We were dealing with Robert for a conventional home loan. At first he gave us a great deal after we gave him all of our information. We were prompt and sent him all the paperwork he needed first thing the next morning. He would say he would call at a certain time and then wouldn t get back to us. We started working with Robert on Monday and by Friday we are without a loan because he unfortunately told us wrong and we made too much money for the loan he told us we qualified for. He apologized and said he would give us a call... waited, no call back. Finally we called him and he said the best he can do now is over a 5% interest rate. Although Monday he told us below 4.5%. I understand that mortgage rates are constantly changing. But because he was unable to give accurate information and did not lock us into a rate, now we are the ones that are screwed.

We personally will not be going with this company. I also called to speak with a supervisor. Still waiting on a callback. Surprising.

Tara Latham did a FANTASTIC job of communicating with me throughout the refi process! She kept me up to date on the status of my refi, let me know when something was in my Q and reminded me if I had forgotten to do something on my end.....which I did several times. LOL. Tara Latham made the experience very easy on my part and was always available to answer any question that popped up.

They took all my info and said that everything looked good and that they would be calling me right back with refinance rates. They pulled my credit it was in the high 700s at the time but never called me back. My credit went down from the inquiry but I never received anything from them. I was approved by 2 other lenders but went with neither. They both sent me a notice stating that they had pulled my credit report and what they had found but nothing came from home rate. I bought my house through them and was hoping to refinance through them but it seems like they just forgot about me after 3 phone calls and a credit inquiry. I thought there was a legal requirement for them to send me something after pulling my report but 3 months later my file must just be unimportant.

After experiencing a nightmare from a major bank, it was refreshing to deal with a mortgage company that is knowledgeable of the industry and knows how to process a loan. Scott Phillips and his entire staff provided excellent service and processed our loan expediently. We could not have ask for better services.

TJC is the best mortgage company that I have ever dealt with, and it's not even close. I have purchased homes three different times and have refinanced a few more times. I worked with Scott and only Scott to buy my new home. The process was easy, and simple. Also no Realtors were involved in the purchase of my new home. Last month we closed on our refinance - worked closely with Richard Sailors and Tim Balogh. Richard was instrumental in walking us through the process as well as answering all of our questions. Richard was always there when we needed him. Tim was great also in working through the hurdles with our particular case. They did everything they could to position us perfectly and get the most out of our refinance. I highly recommend them!

This is our second time using Home Rate Mortgage. They have been awesome through out the process of purchasing our home and doing our refinance! Scott Phillips was very nice and so were the staff at Homerate Mortgage. The loan process went pretty quickly. The only complaint is that the appraiser they chose was difficult and didn't know what she was doing. If you go through Homerate Mortgage, hopefully you will not get the appraiser I got.

It does not matter if it is on the phone or in person HomeRate Mortgage has shown they are invested in me. Rather than just try to get me approved they wanted to take the time to understand me, the needs of my family, and how best they could make my life better. What other mortgage company does that?

I've now got a mortgage company where I know someone's name, I can personally call them, and I do not have to spend lost hours on the phone. Best of all I have the relief of knowing I made the right decision and finally found some truth in advertising. Overall it was a good experience. I got what I really wanted, to lower my current house payment. However, there were a few blips. The whole event took just under two months and my life is better for the experience. The phone call only takes ten minutes to make and I recommend you make it. After all, why wouldn t you call?

I first contacted Homerate Mortgage on January 26th 2016 after hearing Ben on J103 telling me they had helped so many others. The process was really simple; not quite as simple as a prior refi, but still very easy. Everything except the closing was electronic. Email and E-sign have made a world of difference in processing financial transactions.

Speaking of closings, mine was on February 17th 2016. From January 26 to February 17 there was a flurry of emailing and phone calling between Nathaniel and myself. I am assuming he tried to understand my requests, but that may be one downside to email/electronic everything. He had pulled a credit statement at the beginning of the process and this remained the blueprint for my final payoffs when the refinancing was complete. This despite my commentary to him that things had changed and he had the wrong vehicle chosen for payoff to one lender. I had two vehicles financed and was paying off only one of them.

