I hired Marchant Company back in 2009 to manage a home I owned while I lived overseas. I cannot lavish enough praise on this professional and considerate company. I was respected and communicated with consistently. I was able to completely trust them to handle each and every issue that arose. In the 10 years I have been a client, my house was always rented out to great tenants and everything last thing was taken care of completely.

Hunter, who has managed my property from the beginning, is still with the company. He has been an incredible partner throughout out time. Renting and managing a home can be tricky business, but after ten years I have no complaints!

I wish Rental companies would just advertise that they don't wish to rent to African-Americans. My credit rating was good! I provided proof of income and Somehow they still gave me excuses on why they couldn't rent to me! Not to mention that they keep your 50 application fee! THEY HOLD THESE RENTALS FOR WHITE PEOPLE! Please don't waste your time

I ve been a tenant of Marchant since 2018 and I absolutely love Mr Hunter, Kelly, The maintenance company, plumbing company, and other companies they work with! They always go above and beyond to rectify the issue at hand! For as the manager, I do feel as though she can be a little misunderstood and hard to deal with at times but I realize she s just doing her job and does it well! So great job Brandi!

AVOID AT ALL COSTS
Our experience with Marchant was unfortunately miserable. Our landlord was great and we worked with him directly most of the time but the managment company was a different story. They find any possible way to charge you a fee. We should have seen this coming when we had to pay $50 per person for each property application and you're not guaranteed a property. For us is was $72 just to replace batteries in the smoke detector after we moved out when they weren't there when we moved in.

Beyond that, they were difficult to communicate with. I would email them a question and they would give me a one line response days later that didn't answer my question.

UPDATE TO OWNERS RESPONSE:
They are correct, it is spelled out in the lease that I need to change the batteries out, however, there were no smoke detectors in our unit at all when we moved in. We had to request them to be put in which I showed them message proof of this. Any smoke detectors that did not have batteries did not have them when they were installed and therefore I should not be held accountable for this, let alone charged $72.

I checked my emails and yes, the owner is copied on some of them, however, he is by no means copied on all of them. That is objectively false.

All-in-all, I'm sure there are people who have had a good experience with Marchant. I did not. There are plenty of places in Greenville to do your business, I recommend not taking your chance with this one.

If that's not great enough, they keep up to date on everything always willing to try new things. Their payment system is very easy to use. When you have a maintenance problem you report that online as well.

Ratings are inherently personal and unique. I can't rate a 5 until the tenant has been in the unit for several months since time confirms the vetting process. On the otherhand, Merchant found someone even though the Greenville market is saturated with new condos which makes finding someone who appreciates the unique details, qualities and (of course) the inherent inconveniences of an 80 year-old building. That rates the 4-star.

Do you even attempt to clean up properties when tenants don t? 221 cornerstone in Simpsonville is one of the most disgusting homes I ve ever toured yet you want 1195 a month for it. I can t even describe all that is wrong and yet you have this listed to rent immediately. No way I would EVER rent from a company who does this!

I have dealt with Marchant Property Management for many years and have always had good experiences with them. They are good people, who take care of their tenants and the properties that they manage.

Marchant has helped me tremendously in managing my rental property. They have taken all the stress away of managing applications, renewals, payments and the rest of the business aspects of owning rental properties. They are quick to respond and very professional. I will definitely use them for all future properties as well.

I wish I could go back and rent from a different company or individual when we moved to Greenville. Attaching just a few pictures of what we found in one of their homes upon move in. Roaches, animal/human hair, carpet stains, holes in walls and broken boards. I have always received my full deposit from every home/apartment I have rented previously but not from Marchant. They have the lease written very strategically to cover cleaning fees that obviously aren't going towards the house based on our experience. I'd recommend you keep searching for a different PM company or look for an individual to rent from.

Update to respond to property comment: As you can see from our pictures, this house was not 'professionally' cleaned. I wish I had pictures from when my husband moved into the first house. We needed a quick move which is why we stayed with Marchant and didn't want to go through the application process with another company knowing we would eventually buy in the area. The first house my husband rented had cat hair all throughout when he moved in and we had to scrub for weeks to get it out so he could breath. The house also had items left from a previous person if I remember correctly. The lease terms are there, that is correct, which is again why I want to clearly warn other interested renters. Thank you.

Marchant is all about money. No repairs were done that were requested. Home has several deficiencies when possession was given. Brandi try to force you to sign documents. Property exterior is unsafe and have not been an attempt to make it safe by marchant. Seems like a good company until you review former residents interaction and first hand experience and I see now why the previous residents felt the way I feel.

Unfortunately. Its gets worse! These unprofessional people never took a call from me after I voice my opinion(online review) on the service I received from them the year I lived on their property. Today I received a check from Marchant Property for my deposit minus 300 I guess for a standard clean up.. But... we left it better than when we received possession. Plus a mirror in the bath which it didn't have!

Love the new maintenance portal it's very user friendly. I have dealt with Marchant for 4 plus years in one of their rental properties now with very little to no blowback, they do their very best to resolve issues in a swift manner and have recently removed the additional payment charge on their website. Great property company.

