down a $1200 deposit. The very next morning, not even 24hrs later we drove over once more to view the outside during the daylight and the neighbor directly behind (and I mean withing a couple feet)had built a huge dog cage with an open doggie door right below what would be our bedroom & office where I'd be working from home, realizing that would be a real problem, we quickly went straight to Brandi (who was actually hiding in her office not wanting to come out to talk with us) and as we kindly explained to her, this issue could cost my job as I work with clients on the phone & can't have background noise. Since we'd plan on renting longterm, we asked her if she'd work with us in letting us select another property? Brandi looked like a cat that just ate a canary! I swear she had a devilish grin as she shared a list of vacant homes, but conveniently properties we were interest in were mysteriously not available? And she said she'd already given our deposit to the trailer owners (I seriously doubt she had the time since we dropped it off at close of business and were there right when they opened?) we were stunned she was keeping our $1200 even if we rented another property! We knew in that moment we would not want to do business with these liars & if we lost our money at least we would not be indebted a moment longer to these decietful people. She & the owner seem to relish in with pleasure in our desparation and pain. We were certain they've done this to others many times before.When a SNAKE shows you who they are, believe it & run! Now after reading other reviews we know we dodged a bigger bullet having to deal with them! We thank God for leading us down a different path. In the end we found a peaceful place we love!

My experience with Pierce Property Management has ...

My experience with Pierce Property Management has been fantastic. We recently moved out of a rental with another property management company in which their agent continually harrased us to leave once the owner wanted to put the property on the market. They sent the 30 day notice to leave in the middle of the month and tried to lie to us that we only had until the end of that month to be out when the notice should have been served to us on the 1st of the month. Who lies to and harasses their renters???

Pierce Property Management has been like a guiding light. Dawn Liening should have a parade thrown in her honor. She went above and beyond to help us move quickly. She is on top of all matters and is geniunley a great human being (a side our previous rental manager did not have). Things don't always go smoothly in the world of real estate, but this company, and Dawn specifically, will work for you. I highly recommend their services. Everything with them seems great in the beginning. But then it is impossible to get a response or answer about anything. Their portal that they advise you using for everything is terrible. Never works correctly. It is very disappointing.

1st i want to say working with Dawn started off great.She was very attentive to how sensitive i was with time, and let me k ow what was happening with every step. Now that being said, they took almost 2 weeks, to run my credit.
Then Dawn told me they were unable to process my application. I asked what that ment and she told me i would be getting a letter from them in a few days explaining as to why. Its been a week and a half and i still have not received said letter. Do these people lie and never send you anything as to why? Do they take their sweet time in everything they do? I would like to know why they were "unable to process my application" since they ran my credit. I wrote her last night about yhe letter and have no gotten an answer. I understand people get busy, but im sure she had time to answer other peoples emails. This is extremely unprofessional. Dont waste yoir time and application fee. I think these people pick and choose by personality and background. Probably just collecting app fees. Im highly dissapointed in the customer service. Im currently working with southwest. Go to them and see Sherri, shes a doll and doesnt ignore people. Took them 2 days to run my credit and background and she answered my emails and calls in a timely manner.

I don't usually write negative reviews unless I think it's important as a warning. This group is terrible, and has liars in management positions. I was told our service animal was OK, then, they turned around and told my fiance they weren't allowed on any of their properties, which is against the federal law* and she could lose her license for saying that (her name is Dawn btw) then when I called to inquire about it, she became hostile, denied ever saying that , and said my fiance was lying about what she told her, presumably because it is against the federal law and she would have lost her license had she pursued her lie with me . I would not recommend this management group, very pretentious, unprofessional, and untrustworthy people in management positions, beware. If they act this way when looking to get you as a client, I can't imagine having them as your management group.

This company is okay if you're an owner. If you're looking to rent go elsewhere. The property manager I had was extremely rude and condescending every time I had to deal with her except for when I put in my notice to vacate. The other two roommates I had during the 3 years I lived in my apartment also mentioned that she was the same with them. I gave birth to my son on the first and still managed to get the keys to them on time and they had the gall to try to come after me for 135 dollars. I had a 900 dollar deposit on the apartment and of course literally saw none of that money even though the place was left exactly as it was found, if not better. Every time I had to renew the lease I got the run around and was even yelled at by the property manager instead of her calmly handling it. Spare yourself, especially if you like being treated like a human being. You're just money to this company.

