If you re interested in knowing my awful experience keep on reading:
I lived here for 5/6 months. I had so many issues since my move in. From the beginning when I had signed my lease for College Plaza, but since the process was made via email they ended up leasing to someone else. So I was left hanging, and their only offer was Jefferson Arms, which of course, as desperate as I was and not knowing anything about Tallahassee I took.
Days within my move in, I started to see bugs EVERYWHERE, and the sink was constantly clogged, they came to fix it only to find that it was filled with some sort of black sand and then I was told to not do that again (as if I had done that, I literally had just moved in).
A/C didn t work and for almost a month I had to wait to get a replacement. Thankfully this happened during spring, so I could keep the windows open and have some air come through.
For some financial issues I came across, I had to end the lease early. They weren t really understanding at all. I had to find a subleaser, who took my security deposit plus a $250 fee. Keep in mind the advertisement says the security deposit would be $300, and if credit score passed it would be no security deposit. I had my dad s credit and my credit score checked, only to be told it would be a month worth of rent. I ended up losing $2,160 to be able to break the lease. (That s including the months I was looking for a subleaser, the sublease fee, AND MY SECURITY DEPOSIT which went to the subleaser)
Overall a really bad experience, they took advantage of someone who was in a really bad place at the time, and my own fault for being ignorant. And honestly save yourself the pain, you can find cheaper and better. If I had known better I would ve been able to avoid this.

Absolutely everything was wrong with them for the last two years, from low-quality furniture that we rented from them and they refused to replace, through numerous of our requests for them to clean the laundry machines and laundry rooms, a number of requests to exchange the air conditioning unit that froze every single month or even more often, neighbors who were thieves and which the leasing office refused to address, really bad communication and treatment of us as tenants, and finally a trial to force us to make the last two payments for the last two months earlier than agreed upon returning the keys, AND during the freaking pandemic of COVID-19 (!). Do not rent from them if you can afford a better place, they're absolute crooks and I wouldn't recommend them to anyone. No one deserves this kind of treatment from management and leasing office.

The rent is cheap for a reason just know if you ever consider living here you're living next to a fraternity house and with Tallahassees noise ordinance they are not required by law to turn the music down until 3 am. I am not overestimating the music either they have a turf section right next to the apartment complex and will bring out their giant speakers and play them as early or late as they please with zero remorse for any of the other housing around them. Beyond this you are also living on College Avenue which is packed with college bars and even worse the students when school is in session as they will always cause problems in and around the apartment complex. There is no reason to live here unless you are ok with constantly putting up with the 24/7 headache of obnoxious college kids.

I wish I could give 0 stars. The maintenance in and around the buildings is not handled well at all. They tried to screw me out of more money than I owed due to my early termination of my lease. They had two different charges in different places (the portal and the letter they sent over email). I offered to settle on some amount of money to which they treated me like I knew nothing and continued to talk down to me.

First off, this place is INFESTED with roaches. I had to move into a new apartment because my issue was so bad despite them sending orkin to my apartment multiple times. They then sent me to collections 3 years after i moved out. They sent me a HUGE bill to do basic maintenance to the apartment from wear and tear ( Painting walls, carpet replacement etc.) after living there for only 1.5 years. I challenged the pricing of this and they told me not worry about it. 3 years later I get hit with this on my credit. These guys are always looking to squeeze out money from their tenants. Terrible, terrible, terrible. My god.

Honestly, Jefferson Arms Apartments are a great deal. They re studio apartments located right next to FSU s campus and near the Capitol. I, personally, much prefer this side of campus to the stadium side. There are beautiful trees lining the streets, the center for the advancement of human rights and the law school are our neighbors (as well as a few sororities, but they ve been quiet this far even during rush) and there are very expensive apartments just down the road. It s wonderful to have an affordable option in such a good location. I was shocked that for $660 per month I could be within easy walking distance and have all of my utilities covered (including internet). The people at Phoenix South (the management company), who I ve worked with have been nothing but nice and helpful to me. Whenever I ve asked for help with something they ve been accommodating and kind. I did see a few bugs in my apartment, but this is Florida and EVERY place I ve lived in Florida has had some bugs. It s just what happens when you live in a warm climate. I told the staff and they responded quickly and courteously. It hasn t really been a problem, and I know if it becomes one, then they ll be there to help me fix it. That s all you can really hope for in an apartment complex. Things break, things go wrong, that s life, but if the management company/landlord is there to help you, then that s what s really important. I can t emphasize how kind and helpful these people are. I made a lot of requests concerning my apartment and they ve been really accommodating.

