They book me more than three times to fix the tap ...

They book me more than three times to fix the tap water and each time they said no there isn t booking and then I had to look for new appointments and at the end I fed up and I fixed it by myself and right now I have problem with the boiler and no one respond to call and basically they just said if you haven t got hot water is not the emergency things this is not acceptable

I've worked in partnership with Octavia for over 9 years now and the experience has always been excellent. Every manager I have dealt with has been professional and efficient in their communication and interim workers we have placed with Octavia have had wonderful things to say. Oyster Parnership have also worked closely with the foundation volunteering/ befriending, Liz Shipsey has been great to deal with and always extremely helpful.

I absolutely love this housing trust and all the workers

I find them so helpful, wether I'm on the phone / home visits/ repairs/ general help .. but as today proved their empathy is outstanding .

Finding myself in a 'tricky' financial situation ( benefit delays) I had to get a foodbank voucher from them ..

I wasn't made to feel embarrassed by this predicament I unfortunately found myself in .. on the contrary - I was greeted at the desk by a beautiful young black woman who couldn't have been more helpful.. whilst there I picked up some very useful leaflets on forthcoming events and housing problems that might arise ( who to contact etc)

But what really made my day was Alexi Jones who gave me the food voucher with a big smile and accepted a hug of gratitude from me .. Nyan -and Liz were the other members of staff who made me feel very welcome indeed ,,

THANKYOU Octavia for being my landlord for SO long - approx 12 (?) years and hiring such a great team ,,

If I've got the names wrong - I apologise as I suffer from short term memory loss ,,,

I honestly don't know how I'd have got through until my next benefit pay day without this help

Think twice before approaching this housing associ...

Think twice before approaching this housing association. My neighbours and I have all grown to literally hate this organisation, with some even leaving our development because they couldn't take it anymore. I have more stories about what we've had to endure than Roald Dahl's "Tales of the Unexpected" series.

They are exceptionally slow to address issues (several months for replies is not unusual). Their explanations on queries is often vague and inconsistent (to the degree where I have received answers that contradict each other). The staff turnover is shocking (always a sure sign of somewhere bad to work). And whilst jumping up and down and making merry hell might get you a visit to discuss your concerns, ultimately the vast majority of issues go unresolved.

I have lever arch files full of bills, adjustments (i.e. demands for extra money) because they messed something up, or other such correspondence. It's now at the point where I get a horrible feeling in the pit of my stomach whenever I see an envelope with Octavia's logo on the front. This is because it feels like Octavia will will again be seeking more money - the only question I ask before opening one of their letters is "how much do they want this time?".

I can't overstate how stressful my neighbours and I find dealing with Octavia to be, along with living in one of their properties. And whilst many staff are very polite, there's only so far that nice individuals can get you before an organisation's structures and processes once again start to frustrate you.

Been with Octavia 6yrs now & even with a few issues, I have nothing to complain about, just eternally grateful to Octavia.I can stay In London when all my friends have been priced out. Thanks again Octavia Hill

Fraudstars don t even think about coming close to ...

Fraudstars don t even think about coming close to this organisation. Was shortlisted ( number 1) to a property and today they are telling me they called and I declined so they gave the house to someone else . This is definitely going to court

Great housing association but some members of staf...

Great housing association but some members of staff are very rude and unprofessional. Totally disregard the well-being of their tenants, more interesting in money. They should be more attentive to guidlines and protect their tenants.

The staff here take it upon themselves to sabotage...

The staff here take it upon themselves to sabotage your details ! Lie to Ombudsman to say there s no problem with your home !! Can t sleep in this flat since westfields put condensors on their roof 19 months ago & they worked every night drilling and all sorts of contract work in their car park of which my exterior wall is attached to via a open grid that leads down into the car park also joins my flat to the westfields building , ! Can u imagine how much noise comes up from that grid it s like having some one drilling in the next room , work men shouting all night also mechanical plants of 4 condensors on the roof a meter away from our roof which cause the rumbling in our flat that can be turned up or down and causes our ears to swish when it s at its loudest , this lot won t put me onto the transfer list so I can even bid to get out ! We are do unbelievably sleep deprived for 19 months , this ruined my sons education our lives are in taters and this housing association is doing all it can to pretend the windows and doors protect us from the noise !! I ve had to gather evidence send videos & do a petition to show how me and my remediate neighbours are being affected & still this lot are making excuses not to help !! I feel like my integrity is in question here since they lied to the Ombudsman and council !! The people involved need training they are liars , and unprofessional!! The reception staff are really nice but the more involved staff are totally rude , play mind games threaten you say things like if u complain il be ready & im waiting really horrible ppl here needs investigating !! I won t mention the 2 liars I think karma will catch up with these cruel women !!!! I ve had no response from my petition of which me and my neighbours signed in total 20 ppl , this housing association don t care about their tenants ! I have been literally bullied , I put my medical notes with them to go on transfer list as we can t sleep in this flat because the noise all night and loud rumbling and they sabotaged my medical report changing it thinking it would be ok !! Trying to pretend I m not getting these health problems from sleep deprevation and having loud rumbling in our home from the new condensor on westfields roof 24/7 we have no peace in our home they have received 60 videos from me there s been no comment about it nor the petition that my neighbours all signed !! I m just told to put in another transfer application this was my 3 one they trying to say I ve got no points so I can t Bid on the transfer list !! A doctor has told them in my medical that the flat is unsuitable for us to remain here due to noise keeping us awake every night 19 months but they have not given me one point towards getting me on the transfer list !! One member of staff even told me they don t have a transfer list and another hold me that wasn t true !! I m not sure how these ppl have made the decisions to ignore such an emergency situation, with no regard for me and my child s mental health !!! How would they like to live in a flat full of rumbling night and day can t even watch telly nothing read nothing these ppl are really in need of training and fast before someone drags them in a court room and prosecutes them !! The flat is over run with mice and the surveyor in charge refuses to deal with it just have to keep getting pest control out for the past five years horrendous!! stay away from this housing association they are up to no good and will go to great lengths to lie rather than help you !! But they won t refund u on your rent even if it s inhabitable accommodation!!!! True story

The contact centre staff are well trained but you ...

The contact centre staff are well trained but you can't actually get anything done. Waiting for repairs for 15 months now on exterior of property. They are quick to collect your money but really poor on response. Service charge is terribly high. Keep away if you can.
