Complete and utter incompetence.
I've continuously tried to remove my name from a lease and follow up for paperwork to do so, they do not answer phone calls, do not reply to emails and as a result, I'm liable for a property I haven't lived in for 2 years!

I have read the negative reviews which are very specific.
I cannot disagree more with the reviews.
I rented my current home before I bought it four years later and I still live in this house today. Repairs were done very quickly including the total replacement of my back fence. This was before I even thought of buying this house.
I'm going back to L J Hooker for a possible sale to move into a larger home.
I will again be buying through L J Hooker.

Never have I ever had a worse real estate. They lie, lie and lie some more! Out of 50+ Emails I have sent I have had 2 replies. They will not return your calls. They even did a false entry condition report, just using a "template" referencing items that didn't even exist in the property. The house and property was absolutely disgusting upon moving in, and in the opinion of other property managers was "unliveable" a month later we are still trying to get the matter resolved. Was promised (in writing) a fence by no later then Friday 18th, hasn't even started!
If you rent through LJ Hooker Browns Plains I promise you will regret it. Nothing but incompetent liars!!!

Terrible branch. Prior to signing a house over to this real estate, I was given a bunch of false promises that were never seen through (in regards to handling a troubling tenant). Allowed tenants to not pay rent for an extended amount of time at which they also failed to take any responsibility in reclaiming.

Oh and to top it all off, discovered that they had authorised handyman work on the house without my consent through the same handyman threatening referring me to debt collectors! Absolutely terrible behaviour for any human let alone a business

Highly recommend Jody and the team at LJ Hooker Browns Plains. Very easy people to deal with and extremely knowledgeable. This agency has obviously had some problems because their staff are leaving/ moving and the office completely lacks stability!!! I do not rate my interactions with this agency very highly at all - Dishonest, poor level of integrity and all round a bad experience!

Rude and useless. Other LJ branches eg sunnybank, very good but here is terrible. The rental place nearby is a disgrace and they couldn t care less about neighbouring properties. Over grown hazardous trees, never mowed lawns etc and they don t take any responsibility. Have some pride in your job rental managers and get these places up to a decent standard for the renter, neighbors and the property owner and you won t get reviews like this.

absolutely disgusting service,unorganized,no one returns calls or follows things up,took them 2 months to fix a door,didnt receive our water bills until 6 months into our lease.our property manager is unreasonable and unorganised and the communication between the departments in this realestate is ridiculous,this is the worst Realestate we have ever experienced,we will never rent or buy through LJHooker again....oh and the attitudes of the staff at the front desk is absolutely appalling.

The most unprofessional real estate I have ever had to deal with.

It took eight weeks to get my bond back (which I had to contact the RTA about and go through all the hassle) after I had moved out and at the six week mark (after I had moved out) they tried to get me to pay for more cleaning to be done after renovations had been made.

Fences had been taken down due to trees which never got repaired resulting in neighbours livestock entering our property.

The oven went unfixed for months only working half the time properly.

I was told on numerous occasions that the owners were hard to get a hold of but unbeknownst to them I was in contact with the owner so I know that was a lie.

They only contact you when it's in their favour.

The receptionists have ALWAYS been helpful.

Terrible property management from a landlords point of view. The maintenance system they use is rediculous. Take months to organise quotes for repairs. No wonder tenants are annoyed with lack of attention to maintenance issues. Management have a don't care attitude. Wouldn't recommend under current management.

Absolutely poor communication, the only reason they get back to you is if it suits them, or they need something. When trying to find a solution to a minor dispute that you are having with them, they make it out to be worst than it actually is, there is no answer in their eyes that fits both parties, it is all one sided.
They are sneaky and try to trick and mislead you into making a mistake so it ends up being in there favour. They do not follow the rules set out by the RTA in reference to the tenant, and when questioned about it they argue with you and tell you to get info about it so they can then check it when it's not your responsibility to do so.
They do whatever they can to get what they can out of you, money wise. Their work ethic is unfair and nasty, that's if they actually have one in the first place. DO NOT go through these guys if you can help it, they are arrogant, ignorant and two faced.
They do what little maintenance they can on the house you are living in because they feel you don't need it.
If you were able to give them stars in the minus' I would, there is no rating up there that could describe how bad of a business they are.
They have made my Anxiety worst than it actually needs to be, I had it under control and then trying to deal with these people have set me off again. Cheers

I have had dealings with Jody on numerous occasions and I have found Jody to be professional and has exceptional knowledge of the rental market. I would and have recommended Jody for property management.