I like that these apartments aren t all students, too. It s important that we don t make Tallahassee so expensive that only rich students can afford to live here, and having such affordable housing that is accessible to the community in such a good neighborhood is so so important.

One negative about the apartment is that the air conditioner is a bit loud, but it s something I forget about once I m in the apartment long enough. And, honestly, my electricity is covered in my rent, so I ll take a little noise if it means not having to worry about an outrageous electricity bill from just trying to keep cool. I have friends who pay less in rent, but their utilities aren t covered, so they end up paying a lot more overall.

This seems to be one of the best kept secrets in Tallahassee. I ve only been here a short time, but it really seems too good to be true! I ll alter my review if things change, but I feel really lucky to have found this place.

I wish I could give them less than a star. They were not the original leasing company for my apartments in Miccosukee Arms, when they took over it seemed cool until I needed maintenance. They do not give you a time frame, they enter your apartment without giving notice, they are rude and try to overcharge. I had a small fire in my apartment and was not notified until I gave my notice to vacate. I agreed to pay the cost for the value of the the stove and counter top, but they want me to pay for the cost of a brand new stove and counter top. I have a lawyer and will be waiting for them to file a claim. My heater went out and I have a new born, they waited 4days to come and fix it. They are HORRIBLE!

I lived in Florida Towers for 3 years and then College Plaza for a year. Throughout these years, noise was a HUGE problem in both apartment buildings. I slept with ear plugs in many nights and still could hear the music from the bar/frat house loud and clearly. I'm not sure if the noise ordinance ever passed for this area but while I lived here, there wasn't one so if you reported to the police they couldn't do anything.

Car safety is another problem since my car was vandalized twice. Once in the FT parking lot and once in the lot behind Jefferson Arms. Park in the underground garage if you live here. It's sketchy but the safest place for your car since there is (supposedly) working cameras.

Clothes come out of the washing machine soaking wet and not even hell could dry them, and especially not the dryers here. I would suggest going to a laundromat that has good reviews instead of wasting $1.50 for a broken washing machine. (this was an issue with multiple washing machines on the property)

FT did have some nice landscaping but this was offset by the smell of dog urine in all of the stairwells and dog poo in the grass.

The pools for both buildings seem like a nice amenity until you get woken up at 2am from a group of non-residents partying in it (insert ear plugs at this point). And at times the pool had a yellow/green hue to it. I'm no pool expert but something tells me that's not proper pool water color.

I shared both of my apartments with 3 families of roaches. Too bad they didn't help out with the rent. The Orkin man came so often that it was easy to make chit chat while he did his pest business.

The management goes through staff changes every year or two and most of the time you'll end up knowing more about the apartments than they will. Be wary because they have many little rules that will forfeit your security deposit if you don't read the fine print. Maintenance is nice though! Respond quickly (same day kind of thing) and usually fixed the issue.

With all of that being said, if you MUST live here due to the proximity to campus or how cheap it is compared to Onyx and other nearby apartments, here are some tips to make it a little easier. If you're interested in Florida Towers, choose an apartment that is closest to the law school and farthest from the bar (google map it). If you're interested in living at College Plaza, choose an even numbered apartment on the 2nd - 4th floors. This will look out towards the downtown area and away from the SAE frat house. Don't live in the basement/first floor of College Plaza. It looks like a dungeon and not very inviting unless you're into that. Also, if you're interested in Jefferson Arms, choose an apartment that is either in the hallway or looks out to the law school. The other issues I talked about in the review you can't really get away from, my condolences.

Simply the best!! Within an hour, I had seen 3 different units, picked one, and had an application submitted.
Prior to moving to Tallahassee, I was living in Austin, Texas and none of the leasing offices in Texas were nearly as helpful and patient.
If you need an apartment in Tallahassee, this is where you need to go!!
Ask for Jordan Mrha, and it will be the smoothest transition you've ever had to a new apartment.

This has been by far the WORST apartment I have lived in since moving to Tallahassee. In the beginning everything was fine. Eventually I realized the whole place had a roach problem, I ended up being my own pest control manager for a while, and then Orkin took over.
A few months back they lost my rent money in their office - I haven't heard anything back from the money order management company and am not sure I ever will. My car was stolen in the summertime on the property and when I requested a temporary parking pass for a rental car, it was extremely difficult to attain, and the customer service rep was not very nice.
And tonight, my boyfriends car was towed from the parking lot AS WE WERE UNLOADING SUPPLIES FROM HIS CAR. When we asked who called in the tow, the lady said it was the site manager. We hadn't been in the parking lot 15 minutes.
I would not recommend living here.

