I rented from the Dearborn office and did not see ...

I rented from the Dearborn office and did not see nor inspect the home prior to signing the lease. I was actually about to sign the lease for another property and asked if they had something in the neighborhood I was currently in, which the agent said yes it was just done and would be listed in a few days and SHOULD be move in ready. I looked at the pictures of the interior and everything looked fine. I moved in and first DTE comes to turn on the gas and informs me that the electric meter needed to be put back on the house and the outlet for appliance was exposed at the floor and needed to be fixed. Also the furnace was leaking Carbon monoxide into the house from a connection and would need to be fixed. I contacted the maintenance company with these and a few other issues. I was told by the furnace tech that came out he needed to order a part. One month later I haven't heard back about this and other issues, no calls returned despite calling and leaving multiple messages which their machine which says calls will be returned within 60 minutes. I put my repairs on the online portal only to see them marked as closed. I've called the office to voice my concerns and they said someone should get back with me. This is ridiculous, 3+ weeks of no response is unacceptable.

They didnt take me off of a lease 9 months after I was asked to be taken off. They didn't register the house we were in as a rental house with the township until years in to living there. Then on top of it all the employee Dawn that deals with tenant issues won't even talk or listen to you like a normal person

I used MPM for about 3 years to manage my rental property and would not recommend them to anyone - so happy to finally be done with this nightmare. It started off decent, but once my original lease coordinator left it quickly fell apart.

I wanted to share my experience in hopes that it will help others make their decision before signing on. My tenant's lease was due to expire and they wanted to stay for another 8-months, which I accepted in writing with the new lease coordinator. Months later, after repeated calls and emails, I discovered that MPM never got a new lease signed - they could not locate it in my file. MPM then tried to blame me, saying that they had no communication from me accepting the new lease terms, and that it was no big deal anyway because the lease had automatically reverted to a month-to-month. Ok, what??? Luckily I had saved all of my email communication and had proof that MPM dropped the ball. I then had to spend a lot of time and effort making sure MPM stayed on top of things and got a new lease signed - at one point having to threaten to get my lawyer involved.

I had expected, at a minimum, that a property management company would make sure your property was protected by a signed lease (the terms of which you had agreed to) and have your best interests (as their client) as their top priority. Instead I feel that MPM could have cared less about my property, and in the end I had no confidence in them to carry out the most basic of tasks.

Terrible customer service. Anytime I've called I had to leave a voice mail and I hope to get a callback. I received two unwarranted charges on my bank account within less than a month of them taking over my apartment building. I would not recommend this scam of a business to be in charge of any property. They even tax you for online payments.

I rented my house with Mutual Property for 4 year...

I rented my house with Mutual Property for 4 years after having a bad experience with another company. I contacted the owner, Mark Heppard, who was very responsive. He sent me on to a realtor who got my house listed and filled right away. The management fees were a little less than what I was paying before.
Problems come and go with rentals, and mine was no exception. I had legal issues with the City of Warren, but Mutual provided a lawyer and got us through it.
For maintenance and repairs, I worked with Dawn S. Dawn is a pleasure to work with, and always got back to me promptly. I was always given the option of: doing the work myself, hiring another contractor, or having Mutual take care of it. I exercised all 3 options as I saw fit.
This past summer, I moved out of state and decided to sell. Mutual was able to handle that, as well. Having the same company handling rent and sale is an enormous benefit. Getting the tenant moved out and getting the property ready for sale was coordinated within Mutual.
My realtor, John Taseki, was my best friend through the listing and selling process. I've sold 4 houses, and never had the pleasure of working with someone as attentive and knowledgeable as John. Every step of the way, John had a plan -and a back up plan- laid out. I received frequent text and voice updates. At every decision point, John would lay out the options and give a recommendation, which always seemed to be the best course of action. The house was finally sold - in December (worst possible time in Michigan) - for what I consider to be top dollar. John arranged with the title company so that I didn't have to travel back to Michigan for closing.
I can't say enough good things about John, Dawn, and the entire cast and crew at Mutual. Very happy customer here! I'm actually a little sad to see them go, now that the house is sold.

This is the second worst Property management company I have ever dealt with. The incompetence of their entire staff had become apparent too late, as we gave them 5-6 homes of ours to manage , but then removed each of them as the leases expired. The move out inspections were horrible. Did not include more than half of the damages and repairs. They did not return our deposits until months later, the marketing of the homes was pathetic, the tenants they placed were sub standard as we now have 3 separate lawsuits pending for failure to pay rent, and damages, etc... In one case, Mutual let the Tenant become 3 months delinquent before starting an eviction! Guess how much money that cost us ! Owners should be advised to look elsewhere !

