I had a Mosser manager illegal open my door twice while we there he seen me and was says key check but it was 6:30 pm office of business close at 4 pm , then my calls me to the bathroom and says someones is in the vacant apt, window while she's taking a shower and she was right same manager in the window with his phone and l sprayed freshener trying blind my son had same experience, we move in 2006 so now Mosser is trying to push us out and they know my son has been battle a long life condition which requires surgery at least twice a year and his treatments are giving to three blocks from our apt. And we are not going anywhere l did maintenance work for six years before my son fell ill and my petition has been accepted by a judge at the rent board so l hope we see them because l have lots of video and recording of other illegal tactics will love too see the look on Mosser in court with the evidence l have to present and l have a Lawyer will take over after the rent board decision,.

I give mosser co. Negative a billion stars, do not rent with these properties for extensive period of time, since I have been here, it started it out seemingly to be a decent apartment despite being very pricey (too expensive) the safety deposit and first months rents, I was able to move in fair enough thanks to a hard earned but valuable housing voucher, the first issue was the management, he never really gave any specific reasonable accommodation or recommended additives about regulatory safety concerns until his job was at stake for his own vantage, didn't really showcase the apartment well either, to brief a long narrative, a hostile and blameworthy tenant from hell, whom according to his illegitimacy arrived from residential treatment facilitated care or institutionalization (a derogatory regulation system oppressive environment for mentally ill and or loose ludicrous straggler societal upheaval deficit) and resulted to crapped up to being an absolute waste of vacancy (a zapped mindless psychopath rambunctiously cruel and rapidly nerve-wrackingly timid) senselessly beating behind any and all bushes the plants Eden's garden a friendly welcoming territory, to plant bombshells and holes in anything full light life or love just ominously tumultuous, he lacks anything considerable in anyone and that's the furthest understatement, doesn't matter time of day or evening, this spiteful tyrant will over react to nothing but peace and quiet residing from us, and break every rule that life liberty and sanity that goodness sake has set in place for me being here and the rest of my friendly companions around who are being constantly underminded by his minority miniscule ruthlessness and vicious attempts to ruin everything around it's peace of mind, simply put just incredulous at how pathetic he has violated all the policies that every lease in America holds, he will unmistakably act a complete maniac and robustly slam everything around jump all over nothing disgustingly out of control, bang on each wall just passed anybody's real energetic boundaries or livable quality of accomodations knock on the corners of the floor spying on us and our personal privacy knowing that we especially, so unfortunately for us, have to suffer tirelessly directly under him, whatever his life falls gawkingly passive aggressive and pitifulness and outrage bleak to an overdone surmounted bondage destroying any reaction or normal practical breathing room from us just being fair not being bothersome as he does, he do anything and everything just to upset us entirely me whose held myself respectable the entire time during the whole situation knowing that's not how you live anywhere unless your seriously mentally unstable and require long-term punishment, regardless I don't care for it any longer, since the beginning days of this full fledge catastrophy of living here through mosser co. I contacted peyoter the temporary management on site after a good 2 months of illiterate illness torture and breakdown with a monster hounding me from upstairs on my apartment all the time for no reason though, I warned him before coming to inspect the situation about the impediment of the neglectful troublesome ailment upstirring above the roof over my head and he became immediately dismissive, this management team here of mosser companies is impervious to say the least, after me successfully living here no real dilemnas too chaotic until the tenant in room #408 decided to hop on in, my god just no! Also there's roaches here, they weren't so bad at first but then they began swarming us and ended up appearing in the kitchen on our food everywhere, they crawled on me in my bed while I was sleeping and make us extremely uncomfortable at night and during the daytime it is out of this world! Please lord no! Never this place these places or this offender! He came in arguing against every complaint I had with consistent noises stemming from above the ceiling, as he entered my apartment we both could clearly hear and wait without time for observation exact instant thudding and thumping stomping on the ground noises flowing from only one direction of my apartment, seriously this was 2 months after the villain showcased his distress never welcome to a normal or good situation like the way it slightly tried to be, at first my apartment never had this problem, I recogned his face absurdly emotionless and reflecting generalization and no real concern, to no surprise his dismissal of the noise and avoidance dishonesty didn't even address it, I'm certain we both heard it anything would have been annoyed or startled at the severity of how loud it all was, he falsely stated, I don't hear anything maybe the elevator, he pathetically suggested, I decided to take immediate intervention on the serious matter at hand concerning the neighbor making uproar and unrestful noises at void demise, advance