Just rented a place with them, they have been very nice & helpful through everything. Had a key mix up moving in & they were very helpful in fixing the problem & were very timely about it considering it was a Sunday. So far it has been a very pleasant company to work with.

I have lived in an apartment run by InvestWest for 5 years. 5 months ago a man moved in below me, had to sign the same contract that states he will not smoke in the unit, and yet almost daily my house is filled with marijuana smoke and reeks of the smell. I have complained to the on-site manager Mike and the office and yet nothing is done, they turn a blind eye to it, allowing him to continue to live and smoke in his unit. This has turned into a horrible living situation for me and my roommate. Horrible business practices by InvestWest. Showing a lack of care and concern for people and being solely about money. I would not rent from them ever again. If you are in the market to rent, find a different company to rent from unless you don t want to follow rules then they are the business for you because they won t make you.

Invest West has managed my rental in Portland for several years.I have worked with both Tracy Norris and Kelly Rothwell. They have been great about keeping me in the loop of any issues with the property and have always kept good renters in the home. All of my renters have always seemed to be pleased with their service as well. I would highly recommend them as a great property management company.

I just moved to the area and struggled to find a place that fit my personal needs. I have an aggressive work schedule, limiting my time for viewing/paperwork/office visit/etc.

I worked with Sunday over a two week period, she was prompt, flexible, and professional. I was so pleased and frankly impressed with the service they provided me. She let me view the property after hours (maybe specific locations only) She also let me in early to take measurements making sure all my furniture would fit. I asked a hundred questions, no exaggeration, she answered everyone as specific as I asked with a response time unheard of. I applied for one of two available townhouses in a complex, someone else was already in line for the first one so she transferred my application for me. No need to re apply, no new fees. Very professional and in my best interest.

Other companies will push you and trick you in to renting a unit, Invest West was polite and not pushy at all.

I am now in my new home, my dog and I couldn't be happier. If our experience continues as it has, I may never move.

I have worked with Invest West Management for 15 years. They are the property managers of our small marina (48 slips). During that time we have needed their help with large and small emergencies, and they always come to out aid quickly. Most importantly, they are there when you need them and always return calls promptly. I would recommend them to any needing a professional property management company.

Over the past 10 plus years we have worked with Invest West on numerous situations and with very difficult circumstances. We have be provided with nothing but the best of services from a vendor standpoint. There intent has always been to produce what was best for the associations they represent regardless of who was involved. They have put in the effort to help communities that are struggling and down right impossible. They continue to take on difficult communities to try to help them get out of the hard and sometimes impossible situations.

This industry is a thankless job to a degree. Association have representatives that are not paid and often only think about themselves and managers take the brunt of the issues. This is the nature of the business to a degree. Although the great thing about Invest West Management is they are willing to step up and state the hard things to make sure the association has the guidance they need.

No one is perfect and part of life is learning from your mistakes. Even the tenured managers in this industry make mistakes.

Its how you take care of those mistakes that allows you to stay in business and create the foundations that allow for the communities to thrive and be successful.

I can't ever get a coherent response from these people. Emails out to residents are always full of grammatical and spelling errors. They never directly answer you questions about anything. I would stay FAR, FAR away from this management company.

Invest West Management has been notified on multiple occasions that we have sold our property in a community that they manage, and they refuse to stop sending us invoices and correspondence.

They are going to get the association they represent, and themselves, sued. Avoid these unprofessional people.

The Staff is courteous and helpful. Putting in a request for maintenance is easily handled online and the response is very quick. 5 stars!

They do nothing about the excessive mold around all of their apartments, nor do they feel they need to fix anything at all. So glad I am a homeowner now and no longer have to deal with the conditions of living in one of their Longview properties.

Melissa McDowell is always positive and professional. Communication with vendors is exceptional: timely and dependable. I would give them a zero if I could. I have had SEVERAL bad encounters with this company. No phone calls back. A rude and unhelpful receptionist. This company is a joke.

I've worked with Invest West Management for almost a decade. They are dedicated and easy to work with. They work closely with Riverview Community Bank's 162nd Street branch in Vancouver and that branch loves working with them as well.

Invest West Management is a company that specializes in managing properties and running HOAs, and are expected to be experts at it. However, they have conducted business for our HOA without following our bylaws. I don't understand how that happens when your are supposed to be experts at this. I think your actions and miss management have already put the homeowners and HOA at risk. Since you have not done your duties properly, I think it is only right that you resign from managing our HOA and let us fine a new management company to manage it. One that will follow our bylaws. Since the old board was also elected improperly, their renewal of your contract should be invalid. The homeowers should have the final say since the old board is invalid. As a homeowner, I am willing the take the risks associated with the new improperly elected board than the old improperly elected board. Don't force your services on us because I do not want it.

We were long term tenants for Ross Pacific and then they were sold to Invest West. We had the same property manager the whole time (Dave) and was very happy with the service. We didn't have a lot of maintenance issues, but when we did, they were responsive. Seamless transitions from house to house, company to company, and at move out.

