Would not anticipate much return on your security deposit. I rented the same property for almost 7 years with lease renewals. I always paid my rent on time and caused no damage to property. I vacuumed and mopped and cleaned the bathrooms before I turned in keys. Years ago, that would have resulted in a return of a large portion of the security deposit. I expected the charge for "early termination" since I moved after I closed on a new house and 2 months before my lease was up.
Each lease renewal generally increased the tenant responsibility. I stayed because of the convenience to my work although the property (particularly kitchen and bathrooms) was quite dated-envision a mustard yellow stove and oven from the 70s and an ancient dishwasher that occasionally leaked, marred linoleum flooring.
I received less than 25% of my deposit. I was charged for carpet cleaning, house cleaning, trash removal, and drip pans for an old stove although I bought replacement ones and left receipts to exchange if needed. I left some hangers and a toilet brush and did not clean out any thing in the home that was there when I moved in or in the storage area (I left items that had preceded my lease of the property which were not removed 7 years prior). The trash removal was a "general charge" from the cleaning company although I personally left enough to fill a trash bag . Read your lease terms carefully with Marchant as they are more demanding of the tenant than landlord. (See SC Code of Laws, Chapter 40, Article 3 for state law).
I think Marchant probably does a great job if you are an owner of the properties-saves them repayment of the deposits and increases profits. Despite a lot of back and forth with my objections to charges, the company did not budge. Being a conscientious tenant has little reward in this case except for maintaining one's own sense of character or obligation.
The only 2 bright spots in this were the professional behavior of Brandi, with whom I communicated, as well as that I now have no further financial obligation to the company.
**Addendum after response from owner-
I exchanged several emails over 3 days with your office outlining the details of why I felt the security deposit was unfairly withheld. I cannot imagine what difference completing the form -which was never mentioned in any of the emails- would make. I made a detailed list of issues. Those emails were adequate for a reasonable person to review and make a decision. I am certain that Brandi did not make her responses in a vacuum..without prior idea of the office policy. It is a great policy if one is an owner-not so much a tenant.
