My husband and I worked with Kay Builders Representative Frankie Johnson. Frankie was delightful to work with and she is an amazing Sales Manager at the Jasper Ridge community located in Emmaus, Pennsylvania. When we first met Frankie, she provided us with a packet of materials pertaining to the Jasper Ridge community to review. The package included Construction Drawings of the proposed site builds, townhouse pricing sheet, a pamphlet on Traditional Mortgage contacts and a sheet outlining the included features of the Jasper Ridge community. She placed all the documents in a Kay-Builder folder which had a brief introduction of Kay-Builders and their goals printed on the inside cover. Frankie ensured that my Husband and I were equipped with enough information to make an informed decision.
During the COVID-19 crisis, Frankie was still very responsive to calls, text messages and email messages and never led us astray during the process. She also went above and beyond and thoroughly explained the Traditional mortgage estimate and the projected costs. Frankie is a true gem and we value her services.
As a newer employee at Kay Builders (Sales Manager), I am excited to align myself with a Builder that cares about the Employees, Sub Contractors and Buyers. At Kay we are consistently trying to improve the way things are done. As a third generation Builder in the Lehigh Valley and surrounding area, we ask for feedback so that we can put "best practices" in place and be competitive both as an Employer and a Home Builder.
Buyer beware . Once the contract is signed- all customer services you were told about come to an end. They change the rules along the way. They stop communicating, and when they do it's done in a punitive and threatening way. It's a shame. Pay a little more and go with another company- it will be worth it in the end.
We met Linda in 2015 , when we started to look for homes. We weren't ready to purchase at that time , but that didn't stop Linda from being patient with us and answering all of our questions. It is because of her that we came back and purchased our home in 2016. Linda never failed to return a call, even on her days off, and always was professional, kind and courteous. We love our home and the neighborhood!
Everything from start to finish was great. All of my questions were answered quickly. Jimmy our sales manager was very patient through the process and was always able to answer our questions. We are thrilled with our decision and are loving our home.
Linda makes the buying experience simple and positive. She is responsive during and after the sale, always helping with any house needs. The house is beautiful and well constructed. The neighborhood is full of great people. Any concerns I may have had have been handled swiftly.
The quality is very very bad, when I move in the first year to now 8 years already, on second floor the wall is keep open very big, after I fix still the same, outside the wall the birds and bees is keep going in inside in the middle wall , we hear that inside the house everyday , but I don t know how to fix, just don t buy it, too bad the quality!
My wife and I saw several signages throughout Nazareth along route 33 of an Open House by Kay Builders and we decided to follow it and came up Scenic View By Kay Builders. To our surprise we were not allowed in and finally a lady came out and said we needed to make an appointment as per state law despite all the signs throughout the area clearly marked "Open House". Despite the let down, we decided to fill out the questionnaire and made an appointment for the upcoming week, and mind you, we had to fill it out outside...never the less, we never received confirmation by phone or email and don't expect to hear from them. Moral of the story is don't judge a book by its cover, we were stereotyped and turned away. We will now look at Ryan Homes and expect to be treated fairly with dignity.
Replying to the response from the owner : We clearly abide to the State's Protocol of social distancing and that's not the issue. No other builders in the areas had signs displaying "Open House" except Kay Builders. We had several appointments in the area with other builders and since your sign said otherwise we decided to follow it and check it out. Ironically your signs have been taken down since my comments and by the way, Kay Builders is ranked number 5, with D.R Horton number 1 but still impressive nevertheless. Wish you continued success.
Kay Builders. Interesting. Bought a new house in the Fields at Lockridge and moved in October of 2015. I will say this, upfront you get a decent house for the price. However, after the fact, be ready to get headaches. If you come to our development, you will see numerous houses that have had sunken driveways. Some have been fixed more than once and are still not right. My driveway started to sink this past April. Yes, long after the one year warranty expired. I called and emailed Glenn Cox on April 19th. I believe, based on the history of this problem in our development, they should fix mine. After a few more calls and emails, Glenn said he would have somebody come out to look at it. Well, 2 months into this, and more emails, still nothing, not even the courtesy of an answer. Emailed Rick Koze, CEO of Kay Builders last week, still nothing. Not really good with their customer service. Next complaint, a month ago Kay had to come and dig up my driveway apron because of a water leak in the water line connection. I find out that I am one of at least 4 houses in the development they had to do this to. Glenn Cox said they will be out to redo the concrete. Here is a copy and paste from his email to me of May 18th. "They will come back replace the concrete in a few days, and will provide you with advance notice of the date." A month later, still no time frame even though I have asked in emails when it will be done. Bottom line, if you buy a Kay house, do your due diligence. Come by the Fields at Lockridge and ask people what they think.
June 29th update. Kay Builders just finished repairing my driveway and now I must say I am happy with the repair. They did more than I expected, even though it was not under warranty. They also did a very satisfactory job replacing the concrete on my driveway apron that needed to be dug up for a water leak.