this manager directly to real proof about the issue despite other violations the tenant commited, like slandering my good name here with mosser companies upon arrival accusing me of commiting his intrusive hypocrisy and disorderly conduct, also in broad daylight captured on camera, the hallways in the buildings supposedly have security cameras but as a tenant here resident relations never gave me access to any footage regarding this tenant violently breaching the law commiting vandalism destroying the property here trying literally break my door in and sceptically break into my apartment to destroy my belongings property and murder me ruin my whole life and commit a just tragic tragic bloodthirsty sex offense and or hate crime and murder me, or to steal my valuable possessions nasty just vial while I'm gone from my apartment and my stuff is being scorned, just the worst thing that should never happen to anyone friendly and respectable like myself, I returned home to a busted vandalized door in addition to early in the mid morning the whee hours while I was sleeping the tenant through something hostilely through my window as hard as he could trying to scare me and make me fear for my life and panic and harm me, luckily the window was strong enough to catch the item he tried to haul it me through my window glass just to severely hurt me and damage me physically but I was protected by the glass, these two issues occured on camera and resident relations the only number required to get any service with mosser companies as a tenant did not provide me with accomodational footage of the incident during the time he broke the rules destroyed the property and attempted to break in to seriously commit something horrendous, In addition to that the laundry room facilities here are run down, I've been here 2 years the machines never work, they eat your quarters, theres no change machine to receive quarters for paper bills to start the laundry and the washers constantly breakdown halfway through the cycle and don't finish in addition to the dryers never fully drying your clothes, also the security maintenance of the property is severely poor, on several occasions I have encountered stragglers and gross crooked panhandlers sleeping in the hallway and approaching the laundry room facilities to steal residents who live and pay to reside here's laundry, such as mine, on several occasions now actually 4 emergency accidents occured where I was attempting to safely get my laundry clean and tidy, but fell 2 minutes short on delay when it came to arriving on time to pick up my laundry from the laundromat/laundry room facilities the one provided here it's terrible it's the worst, my clothes were relentlessly stolen by I'm certain stragglers or (carriers with extra baggage, not from local or around here, bad news usually troublesome, requiring, not allowed to be here, homeless, who snuck in against the policies and poor security maintenance system here that protects our safety and property and belongings, and they ruthlessly captured, stole all of my laundry, [LITERALLY 4 LOADS OVER A PERIOD OF TIME REPEATED OFFENDERS] because I was slightly late RETRIEVING picking up my precious belongings [my clothes] *a suggestion everyone always watch your laundry if your using a public laundromat and make sure to pick up your items on time, don't be late like me the consequences are a promise sadly! Now my wardrobe is miniscule is can get, I have about a 4th of my laundry, loads worth of clothes to wear when I get up everyday and go outside to try and dress and look nice, I'll never be able to replace those clothes either they were special novelties gifts from my dad, very rare all gone thanks to mosser co. Poor maintenance and countrywide delinquency, I have no good clothes left this hurts too bad everything, and the laundry room has a camera possibly a suspicious laundry attendant working corrupt, too much to explain, to end a terrible nightmare of reasons resident relations the only number available to reach anyone gave no advice to my laundry disaster and offered no help or assistance with the security issues I reported saddest of all they never offered any means of RETRIEVING camera footage that video taped detail proof of the criminals openly trespassing the property and stealing my stuff on site, the cameras here serve no real good purpose because the management and customer service team that deals with everything here is too bad extremely bad, finally we're moving after me suffering 2 years of torture and endless stalemate, also the 2 incidents that occured as I mentioned with the tenant above happened before peyoter the temporary unhelpful property manager came to visit my apartment after two months of me regretfully complying resting peacefully assuming the harassment from the violator upstairs would immensely end, it did not surprisingly and after all that vandalism and he even posted death threats on my door breaking the law and embarrassing my property humiliating me making me look like a victim and a criminal, doing everything above hell and high water to make me over do everything fair and unfair, he made noises directly above us while this manager peyoter was in my apartment, I even showed him video footage of the noise being made in my apartment, a recording of the wall while I was away from the camera just to show the loud thuds thumping vicious stumping overflowing from the ceiling above e with no one one under it doing anything there, and ofcourse as proof rained this tenant a felon from every extent, the manager ignored the videos proof accused me of lying about the truth instead and tried to convince me to believe the noise was made up in my head stating he saw the video clip and heard no noise, worst of all that manager was immediately reprimanded and fired for poor service this entire time the building and the property