They took our money then sent us papers in the mail 3 weeks later saying we were rejected with COMPLETELY FALSE INFORMATION ON WHY WE WERE TURNED DOWN. Absolutely no help. Lost $50 in the process. DO NOT USE PIERCE PROPERTY MANAGEMENT.

Generally, I dislike property management companies, but they are understandably necessary for home owners in certain situations. My husband and I rented individually and together for over 5 years and never have been so disgusted with a property management. They were responsive with us before we were locked into a lease, but even the employee we worked with, who was very polite and professional, still took over a week to respond to emails after we were locked in.
No one else in the office was ever helpful, I felt approached with a very "not my customer, not my problem" attitude.

The owners of the property we leased have an antique stove/oven in the home. It was cute and quirky, but an old electric unit. Once, a burner wouldn't turn off in response to the switch and a couple small flames arose before we could move the extremely heavy unit to unplug it. After plugging it back in, the entire unit wouldn't function. A week later a maintenance gentleman came to the house and was shocked that such an old unit had been left in a rental, also frustrated that the age and style of the stove hadn't been communicated to him by PPM. He said it was risky to keep it in a rental for safety reasons and the well being of an antique item. He said he would be recommending it be removed, of course I don't know if this was actually done, but when I emailed pierce to inquire about it, I never received a response.

My husband does construction for a living, when we moved in, we quickly realized the carpet had not been replaced in years (I mean years). We contacted PPM and requested they contact the owners and ask if we could replace the carpet and pad, for FREE, for our comfort and health. We were clear that we wouldn't just put any carpet in, we would send pictures of colors and styles for the home owners approval first. Pierce told us the home owners had denied this, but I truly believe they didn't even pass along the proposal. This way, they'd still be able to charge us higher exit fees? Or they were too lazy to even reach out to the owner? Who knows?

As others have said in their own reviews, this company will find any and all reasons to charge you with upon move out. I've never received so little of a deposit back in my years of renting. We'd had a yard sale prior to moving and only one large item was left, a small deep freezer. Two days before turning in the keys a gentleman drove up and asked how much, etc. I helped him load the freezer into his truck, he paid for it and left. Our disposition has a $75 chargee to remove the deep freezer which apparently had been returned. Not only did we have no way of knowing it had been returned, but rather than reach out to us (we would've been happy to come remove it) pierce charged us to remove it. There are, for a fact, multiple appliance companies in the area that will come pick up items for free.

We were charged for paint touch ups, which is interesting considering how horribly done the paint was prior to us moving in. There were patches on the white walls that were painted thinner than other areas so a darker color was showing through. There were paint splatters on almost every outlet, light switch, door knob and even the carpet in a couple corners, plus the baseboards hadn't even been cleaned prior to paint, so there was an obvious layer of grime under it.

The shower in the tile clearly needed to be repaired or redone and my concern over this was dismissed. I feel terrible for whoever is renting this home now, as much as I loved this home and property, there's Most definitely mold or drywall rot behind the shower tile. And somehow it cost them $50 to change a burnt out light bulb? Plus, I'm still not clear on how they are charging us for utilities from APS?!?!

Fortunately we are now homeowners, but if we ever find ourselves in a position to rent again, we will never return to PPM. They may not be the worst, but they aren't even close to the middle ground.

Have dealt with peers property management for years from Diane the owner to Barb the property maintenance person as well as brandy and dawn the leasing agents this is definitely a place I would rent from they take very good care of the property take very good care of the tenants have a very good selection something for everybody a home in every price range if you ever have an emergency they are right on it just call the emergency number and they get it taken care of

To understand Pierce Property Management, remember businesses usually put their "customer" first. In PPM's case, their customer is the person who owns the property you will rent. As a tenant, you are a source of income for the landlord, and property management company.
PPM will charge you a substantial late fee, with added "administrative costs" the second you are late. One month we owed $125 for being two days late on a month my employer was late paying me.
We just got our final move out cost sheet. To be blunt, PPM essentially used our deposit to do a little remodeling on the apartment we were living in. The place was better than when we first moved in, and cleaner but that doesn't matter.
Avoid dealing with them, there are several other agencies in town that are both more personable (PPM's office staff can be lukewarm to somewhat unpleasant) and most of all, not a bunch of thieves.

DO NOT RENT! this is the worst rental company i have ever dealt with. this company is a bunch of scam artists just looking to take your money without providing ANY maintenance , or to even respond to multiple phone calls and emails. We left our rental in BETTER condition than when we moved in. I made sure that it was absolutely spotless when we left. they are claiming $1200 in "damages" and keeping our security deposit. funny how these " damages" are the exact amount of the deposit. stay away from them.

