I will give HLM only a 2 star. We leased a property from them for 2 1/2 years and recently moved out. We Found the property on Zillow. We were let in to the property by Marc without him there, he texted me the code to get in the house. It was I guess normal? We had a few repairs that we re not a big deal. Disposer went out and our front door lock wouldn t turn at all but that is normal repairs and they were really quick to have it done. Fast forward to move out time, Marc came in the beginning of the month and I told him that the house should be vacant by the 15th of June but we still have to do cleaning and stuff. We let them show the house 24/7 after that. Angela called my husband and said if we relinquish the property we will get money back. My husband relinquish the property on 25th We were not reimbursed for anything. They also stored tile and mortar in my husband s garage without permission before he relinquish the property. My husband was also charged for normal wear and tear of the house(painting) and also cleaning of the property. And this was after they took out the carpet downstairs and replaced with tile. So he also got charged with a full house cleaning and Marc had the keys to the house before Angela sent him the move out notice. I have text messages from Marc saying the house looked good from the owner. And rent was paid on time always but our new property management company couldn t get confirmation of it till we showed our realtor our online payments.

I have been renting a property from Home Locators for a little over 2 years now and I am beyond happy with my experience with them. When I make a service request online they are quick to fix the issue. The staff is very friendly and willing to answer any questions I have. All
In all it has been a very easy going experience working with them. I love the house I am renting and I couldn t have asked for a better company.

Average real estate agency. Take as much money from you as they can when you vacate the property. Rules here for lease signing are a lot more stringent then most. I have dealt with a lot worse though. 2.5-3 stars.

Rented from Home Locators for 4 years. I fell on some hard times and fell behind on my rent so they took me too court and filed a civil judgement for back rent which I promptly paid along with all fees within a month and satisfied the judgment almost two full months early from the terms we agreed on. When it was time to renew my lease nearly a year later they dragged their feet and rather than ask us to move filed for an eviction. Then found out that they never turned in the paperwork stating the previous judgement was satisfied. Now I cannot rent because no one will rent to me because of the previous judgement and soon I'll have an eviction on my history as well. They lied and said they filed the paperwork twice. Looks like my next course is to hire an attorney which will only cost me and them more money.

I rented a property from them in the medical center of San Antonio 2015. At the time when rent was due I deposited my money order to them in the after hour drop off box. Comes to find out a couple of days later I've got an invoice saying they didnt receive my rent payment. I called the office about it. Comes to find out they had someone At night steal all of the checks and money order from the night deposit box. I showed them proof I indeed paid them and now it's 2017 and see they had put me into collection due to an error from their behalf. So from that they kept my deposit. In the end they got a month of rent money free and I gotten screwed $1100.

Absolute scumbags!!!! They will try to steal your deposit by charging you for things they should not and by not returning your deposit, which is ILLEGAL! Complete thieves from the top down! They will lie and stall--they do not care about you but about the almighty dollar. Beware! Especially of Cynthia Acosta--she is a complete piece of dung. If you just rented, be sure you video tape every little thing before you return the keys--you will likely need the evidence later on and log all contacts with them--again you will likely need it.

All these people posting on Google reviews and other review sites are not exaggerating. Home Locators is unethical and shady.
Please save yourself a headache and a lot of money, stay away !!!! It is better to live in a cardboard box than to rent from Home Locators of San Antonio.

One more one star for the books. Was taken for a very expensive ride on post move out charges from a property I rented thru them a while ago. Failed to work with me and went straight to legal talks claiming he new the judge for the area. Might be a great company for homeowners, however, ruthless to the tenants.

I absolutely agree with all these bad reviews. Do not rent from this company!

Every time I called to speak with my property manager, I was told that they no longer worked there. This happened at least 4 or 5 times in the time that I rented from them (2 years).

After a year of renting from them and making every payment on time, my roommate came home to find an eviction notice on the door stating that we had 3 days to vacate the property. After numerous calls to the company, I finally had to drive out to the office. I was told that it was a mistake with the payment website and wasn't apologized to at all.

Every encounter I had with this company was frustrating.

Oh, and like several others who have reviewed, I didn't get my deposit back, got a bill for $400 and a list of bizarre repairs that had to be made with outrageous prices.

I've been renting from this company since 2009 and I haven't had any issues . I pay my rent on time and they do repairs right away . During the summer last year the air condition went out while my kids were home for summer vacation , I put in the request that morning and within the hour they we're calling me to have some one go out and look at it and repair it all under 3 hours. The entire front staff is great never had a bad experience with them . Mrs. Thompson is awesome our property manger she helped us a lot when it came to signing our new lease . I've had a great experience with this company so I thought I give them a great review. :)

Rented a home from them for 5 years in which I only had one negative experience with them. I had to go into the office to dispute a landscaping bill and it was if I stepped into another dimension where common sense was eradicated. Mark ended up calling me and resolving the issue which was a positive. I'm sure if I had to deal with the office staff more I would have rated this place 1 star. I got my deposit back in full so overall I would say they are pretty decent and I would recommend them if you're looking to rent.

