If you are considering buying or even renting anything that Larlyn Property manages you should take all the well deserved negative reviews to heart. If you do not heed others advice you will be spending all your time fighting trying to get anything done. Our board is the process of taking this band incompetent so called property managers to court.
Our board have had multiple problems trying to get them to repair things, deal with tenant issues, damaged cars, stolen cars, breakin's due to lax security protocols. They will have cameras in the common areas, don't be fooled into thinking cameras are to secure anything but your eviction if your renting and ask for repairs or maintenance.
If you own then cameras are used to defend the constant stream of new managers they have almost monthly due to staff quitting or being fired and have a raft of problems this firm has caused at our properties. They do not pay their contractors, they will blame your tenants for their managers lack of looking after simple maintenance issues that later cause damage. They will ask your tenants have insurance and then mess up their insurance by claiming anything they can to get money to do the work they are paid to do but instead is used to pay their staff as they are on the verge of bankruptcy. If you don't listen to this warning make sure you have an unlimited cell plan and internet as your days and nights will be filled with attempts to contact staff that have full voicemails and never return email or calls and almost weekly staff turnover.
Even if you are lucky enough to have a decent manager they will quit as they treat their employees terribly, just google their employe reviews.Make sure you have a lawyer on retainer as you will likely need one for you are certain to have a problem eventually living in anything they so called manage. Of course this post will bring the normal we looked into it and please email our client relations,good luck , you won't get a reply, try it yourself as our residents as fed up with this morally and almost financially bankrupt firm as even their accountant quit that told us after dealing with all the constant stream of unpaid contractors calling asking why they have not been paid and had to leave. This told to me on the phone in with this poor person in tears one day after a payment they sent bounced for overbilling of board after months of trying to get it resolved.

This company harassed me for a balance owed, for over 6 months... only to send me a check and apologize for their accounting error months later...due to entering transactions in the year 2109 instead of 2019... continuing to contact me about an arrears amount... had to argue for months with the uneducated staff that handle the accounting...only to be sent a check to refund a partial payment that this shady company took from my bank without my permission this was at the end of July 2020.... so 4 months after refunding my money they stole, they send me another ledger stating I owe them the same amount... yet there is no reversal entry for the error entry from 2109.... just more proof that this property management company is far from anything professional.... Thanks again Larlyn! keep up your terrible service!

Indah has been wonderful in dealing with any issues that have come up. She is very professional and quick to respond.

My family has been living in Cambridge black walnut town homes going on 2 years now. Only now AFTER almost 2 YEARS are we receiving threats about taking us to court and legal fees for us to pay over my son having a basketball net on OUR OWN driveway who is only 10 years old who goes out to play ON OUR OWN DRIVEWAY. DURING A PANDEMIC THEY MADE US REMOVE MY SONS BASKETBALL NET OR WOULD BE TAKING US TO COURT AND THREATENING TO HAVE US EVICTED. Sad enough kids aren t in school or allowed to go to parks etc, now can t even play outside our own home. They have people taking pictures of our home as well. We now after almost 2 years of living here have just received a rule book from Chrissy Simmons telling us what we can and cannot do here. DO NOT MOVE HERE IF YOU HAVE CHILDREN as apparently playing outside with their toys is not even allowed. Completely ridiculous and not family oriented as so they say they are on their website!!! This should be listed as an old forks complex

Being an accountant it could be said I am cheap! We have(myself and my wife Kathy who does all the buying and interacts with this firm) many rental properties across Ontario and some are managed by Larlyn. Every single one leaks they look after. I can't get anyone to stay long term. I am told it's just some dampness or you just need fresh coat of watered down paint they use on everything. If you call you get full voicemails or in a blue moon someone answers within a free months you get a new manager often they don't even know where the property is when you call for updates.
The condominium fees went up 162% in four years on one unit. We had enough as half had no one in them that paid rent with a lot going years into default but yet it was our job to fix it. It is so sad Larlyn have to get employees to write positive reviews as the only thing positive thing about owning a property they maange is the day you sell if you can as our realtor told us he had a lot of problems selling as their name is that bad and property values went down instead of up. Take my advice, unless you enjoy court and made up reasons for fee increases run not walk away if you see their signs as they sent us a bill to remove THEIR sign when one complex's board fired them finally after 3 fires because clogged dryer vents. These are terrible people that will take up all your time up trying to get rent arrears and get out druggies that they let to your investment homes. I am sure I will get the email client relations platitude but really think hard as the owner is not like the man that started this company and it's pretty clear they are on their way out as we have judgement they cant pay as even their lawyer complained after court he had not been paid and was quitting.. Stay safe everyone!

Indah is fantastic to work with! She does a great job taking care of the tenants who live in the buildings. She's always on top of things and I've never had a complaint about her. Very professional and responsive. Thank you Indah for being great! :D

Frank just started managing where I live and has been absolutely amazing and responsive when I have needed to bother him for assistance.

Hope he sticks around and continues making our home beautiful :)