Our home in Jasper Ridge in Emmaus was built well - for the most part - but we have neighbors with much more significant issues. The company has no regard for customer service. The communication during construction was spotty at best, and it gets worse after you re moved in. We ve been here a little over a year and have several warranty issues that we ve tried to address with many non-responses or a complete lack of response altogether. They finally scheduled an onsite meeting to review the warranty work to be done for a few weeks after our anniversary...the due date for when all of the work was supposed to be completed.
Absolutely horrible customer service, and poor quality installation. Have had several issues with my home (complete roof replacement, furnace and water heater dying after only 5 years, tile breaking/delaminating in the entire house, missing insulation in walls), all of which attribute to poor installation or cheap quality materials. When contacted about the matter, they rolled back on their 1 year warranty which is the minimum state-mandated amount. The issues from the cut corners often take several years to surface, a fact they're well aware of and use to their advantage.
If you're looking for a new home that you can purchase and not continually reinvest money fixing issues that should never have been a problem, look elsewhere.
I am very pleased with our new Sequoia townhome. It is a quality build and we were able to make changes to the floorplan to put our own personal touch on our new home. Inside the home is very quiet, spacious, and feels like I am in a single family home.
The neighborhood and neighbors are excellent. Many thanks to Linda Minnich. Linda is awesome and was with us every step of the way from first visit all the way through settlement and picking up the keys.

TrexlerField is a very nice community visually and neighbors wise. I think Kay Builders adopted their building practices over time so that the more current houses in the community are built based on that learning curve. That may be why you will see negative reviews interspersed with positive ones. That said, with any new build I'd highly recommend getting your best handyman or contractor to do each walk-through with you in each phase of the process. Luckily, we had my brother, and he was able to point out a lot of things that needed to be re-adjusted or fixed properly. None of them were major issues, and Kay did address every issue in a timely manner. Working with the salespeople was great. I will say that you need to do your homework on the important upgrades. Recommend at a minimum: solid core doors, insulated garage doors, gas range, toe kicks kitchen\bath, extra outlets, and ceiling fan boxes. If you have some extra money to spare, go for other upgrades such as kitchen faucet\sink, soft close dovetail draws, bathroom fans with higher air movement and wood flooring throughout the main floor. Don't think for the price you see you should get all those things included. We looked at many houses in the area that were more money and had the simplest construction possible. We were also lucky that Kay worked with us on getting to a price that was reasonable too, but that depends on the housing market at the time. Overall, we love the house and the area!
We had an awesome experience with Kay Builders while getting our first home in Trexler fields, a year back. We didn't engage any real estate agent and worked directly with Kay's sales agent Fran, and she is just awesome!!! The entire process starting from contract signing to settlement went very smoothly and Kay made sure that any huddles have an easy and quick solution without putting headache on the buyer. I would recommend Kay for all prospective buyers in Lehigh Valley.
Building our home with Kay Builders was a wonderful experience. We loved the fact that we could make changes to the home so it worked for what we needed. I chose my home in July, 2013 and immediately flew back to the Netherlands where I would be living for the next year before retirement. I had never built a home "long distance", but with the help of the sales manager (Linda) and the on-site building foreman (Dave), long distance phone calls, and emails everything went well.
I was fortunate to work with a team of dedicated workers that helped me achieve the desired outcome for my home. Building during a pandemic provided all of us with challenges. We were fortunate to have Chuck on our side! Chuck never hesitated to stop by, check in and go above and beyond his expectations to make sure the process continued smoothly. Linda didn't skip a beat when we asked her questions and would get back with answers within minutes. Yes it's a business for them, however we met some lifelong friends that cared about us as people. I'm thankful for that!
First home buyer. The whole process of buying the new house went very well, all transparency and good customer attention. After receiving the house all minor fixes were properly addressed. Good so far.
Buyers beware! Like many other reviewers I wish I could give Kay Builders a negative review. The home seems great once you move in until things just start turning south. Our driveway sank a substantial amount 6 months after we moved in. We were told that Kay would not fix it. My neighbor and I were not happy and Kay refused to do anything until the neighbor reached out to local news stations. What a horrible experience! Our microwave handle broke off within two years of living in the home. We then noticed that the handle was broken prior and super glued back on so we wouldn t notice. Also after three years of living there our AC unit started leaking. This should not happen to a three year old unit. Shingles also flew off this spring from storms. This is a 4 year old home that should not have these issues. Forget about the joke of the warranty we were given. Nothing is covered unless it s within your first year. Buyers stay away from these crooks!!