This is the worse company to deal with. Brandy never returns phone calls or emails. They treat people poorly. Don t expect an honest return of your security deposit. They deducted 500 dollars with no explanation whatsoever. I would definitely steer clear of this company!

Where to begin....
Well this house has been under rental through PPM by various members in our fraternity for at least 7-8 years. However I'm going on my second year here and I was warned about how unorganized and difficult PPM is with their tenants. However we are college students and when you're getting a 5 bedroom house for around 1.4k you just have to bunker down and deal with it.
My first experience was getting background checked for the lease approval. They ran the Credit of the wrong person who had the same name who had been evicted from a house 4 years prior (which would have made me 16 and signing a lease on a house oh and married). I figured I was a victim if identety theft. However After doing my own credit report there were no bad reports and when I called the rental company that PPM said I "rented" from they said that our social security numbers didn't match. So I went back and told them to run it again and that they checked the wrong person well they were trying to charge me another fee and tried everything to not have to run it again. After all the mess I was approved.
Through the this past year things were smooth for the most part until it came to people moving out and others moving in. They tried charging us a breached lease fee (which our previous lease ended may 8th, we didn't sign our new lease till end of may) we paid all the fees we needed to then I get an email saying a new charged for $100 was posted to my account and was due on June 6th. I got the email on June 20th. When I called they said the fee was for writing up the new lease and I'm pretty sure the $200 we paid with our first month rent was for that and most importantly why was I not notified of this when we signed the lease?
Previous stories I've heard about PPM through friends who lived in the house before me:
Losing roommate application fees then finding them months later or even a few years later when that person is moved out
Our house got flooded downstairs due to inadequate drainage run off and poor structure maintaine. It took over a year to finally get the moldy drywall and carpet replaced.
Saying they didn't receive rent payment when the person still has the dates receipt.
And a ton more.

Good thing this is my first experience with a rental company that way when I'm older I'll know how to deal with situations like this and appreciate a decent company more and they are lucky for that 1 star. Would be zero.

Dawn is so unprofessional. Soooooo Rude, and Sooooo negligent. Never responds to emails. About anything. My family froze for almost a month and after several emails and phone calls going by the way side, my husband had to take the day off work to go sit in their office until it was resolved. He said he wasn t leaving til Dawn decided to show up to work. This was the routine we had to do to get anything fixed. Every issue she would ignored until we would harass her to fix it. Then she would either blame my kids or our dog. Really sad for the homeowner. He should know how bad she is. There s not a single good thing we can say about Dawn. She would take MONTHS to answer issues in the portal. After several attempts to resolve. Just a sad pathetic way to represent a company. If I was this negligent and rude at my place of employment, I would be fired. Just saying.

Terrible business. They will nickel and dime you on EVERYTHING. So when you plan to move out of a home, plan on repairing, repainting, pulling weeds; anything you can do to avoid stupid charges. When I moved out of my rental home, they did not mention landscaping in the requirements for move out requirements, and little did I know they were going to add in an extra charge to pull a few small crappy weeds that were left. Not mentioning any specific names, but there are several people that work for Pierce that are rude and condescending as well. Do NOT do business with Pierce Property. Monthly rent is also ridiculously high for older homes. One other thing I'd like to mention is that they also added a carpet cleaning fee for the house I was living in, that did NOT have an inch of carpet covering it.

We rented from Pierce for a year and a half while our home was being built! They were always quick to fix any problems we had and were always reachable when needed! Dawn was great! She even showed us an amazing home that was not even on the list just yet when looking at many! They were extremely fair when it came down to the distribution of the deposit and gave detailed invoices of where the money went and were prompt with sending out our refund check. I would most def rent from Pierce again if needed! Thank you guys for being so great! After renting from an amazing man who ran a rental agency in Texas I was sure we wouldn t find anyone like him and Dawn definitely amounted to his level of greatness! Thank you Pierce!!

Let me start by saying this was the first time I had ever rented from a property management company. They were looking for any reason to make more money off from us, totally indifferent to our situation for example: they wouldn t allow a mid. Sized 10 year old dog of ours on the property for the 5 minutes our dog was their they charged us an unauthorized pet fee of $350.00.
Then after we had thoroughly deep cleaned the apartment from top to bottom inside and out in hopes we would get the security deposit back, checking off the list and shampooed carpet etc. They took our whole $750.00 security deposit because one piece of a blind had been bent by our 1 year old. The blinds were probably like 3 dollars at the dollar store. I can say I would avoid being a tenant with them at all costs.