This review is long overdue. I seeked a rental management service for our home in 2009, everything went well until I started receiving letters from my HOA regrading work that needed to be done on our home. Work needed to be done on our property which was understandable considering our home was built in 1998, however I received multiple notices from my HOA and not my property manager. I expressed my concern but they were ignored. After insisting, I started receiving numerous work order statements. The statements were outrages, $2,687.38 to install 13x13 tile in a walk in shower and then pay a second vendor $481.09 to re-install shower stall that the first vendor took down, but couldn't put together. When I asked for pictures and contractor phone numbers things got tense. Ms. Celine, the owner's wife went to our tenants resident unannounced and tried to force her way in to take pictures that I had requested, of course our tenants declined to let her in considering they had never interacted with her before. I called the tenants to see if we could make an appointment to do a walk-through which they accepted. I explained to her the situation, but Ms. Celine took it upon herself to call the sherif to report the incident, I was embarrassed and poorly represented. I tried to speak to the office secretary Sarabeth, only to receive the same unprofessional service. At this point I made an appointment with the owner and flew to San Antonio to resolve that matter that was not able to be done over the phone. Mr. Cantwell listen to my complaint and accepted partial responsibility, however he ignored his wife's behavior and excused his secretary's unprofessionalism. I printed his on-line reviews and the ongoing complaints of Ms. Sarabeth's, but he went on to say people "pay for reviews" or "write" them themselves. Yes, that may be the case, but they don't pay for negative reviews. Sadly, his opinion remained the same, but in the end he lost a loyal customer due to his staff's poor professionalism. I would not recommend this company, they are unprofessional and their vendors service are of poor quality.

My experience has been nothing but easy and stress free! We had applied through another property management large& known in Stone Oak. It took a week for the company to get back to us because of multiple apps on properties ahead. As renters you don't have time to wait, properties go quickly in the summer market in SA.
Home Locators web page is easy to manuever, the app period only took 24 hours and everything signed in 3 days. Marc was very knowledgeable of the property explained everything in detail and had a fence repairman there to write an estimate. Bad reviews are written in a moment of anger, many I read on here probably could have solved there issue communicating from the start of their problem. I would recommend this company!

We rented a home from this company for 2 years. We had nothing but positive interactions with all agents. From repairs to the uncertainty with our move date due to Covid, everything was great. After reading negative reviews, however, I was afraid we wouldn t get our deposit back. We took care of the house, left if in the condition it was when we moved in and guess what? We most definitely got our deposit back! This tells me that the upset tenants that did not get theirs back - did not leave the house in good shape. Don t listen to the negative reviews if you are clean and don t trash your homes. Take care of the house and you have nothing to worry about. I highly recommend renting with this company and if we ever move back to SA, I would rent from them again in a heartbeat.

Very unprofessional and rude. Have had several issues that have not been attended to in a timely manner nor followed up with. Blames everything on landlord, does not take responsibility for anything. Should ve listened to reviews. I was told they only deal with rent and minor issues with home. Well my issues are major and was told that I could not contact home owner because they barely speak to him and also he doesn t want to speak to me. Lol what a joke. I have issued a ticket to speak to whom ever is in charge. Let s see how long it takes for a follow up.

I had a very good experience in applying the process was very easy and free of stress, we spent 5 years renting with them and we always felt at home, the maintenance process was always very easy and fast they never took us extra for any repairs, at the end of my contract after 5 years I received my almost complete deposit in my experience and I recommend home locators !!!

I will never rent from this property manager again. They have no respect for you as a tenant, it is YOUR home for the duration of that lease, but they don't see it that way. They will not communicate with you before sending people out to the house, so you may get caught in your underwear in the morning in your living room with strange men at your glass front door and walking around the sides of your house. Great way to have a heart attack first thing in the morning, especially as single female. They don't reply to emails unless they want to. If for some reason the property manager needs to come to your house, she will park in the middle of your driveway and act like she owns the place (she doesn't). I don't trust that she wouldn't walk into the house without permission if she felt she had a reason. You can pay your rent on time every month and be a model tenant, and they still won't let you get comfortable in your own home.

(3 stars because their service team is awesome and quickly takes care of things, and their office staff is really friendly, helpful, and understanding. but their business practices as a liaison between the homeowner and the tenant are lacking in fundamental respect and character)

Every story has three sides. Your version, my version and the truth. Mrs. Cobb was very rude since the very first time I talked to her and the way she talks is very rude so I always felt she was being offensive and as far as the yard goes she was told there was a mistake on our part for not cutting it before she moved in and we would take care of it as soon as our landscaper had a chance. She got desperate and kept calling me to get the status of that when I had told her anything that has to do with repairs is dealt only and strictly with the repairs department, not with me. She couldn't understand that became an argument. I help many people everyday find rentals in San Antonio and they love me and love my service which goes the extra mile and I'm very proud of it by the way.