You can take your chances but don't expect a quality home. I've been waiting 3 years for them to fix a grading problem in my yard. They promised to build a patio to alleviate the drainage issues, I have not had an email returned from the site supervisor or any of the administrative officers since September. Floors are shoddy, they creak and are warped after only 3 years. There are spots where you can actually trip because it's so uneven. Dry wall work is sub-par. We have cracks and separation throughout the house. Insulation is horrible. Our two front bedrooms are no less than 10 degrees warmer or colder than the rest of the house depending on the weather. We had to buy space heaters to keep the children's room warm in the winter. You can feel a breeze in these rooms coming from underneath the trim where the wall meets the floor. The house actually howls when the winds blows because it's so poorly built. There are so many other things that it's tough to list. Our tile work in our bathroom is misaligned. The installer could have never used a level or chalk line. It looks like an optical illusion when you look at it because the grouting is so wavy. If you have any questions please feel free to ask.

Do not buy anything from this company. Had a friend who worked there few years the owner never paid him his final paycheck! The owner is a con artist. They build junk houses! Go and look at the houses built 5 to 10 years ago all the foundations are cracked, the driveways are settled, bottom of the barrel operators and craftsman. they get the cheapest of the cheap guys. I looked at some homes and everything was cracked and warped I would never buy from here. Cant wait until they go out of business

Signed a contract with Kay for a new home that was supposed to be delivered within 8 months. Due to the severe rain we ve had during the summer (2018), which is absolutely understandable, the project has been pushed back. My primary complaint is the seeming lack of organization and communication throughout this entire project. Once we signed the contract the team at Kay went dark for months. We have never gotten a single proactive communication from Kay about the status of the project and have had to relegate to pestering Kay with several emails/phone calls until we get a shred of information. Our sales rep is the sole point of contact and seems to only answer emails with single sentence answers. So far we have been given 4 different dig dates and all have come and gone with excuses ranging from weather (again, understandable) to having to wait for permits to come back. I have to tell you, hearing that a builder is waiting for permits to start your house, 6 months into the project and 3 missed promises of dig start dates, seems highly unlikely. We found out through the course of this that our development doesn t even have a foreman yet. How are you as a customer supposed to rely on a company like Kay to deliver your home and not treat you like an annoyance when you ask when your home is going to be completed?
Kay is currently engaged in a few development projects across the Lehigh Valley and my suspicion is that they have over-extended their management capacity causing delays across the board.
Kay s Indian Creek development has had closings delayed for mold in the crawl spaces of a few of their brand new homes. That fact alone has me concerned for the quality of what I thought was going to be a good build.
Also, do not check Kay s Facebook page for realistic views of the organization as they proactively delete any negative comments to maintain their image. We have met a few customers on Facebook who have reached out through private messages and have told us their same war stories about undelivered promises and lack of communication.
The first day we met Linda Minnich, set the tone and the wonderful experience we had in building our home. Linda and the Kay Builders (Trio Fields) team did an awesome job to ensure our home was customized to everything we wanted. Kudos to Linda (SPOT ON) who provided the upmost customer service (always available when we contacted her). We really love the neighborhood too!