had been under no ones no control no security, and much worst I reported all this tragedy to the main manager vida emami the manager how supposedly received honors and is a superior to the temporaryanager who got laid off peyoter, she supervises this whole community and from the first day the violations happened I warned her and reported it, she made no response apparently defended the tenant who continues to harass me and everyone else and tried to accuse me of the false misconstrued accusations the tenant from above my apartment keeps lying about, he is intolerable to say it fairly, I've been put through everything here thanks to him, and her taking his side, apparently recently she finally answered the phone after 8 months of me warning her about the craziness upstairs and how it ruined our lives with no response, not a single action or reaction any normal management would have saw my girnedly compliance with all the rules since I've been here day one, a true hero, fairly nice respecting the peace just being tortured and stepped up to the podium and fixed the situation, but no so she finally answered completely unhelpful after almost a year with the worst set up in every way a ruining obstacle before anything lifes true establishment, and I had to be apologetic and friendly knowing she finally gave me some time after being unfairly inconsiderate, we're moving to much better circumstances very soon and no more mosser anything thank God everything's going to be be sweet on our souls after years of trying to last, a beautiful opportunity lies for us there, it's my dream come true for me attaining to be the greatest artist of all time, and we'll never deal with mosser companies ever again! Absolutely terrible! They'll steal your deposit when you move out. Despite paying the prorated amount of rent for the last days I was in the apartment, they double charged me and deducted it from my security deposit. There was also a credit on my account they refuse to refund. I was also charged cleaning and repair fees despite leaving the apartment in immaculate condition after living there for 2.5 years.
I hope for your sake that Mosser co does not buy your apartment. Since ownership of 704 Bush Street changed hands to Mosser this year, the level of resident service I have experienced has plummeted.
I have struggled enormously to get my emails and calls returned. When I call Mosser using the number I have, I m not even able to talk to a person. I have to leave a voicemail and cross my fingers that someone responds.
It is even my hope that this poor google review will get me a response from Mosser.
I am trying to move out and no one is available to do the move out inspection or to even respond to me to schedule this inspection.
I currently live in a mosser property and have so many roaches I can t see straight. 3 tenants have moved since my lease began because of roaches. Also the tenant who lived in my unit before me left for this reason.
I live in a Mosser property and plan to move out at the conclusion of my lease. The building is not well maintained, safety concerns have been repeatedly brushed off, utilities are interrupted with little to no notice, and the descriptions of the facilities are misleading. It s also close to impossible to get someone on the phone to discuss issues you have (and you will have them). I recommend looking for housing elsewhere.
They are impossible to get a hold of, as a commercial renter. Months long redirected phone calls, no follow-ups, no care, little professionalism. We always pay our rent and they are simply screwing us.
Edit: About an hour after posting this review we finally get a call back, after about a month of efforts to contact them.
Edit 2 (7/9/18): We were finally able to get in touch with Mosser and figure out our situation. They had all sorts of staffing issues we were told, and were swamped with work. The new person responsible for our premises was much better in terms of professionalism and dealing with our situation and we found a more amicable solution to our problem. For this, I added a star to the review. Care is fundamental in every aspect of life and especially in business. I am glad to see that improvements are possible and I hope this is a trend toward increased diligence and consideration of human dignity since at the end of the day it is humans dealing with humans.
Mosser has been one of the worst companies I have ever had to deal with professionally in San Francisco.
I rented two separate apartments from them both beautifully done on the inside and in prime areas of the Tenderloin...and that was about all that was good with Mosser.
Management of this company is awful, on both a small (property management) to larger scale (accounting). Both apartments my security deposit somehow was lost getting mailed back to me (this is after sending it out after the legal CA 21 days they had). No one is likely to respond to your emails unless you let them know they are in violations of certain rights or constantly add more emails onto chains they are not replying to, and they make sure not to post any of their company info anywhere so you need to contact Mosser Hotels and ask for certain departments.
The apartments are very nice, yet cheaply redone, and overpriced. My second apartment had the oven incinerate on the first use and it took my roommate almost 3 weeks to get Mosser to replace it for us. Ash was still left on our ceiling the entire time we lived there. Work orders will get fulfilled only sometimes. Even after putting in multiple for a raised floor, the issue had never been solved upon move out.
I do want to give a shout out to Junior and Theresa, however. These are the only 2 in 2.5 years that I felt like truly made an effort to help in any way they could! They were both amazing and I hope their hard work, integrity, and honesty is recognized in this company!!!