My overall experience with Marchant Property Management was excellent. We had no issues or problems. They are real people who not only go above and beyond to ensure your rental property is in top notch condition, but they are very understanding and caring when real life happens such as when my husband was admitted to ICU and we had to abbruptly relocate to Ga to care for him. I would definately choose them again to rent from.

I have lived in many locations due the nature of my job. This is by far the worst property company I have worked with. I will list several reasons here.

1. The AC would not cool the house below 80 degrees. We have a 6 mo old and would like the house to be cooler. They sent out a AC technician and he stated that the AC was too small for the house. We asked if they could unseal a window and we would buy a window unit. Brandi refused, told us to do it ourselves, but we did not feel comfortable unsealing a window and explained this was not within the capabilities of a normal tenant and we did not want to damage the house. So, we are stuck in a house for 1 yr that is 80 degrees at night.

2. When the oven is on, the top gets so hot that things will catch fire if placed on it. We notified Marchant and they REQUESTED that we put in a work order. The inspector told us that this was just a flaw in this type of oven and nothing could be done. Brandi charged us a $75 penalty because the technician did not fix anything.

I called and discussed the situation with Brandi; I explained that it was the company's request to place the work order in. She told me she would not refund the money, because, "she would have to provide refunds to all of her tenants in this type of situation." To which I argued that she should. This conversation did not go anywhere and we were not refunded.

3. Brandi is very disrespectful during our conversations. She speaks down to me throughout, frequently calling me "sweetie and honey" she continuously reminds me "that is just the way the world works." My wife has similar complaints.

Given that she is incapable of a respectful conversation, I asked to speak with another representative of the company and would prefer not to work with her. She stated, "honey, I am the boss of this company, no one is above me." Which just isn't true.

On another note, the other people we have spoken to have been very professional, but given that Brandi is the main point of contact, I cannot recommend this company.

I have been working with Marchant for over 2 years. They are very professional, responsive, and a pleasure to deal with. They are very good with their use of technology and keeping me informed on all matters. Thank you for all the great service!

We are very satisfied renting from Marchant. They are very friendly and helpful.When there is a problem with the house they are quick in getting someone here to fix it. The deck for the backdoor that they just built is awesome. Using Meld is so easy and convenient when putting in a repair request. The repair request is usually taken care of within a week after being submitted. We really enjoy this house and hope to continue our association with this company. We would highly recommend Marchant Property Management to friends looking to rent.

I almost fell out my chair seeing a 4.7 rating on google. Well, here s an actual tenant telling you to run, not walk away from this property management. They refused to fix problems but would rather slap a cheap bandaid on a problem that will be long term hassle for the tenant. They will also nickel and dime every last penny from you.

As a future tenant, please look closely, all these reviews that are positive come from property owners, not tenants. The owners make out great because of all the fees and hoops you have to jump through as a tenant.

I love my people at Marchant! Not only am I going to be one of their tenants but I also work in the call center for them.

They were very helpful and responded to any questions quickly.

5 years ago I purchased my first rental house. Marchant wa a true partner with me and made the process of finding a tennent, Maintenance and rent collection extremely easy for me. They now manage 11 properties for me and it is just as easy now as it was with 1. I would highly recommend them to any investor for property management needs large or small.

The folks at Marchant Property Management do a great job. They make it very easy for a realtor to refer them business and they are great at taking care of our clients.

I moved to SC 7 years ago and rented 2 properties both managed by Marchant Properties and they were the best company I ve had rental experience with. Very easy to communicate with and responsive to any issues.

I cannot say enough good things about Hunter and crew at Marchant. I used another company for a year until I realized my property was not being managed correctly per contact and who were very unprofessional.

I called Hunter from Marchant on a holiday who responded within minutes. After speaking with Hunter, I knew he was the company. I am at peace knowing Hunter has my property. With a few minor issues since he took over I learned his crew needs not to be managed. They took control, handled the problem and fixed the issue without my involvement. This is especially needed as I want my tenants taken care of to the highest degree which Hunter delivers.

House not as described. Sewage issues, plumbing issues, dog smell and rodents. Also had carpet before I moved into the house, but it was replaced with uneven flooring. A hot mess. A homeless person would rather live on the street than move into their property

I'm thoroughly enjoying working at Marchant as a Property Manager. Such a reputable and respected company and I'm glad to be a part of the team!

It's been a nice, quiet, and safe place to live. The atmosphere here can be described as: A community of mature working people and families that are good, friendly people.