This has been the worst experience. They ask for everything except your blood type, and charge you for application fee which is fine except for the fact they ran my card/account at 9:30pm and no one got back to me I had to get ahold of them. But seriously what professional business runs your card when they are closed? Also they don't keep up on the homes they show you & they don't show you all of the home or maintain the yard. The home I viewed literally had grass up to knees length.

Unfortunately, we had persisting economic difficulty for the 1 year we rented from them; and wish we could have stayed longer. So these people will ABSOLUTELY not talk to you without paying their apllication fee. But their voicemail says how understanding they are to peoples credit problems etc but ya got to pay to see the listings. We had already found a property on zillow that we liked managed by this company so we decided to pay the fee so we could talk to a human about renting it. My credit score was at 598 not great but not as bad as some and we were denied. After paying $100 (2 adults) and NEVER speaking to ANYONE. if you have less than good credit save your app fee and go elsewhere! We were looking to rent not buy lol....they want you to have a 700 I guess?? If we had that we would be looking to buy not rent. ScAmMeRs

(EDIT) So after leaving this review I finally recieve a phone call and was told it was NOT based on my credit score but the fact that Im unemployed. Apparently these folks know nothing of us folks who are tradesmen. But had they actually taken the time to have a ($100) conversation with us it could be shown with check stubs and, tax records. Or had they called my references they would have been told also. I brought home 10k in the last month and a half. That job ended so I get a layoff for a couple weeks until the next job starts up with another company. (A lot of times the very construction co we were just layed off from). We have a 6 month job of 12 hour days 7 days a week starting sometime in the next couple of weeks ....Ill be bringing home close to 2k a week. But apparently this isnt good enough for them. Id be leary of these folks. Tried to say we were not denied because of our credit even though that is what the denial letter says in black and white. But sings a different song after I leave a TRUTHFUL review. Not one phone call for my $100 until I left a Google review...seems a little odd. You folks follow your gut, Im going with a realitor who actually takes the time to talk to me. Lesson learned.

Do not sign the lease until you walk through the "empty" property WITH your Leasing Agent. The lease you're signing states that you have done so but this option is never offered. Make sure you read and reread everything you sign with this company. Once you sign you're on your own. Their office staff turnover is incredible so you never know who you're speaking with...just be very cautious.

I highly recommend Mutual Property Management to handle your residential property. In the time I was planning my move to California for a job transfer from Detroit, and was while in the complete process of trying to sell my condo. I wasn't getting the right offers and was determined to explore other choices. I began doing some research and contacted Mutual Property Management. Manny was the representative that came over and he did a walk through of the home and told me what I might need to complete as a way to put the condo on the rental market. In addition, he showed me active rental listings and comparable properties that have recently leased within the neighborhood. He was really knowledgeable and replied to my set of concerns. Now that I'm surviving in California I feel comfortable knowing that Manny and Mutual Property Management is watching over my condo.

They neither scanned the tenant property, nor took any care of my brand new house for 2years. In the end the tenant trashed my brand new house . They did not pay 3 months of rent and water bill or trash pickup for 2 years. I have been begging mutual to ask tenant to pay.
Today my house is in a very bad condition . The tenant did not change and air filters for 2 years and this company did not care.
The tenant did not cut the grass and I got periodic calls from my neighbors.

We're delighted with the way the plumbing problem was handled, and with the service that people have received every time we've called. Keep up the great work. It is extremely nice to not have to be worried about our greatest investment!

Have done business with the location in Dearborn. They are scammers. They charge fees for doing nothing. Moussa agreed to wave the fees for 90 days if we remained with the company. Just got a statement where the 3 months fees were charged to us. We cancelled our contract so this month from the $700 they collected we get $80. Still waiting on a response to explain where the balance of the money went. I would NOT recommend these people. Tenant said she gets charged fees too.

This company is Horrible! do not move to any properties with this company. I moved to one of their homes which I found out had a bug/rat/mice problem. After contacting them regarding the issue it took them a week to send someone out to the home not to mention we were out of the house for almost a month due to an issue on their behalf but they still expected rent to be paid.The furnace went out durning winter so the house was extremely cold they kept saying they put a work order in but yet again still expected rent to be paid. Lastly durning COVID-19 pandemic I asked what were they doing due to everyone being laid off. The response from Amy was nothing you have to pay rent. DO NOT RENT FROM THIS COMPANY!!!