I live in college wood apartments. It s okay for a first time apartment. My main issues are the roaches and the mildew/mold. I called about the mildew/mold and I was told This is Florida. It is going to happen. It s normal. Plus, it s not mold , it s mildew. Well, mildew is a form of mold so the lady was wrong for even saying that. I cleaned it myself with bleach the first time but after it kept coming back they cleaned it and left spots. I just cleaned it again a couple of days ago and bought a dehumidifier. All of my tennis shoes were molded and had to be thrown away with lots of clothes. Most of the staff are very nice. The lady that answered the phone about the mold was just plain rude. We also went without heat for a while. They finally came and changed the unit out and now black stuff keeps shooting out of it which is straining my couch and carpet.

The dryers also suck

I stayed at Collegewood for one year and stayed at Jefferson arms one year(wanted to save money and be near my classes) . These problems are things I dealt during my stay.

1. A/C unit in Collegewood is very old. It only kept my living room and kitchen temperature. My room was extremely hot during summer and pretty chilly during some winter nights. I had to bring my blankets and pillow to sleep in the living room floor couple times. Because A/C unit is very old, my electricity bills were around 200 during summer and 150 for winter. I lived by myself. It was the reason I moved from Collegewood to Jefferson Arms

2. I saw a huge roach about once a week. Both Collegewood and Jefferson Arms. I kept it very clean and called past control few times. It did not improve.

3. Washer and dryer ONLY takes quarters. I had to go to office to exchange for quarters, and during non office hours, I had to go to a bank or if lucky, from Publix. The worst part is, Collegewood washer does not properly spin dry ( they never fixed it during my entire stay). My cloths were completely dripping soaked when washer was done. I had to squeeze each cloth with my hand and run it in the dryer 3 times for it to dry. (total of $4 every load)

4. Jefferson Arms A/C was EXTREMELY LOUD. I normally don't even mind loud parties that goes on outside but this A/C was insane.
There is a bar right behind all phoenix south management apartment. Pretty loud every Friday. But I personally didn't mind noise.

6. The particular Jefferson Arms unit I stayed at had very bad cigarette smell in the carpet. All my cloths and belongings smelled like it when I was outside.

I called the management about 2 months before my move out day to ask for one day extension The man I talked to told me that he will talk to higher up and let me know. He never called me back. So I thought everything was taken care of. Later , I am notified that I owe the apartment $392.93

Called them back to ask details on the $392.83 charge on my account.

It was for
$50("carpet cleaning fee")
$6.83("Certified document mail fee")
$100("cleaning fee")
$236(1 day "late move out fee")

The math still didn't add up for my 1 day late move out fee.

$150 + $43 for each day

So I called again to find out that they put my move out date as 8/2 (2 days). To prove them wrong, I sent them my receipt I received upon returning the key that says 8/1 was my move out day. The manager admitted that they made a mistake.
He then told me because my account is now completely closed, there is nothing he can change/refund and said it was my fault for not taking care of this earlier.

As soon as I finished talking to the manager, I received an email "PhoenixSouth Management - Online Portal Account Deactivated".
He clearly closed my account as we were talking on the phone.

The price might sound good at first but scamming company + ginormous electricity bills + guaranteed lost deposit will turn that over instantly! DON'T FALL FOR IT! They are unprofessional and lying company that are poorly ran.

Do not worry about living on the other side of campus from your classes. Campus is beautiful, there are bus that runs very frequently all around campus for free, bike rentals are everywhere. From end of campus to the other end is 35 minutes walk. With bike, less then 10 min.

As far as dealing with management, I d rather burn as a heretic. In short, the administration laughs at residents for signing the lease and doing business with their company. This will be corroborated by any resident whose issue fell in the hands of the bureaucrats at the leasing office, no cap. Maybe look at how they respond to these Google complaints; you ll gain foresight into a resident s relationship with this landlord.

More importantly, the Collegewood building is constructed only with cinder blocks. No insulation. Therefore, the outer walls will accumulate condensation and quickly turn to mold. The remedies are cumbersome because one must clean with bleach and run a dehumidifier everyday during the winter. More about keeping mold away, the a/c and every fan in the unit must be turned on, so a resident s electricity bill is very high. Cody Sprouse, Second-year Resident

My husband and I have been at Eagle Pines for nearly two decades and with Phoenix South since 2001!
We would like to give the maintenance guys, especially the after hours crew a big thumbs up!
We ve had some leaks that were coming from a problem with the upstairs apt. They promptly came , figured out what the problem was and had us fixed up in no time.