From the beginning of the process, Linda was wonderful, very helpful with my purchase and always returned my calls. The townhouse was built to my specs and they did a beautiful job. When I called with an issue, they came within a day or two and fixed it immediately. Elmer is great! The development is beautiful.
In 2016, we were looking to downsize our home as we both were preparing for retirement. Friends of ours told us they were building a Kay Builders home at TrioFields in Lower Nazareth. We met with the Kay Builders Real Estate Associate, and very quickly felt that this would be the right move for us. She was extremely helpful and guided us with many of our design decisions. We were also happy that we had many choices for upgrades which were included in the price of our home.
While our home was under construction, our questions were answered either the same day or within 24 hours. Our new home was delivered on time in December 2016. Although we have not had many issues since our move-in, we have had some minor mistakes which were corrected in a timely manner which demonstrates Kay Builders commitment with its home warranty.
What was most helpful in our move to a new community was that the real estate associate always took the opportunity to connect us with our neighbors. These neighbor connections have continued with the establishment of a book and mahjong club and other social events such as wine tasting, etc. In the final analysis, we are so happy that we have chosen this community. It has the diversity of young families along with retired folks like us who all really get along. We feel very lucky because we have met so many wonderful people who have welcomed us into the community.
I would give them negative stars if I could. Poor construction. I live in a Kay builder home. Walls are paper thin. Poor finishing. Their warranty is a joke.
What a horrible way to respond to (accurate) reviews of a true Kay Builders experience. You should be ashamed of yourself for lacking any standard of customer care - past, present, or future!

I am sad to admit I should have researched Kay Builders as a business before starting the process of purchasing a home. With a tight deadline to find ourselves a new home, we ended up in the Lockridge development and settlement was March 2016 (please try to deny that, Kay Builders). Throughout the process, it was trying just to get email responses. We were forewarned by everyone we encountered to get things in writing ALWAYS! They (and their minions) are shady, at best. Getting an honest answer, a knowledgeable and informed opinion about their craft, or the basic standard of construction and finish of a home is seriously lacking. Nail pops are standard, the house will settle for at least the next 10 years, sinking driveways (always look at the patches when shopping!!!) are to be expected.
Structurally the houses are sound. But the finishing touches are off. Seriously: the towel bars and toilet paper holders they install are from the early '90s. Appliances are black! But remember, everything can be upgraded for $$$.
The disregard for the residents who have already handed over money is astounding. Once sold, they do not care. Without erosion control measures and continued sub-par workers/worksite control measures, the streets were always left a muddy mess. Instead of limiting their mess, it seemed as if they went out of their way to make their presence known. Mud everywhere. Not a single broom or street sweeper in sight. Residents began to pray for rain to clean away the mud, filth, and dust that covered the streets and cars. Seriously. Blocking the street? Standard.
The one year warranty covers nothing as confirmed by Dave, their head site manager/VP of something or other, not in an effort to help but to confirm they do not consider the above issues as warranty items. I guess sinking - okay, caving - pavement/sidewalk isn't cause for concern either?
Bottom line: I would never ever go down this path again, if I could help it. I wish I never had in the first place.
If Kay must wonder why it took so long for one to verbalize one's concerns, I was disgusted by the PR campaign launched two months ago in an effort to boost their image. Seriously, the mortgage guy got in on it. Paying for five star reviews much? Get real.
Can this builder be much worse when building are structurally sound homes? House is less than 5 years old. Roofing has already had shingles pull away from the house creating large gaps for water to leak into the house causing wall damage. Subflooring, carpeting and wood which was not properly secured or leveled creating numerous issues. Driveways which were built without proper drainage underneath leading to settling issues and cracks in the driveway in the first year and was only patched. Now it s having the same issue. But mind you. They only fix it once in their warranty. What they originally did was not even a fix! And their warranty. Absolute garbage. Covers most things only in the first year. And if it is a day beyond that from your settlement date. They will do nothing about it. This is an ongoing issue in our area with several of our residents having the same issues and Kay not being accountable for anything. Do yourself a favor and do not buy from these crooks. And if you do. Make sure you have a good lawyer for when things go to heck. Because you will be on the hook for covering all of their structural mistakes.

Moved in on October of 2017. I ve had a littany if problems from the kitchen cabinet not closing, holes in the ceilings, my sidewalk has flaked and scaled. My backyard was supposedly Hyde-seeded, but is barren with rocks. Apparently they did not have any topsoil! The snow removal by Kay was atrocious! No pride of whatsoever in making the roads safe and clear, in case of emergency vehicles. Not one ounce of salt was spread on the roads all winter. Now, there is new construction across from my house. The road is full of mud, rocks, dumpsters parked everywhere. It s a pig pen and disgusting! They have no pride of whatsoever and could care less about the residents. After they get your money, you might as well be dead! They are all a bunch of frauds! Buyer beware.