I wish there as an option for 0 stars. Within the first week the basement flooded. It took me contacting the city and putting my rent in escrow for 3 months in order for the repairs to get done. During property inspections they tried to charge me for several things that were damaged prior to me moving in. After several disputes, they finally agreed I didn t cause repairs. The owner decided to sell the house and fire mutual. All of there employees they send out to do repairs are not true contractors. They are a complete joke and half do jobs instead of fixing the problem. When I moved out we made sure the unit was completely clean and damage free. They sent me a notice keeping my security deposit for things that were already damaged. For example, the charged me $90 to remove a satellite dish that was there when I moved in. I haven t had cable in 10 years. Also they charged me $10 for a replacement light bulb. Really? I m taking about the small bulbs you can get a pack for $4 at Target. I ve contacted me attorney and dreaming about the day to be done with them. I would not except a property from them even if it was free. They are under qualified and don t know the first thing about property management. Stay away from this company.

They have done a great job managing my property. Staff always responds to emails within a day, this practice is across departments. Someone is also available by phone too. Overall, good communication. The online portal is very convenient. Like anything, problems have come up over the years, but the staff have worked with me to resolve them.

I've been renting through them for almost a year now and its a pretty awesome management company! Very organized, professional, concerns are handled very promptly and everyone I've ever dealt with in the office (Dearborn) has been knowledgeable and courteous.
Now maintenance, lets just say they have some guys on the team that rub me the wrong way! Uniforms would definitely help, and a couple of them are a little gross...it would be nice if I felt comfortable as a single woman letting them through the door, but I can't say that's necessarily managements fault. Getting hit on isn't necessarily a cause for alarm... but I would just recommend you not being home alone when they actually have to come inside!
Otherwise they are great to work with, especially in comparison to some other companies that rent homes in my area.

If you don't want people to call you or you don't want to call, don't list your contact information or pick the phone. What a bad customer service. I do not recommend.

I just moved from one of Mutual's properties, The Edmund in the Brush Park neighborhood of Detroit, due to the building converting to condos (gentrafication at its finest). It was a difficult time and a sad occasion for my family as we loved our apartment living there nearly 7 years. The saving grace was the staff at Mutual Property--namely Iona (sp) she, as always was a gracious professional and remained understanding and empathic during my rants (tirades) about the handling of building issues, she always made sure issues were taken care of. And in the end the director himself, Musa, served as go between with the new owners and myself. He was instrumental in getting our entire security deposit back and helping me to understand the business of real estate--its business and not personal. If you move into a MP dwelling you can take solace in knowing that if you have any issues or problems you will be met with care and understanding. Thanks

Lived in one of their properties for a year. When anything broke, they did not answer phone calls or follow up. We went without heat for two months of the winter. When they did have someone come to fix it, it was set to be permanently on with no way of adjusting it. We had multiple other similar problems (excessive mold in bathrooms causing fixtures to crumble and peel, for example), but we would either be ignored or told someone was going to resolve it and never heard back. Upon leaving, we were charged nearly $2,000 in property damages that did not exist.

I worked with Dawn on an issue involving a large tree branch that fell in to my yard and driveway. The tree was located on a property they manage. She was able to contact the owner quickly to see if they were willing to split the cost. Very appreciative of Dawn's work to resolve the issue.

In one word: dishonest. The house I rented for one year on arrival was a filthy, nearly condemnable mess. It took three of us two full days to clean and sanitize the entire structure. Is it too much to ask that someone could have cleaned the house before our arrival? Piles of trash had been left in the garage. There were major defects in the home: a gas leak (yes, a gas leak), defective plumbing that would have caused the basement to flood, entire sections of the home that stayed cold throughout the winter, a yard full of weeds, dilapidated play structures in the back yard with rotted wood and protruding rusty nails; the county conducted an annual inspection and found multiple electrical violations. It's a wonder that this house that they allowed to deteriorate has not burned down, flooded or rotted. Go elsewhere for property management or any other real estate service. These people simply DON'T CARE. They will allow your rental to fall in such a state of disrepair that no amount of income will replace the thousands that will be spent on fixing your home. If you are a renter, go somewhere else. This was one of the 'nicer' homes that was available and they didn't even have the decency to clean the place before our arrival, not mention the multiple safety violations that could have resulted in serious injury (or death) to me or my family. Disgraceful!

After 2 years of stay the tenant did not pay the 3 months rent. They did not pay water or trash pickup for 2 years.
Mutual is pathetic, they never care if the tenant is maintaining the house, changing filters or cutting grass. The tenant turned out brand new house into a mess, very very dirty. There are 2 feet long weeds in my lawn now

We have left us heart broken.
Mutual did not check the tenant background or credit history, they say they did, but they did not do it . they just want quick money. We had to go to court to evict the tenant

Professional, competent, responsive, and friendly service. Highly recommended. Mutual Property Management has divided their property management functions into specialties. Every person/department handles their area of responsibility with the same high level of conscientious expertise and personal service. Mutual Property Management is a smooth running operation. When there is a problem with a tenant, they pursue appropriate and timely enforcement of the contract. I feel like my property and its management are in good hands.

