Communication is awful. Supposed to launch Harriers Rest in Wittering months and months ago. All they ve done is put a fence around d the site. COVID is no excuse, other developers are building as normal.

My friends recently used Larkfleet homes to buy a property. Nothing but good things to say about the friendly and helpful staff. Great homes in great locations. Would not hesitate to use them again.

Absolute shambles of a company. Still waiting for things to be put right almost 2 years on. They allowed us to move in to an unfinished house even though it had been "ready" for several months for another customer when we were offered the house. Gas leaks, damp issues! Plumbing issues seem to be just par for the course with dozens of houses affected on our estate with the same issues but not a whiff of them offering to fix a common issue in all the houses. Calling the call centre a customer service team should be open to prosecution under trading standards as no service is given it's just a black hole where emails and phone messages go to die. If i could give no stars i would, never encountered any company approaching their level of incompetency in my life.

we are now looking to take legal action and network with other customers to take these lieing cheaters down....a year and a half on we still have a lot of snags outstanding and after the surveyor visited we now have a 24 page write up on how poor these people are... it only took him 2 minuits of looking round before have laughed with a comment on poor workmanship....these guys will promise you the world untill they have your money please avoid at all costs... more and better homes are comming to corby soon save your money and wait.

Worst company I've ever dealt with. The quality of the work is appalling. They have no regard for the health and safety of their customers, how they are allowed to build houses I will never understand.

If you are thinking about buying a Larkfleet home , please don't

A snagger picked up over 240 issues with our new home. Heating didn't work for the first 3 months we lived in the house, along with missing lights/sockets/ 9 faulty doors the list goes on and on. Larkfleet told me it's not their fault it's down to the contractors. They even told me the guy who did the woodwork in my house had been sacked for the poor work. They never corrected the work though. They blame everyone else, when clearly they are the ones responsible for the work

As for LABC , larkfleet do not even bother to follow the guidelines laid out in the labc technical manual.

From the start of the buying process was given so much inaccurate information , promises were made but never fullfilled . I'd call it sharp practice , very misleading . Eg. Your garden will be rotavated & turfed ...I exchanged contracts & the next day the site manager told me that it wasn't going to happen . He said it was my fault , I should have known to negotiate for this ! I could write a book ( horror story ) about this company. They say built with pride , it would be laughable , but I'm on the receiving end of all the terrible mess they left me with . In total over 100 'snags' .... many have been remeded , what a nightmare process. The same people who made the mess/ errors/ bad & dangerous workmanship are sent to remedy the faults ! The last time someone came to try & put right some snags ( a site handyman ) I asked him to stop what he was doing because he clearly is not a bricklayer , decorator or groundworker. What a mess he was making, clearly doesn't know what he was doing at all. Apparently they use a site handyman because it's cheaper !
I'm despairing of this shambles of a company , even the workmen they employ have told we new residents the company cuts so many corners, pay as little as possible & employ some rather suspect contractors to do work that is very suspect , ie mis measuring a garage door opening , then when the roof was on the site manager discovered it & then a still saw was used to cut down the side of the opening to make it wide enough to put a garage door on .
My 'snags ' have included, rear door not locking , left on two consecutive weekends, I had to stack chairs in front of door as I was very scared someone could walk in ! I live on my own & I'm a pensioner . Initialy someone from the site came to fix it, it locked for a few days then the same problem happened. 3 times In all I had the same problem , then I rung the regional manager, it was only fixed properly after that.
The front door had the same problem but fixed on 2cnd attempt . ,Sockets wired wrongly , down lights not working in bathroom, pavers to side path uneven & loose. Oven not screwed into housing, dishwasher not screwed into housing, plinths cut badly, gaps of more than an inch, soffits not fitted evenly, big gaps . Towel rail bathroom rusty patch on , clearly damaged. Vinyl flooring damaged, deep cuts, window frames damaged to 3 rooms. Door edges look as if they have been cut with a dull saw, splinters down edges of all doors, vinyl fitted so badly my removal men just laughed ! Brickwork so badly done , incorrect on corbles , had to be re- done, roof valleys on my bungalow & two close by had to be re-done, 4 attempts & still not right. Fire door has such a gap around it that it's definately not a fire door if the draught can blow the draught excluder away from the door !
Brickwork needs pointing in over 60 places, it has never been cleaned of gobbo , a discrace .
The pavers are also covered in gobbo , promises to do these jobs never come to fruition. This list is an example of snags , there are many more !
Buyers beware !!!!!!
I'm tired of asking for all the snags to be remedied. If you telephone the main office the staff there never pass on messages or seem interested in any problems, we are all so angry & frustrated at Nettleham Chase . I deeply regret buying here , several other residents feel the same way.