The office staff are very professional and easy to work with. We have been super happy with the company.

Don't recommend. The apartment is almost ok, but there's so many little cracks in cabinets and walls that bugs come in and out all the time, it's really annoying. I lived at Jefferson Arms for several months and I would say that my overall experience here would have to be summed up by the statement, "You get what you pay for."

The Good:
I really don't understand all the bad reviews on the management here because I loved the staff here. Everytime I walked into the office I waa always greated with a smile and a, "How can I help you." Anytime I had an issue they were always helpful and accomdating. Similarly, the maintenance staff was polite, quick and efficient.

The Bad:
This apartment complex reminds me of that teacher everyone had in High School who was so nice but just not very good at teaching. The staff is so nice and friendly but this is just not a very good place to live. To start my apartment always had this musty aroma I could never get rid of. Sadly, it was not the pleasant musty smell of your Grandfather's old jacket but more like something that makes your lung health when you leave. If you enjoy the soothing sounds of wild fraternity parties to gently lull you to sleep than this is the apartment for you! If not than do not move here unless you get a unit that faces the law school and not the frat house. Finally, my apartment was very run down and was pretty much like living in a concrete box.

Like I said at the beginning of this review you get what you pay for. If you want to live by yourself in a nice place in Tallahassee you are probably going to have to fork out $700-$900 for rent. If you want to live by yourself in a place in Tallahassee that is not a cardboard box than $640 with all utilities included should do the trick.

I'm happy I chose JA. It is great for anybody on a fixed income. All bills in your rent makes it convienent. As far as people complaining about cars being towed, the rules are clear to me. Any and all visitors need a parking pass if they don't want to het towed!

Don't move here. They'll try to take advantage of you. It is loud as hell during the school year. It's next to the loudest bar in Tallahassee and a crazy fraternity. My windows and walls shook from the noise. I had a puppy upstairs bark around the clock for months. Phoenix South denied it existed.

Also, don't plan on having any friends with cars over. If you do then you should have them over before 5 pm. You have to get a parking pass that's good for only 2 days each time you have a guest over. Their office is a few hundred yards away and are open from 9-5 five days a week (9-1 on sat?). So that's when your friends can come over.

My girlfriend's car was towed. I stopped the tow driver on Jefferson street and had to pay $110 to drop it. He took it 100 feet from where he picked it up. Phoenix South said the tow company patrols. But even their sign said 'roam tow 12am -7am'. It was 6pm. I looked up the local laws and it was clearly, illegally towed. I talked with PS for weeks to get $110 back. They finally changed their story to fit the law but their new story still described an illegal tow. The tow receipt even said it was a roam tow. They told me to park in the street. My girlfriend got a ticket from the city for parking in the street. Basically, the system is set up tow your friends' cars and make money.

Then they put a note on my door saying essentially, "We will take your deposit if you don't sign our 'intend to leave form.' I thought this is bs because they can't just add a condition and threaten to take my deposit. That would have to be in the lease. So when I go sign the form it actually is a form saying, "PS can take my deposit if I don't move out on time." It seems like they count on college kids to sign it without reading. Essentially, they said, "Come tell us you're leaving but we actually want to subject you to additional liability if you don't leave on time." It was just how the note on my door described the form I had to sign. Then threaten me with taking my deposit.

They also put a note saying the fire department came by and said to remove everything outside except for welcome mats. They then copied and pasted the FD seal onto their flyer. I doubt the fire department bans a plant next to your door. It seemed extreme and exaggerated. I didn't call the FD to verify because it didn't affect me.

It's not all bad. It's close to campus. The staff are nice people. They will feel bad for you, listen to you and do what they can. Except, they can't or won't do much. Eventually, I was able to complain my way to a different apartment in the same building because of the noise. Ironically, the guy who lived in my new apartment moved because the guy downstairs smoked a lot. The maintenance is reliable and good. I only wish they had appointments. They came into my apartments when I was sitting in the bathroom. It was weird. In the end, Phoenix South is in it to make money. You are chained to the lease once you sign. After that, there's no hope unless you have $1500 to end the lease. Thankfully, my lease expires next month.

Have lived here for the last year and a half and still live here. The office is very nice and responsive and the maintenance staff is prompt and kind. There is noise from the bar across the street, but it's not deafening, and it doesn't bother me personally. You're within walking distance from campus, in a safe part of town, and the units are quite nice. Very affordable and a very fair pet policy.

