Ben and Chad talk a big game but never follow through. We thought we bought a house and even closed on it until 20 minutes later the lender called back saying they can't fund it because of the odd stipulations in the contract... Now they aren't answering the phones. They are terrible a communicating and when they do its blow smoke up your rear. I tried to find them on BBB for their "A+ rating" but the BBB can't seem to locate them in the system.
Tara Latham always answered my questions promptly and clearly. She explained her answers in detail. My experience of working with her was excellent.

We initially contacted Home Rate Mortgage to try to acquire financing in Chatanooga Tennessee on a new home loan from out of state. Our initial contact with Kate was great on getting back to us. After a discussion about my credit and a couple things that we could tweak to get a better interest rate. I told them I would call them back in two weeks. The items were handled and we found a home we wanted to buy! I called and have left several messages over a period of 4 days and could not receive a phone call back after promised we would get a call back by the end of the day. By Monday someone had put another offer on the home (we had been looking for 6 months to find the perfect home and this was it). Sadly I ve had to find another lender. I chose Home rate Mortgage based on their ratings. We are not local and based our original selection upon google reviews. When I called to say we were going to find a new lender I was met with ok! Thank you! . No apology simply ok! Thank you! was all. So very unfortunate and a waste of our time.

Very quick. Only had a couple of hiccups, but not due to Homerate.
My first time buying a house and understandably, I was very nervous. Talked to one guy the first day we put in our application and he was very stand offish and short. Wasn't off to a good start and started the process of going somewhere else. Sent in an email expressing my concerns and the lack of communication from him. Got a call the next day from Dustin Swafford. We talked, I told him what we were looking for and it was a breeze from there. He set us up with an agent to look at a few houses my wife liked. We had a pressing time line to close because of the school situation with the boys. Date was set for closing and was taken care of perfectly. We couldn't be happier. I will undoubtedly work with HomeRate again in the future. Thank you Dustin for all that you did to get it taken care of.

Called about a refinance & she took all my info & said I ll look & call you right back. when she called back she said the person i need to talk to is out til monday but i see no problem. but I ll send you a copy of your credit report. When she did that i called her back & said this stuff has been paid off then she said we can t help you... just like that.... I do mot recommend them at all!

When I first spoke to Ben he asked me who else I was considering and I told him my bank at First Tennessee. He then told me in excitement he wasn't worried about beating their rates. I then spoke to Brian their Senior Mortgage Specialist, but even as a veteran they could not match the offer I got from the bank. Plain and simple, everyone was nice but the rate from my bank was about half a percent better than that at HomeRate Mortgage.

Scott Phillips did my refi in the middle of the COVID crisis. He was a real trooper as the rules were changing due to the pandemic. He made sure my original approval terms were honored even though lender criteria was changing rapidly in response in response to the world's financial uncertainty. He hung in there and made sure i was happy and he got the deal done.

Chad was extremely helpful to my girlfriend and I when buying our first home about a year ago. I went in expecting to be bombarded with all kinds of real estate jargon and paperwork galore but he made the process much much easier than I expected. If you've been thinking about buying your first home (or second, third, etc.) or even an investment property I would definitely go chat with them. It's nice to have local lenders in town who don't send you through a telephone directory tunnel when you need them most!

Im sure I had a few dumb questions as well, but she was there, ready and willing to explain everything, no matter how long it took. Also, it only took an hour to get pre-approved. I highly recommend HomeRate, and if possible, ask for Tara. Trust me, I never leave reviews for anything, but this was my first home purchase, and she made it easy from pre-approval to the day i closed.

We recently refinanced our home with Alex Carter @ HomeRate Chattanooga TN. He helped us navigate through those waters flawlessly.