I wish google offer negative rating. Avoid this agency for manaing your property. If you want termite problem and water leaking unfix in your property, go ahead. They don't seem care. I also realized that most 5 stars ratings are from the business owners. Checkout their names, e.g., "Moore", "Orr". Apparently, they took down some of their own review but create more new fake ones.

They will not return phone calls or emails, will not repair ANYTHING! hand out breaches like lollies and just turn up on your door step without any notice for house inspections (5 times) once we wernt home and didnt know they were comming and they issued a breach for dust. Glad we moved

Worst ever rental experience - totally agree with the other comments. These people do not seem to care. Poor Biddy has to fix issues caused by lying, incompetent, unprofessional staff!

We have been blessed to have Jody as our PM and I have to say, it has been the best experience our family has ever had. This is our first time renting through an agency and I have to admit that Jody and her staff are the best out. Everything is promptly addressed and she looks after us and our interests. Would give more stars if I could. Absolutely amazing!

Poor service.
We had some issues with our neighborhood property and I agree that we may have been less aware of some things but the person handling the matter(do not want to name and shame) just stopped replying. Really bad on part of such a nice and reputed company.

As a tenant I have had a wonderful experience with Maria and Sherrill even within a very short period of time as they helped me to find the best property. Both of them are very helpful and efficient as well, doing the business while offering the best customer satisfaction. Highly recommend them to be your property agent.

I was renting a place with LJ Hooker Browns Plains and the owner decided to sell. They made my transition into a new house really easy. It all happened quickly and efficiently. I'm really greatful.

First of all, I find it very poor business ethics for present and past employees to be leaving reviews to try and boost the rating. I have also found family members of employees. I have reported them to Google and have evidence of their conflicts of interest, which will be passed onto Google.

My whole experience with LJ Hooker Browns Plains has been a very bad 4 years. The first issue was that when I accepted the rental, I was told by the LJ Hooker representative that the property would be cleaned before I moved in. 2 days before I moved in, I called them and was told that it should have been cleaned and that nothing more would be done. I noted it on my entry condition report, took photos and paid for a bond clean. I've now been told that I have to pay for the cleaning again after vacating the property, even though it was disgusting and took professional cleaners 3 hours to do a 3 bedroom house and I still had to clean fans and other items when I moved in.

They never attended a house inspection on time. Most often, the PM would cancel my inspections due to double bookings or not being available and then turn up at the end of the allocated time or late on the second attempt. They only did a quick walk-through of the house and weren't interested in anything outside the house, including the laundry.

The owner only found out about things like the side fence being changed by the neighbor when he was given permission to visit the house to inspect maintenance issues and repairs. The owner complained about this to me on 2 separate occasions.

I've had about 6 property managers in 4 yrs and the original maintenance manager was replaced by a crappy app that doesn't work half the time. I was never notified that the property manager was changing.

Where I have specified that the tradesman can collect the keys from the real estate to access the property to fix something, the real estate and tradesman have wasted time trying to contact me to access the property. This resulted in a major water leak that lasted a month longer then it should have. When I have asked if I can do things to the property, the real estate has said that they don't think the owner would like that and wouldn't ask him. Then when he's visited the property and I've asked him directly, he has said yes.

An attachment to my Entry Condition Report was a CD of photos. They lost it for a period of time.They were very slow at sending through water bills until I vacated and then I instantly got the bills I'd been asking for and they finally looked at the water bills affected by the leak (still ongoing).

The payment system that I had to use, didn't allow for being automated (scheduled payments) and for payments other then rent to be sent. I had to email every time I made a water invoice payment or bond increase payment to advise them and then they would regularly still stuff it up and allocate the money to the wrong thing. Their new payment system requires you to register to use it, so it's probably still not a straight forward system.