Several times they had forgotten to pay our water bill even though we had paid them. Finally after our water being shut off on several occasions they decided to let us pay it directly. Now it s happening with the new neighbors. Very unorganized and can not be counted on.

Had a maintenance issue and the staff was professional and fixed everything i needed. Great understand of renters and willing to help them in tough times. Great company!

We have used the services of Invest West two different times as an HOA over the past 15 years. We have found that they communicate very well, and consistently. What has helped us most is that, since we have a volunteer board and all with busy lives, Invest West is always sending out reminders for when we need to have HOA Meetings, when to deal with Budget and Tax matters, as well as helping us keep current on the latest and greatest trends in running HOAs. They have also been good about prompting us to write letters to all of our HOA members reminding them about the bylaws, ie. keeping garbage cans hidden, yards well managed, etc.

I love working with IWM. They have always been very professional with me. Never made me feel less than. Paperwork is very easy to understand. Tenant portal is user friendly and makes taking care of rent and submitting work orders very easy. The entire team is very responsive, but I have to give kudos to my property manager - Kim. She is very easy to work with... patient and shows compassion. She follows up on all my emails and returns calls promptly. Makes me feel like I'm more than a rent payment each month... Like my family matters. That's rare these days.

This company's property management style is not conducive to creating sense of community and care for the residents of the association that employs them. Their communications are often punitive, threatening, and intrusive.

This office is very professional and has excellent customer service, I would definitely give a referral. I had a wonderful experience. IWM took over management of the duplex where I have lived for the past five years. There are people here parking in the fire lanes, subletting their apartments and smoking in their apartments. I and a couple others have complained about the maze we have go through just to get into our parking spaces. I have called many times about tenants using the visitor parking as storage for their extra vehicles as well, but Tracy Norris hasn't done a single thing about it.

I am moving to Vancouver next month. Invest West has a couple properties I am interested in renting, but I cannot get ahold of anyone. I have called everyday for a week straight and left voicemails and have not received a call back. One of their voicemails state call back in ten mins if you don't receive a call back. No good if nobody ever answers. They have some beautiful properties for rent, and if someone would just get ahold of me I might have a different mind set about invest west.

Invest West is an outstanding management company who has handfuls of employees that are passionate about their work and strive to build a better community. I personally have had the pleasure working with several managers on their condominium and homeowner association team. They are always attending educational events with other non-profit organizations to gain more knowledge to our fast paced and ever changing world. This is important when selecting the right people to work with because associations need guidance and direction as you're practically running a business yourself! Make sure you have the right team behind your community.

Our HOA signed a contract with Invest West Management after a terrible experience with another management company. We are so happy we switched. All of our managers with Invest West have been completely professional, and communication has always been fast and thorough. We feel like we are getting a good value for our money. I would gladly recommend Invest West to other HOAs.

They are a company that is actively looking to improve their clients properties and are awesome to work with. Polite, professional, diligent and responsive. Great service in 3 years of renting. Gerry and maintenance folks do a great job. This time Gerry solved a mystery by replacing a pipe under the sink, and not only fixed an electrical issue but provided a completely new light fixture, and also fixed a light that we didn t even know was there.

Bridgett has managed my property for over 13 years, and Michelle has been added to the role more recently. I tend to keep business relationships with people for years if I like the work they do, whether it's my dentist or my accountant; and it's no different with my property management company. They are proficient, easy to work with, and care about their tenants and their property owners. I like that I'm treated as a person instead of being reduced to a number dealing with a big corporation. I highly recommend them.

On several occasions I needed to get clarification on specific questions. I found Melissa McDowell to be prompt in her responses, accurate in her information and extremely pleasant and professional to work with.

We used Invest West for several years to manage my father's home when he came to live with family members and Kelly did a good job for us. When my father passed away in December 2017, we used Rebecca Blaisdell of Invest West as our real estate agent to sell the property. She did an excellent job for us. Her suggestions on what improvements to make to the property before listing it helped us to maximize the sales value of the property. She immediately responded to all issues that came up and gave us sound advise as we had questions. The sale of our home went very smoothly, and she played a large role in helping insure that sale was very successful. We were very pleased with the service that she provided and would use her again for any real estate transactions that we might have in the future.

We've been with Ross Pacific, now Invest West Management, for almost 9 years now. They've always been great! Any time we have a problem with our house they are on it to fix the issue quickly! I always recommend them to anyone looking for a rental.

IWM maintenance stopped by today to swap out the front door knob. The gentleman was very professional. I haven't lived here very long but I am very pleased with IWM so far.

Updated review. Invest west took care of all our concerns and considering all things handled our accounts fairly.