We started our home process November 2015 with Trio Fields , and Linda Minnich. It was so exciting to watch our home being built from the ground up .Linda was so easy to work with. She was there when we have many questions about our new home. Through out our year process, we visited the property frequently and Linda never made us feel like we were bothering her. I am so in love with my home that my husband and I have chose and my 4 legged babies love their window that they love to look out of. My heartfelt thanks goes out to Linda and her construction team . DO NOT BUY FROM KAY BUILDERS!!! What an absolutely horrible builder!! No communication, unfinished house, flat out lies on completion time, terrible experience. Can't wait to tell everyone that I come across to avoid this builder like the plague, unless of course they want a house that is MONTHS past the completion date, and additional months of paying rent. Just a disgrace. Maybe on a big sign right near the entrance to their communities... And if you post anything negative in regards to the actual experience with them on their Facebook...they delete the comment, and block you so you can't warn others about what a disastrous ordeal they could potentially have. Nothing says "Guilty as charged" on the lousy experience, like quick deleting and blocking of anyone speaking out about poor business practices. RUN IN THE OTHER DIRECTION. BUYER BEWARE. I can be reached through Facebook for anyone who wants the story of what it's REALLY like to try and get your home finished in the current communities, since all they allow is propaganda on their media platforms.
They don't bargain in good faith and changed their website to avoid false advertising charges Linda is hardly an asset as described earlier She lied about every detail when I filed a complaint with the BBB and Kay falsified every detail of a transaction gone bad with presumed intent to slander my name and financial position. I Proved with no doubt I could afford far more than the price of the house, they lied about the lot that was offered, changed their website to avoid paying VA closing costs, lied about realtor representation, manipulated the numbers trying to confuse me into accepting a bad deal and purposely left out details of offers tendered Avoid Kay builders. They have no honor and will falsify every detail if you challenge them
My husband and I are more than pleased with our new home from Kay! This was our first new construction build and I can't begin to say how smooth everything went. Jimmy our sales agent was extremely thorough and helpful through the entire process. He answered all of my questions promptly. Chris the foreman was great as well. He took his time when showing us our new home room by room. There were a few minor things we noticed and he had it fixed that day. Plus our closing date came almost a month early. I would highly recommend Kay to all of my friends and family.

This is my first time to try build a new house by Key builder we hear a lot of negative reviews by them ,but some people like them some people don't so we just give it a try because we like the model lay out !we are not even start to building our house yet but we already have so many problems with Linda Minnich about our blueprint !before we put down the deposit she was nice and everything we ask her she was ok with thing we want to change for the house she said ok with it ,but after we put a deposit and she know we can't back out any more so she showed her true skins and she started to lie about everything she said ,she lied and denied about a lot of things and she said that she never said that ! If anyone wants to build a house with her! please beware about her she's not a honest person at all !!! So be careful with her !
The whole process of working through Kay Builders from selecting the lot/style through designing and construction was easy and stress free. The individuals I worked with were all knowledgeable about the process and responsive. There was always someone available to answer questions and make sure the process was on track so i did not have to worry about forgetting anything. During the design phase i was pleasantly surprised by all the choices/options that were part of the base offering and we ended up with very few upgrades. The end result was a beautiful home in a friendly neighborhood that we absolutely love. While we are not thinking of moving anytime soon, i would not hesitate to buy another Kay Home in the future!
I had a perfect experience with my Kay home at Trio Fields. The few things that were wrong were fixed immediately. Everyone was wonderful to me. Dave, Elmer and Linda were endlessly helpful. Linda made it really easy to make selections and upgrades. I love my home and am completely satisfied. If I could give her 10 stars I would.
The Kay Builders Team from the start of our building experience, have been exceptional. For a custom built home Kay Builders exceeded my personal Expectations. All of the building crafts people, were outside our partially completed home at least one hour before of their scheduled appointment time. I would visit the homesite when my safety permitted, several times a week, and watch the framers, roofers, plumbers, tile and wood installers at their craft. Yes, I asked questions, and all of them were courteous to me and my wife. We were told at the start of our house being built, weather permitting, when we could expect our closing date. Kay was pretty much on schedule. Our Fields at Indian Creek to my understanding, was the pilot program for a 55+ community, presented by Kay.. I m totally satisfied with Kay, and would recommend them, without hesitation. I wish all the workers and staff well, in their future endeavors. I write this without compensation.
I bought my current home with Kay builders and my experience was exceptional from beginning to end. My family and I, especially my 11 year old son, LOVE our new home and our neighborhood. The school district it is located in (Parkland), is one of the top in the area as well. If you have school age kids, Kay Builders is for you because all of their locations are in top school districts. No kids...no problem either, because they all are in quiet neighborhood with easy access to Wegmans (the Laurel Fields location, where I live with my family), the turnpike and major highways.