I had a bug issue early on and it was handled immediately, professionally, and nicely. Haven't had a problem since.

The management has been very helpful in assisting me with my move. They ve also been really helpful with my fluff ball of a dog and more than happy to work with me on making sure everything is Ok. I m really happy with the management, with the maintenance, and the overall experience. I do wish there was more parking, but other than that I have nothing negative to say.

I'm half way through my second year living in a 1-1 at Jefferson Towers. I have enjoyed every minute of it. The staff is great and always helpful. Maintenance requests are usually fulfilled the day of the request or the very next day. Parking is never an issue and the location is right next to campus. There are some things such

-The laundry costs $3.00 per load, however the room is kept clean and there is a security code on the laundry door so that only tenants can use it.
-During the summer my bedroom can get warm since the AC unit is in the living room, however if you get a fan it's not much of a problem, and during the Fall and winter I usually turn off my AC and open the windows.

Good amount of space. Maintenance was great. My water heater flooded my kitchen the morning I was going on a week long vacation, but they came immediately cleaned it up and even came by while I was out to empty the dehumidifier. I had some miscommunication with the staff due to new management and them trying to get all the new stuff straight, but everything worked out better than I expected. They helped me get a sublease when I had to move for my job and made my life so much easier!

Phoenix South is the most unprofessional and unethical company I have ever dealt with. They are liars, crooks, and thieves. After coming to an agreement for an amount to be deducted from my security deposit, they then threaten me and my co-signor with a collection agency 2 YEARS AFTER LIVING THERE. After originally charging me $175 for a furnished coffee table which was damaged, they then admitted they "made a mistake" when confronted with photos from Wal-Mart that the coffee table was selling at $20... Yes, it was a "mistake." The other reviews speak for themselves and its plainly clear that this company is nothing more than a sham. Rent from Onyx or live Down-Town if you're dead set on living in the vicinity, but stay as far away from Phoenix South as you can, as they are absolutely miserable

Worst housing situation I could imagine. The staff is extremely unhelpful, as in totally unwilling to do anything to help their residents. Maintanence request will be left for months unless you call everyday, and your apparentment will be covered in roaches unless you get orkin to come twice a month. I ve never pulled a load out from the dryer actually dry, and also never, in almost an entire year, visited the laundry room without a machine taking my change. Needless to say that s a lot of visits to the laundry for no success. Also, mold will grow on the walls when it s cold outside because condensation builds up and literally runs down the entire wall. Feel free to call and ask for assistance on that, they ll give you a dehumidifier that doesn t actually collect any moisture. Make sure you know what you re getting into when you sign here, lying staff and a terrible year.
Oh, and you can hear the music pots as if you are literally standing at the bar.
Seriously, plenty of other places close to campus or relatively cheap. Pick anywhere else.

Update: I only lived in the apartment for three months as I am a Legislative Aide for a State Senator in the Capitol and only need the apartment for legislative session, and was disappointed to find out I had to pay $50 for steam cleaning. I left the tiny apartment in much better condition than when it was given to me and vacuumed it several times the days before I left. Just be aware - you will be charged for this as well as $6.80 (or thereabouts) for certified mail (that you didn't necessarily be asked to pay for or forewarned). These places are convenient for my needs but I have to say, costs a lot of money given the furniture rental (very basic), basic nature of kitchenette (no oven, microwave, toaster - basically a sink and two burners) and a short-term rental fee. This was my second time using these apartments after a six year hiatus and I was reminded again why I unfortunately will not go back. I thought a second time around would be better but I find it's just not worth it.

Although the apartments are older and basic, they are perfect for my needs when living in Tallahassee short-term. The staff is prompt to answer any questions or concerns I have had and I am grateful for their help in getting me moved in despite my travel and work schedules not always matching up with their office hours. The office was flexible in allowing me to have a local friend pick up my key and took care of things I needed right away.

This is an absolutely horrible slumlord. Avoid at all costs. Sure, it is cheap and close to the law school, but there is a reason it is so cheap. I had BEDBUGS in my apartment. When I told management, they blamed it on me and said they would not pay for treatment despite their obligation to do so under Florida law. Had to send a formal letter threatening to withhold rent to get them to treat it. The upper units are full of disgusting mold. All of the apartments run by this place are simply shitholes. Doesn't require tenants to be students, so have some very strange tenants. Could hear my neighbors' DV incidents pretty regularly. Cops were called often. If you are coming from out of town to attend school here, don't make the mistake I did. Avoid these rude, horrible, just awful people. Do not give them a dime of your money.