The before any vacating issues, when I was still considered a good tenant, the staff (an admin assistant in particular) was always rude and arrogant and the rest of the property management staff that I have had to deal with have been incompetent, lazy and arrogant.

I would never rent a property from LJ Hooker Browns Plains again or have them manage a property for me.

I have not had any dealings with their property sales and cannot comment on that side of the business.

Was scheduled in to view a property that was for lease at THREE THIRTY to THREE FOURTY. My partner left work early to meet me there to view it. He arrived at the property at 3:21, while he waited out the front of the property for me to arrive, the property manager came to his car window to tell him he can go inside to view it, he informed her he was just waiting for me to arrive. She then told him to hurry up as its only open for 10 minutes. It was not even 3:30 at this point. I arrived at 3:27. Three minutes EARLY from the time that was scheduled. Myself, my partner and my daughter were not greeted at the door except for a "name?".
Very unprofessional, if this is the way they treat possible tenants they are trying to get into their rentals I would hate to see how actual tenants are treated. They do not deserve the 1 star and I would not rent a house through them.

As a tradesman I found LJ hooker Browns plains Rental team very professional and hard working. Very good communication skills and good people to do Business with. Maria is always helpful and always looks out of other people.

Worst real estate agency ever! Could never communicate with anyone and never responded to any enquiries I've had the 3 years I have been with them, I am lucky I have left them and have my head clean finally. Only Biddy (my ex property manager was the most logical and sensible one to talk with) too many dodgy things were happening with them,as you can see from other reviews I wasnt the only one that had bad experience with them. They tried to trick me and keep my bond money with no reciepts of bond cleaning that I had requested and the customer service was terrible. Good luck to all of you that are trying to cooperate with them.

My partner and I have been attending open homes and looking to buy a house for over 6 months. In this time I have met multiple agents from LJ Hooker Browns Plains office. I have found them all to be friendly and helpful without being too pushy. I have noticed they are big on policies and procedures and do not cut corners to make a quick sale for their client which I greatly appreciate. Lauren and Zena especially have been very accommodating to our many questions and I feel they have gone above and beyond the normal agents requirements. I would highly recommend them for any buying or selling needs

Jody has been our rental property manager for 18 months for 2 properties we have rented, and she is a fantastic agent to deal with...always friendly, helpful and great for advise. She always takes the time to deal with any enquires or problems we have had and I would 100% recommend her to be your agent.... % excellent service !

Worst realestate I have ever had to deal with!! Tryed charging us for bills that weren't ours! Wouldn't fix anything or respond to us no matter how often we contacted them! Kept threatening us with breaches, do not under any circumstances rent through these ppl I have no idea how they got their license, completely incompetent!!

Worst real estate ive ever dealt with. Do not answer emails, can't ever get the property manager because no one is ever in the office at all. Really poor property management services, would not recommend at all avoid at all costs.

I want to thank the rentals staff of LJ Hooker Browns Plains. I rented a property through them for over four years and moved out to share with a friend. Not only did they handle the vacating process efficiently and in a friendly manner, as I was 'breaking lease', but when my new living arrangement turned sour they not only suggested a suitable property for me but helped me through the process as quickly as they could in a way that showed they really cared.
I give many, sincere, thanks to Jody McAuley and Roxana Mariuta, my previous and new property managers. I am happy to be dealing with LJ Hooker Browns Plains.

This post is from a property owner and not a renter so my view on all the negative feedback is this. If people who rented nice well maintained properties looked after them instead of treating them like crap then bitching to the real estate that this is broken and that doesn't work and it is their right to complain about it because they pay rent. Simple solution, buy your own property, then trash it!! After I fully rebuilt a property from scratch to a 5 bedroom, 2 bathroom, 2 kitchens, Double lock up garages, electric security gate, CCTV and the list goes on only to have the tenants brake tiles, put dings and scratches in brand new gyprock, kill off freshly laid A Grade turf and have a dog when we stipulated NO pets. So who has to pay for the repairs when the repairs far exceed the BOND??? Then everyone wonders why Land lords become hard to deal with, and the rents keep rising. I challenge anybody in the rental market to prove me wrong!

Lj Hooker Browns Plains has looked after my needs for the past three years. I am really pleased with costumer service given. Maria from LJ Hooker as well as the rest of the team have been amazing and deserve five stars.

