The Good:

The Good:

Excellent location for this type of business. Lots of great items at the store and at the different food trucks on premise. There s tons of great design ideas as well. The employees are insanely nice as well.

The Bad:

The grounds are cramped when there are tons of people here, making it difficult to go around the stores and such without bumping into people.

The Ugly:

The lines for different things (like the bakery) are loooooonnnngggg. Be expecting to wait more than 30 minutes for a cupcake or other baked good.

Recommendations:

For those who know what they are wanting at the bakery, maybe a walk-up window would be good. Also, a more open floor plan in the store could help with congestion.

It s decorated nice, but the prices are way too high. I mean ....they literally sell a Berlap bag you walk around to shop with for $60! Also, it is very repetitive. Everywhere you walk it s the same things you just saw at the last place you were browsing. I m glad I went just to say I went, but it was pretty disappointing.

The shop is the most overpriced tourist pit one's been too, and mind one knows one's traps. Walk past to the courtyard area. There's the impregnable silos, food trucks, and free outdoor seating. Had a tofu rice bowl and frozen coffee from two of the trucks. One doesn't simply wait the 3 hour line for the bakery despite the free parisol at the gate. Walk the district and you'll find some genuine antiques for far less. Two blocks down and there's the Dr. Pepper Musuem. Worth a visit, smaller trap, beautiful building. Park there for free and walk to the silos or park next to the church and pay $10 to organized religion.

Cute photos for Instagram, but that's about it. The retail is overpriced for tourists, so no one who actually lives in Waco can afford anything there. The courtyard is the best part, nice to relax in on days when there aren't as many people. I love the food trucks :) You can't go into the Silos at all, so it's really just the courtyard, retail store and the bakery, so the place is smaller than what people would imagine. Also, on a popular day, parking is a 100% nightmare. Don't expect to park close- expect a 5 or 6 block walk just to get there, because even the Trolley parking lot is full those days. It is a cute tourist stop though, so it's worth getting a couple pictures on the less popular days.

Made the trip to Waco for the wife. It was pretty cool to see what Chip and Joanne have built. I do have to say that everything was overpriced, but that was to be expected. What really surprised me was that almost everything for sale was MADE IN CHINA! Come on guys.....buy USA MADE PRODUCTS and I won't mind paying a little more!!!! Really disappointed in that.....

I think this an amazing place, but eat before you get there especially if you go before 11am. 3/4 of the food trucks open at 11 and the 1 food truck that is open before then runs out of items from their menu. That's the only reason I gave it a 4 versus a 5 star rating.

Nice gathering area in the back with food trucks. The store is fun to walk around but a bit pricey (understandably). I didn t see anything I couldn t live without. Still worth the stop. FYI there is free parking off one of the side streets! Don t get tricked into paying at one of the surrounding lots.

The long wait to get into the tiny building was crazy and then more waiting inside. But it's such a pretty place that I almost didn't mind. And the cupcakes and cookies were delicious! The staff is very kind, patient and helpful.

It's even better in person. Great location. Free parking lot, but you can pay for parking, too. Best cookies I've ever bought! Classic chocolate chip and sugar were both delicious. I had fun sharing them with friends the next two days. They're huge.

I loved the atmosphere of this place. The outdoor area behind the store was my favorite. There was a grassy area that had a soccer ball, football, and blocks to play with. The grassy area even had bean bag type chairs to lounge in. Plenty of outdoor seating..lots shaded. They have a couple of wood bench swings. The sead supply building was really cool too. The place is really clean. Loved the cozy atmosphere. It almost feels like your out of the city being here.

Beautiful property, lots of photo ops! Definitely go on a weekday or towards closing time on a weekend. Expected the place to be bigger or with more to do but wasn t disappointed either. A must stop for Fixer Upper lovers, which is why most of us go or want to go anyways, right?! Also, sign the guestbook!!

My wife loves Chip and Joanna's show so when we were visiting our friends in Texas we had to go to Magnolia Farms. The silos were old and rustic, the bakery line was 100 deep around the corner and the gift shop was packed. Overall my wife very excited that she got to go see the silos!

The staff is very friendly PARKING IS FREE, they have a lot by the food trucks, hardly anyone uses it. Don't spend your money parking at the church. The cupcakes are well worth the wait and the stuff in side is incredible. Make sure you come with a budget so you don't walk out with everything! Staff is very friendly, helpful, and knowledgeable.

We went here for the cupcakes. They were so good. There was a line but it moved fast. We maybe waited 10 minutes. The rest of the place was fun to look at. The restroom was clean. The store was fun to look at but was pricey. All in all was a fun trip.

Chip and Joanna have done a great job branding and bringing people in. They have a wide selection of house hold items for purchase, food trucks for people to enjoy while they sit out on the lawn. Occasional outdoor movie events. And the bakery is top notch.

I was sorry to see that so much stuff was made in foreign countries. Yes, Magnolia gave me a good reason for it but I still say we have people here in America that have similar problems to what they say is the reason they're using foreign-made Goods. And I do understand that buying cheap and selling expensive is a way to stay in business. I will not be going to this place again.