Where I live on California street the manager was rude to me in front of my two small kids. I made a simple mistake of not reading the post on the washing machine where it said to start washing at 9am. I mistakenly started washing at 8am because my kids had no clean clothes to wear. One tenant who lives on the same floor started complaining the washing starts at 9am. I had already started the load and I was very apologetic but the tenant was still rude and started saying my kids were being too loud. The tenant even called the manager on me. The manager was so rude to me in front of my kids he started saying lies that I always start washing early in the mornings and that many tenants are complaining about me and that I m very close to being kicked out of the place. The manager even said that there is laundry mat across the street and they open at 7am. I wished my kids didn t witness this now my son is saying why the man was mean to mommy and that he s sorry for making noise. He saying he wants to move in a a big house where he can play . There are some people here who are nice and friendly to us but as far as the manager and the tenant who complained that was uncalled for. They didn t have to be so mean especially in front of my children.
Avoid this place it's horrible, the treatment is really bad, the asked for a deposit they kept it out the record and at the end they charged for a special cleaning fee. Also they have a bed bugs and the management never solved anything. You gonna hate this place.
Wish I could give 0 stars. Don't be fooled by the seemingly upgraded interiors of the apartments, the workmanship is shoddy (holes in random places where rodents and pests will enter) and maintenance is a nightmare. This company treats is residents as bottomless sources of money rather than human beings. Avoid renting from them!
This company is so bad they keep giving you notice about late payment and give you 3 days to pay while you pay already. Than you have to drive down to the office dispute it waste of time can t wait to get the hell out of this place.
If I could give them 0 stars I would, absolute worst company to rent from in San Francisco. Haven't had a working oven or stove in over 4 months and they refuse to fix it. Currently talking to the rent board and I'm sure they deal with Mosser all the time. Hopefully we can get them shut down

And what kind of realtor shows up in sweats , shirt and sneakers on an occular unit inspection?! This is not a marathon. He doesn t even tell you the complete requirements and demands requirements when it has been emailed to him. Turns out he doesn t open his email first before opening his mouth. And what kind of realtor doesn t know how to open a simple password encrypted email?!. The Win is a BIG FAT LOSS. Thank you.
Incredibly poor management. Unresponsive and lack of care for their tenants! I regret signing a lease with this company. Highly advise against renting with this company.
Unreliable. Since Mosser took over the building management, it went downhill. We used to have a live in manager who hosed and swiped daily, cleaned the pool and took care of calling for repairs and what ever needed. We used to have gardener ever few weeks to take care plants and trees. Its been 3 years, we have 1 power wash in the hallways. They are so run down and dirty. They put a live in manager in becasue it required by law, who only there to call for emergencies, does not do any cleaning and still pay $1750 for rent. but they turnover high since who need the responsibility of the garbage and still pay rent? Now we don"t even have a live in a manager, and Ive been asking for a FOB key from the management for 10 days now, still don't have one. Ive been asking to change my garage spot for 3 years, giving me the runarounds, even thought the garage spot been opened for a while. Asking to take care of my entrance carpet,they dont want to change it.

I have been unable to get a hold of anyone at the company for the past 3 weeks for the simplest questions and I moved into to my residential unit three weeks ago. I have tried every possible medium of communication (phone calls, emails, you name it, etc) and it's almost like they are intentionally avoiding their tenants needs/requests. It's ironic that they are a rental/real estate property company and they can't address the simplest questions and requests.its a shame because their properties are nice but once you move it they are indifferent to your needs.
The most horrible experience ever in my entire life... I lasted 7 months out of a year contract!! Not only it s unsafe, has mayor healthy/ homeless problem ( they enter the building) at all the times there s no security nor management that cares ... I made a complain and my information was compromise then I started to get harassed by neighbors in the building... Mosser doesn t care about your safety DO NOT RENT ...

I cannot stress this enough - DO NOT RENT ANY PROPERTY THROUGH THIS COMPANY. They have nickel and dimed is the entire time living here. Last month they took out 100$ extra and refused to refund us. This company is dreadful and the people who work for it are borderline incompetent. This place is ran by greedy people who don t care about their tenants. Not only will they take everything you re worth but NO UTILITIES ARE INCLUDED. NONE. And the tenants who were grandfathered into their utilities being included don t pay anything and they spread the charges among all new tenants. Over 140$ for garbage for us A MONTH. This is an absolutely horrendous but perfect example of Bay Area property management. Please take this and share with anyone thinking about renting through Mosser.