This company is concentrated on doing the best thing in a successful and efficient, timely response time.

I wish there were ratings for negative reviews. Mutual Property Management is one of THE WORST property management companies I've ever dealt with. They are con artists at its finest! There is nothing genuine about this company. I am out $10k and the only major things they did were install cheap carpet on top of dirty hardwood floors and put in a furnace. They even painted on top of wallpaper borders...incompetent. Invoices are heavily inflated and unless you are a property owner who frequents your property, the work is never completed as promised. I was told that my work was seasonal and would be completed when weather permitted yet the seasons have gone by twice so not sure when they planned on completing the work. I paid my invoices on time/in full upon receipt, and without question. However, I noticed that they will create work that is $300 or less so that they do not need your permission to invoice you which is what they refer to as your escrow. Once I was billed for hot water tank repairs and photos were uploaded to my portal that were not mine. My hot water tank was brand new and the photos uploaded were an old beat up tank. The repair should have been for a furnace instead. Made a bigger mistake of going to work for them and learning things behind the scenes and it's all Smoke and Mirrors. Their latest thing is asking all owners to add them on to their homeowners insurance as an insured interest so that they will be compensated in the event of a loss at your property. Since when are property management companies an insured interest? Do your research everyone, don't take their word on this! To add further insult to injury, the owner abruptly dropped me from the management agreement with a 10 day notice, including insuring the property which they could have at least provided a 30 day notice. When I challenged the fact that work was not completed that I had paid for, he wanted me to accept a verbal promise that it would be and still sign off on the management agreement, releasing them from any further obligation. He must have thought I was naive. When I opted not to do so, out of right as a client, ironically less than a week later my employment was terminated and deemed "not a good business fit!" That was almost laughable. Aside from a handful of people, I was about one of the only professional people working there. The owner played a lot of behind the scenes mind games and often played the African American employees against one another but protected the Muslim employees at all costs. In my face, he offered to give me whatever recommendations I needed to move forward and stated it was nothing personal. Yet less than an hour after I left the company, the slander began. So the feelings are quite "MUTUAL" no pun intended! And trust me, I am not speaking as a disgruntled ex-employee but rather a property owner with genuine bad experiences. My situation will definitely end in litigation but not everyone can afford to take companies to court so beware!

Great company! I ve worked with Dawn Sutton for many of years in property management and she always strived to satisfy the owners and tenants. She s very cheerful and does an outstanding job. Other companies have not lived up to what Mutual Management offers. I highly recommend this company.

Experienced and very professional property managers. They're also one of the most organized companies I've ever worked with. We have 3 properties in Michigan they manage, and my ROI with them is substantially higher than I was ever able to achieve on my own.

Terrible Terrible Terrible! Do not believe any of these made up reviews that have been posted. My mother is currently living at one of their properties and I can say all they care about is rent! Oh and adding fees to your account if you miss a maintenance appointment.

1.Winter-they have failed to protect the residents by properly caring for the property....It took 2-3 snow storms for them to come and plow and salt icy areas.

2. You can NEVER speak with anyone direct and if you do it s a run around or questions are not answered properly.

3.Summer- The grass is super tall and it makes the property look as if no one has ever lived there!

4.They schedule city inspections and ask you to be there all day waiting for them and they never show!

I m starting to believe it s a hack and they are going around getting properties they can t handle!

Terrible experience. They lied about smokers living in apartment before, should have known but they said it was from movers and it would be taken care of by the time I moved in. It wasn't. Had my wallet stolen ton the property and contacted them 6 days before rent was use to ask for a 2 day extension due to the robbery and was charged $150 in late fees. They don't communicate all it when I call is answering machines. It took 3 months to get a hold of them after taking over lease just to get details on where to contact anybody after just being emailed bills and replying to those emails. Terrible communication, terrible customer service, terrible business. Will not be staying at this location solely because of these people. Do not give them business.

Was never late on rent..My opinion is that they were determined to lie and cheat me..as single parent working 50 hrs a week raising kid in my opinion they were not nice people. For a fact the city made them do repairs to house. In my personel opinion I am so glad I moved. In my opinion it is so sad that people are hateful. I will stay anonymous because your compnay are racist hate driven people in my opinion and i fear for my safety!
