I stayed at Collegewood for one year and stayed at Jefferson arms one year(wanted to save money and be near my classes) . These problems are things I dealt during my stay.

1. A/C unit in Collegewood is very old. It only kept my living room and kitchen temperature. My room was extremely hot during summer and pretty chilly during some winter nights. I had to bring my blankets and pillow to sleep in the living room floor couple times. Because A/C unit is very old, my electricity bills were around 200 during summer and 150 for winter. I lived by myself. It was the reason I moved from Collegewood to Jefferson Arms

2. I saw a huge roach about once a week. Both Collegewood and Jefferson Arms. I kept it very clean and called past control few times. It did not improve.

3. Washer and dryer ONLY takes quarters. I had to go to office to exchange for quarters, and during non office hours, I had to go to a bank or if lucky, from Publix. The worst part is, Collegewood washer does not properly spin dry ( they never fixed it during my entire stay). My cloths were completely dripping soaked when washer was done. I had to squeeze each cloth with my hand and run it in the dryer 3 times for it to dry. (total of $4 every load)

4. Jefferson Arms A/C was EXTREMELY LOUD. I normally don't even mind loud parties that goes on outside but this A/C was insane.
There is a bar right behind all phoenix south management apartment. Pretty loud every Friday. But I personally didn't mind noise.

6. The particular Jefferson Arms unit I stayed at had very bad cigarette smell in the carpet. All my cloths and belongings smelled like it when I was outside.

I called the management about 2 months before my move out day to ask for one day extension The man I talked to told me that he will talk to higher up and let me know. He never called me back. So I thought everything was taken care of. Later , I am notified that I owe the apartment $392.93

*UPDATE*
Called them back to ask details on the $392.83 charge on my account.
It was for
$50("carpet cleaning fee")
$6.83("Certified document mail fee")
$100("cleaning fee")
$236(1 day "late move out fee")
The math still didn't add up for my 1 day late move out fee.
$150 + $43 for each day
So I called again to find out that they put my move out date as 8/2 (2 days). To prove them wrong, I sent them my receipt I received upon returning the key that says 8/1 was my move out day. The manager admitted that they made a mistake.
He then told me because my account is now completely closed, there is nothing he can change/refund and said it was my fault for not taking care of this earlier.
As soon as I finished talking to the manager, I received an email "PhoenixSouth Management - Online Portal Account Deactivated".
He clearly closed my account as we were talking on the phone.
The price might sound good at first but scamming company + ginormous electricity bills + guaranteed lost deposit will turn that over instantly! DON'T FALL FOR IT! They are unprofessional and lying company that are poorly ran.

I spent a lot of time in friend's place, and I recommend this particular place over Phoenix South.
"Osceola Apartments" (Fully furnished, pretty fast free internet, TV, and cable, electricity INCLUDED, laundry room in each floor(credit and debit card accepted) friend found only one small baby roach during 2 full years of stay)

Do not worry about living on the other side of campus from your classes. Campus is beautiful, there are bus that runs very frequently all around campus for free, bike rentals are everywhere. From end of campus to the other end is 35 minutes walk. With bike, less then 10 min.