Just a shout-out to Pierce Property Management for taking such wonderful care of my rental properties in Prescott and Prescott Valley. It is a relief to know that they take care of my tenants and meet all their maintenance needs and keep me in the loop on all activities. Highly recommended.

We have been dealing with Pierce Property Management for almost ten years, and the experience we've had with them has been fantastic! We've never had one property manager that we have been disappointed with. They not only take good care of the property and represent the landlord's well, but they also look out for the tenants and make sure that they live in a well taken care of, decent house. We highly recommend doing business with them!

I recommend Pierce Property Management. Everyone has been professional and friendly. My heat was not working so I sent an email late at night. A contractor arrived the next day and fixed the problem. I don't know why there are so many negative reviews. For personal reasons, I had to break my lease early but I definitely would rent from them again.

They make for bad neighbors. I own property close to them and have called several times to ask them to attend to upkeep of their property. It is filthy outside and the tenants leave cigarette butts in the area. The weeds are high and they are only interested in getting higher rents. The tenants don't like the company but it's difficult to find rentals in the city. It's time to talk to the city about the weed ordinance.

Where to start.... poor maintenance personnel, let alone getting work done! Get the run around when needing assistance. When I moved in the "painters" painted over all the plugs, switches, cabinets, drawers, everything. Carpets were not cleaned like they said they are supposed to get done. There were still stains and furniture imprints in the carpet. Joke

The owner response is completely inaccurate. HAVING ONE OF THE LOWEST RATINGS IN THE AREA CONFIRMS WHAT TYPE OF COMPANY PPM IS!

The property at 275 Edgewood Ct, Prescott is a complete dump inside and out! Don't let the photos or beautiful neighborhood fool you. Clearly the owners have no intention of updating the property even with collecting premium rent. The inside is old and dirty - it was a horrible experience. The issue that led me to this review is not only did PPM not respond to our concerns about yard cleanup when we moved in (it is also a dump), we cleaned it up twice and sent pictures the second time. We were deducted money from our deposit for yard clean up! We also were deducted $50 for carpet cleaning when there was not one fiber of carpeting in the entire house. This is clearly a shared issue between PPM and the home owner. We are still waiting for a response from PPM regarding these issues, as it remains unresolved.

Incredible Service! Pierce Property Management has taken care of my tri-plex in Prescott Valley for 12 years. They are on top of any issues that come up and contact me immediately if a tenant has a question or problem. I live in CA and have never even been to the property. They handle everything that comes up plus give me concise & accurate tax information at the end of each year. They have made my life as a rental property owner so easy. They are a dream come true. I highly recommend to manage your property as well.

I have seen some not so favorable reviews of Pierce Properties and was concerned about working with them for our relocation to Prescott. After our home sold in a 24 hour period we were scrambling to secure a rental and found most property management places in Prescott to be less than helpful. We finally found a rental we loved in the area we wanted. We knew that rental go fast and we were amazed by how helpful and quickly Holly and the other people at Pierce were at helping. Everyone there was extremely kind and answered any questions and concerns we had within 24 hours and in most cases that same day. We are happy we found Pierce and look forward to a great relationship with them. Thank you especially Holly who was extremely helpful and sweet during a stressful time in our life. We can't say enough good things about this company.

When you are signing Pierce's credit application, ...

When you are signing Pierce's credit application, there is a clause in there that reads: ""If deposit is paid and applicant decides not to take property prior to signing lease-rental agreement, one-half (1/2) of deposit money will be forfeited by applicant." Be aware of this clause. Also be aware that they will not give you a copy of the signed credit app. with this language for you to refer back to. Because you have to sign the mandatory credit app to start the process, you also have to agree to these terms and conditions. I lost almost $1000 because of this.

Arizona is pro business and has zero oversight of these property management companies. Unlike when you buy and sell a home, the property management industry has very little regulation. So if you are moving from another state, understand that Arizona does not have the protection laws you may be used to.

Reread twice any document before signing with Pierce/owner Diane Tenison and don't sign unless you can have a copy of that signed document.

I was told by everyone I spoke to in Prescott not to do business with Pierce Property Management. I didn't listen because I was desperate for a place to live...don't fall victim like me and the others that have done business with them.

OMG where to begin? We were told one price and on the paper of listingings was that same price and when we came in to sign the rental agreement the price somehow went up $25 per month! This is a scandalous company I urge everyone to stay fay away from this horrible company. I have many more complaints to voice and will do so the next time I have a few minutes.