We went to look at one of their 55+ developments and had barely stepped out of the car when some of the residents approached us and warned us not to buy on the site - there were so many problems that the community had set up a Facebook page about them and had sent a petition to the local council about the state of the homes and the site - needless to say we wasted no time on that site !

Wish there was a 0 star! Awful customer service, such a shame to undo such amazing houses to make them not worth going for, if only another developer was building the houses and I would be the first to recommend. I have bought my first house at 22, was pushed and pushed and pushed into completing early so they could get my money. Then was told the snagging list would usually take 2 weeks. 3 months on and they've completed 2 of 37 things on the list both of which were less than 5 minute jobs to complete. Squeaking floorboards in the master bedroom, spoke to the site office numerous times about it, had one person come round to look at it and then nothing was done. I spent to 2 months sleeping on a mattress on the floor so they could have easy access to do it. Every morning I put the mattress against the wall so they could come in during the day (no one came) and then put the mattress down in the evening. Rang the customer complaints team in larkfleet and was told they'd look into it and call me back. Chased up a couple of hours later after hearing nothing and then asked them to email me instead as the person before was in a meeting and then on the phone but didn't actually let me discuss any of the issues. They must still be looking into it 3 weeks on... In hindsight the bent front door key presented to me to unlock the front door on my first walk in as a homeowner was probably a good indication. Hopefully just 1 person in this company cares enough about the people that have to put up with these problems to try and get something sorted, whoever it is I will help them as much as possible to get things sorted as would every single person that has also purchased a house from Larkfleet that I have come in contact with.

Would never recommend the company. Build finished 6 months late, moved into over 200 faults including but not limited to; broken boiler, un-eaven flooring, no underlay, inverted electrical feeds, missing cabling missing plumbing, bulging brickwork, missing bricks. Tried to speak with company they refuse to respond, tried dealing with LABC will only look at 9 faults out of 200!

Biggest regret in my life was buying a larkfleet home. Worst mistake ever, every part of the build is very low quality and finished very poorly! I have 10 years construction experience and have never seen such poor workmanship

Moved into what would have been a dream home, only to be left with a house with many issues still to be addressed after 18 months. Customer aftercare is a joke, after the first year they wash their hands of you, leaving you to live with issues for months.

I agree with the last post, I have only given one star because you can't give none.
Larkfleet Homes are the worst house building company I have ever had the misfortune of dealing with. I have recently moved into a house on the Collingham Brook development. They have absolutely no interest in carrying out remedial work to the property once you have moved in and they have your money. This is mostly due to the fact that they have absolutely no control over their sub-contractors who have zero interest in rectifying their sub-standard work. Their customer service is non-existent. They are not interested in resolving your problems, they just want you to give up and go away - shocking.

Several water leaks from bathroom where I had to replace flooring and fix the leak myself. Then I had a leak from a Condenser pipe in the wall which leaked and I had to replace laminate flooring take down the wall to fix the leak and replaster the wall and redecorate. Larkfleet refused to come and do the repairs. New build house. Leaking from new. I want to sell and buy elsewhere avoiding Larkfleet

Bought a lovely house but with a long list of problems. Beware if buying a house and you need work rectified that is beyind a maintenece person. It's been 18 months of awful customer service. The worst I've encountered. They just want you in the house and then do not want any part of any handling significant issues. Trying to get any return phone call or email is a nightmare. The customer service people constantly leave because they are understaffed, meaning you get passed to a new person who doesn't know what outstanding work you have. In the past 18 months I'm sure I've had at least 8 different people look after my case.
Update: I have now been in the house for over 2 years and still have around 25
unresolved issues.
