Where to begin....
Well this house has been under rental through PPM by various members in our fraternity for at least 7-8 years. However I'm going on my second year here and I was warned about how unorganized and difficult PPM is with their tenants. However we are college students and when you're getting a 5 bedroom house for around 1.4k you just have to bunker down and deal with it.
My first experience was getting background checked for the lease approval. They ran the Credit of the wrong person who had the same name who had been evicted from a house 4 years prior (which would have made me 16 and signing a lease on a house oh and married). I figured I was a victim if identety theft. However After doing my own credit report there were no bad reports and when I called the rental company that PPM said I "rented" from they said that our social security numbers didn't match. So I went back and told them to run it again and that they checked the wrong person well they were trying to charge me another fee and tried everything to not have to run it again. After all the mess I was approved.
Through the this past year things were smooth for the most part until it came to people moving out and others moving in. They tried charging us a breached lease fee (which our previous lease ended may 8th, we didn't sign our new lease till end of may) we paid all the fees we needed to then I get an email saying a new charged for $100 was posted to my account and was due on June 6th. I got the email on June 20th. When I called they said the fee was for writing up the new lease and I'm pretty sure the $200 we paid with our first month rent was for that and most importantly why was I not notified of this when we signed the lease?
Previous stories I've heard about PPM through friends who lived in the house before me:
Losing roommate application fees then finding them months later or even a few years later when that person is moved out
Our house got flooded downstairs due to inadequate drainage run off and poor structure maintaine. It took over a year to finally get the moldy drywall and carpet replaced.
Saying they didn't receive rent payment when the person still has the dates receipt.
And a ton more.

Good thing this is my first experience with a rental company that way when I'm older I'll know how to deal with situations like this and appreciate a decent company more and they are lucky for that 1 star. Would be zero.