Avoid them if you are home owner. They don't do their job - no repsonse. Not replying emails or calls.

He has kept us informed the whole way through the auction process, has had all correspondence to us in a timely manner and worked tirelessly to achieve a successful result. WORST REAL ESTATE EVER!!!!!! These reviews are 100% correct!!!! We have had water leaks in this property since moving in (2.5 years) that are that bad the brand new carpets have been destroyed by mould. My housemates that have to sleep in the offending room are constantly ill!! When asked to fix water leaks we have got responses from it is the tenants responsibility to the owners don't want to fix it. Then when the RTA advised us to stop paying water bills thier response was to kick us out once the lease ran out. Then to make matters worse they told other real estates we were unreliable even though we have never been behind in the rent

I can understand why there are so many bad reviews on here! Issues (like leaking waste water) taking months, to the point of threats to report to the RTA over health hazards, before resolved, then after one single issue is resolved the rent is increased.

Property managers don't return calls even when noted "as a matter of priority" when I called yet again was put through to a lady I have never spoken to before who was condescending, disregarded 98% of what I said and then told me I had to call HER back.

Entry notices are served which may or may not be attended on the day with no notice if they do not attend just simply no show. I took time off work for an inspection only to be stood up.

And this is all within our initial 6 months of the lease. Highly unimpressed!!!

Thank you for helping my 6 children and myself for the past 6 years in our current location.. you are amazingly friendly and genuinely care for us here, i dont want to change realestate agents at all.. for the past 6 years you have all shown me how great you truely are you and you team are the best around. Excellent service. Sometimes they are bit stressed with lot of pressure from clients and services may be varied, still within standards. Managing property properly is kind of ingrained with them and handled always greatly. They are trustworthy at all level of managing property.

Jody manages my rental property at Forest Lake. I find Jody very professional,supportive and easy to communicate with. Jody has always resolved any issues/problems that arise promptly. I highly recommend Jody.

Do not under any circumstances rent through LJ Hooker Browns Plains. The property manager Ruth and her assistant Michelle do not return calls or emails. On the off chance that they do, they may lie and tell you a problem has been resolved, when they have not even looked at it. They have owed us money for a month, the owner also owes us money that the real estate was meant to arrange two months ago, they have sent us false bills for our electricity trying to get us to pay more money to THEM! Even though the electricity bill was paid the month before to the electricity company! And they do not arrange important repairs. Our solar has not worked for over four months since we moved in and a repair request was sent in February and has still not been fixed. They are absolutely useless and have cost us more time and money than is acceptable. If you rent through them you will regret it!

Front desk staff are unbelievably rude and lack basic customer service - even a simple smile to customers is alien to them. Telephone reception service is appalling.

Communication is inconsistent.

False promises. Promised to organise a tradesman for repairs and failed to deliver.

Did not provide us with accurate information upon signing lease agreement. Told us we had an option to choose our own electricity provider - which was false information.

When we moved into the property, an Entry Condition Report couldn't be sent via email due to some technical difficulties and staff said they would a form in our mailbox. No Entry Condition Form was EVER put in our mailbox. Staff seem to think they did, but that's a blatant lie! Lazy staff is all.

Routine inspections have been cancelled last minute.

Gave us a breach for failure to pay rent on time - which could affect our future prospects at renting. When in fact, the company did not direct debit the funds due to a public holiday.
The breech was erased from our file as they were incorrect.

Some things are forgiveable and people make mistakes - we are only human. However, the repetative, appalling customer service and rude staff forces me to make this complaint.

We will never go through LJ Hooker again.

Managing rental houses must be a challenging career and they do it well. From the front office girls right through they are helpful and cheerful.

I have had such bad experience with other realestate s luckily I found LJ Hooker, being of the younger generation I didn t fully understand my rights as a tenant, LJ Hooker were happy to discuss and explain these to me, if I could rate high I would!!! They are so amazing.

We were seeking a house to let and have had some not so nice experiences, then I went to view a property handled by LJHOOKER and Maria was just an AWESOME agent!! She was very thorough, pleasant and patient, while made sure all info was provided and understood.