I rented through this management company for 5 years. The beginning was fine, but over the past 2 years it went downhill. My first issue was the response time. You can never get ahold of someone. Your always getting a voicemail, and it says they will return your call in 1 business day. I have had to wait 1 week, until I had to call them back again, and then wait another day for them to finally return my phone call. Maintaince always took forever to come. I once had a washer leak, and it took 5 hours for someone to come and deal with the mass amount of water. The water damage was so bad, 6 months later my downstairs neighbor noticed water leaking and mold on her garage ceiling. So things were never properly taken care of. Dealing with Tracy Norris was awful. She never had a good attitude, never friendly and always seemed like she was against you. We had some downstairs neighbors who were very aggressive and explosive. They consistently harassed my family. Cops were called a few times to report the harassment. Management did nothing about this, and I was told it was all hearsay. They allowed those people to continue to live there until one day I was physically assulted by the women in front of my children. Charges were pressed, and then finally Tracy was willing to do something. When I contacted her to tell her what happened she made it seem like I was inconveniencing her for her having to evict those tenants. She never once asked how I was, was just very rude and snappy. That was the last straw for our family so we moved within 2 weeks to get away from this company. While moving we were accused of throwing trash on the ground, which we would never do. We were told we d have to pay for this, once I asked if they had any proof that we threw the trash on the ground, they stopped. We were good and faithful tenants. Always paid rent on time, kept a very clean home, were friendly to all of our neighbors and we were treated like garbage by this company. I have never dealt with worse customer service before. So happy to finally be away from them, and I would never suggest this company to anyone. Stay away from invest west, unless you enjoy not being treated well and taken care of when you pay good money to live in these homes!!!

Gerry Watkins, from Invest West Management Co. came to my home today with a list of repairs that I had submitted to his company. Once here my list proceeded to snowball. Gerry happily and professionally handled each item on my list with aplomb. It was a most satisfying experience. Thank you Gerry for going that extra mile for me!!

I am a general contractor that has worked with Invest West on multiple large rehab projects, as well as many smaller projects. Everyone I have worked with has been professional. If you are a contractor, board member, or owner of an investment property, I highly recommend trusting Invest West with the management of your assets! Chris and his team are top notch!

Two of my attorneys have confirmed that proxies as they have been written are valid for elections per our by-laws and they are valid till 11 months from date of writing.

IWM has been wrong in asking for driver's license as proof of WA residency. IWM is wrong on proxies too. Even IWM has failed to do the homework before issuing statements. Remember that for all the cases decided in courts, 50% of attorneys are wrong as 50% of them lose cases!

You have not even read rules properly before starting re-election process. You should have got all stake holders together before starting the process.

Previous Board is being favoured by you since they signed your contract amendment without due process and without competitive bids. If you were honest, you will never do such selfish act!

IWM has been doing HOA business for last 2 years without following governing documents and doing all sorts of wrong things.

IWM should be ashamed of passing wrong budget, even after mistake was pointed out.

Please make sure your company does not pay itself anymore from HOA funds since January 2014. You have messed up the HOA. You are supposed to be professionals and experts in following governing documents. What you have done is pay no respect and regard for the governing documents untill I started asking direct questions.

And still you are busy manipulating rules! For elections of directors for 2014, the nominitaion commitee should have been in place BEFORE Sept 1, 2013!

By your actions, you are not doing yourself a good deed. The HOA circles are connected and many law firms, management companies, and many Boards have heard of your mis-management of our HOA business.

Please stop manipulations, get together stake holders, and work out clear transparent agreements.

You do not even know what other rules you are breaking! It is because you never cared to read and follow our governing documents.

It is shame that previous Board members are still supporting actions of IWM after so much damage done by them to our HOA. They should distance themselves from supporting IWM and resign from all responsibilities implied or explicit, or they risk damaging HOA further.

They have a terrible maintenance department. Second they over price for a lot of deposits.
Third they bark like sharp property management with their policies and protocol..

Our Summit Oaks HOA board sought bids for managing our 161 home HOA a little over a year ago and chose Invest West as the best fit for our needs. They were professional in submitting and following through on their contract. They are responsive to our emails and calls and perform their duties in a diligent manner. They have provided our board with information to better serve our homeowners.

We have been with IWM/Ross Pacific for 10 years. Dave, our property manager, is easy to work with and always gets back to us whether we call him or send an email. We have also worked with Dawn as well who was also helpful. IWM has always worked with us no matter the issue.

We have been using them for quite a while and they have always done a great job.

Please disregard the previous version of this review! I accidentally reviewed the wrong management company! I had meant to write about InterWest Properties based out of Portland, OR rather than Invest West Management based out of Vancouver, WA! After I wrote the previous version of this review in error I was contacted by my roommate who I had stayed with in the Invest West property and informed of my error. The following reflects my actual experience with Invest West Management:

Unlike InterWest, Invest West is very professional and very nice! The on-site manager Mike of the Dry Creek apartments and Park Place Apartments was always very helpful with any maintenance request and always communicative and responsive. Invest West has been one of the better property management companies I have dealt with. I really appreciated Mike s help over the year I stayed there, he s a stand-up guy. When the oven and the fridge in our unit went bust they replaced them promptly and at no extra charge! Invest West is actually really awesome & completely unlike the unrelated Portland rental company with a similar name.

Go with Invest West, they won t let you down.

I understand that businesses must make money but these folks need to understand that fair business practices and treating people well will earn them more than charging excessive fees. I recently sold my home and the title company called Invest West (the HOA Management Company) to determine if the dues were paid, Invest West wanted $15.00 to answer. Really?

On top of a recent car burglary & theft in our parking garage.