HLM managed a property I had in the Medical Center in San Antonio for over 8 years and did a fantastic job. During that time I lived in Houston, Virginia and Hawaii. They kept it rented for almost the entire time with vacancy only between renters for short periods of time. They took care of all the minor repairs that happen with rentals without bugging me and at a very reasonable cost. They even helped me renovate the kitchen and master bathroom. I never even set foot in Texas during the entire renovation process and once it was done we were able to increase the rent substantially because it looked so good. They know exactly what they are doing, what is needed to make a house marketable, how much rent to charge and how to quickly find good tenants. They even helped me sell the property when I was ready and we got a great price in a short period of time. I can't say enough great things about them.

The tenants overall seemed happy with them as well since they always repaired things quickly.

I wish I could give no stars. The place wants you to give them money for application fees. Even when you ask them what they need the say money that is all. They lie and treat you nice but once they have your money they say no and change the rules for renting. In our case pet deposit suddenly went from 100 to 600 when it was clearly written on the mls page at 100 a pet. A big waste of time and your money. Think about it if a 3 bedroom rents for 1200 a month and taking 50 applicatins a month at 60.00 an app the company makes 3000. Why would they want to rent a cash cow like that and lose money? Save yourself some heartach and emotional stress and take your business somewhere else.

If it was an option i wouldn't even leave a star for this business. Terrible company always will tell you they are on other line or they will call you back to avoid speaking with you. No move out inspection was done and now they have charged us for damages that were not done by us. If i was rented out of house i would never ever use them as property managers. I am a military spouse and move quite often and rented for several years and have never dealt with such an unprofessional company. We moved out a day shy of the middle of the month and were still charged the whole month of rent . Very unhappy past customer!

The one star recommendation is more than this company deserves.
This management company had stopped taking my calls, gave me excuses and false hopes when they were taking my call. They kept all of my deposit, charging me for normal wear and tear on the house I was leasing. I ended my lease in May and still have not received word on whether I was getting some of my deposit for disputed items.
WARNING to anybody leasing or doing business with this company, record all findings in properties leased no matter how small, BE EXTREMELY THOROUGH when looking through property for defects or missing items because they will hold you responsible when lease is terminated.
I WOULD DEFINITELY NOT RECOMMEND ANYBODY TO DO ANY BUSINESS WITH THIS COMPANY

Trying to resolve issues with management is a nightmare. Luis Buitron (Realtor / Property Manager) is by far the worst property manager I've delt with in my life. Discussing anything with him directly always ends up in a war like conversation. His customer service skills deserve 0 stars! He prides himself on the ability to contact you as he pleases but you dare not contact him directly, even after you have tried to take care of your concerns/issues through the proper channels. He will take the truth and twist it into a lie so fast your head will spin.

Upon moving into the property the grass had not been cut or weeded properly, as well as the flower bed looked horrible. I was told Luis instructed only the yard be trimmed. Everyone knows since the previous tenant did not take care of the yard, they are usually charged. Then management should have the yard serviced fully and properly because I guarantee when I move out they expect that from me or I will be charged!

I've attempted to make contact with his supervisor to discuss these concerns...I'm still waiting on a return phone call.

On a better note, the front desk staff is very polite and helpful. Thank God!

I have had some issues with the management company...

I have had some issues with the management company here starting with customer service. I should have known when I moved in and the house wasn't clean nor the carpet washed, I asked for verification it was, never received it. The other issue I had was that they sent me a fee without warning, and didnt hace a courtesy of a call, I felt like they took advantage. Their communication isnt nice. I dont recommend you to go with them.

This is an EXCELLENT property management company and I'd highly recommend them to anyone looking for a home! They are always very responsive to service requests and from my experience go out of the way to help. I conduct home inspections for another company and more than likely the reviews on here complaining about deposits not being refunded fully deserved any charges they received after move out. You would be amazed at the condition some people feel it's ok to leave a home in when they move out. It is only fair for the management company to charge for those items because they're going to have to pay for someone to fix the damage caused by the tenant. We've been renting from them for a year and I've found them extremely fair and our property manager Marc to be very responsive and helpful! I would suggest them to anyone that asks, it has been a great experience! They deserve 5 stars!

Poor communication between staff. They dropped the ball on multiple things causing us to pay unnecessary money due to their lack of communication. Eventually spoke to the owner who pretty much told me it was my fault for not getting things in writing. They took no responsibility for anything. Sarahbeth doesn t ever email back and when you finally call she says your email went to her junk mail. Overall HORRIBLE customer service.