I live at 825 post i had a parking boot put on my car and had to pay a big bill that came from no where they where very cool about it and did not drill me over it and let me pay my rent weeks late im grateful and could not thank them enough
I lived in an apartment run by Mosser companies in San Francisco's civic center neighborhood. When I moved into the apartment it was perfectly clean and renovated. Had little issues during the year I lived there and management was always quick to respond.
The day time cleaner (I forget his name!) at 146 McAllister is really wonderful. He worked so hard everyday to keep not just the inside of the building clean but also the street outside which, as anyone who has been to the neighborhood knows, is not an easy task. He was always friendly to all of the residents and I just really appreciated him being there.
I had to leave SF unexpectedly due to the pandemic and was in a tight financial situation. Nelly Emiliano was so friendly, knowledgeable and patient in helping me to get out as quickly as possible and severe my lease obligations. She advocated for and followed up with me throughout the process and made a stressful situation so much more manageable. I would definitely recommend looking at one of MOSSER companies many properties for affordable housing and if you run into any issues call Nelly :)
I have to agree with all the negative comments. Mosser has a big turnover in staff - unfortunately the people who have left recently have been the best ones to work with. The management staff still with the company are condescending and do not exhibit very good customer service. I am very glad that I'm vacating one of their properties
Do not live at a Mosser apartment. You will regret it. Our apartment, a 2 bedroom for which we paid almost $5000 a month, had holes in the walls which mice came in through. The elevator in our building was regularly broken, and they will shut off water and power 1-2x per week for "maintenance". Avoid at all costs.
I wouldn't trust any reviews over 1 star. The only reason they get a star is because they employ an INCREDIBLE after-hours repairman named Mario Nunez. I cannot stress this enough: Mario is amazing and deserves a raise. Mario gets 6 stars, while Mosser in general gets negative 5... thus balancing out at a net of 1 star. Our building "manager" never responds to us because he's "too busy". During renovations upstairs, they knocked a hole in our bathroom on two separate occasions. Mosser did nothing. It would be unfair not to mention that they replaced the carpets in the public areas and repainted when they bought the place.
Multiple times our ceiling is leaks bunch of water, mouse infestation. They don t care and never show up. This company is SLUM. Also price is way high for what you get if tire new BEWARE.
They used to be somewhat responsive with repairs, but as rent in SF has gone up, the service has gotten considerably worse for folks under rent control. It's to the point to where they blatantly ignore emails only to angrily reply if you have the audacity to follow up.
No, I do and will always plan to make comments about the truths on this company because this is the one source we (tenants) have to communicate and see if there are any related issues pertaining to what's either happening at home or if it's related to a lawsuit filed against this company. Thank God for freedom of speech. This is America!
Avoid this property at all cost. The property management is extremely unresponsiveness. Work orders go uncompleted or half-way done, trash area and parts of the building infested with rodents (mice, and roaches). The building is not secure so if you have pets, children, or live alone, this would not be the place for you. Gates are broken, and doors are rigged to stay open allowing anyone to access the building. The laundry room here is coin laundry only but washer water is not filtered and oftentimes, the equipment is not working properly. There are no amenities on the property and the appliances inside the studio and one-bedroom and much smaller than the average stove, and refrigerator. Getting a property management company to answer the phone or respond to work orders can take anywhere for days, weeks, to months.
Pro - the price point for rent is lower than in many places in the area. Cons - everything else. parking is a bare, building is poorly managed/kept up, there are many code violations here. I would not recommend this property to my worst enemy.
HORRIBLE, nonexistent management. In a 12 floor building on O farrell and the only two elevators BROKEN for 2 weeks! Old people who depend on the elevators for access to their apartments or the outside world are trapped and no one has responded to tenant complaints despite multiple attempts at communication.
Horrible. Avoid at all costs. Need a light bulb hope your prepared to call maintenance 60 times. Absolute worst company in Los Angeles.
The owner(s) are liars, there is no property manager or security at this property, there are however a bunch of homeless people in the hallways.

I've dealt with a lot of bad management companies in LA and this has to be the worst. Absolutely horrible communication, because there is literally no communication. They will do everything in their power to screw over and take advantage of their tenants. 0% chance your maintenance requests will ever be acknowledged. Do everything in your power to never live in one of their buildings.