Would not anticipate much return on your security deposit. I rented the same property for almost 7 years with lease renewals. I always paid my rent on time and caused no damage to property. I vacuumed and mopped and cleaned the bathrooms before I turned in keys. Years ago, that would have resulted in a return of a large portion of the security deposit. I expected the charge for "early termination" since I moved after I closed on a new house and 2 months before my lease was up.
Each lease renewal generally increased the tenant responsibility. I stayed because of the convenience to my work although the property (particularly kitchen and bathrooms) was quite dated-envision a mustard yellow stove and oven from the 70s and an ancient dishwasher that occasionally leaked, marred linoleum flooring.
I received less than 25% of my deposit. I was charged for carpet cleaning, house cleaning, trash removal, and drip pans for an old stove although I bought replacement ones and left receipts to exchange if needed. I left some hangers and a toilet brush and did not clean out any thing in the home that was there when I moved in or in the storage area (I left items that had preceded my lease of the property which were not removed 7 years prior). The trash removal was a "general charge" from the cleaning company although I personally left enough to fill a trash bag . Read your lease terms carefully with Marchant as they are more demanding of the tenant than landlord. (See SC Code of Laws, Chapter 40, Article 3 for state law).
I think Marchant probably does a great job if you are an owner of the properties-saves them repayment of the deposits and increases profits. Despite a lot of back and forth with my objections to charges, the company did not budge. Being a conscientious tenant has little reward in this case except for maintaining one's own sense of character or obligation.
The only 2 bright spots in this were the professional behavior of Brandi, with whom I communicated, as well as that I now have no further financial obligation to the company.
**Addendum after response from owner-
I exchanged several emails over 3 days with your office outlining the details of why I felt the security deposit was unfairly withheld. I cannot imagine what difference completing the form -which was never mentioned in any of the emails- would make. I made a detailed list of issues. Those emails were adequate for a reasonable person to review and make a decision. I am certain that Brandi did not make her responses in a vacuum..without prior idea of the office policy. It is a great policy if one is an owner-not so much a tenant.

Marchant found a terrific tenant for our rental property, and they're super quick to respond to any issues or questions.

We chose Marchant for our first rental property based on the recommendation from a friend who has several rental properties. The property was rented extremely quickly, and the tenants are very responsible and have maintained the property well. We've had a few maintenance requests that have been handled immediately and at a surprisingly low cost. We've been super pleased and plan to use them again for future rentals.

They're slum lords.. the greaseballs put off and ignore maintenance issues. Never again. Do yourself a favor and find a different company or even better find a landlord who doesnt use a rental company, cut out the middle man. I'm paying $1100/month for complete garbage. Everyone in Greenville knows this, but of you're from out of town you might not have any way to know beforehand.

Rented a property and when we moved in it took 3 attempts to get a fridge installed that worked.

The shower faucet literally shot off the wall while I was taking a shower. It was repaired the same day, but the renovation before we moved in wasn t done correctly. All of the old appliances from the renovation were not disposed of, they were in the crawl space that I had to weave through to change the AC filters.

AC went out 3 times during the middle of the summer. First time it was fixed in a relatively timely manner, the next two times it went out took over a week to get repaired each time. The house was over 100* and we were forced to stay elsewhere before the repair people came out to inspect it. After the inspection, it took them several days to complete a 1 day job and even worked past 10pm on some days. The repair guys they used didn t even reinstall the air filter after the last repair. Luckily the air filter was scheduled to be changed the next day so we went an entire day without air filtration because of the poor work of the repairmen they used.

Roof leaked badly, roofers banged on the door at 630am just to put shingles in the driveway. Took over two weeks to replace the roof and the roofers didn t pick up their debris and they left COUNTLESS roofing nails all over the property which punctured car tires, motorcycle tires and our dogs stepped on them. They (the roofers AND Marchant) were completely unresponsive throughout the entire roofing process and never addressed the nail or debris problem.

We paid each month on time and an additional fee each month to have air filters sent to the house and the entire 14 months we were there we received 3 filters. Paid for services not really rendered. I was purchasing my own filters just to make sure the AC filter would be changed.

The house was poorly renovated and there were several open holes that were just open to the crawl space. The bathroom didn t even have an old sewer line plugged and we had sewer gases coming into the bathroom. In the entire house, there were only three 3-pronged electrical outlets. None of the outlets held a plug in it without the plug being propped up. There were CONSTANT power outages every time it rained....just our house on the entire block would go out and Duke Energy had to fix a ground to the house that was never done properly when renovated after one of the storms.

We mentioned there were no smoke detectors at walk-in inspection, they were mentioned several times and were finally installed once we announced we were cancelling our lease and that being one of the reasons in addition to the aforementioned.

Upon cancelling our lease, it took almost 2 months for them to respond about our deposit. Our portal access was already terminated the day we moved out on May 29th so we assumed all fees were paid up. If it weren t for us calling and emailing multiple times they would have never gotten a forwarding address (according to the receptionist who was very kind btw). After they had our forwarding address we were told we were late on rent for 2 months and sent a bill on July 17th, despite another tenant moving in 3 weeks after we moved out. When I called to clarify the bill I was told I would be called back....that was 2 weeks ago. Despite calling numerous times both to attempt to pay my balance and/or get clarification, I keep getting transferred to voicemail.

This company is not transparent at all and very uncommunicative. The receptionists are very sweet and do good job and managing incoming calls, but whoever handles accounts, (ours was Brandy) does absolutely nothing for the tenants. We were never late on rent...yet, they treated us as if we ever paid rent. Highly recommend renting elsewhere if you see their sign for a rental property.