Another thing I was not made aware of was the three-day cool off period. So even though we closed on the 17th, nothing was finalized till midnight of the 20th which was a Saturday. This meant that the wire-transfer, for which there was a fee from my bank to process who knew, didn t actually hit until Tuesday, February 21st. Bummer I was more than ready on Wednesday to get going with my payoffs! Yay!

As for the payoffs, they were not paid directly by the finance company. They cut checks to the places I owed money and then mailed those checks to me. I then had to forward those checks to pay-off my balances. The checks were posted on February 23 and I received them on February 25. Add in the time for me to mail them to the companies and this led to my having to make additional payments on these accounts. As I mentioned earlier one of the accounts that I wanted paid was a vehicle loan. As Nathaniel never understood my request, I had to take the check they cut for the loan and add my money to make the payoff complete. The deed was done, but not quite as neatly as it could have been.

All the payments are in the mail by the 28th of February, but due to the time lapses and the misunderstanding of using a credit report pulled in January for payoff amounts, I had to wait for refunds from the companies which were paid off. The final refund came on March 19, 2016, and I can breathe easier financially!

I recommend you give them a call. It costs you nothing and may change your life - it did mine. Thank you Homerate Mortgage.

I needed help understanding the process once met my savings goal to buy my first home. I contacted HomeRate and was connected with Chad. I know it was God's will for me to call and be connected with Chad. Everything he promised me on day one he fulfilled plus more. He answered my questions after hours. This part of my home buying process was easy. Chad made moves for me that saved me money on my mortgage and decrease my down payment.

I was told that I would qualify for my home loan, which turned out not to be true. This is not my issue, it is the level of incompetence from the top down. Missed deadlines with no communication, I called in for information and no one answered the phones or if they did said they would have someone call me back. It never happened. I asked Ben Phillips to call me back, was told he would call me back, and guess what he never did. Ben Phillips is of course the manager, poor performance can be seen as lack of effective leadership. Obviously someone who can not return a phone call is not a great manager. If you run any organization and someone wants to tell you why you are failing, that is gold. It allows you to solve problems and move your business forward. I guess Ben figured he wasn't going to make any money on me so, why talk to me. Lack of professionalism, over promising and under delivering, inability to keep deadlines, no interest in solving problems or getting better. If you want to be overcharged treated as a dollar sign rather than a valued partner in the home buying process. Promised and not delivered results. I post this to let you know to avoid this company. It's funny Ben Phillips does recording when you are on hold to get you to go to his website and do a review, so if it is negative he can just delete. Because he really doesn't care or he would have called. I have sold four properties in the last year in the process of purchasing two more right now. These guys and gals are the biggest most incompetent JOKERS I have come across. By the way the guy doing my loan had been turned down in Georgia two months prior for not demonstrating financial responsibility, character and general fitness. The determination was they would no operate honestly, fairly, and efficiently for Georgia residents. Guess what won't do it for Tennessee either. Word to the wise.

So far this has been a nightmare!
I was approved through one company (for a higher amount) but heard they were hard to deal with, so I went with homerate mortgage because of their reviews.

First problem was communication. They were hard to get in touch with, and by hard i mean sometimes 4 or 5 calls a day and can't get through and don't get a call back either.
I work crazy hours so i thought maybe an email
would work better. Nope. The first few replies i got sounded like some pre-typed message that had nothing to do with my question, but i kept going because I didnt want to start over again with another company. Then when they started having questions needing documents etc I would get an email from two people asking the same question. And again I delt with it bc I didnt want to start over.
Now two months into the process, after pre-approval of course and after they've taken $495 out of my checking account for an appraisal, (that hasn't been done) and less than two weeks away from the closing date they're having problems getting me approved, and we need to wait until I get paid a couple more times, but there's plenty of money in my checking to cover my cost! Not to mention the house that I'm trying to buy is only $20,000 more than I make in a YEAR.
Needless to say I would never recommend homerate mortgage!
