Our townhome in Daybreak had the water main break and we weren't getting water to any fixtures. Holmes had someone out here within hours of calling them, had people working on it the next day, and had it fixed within two. They were completely transparent through the entire process, and made the whole ordeal as painless as possible.

If real Contractor like myself were to do $100,000 worth of work on a $80,000 house, we would be out of business very quickly.... The only reason Holmes can do this is because he is doing a $100,000 worth of work on a $80,000 home for free...... Unfortunately, us real Contractors are in business to make money not lose money, so we have to work with MUCH lower budgets than Mr. Holmes which means we can't send the Home Owner to Disney World while we completely rebuild their entire house due to very minor issues... If my Customers had unlimited budgets then I could completely rebuild their house like Holmes does, but I live in the real World and my Customers are always looking to get a job done with a tiny amount of money..... .
We purchased a house from Holmes Homes 3 years ago. During the 2 years of the original warranty they fixed plenty of things for us. They were always timely and responsive. We are now 3 years down the road and are experiencing a faulty HVAC compressor. I sent an email to their warranty department and 5 minutes after receiving the email Patrick and Alan called to follow up and let me know they would help me get the issue resolved with the HVAC contractor. Designing, building and purchasing a house can be difficult and stressful, but Holmes Homes has been great to work with at every turn.
It was an amazing journey with Holmes homes .. we were very much impressed with their work .. They truly took a good care of the house till the last moment. Mike was excellent to work with .. He responded every time and had been very patient and kind to us.. Holmes made our dream of building our first home like absolutely we planned .. They helped us in detail in every step to choose things and made sure they are on track and gave us updates.. Makay was also excellent in taking care of the home ..He made sure things were proper and had eyes for every minute things that came up to be perfect till end .. For anyone choosing daybreak I recommend Holmes homes for the locations they choose to build and utmost care they take to provide us wonderful experience 5*
I am the original owner of my condominium built by Holmes Homes in 2010. Sadly there have been several construction defects. Improper installation of windows, no flashing, stucco was not applied correctly and the list goes on. Ultimately, these defects have lead to water intrusion. Damages are estimated to be at least 4 million dollars for all 84 units. Holmes has been less than cooperative. After 5 years of being under litigation between our HOA and Holmes; The case went sideways and Holmes Homes won. We are now having to pay out of pocket for construction repairs as well as Holmes attorney fees. I m baffled and disgusted that Judge Faust would make this ruling. This is not limited to Holmes Homes or Judge Faust. This is happening state wide. Our HOA attorney says that construction defect cases no longer exist in this state and builders are able to build poor construction as they please in order to cut costs. Home buyers BEWARE!
I ve waited close to a year before doing this review so I could give a real review without emotions. We re almost at the one year mark in our Holmes Home house and I hope this helps some new buyers.
The design process is professional and fun if you get someone who truly knows the limitations and isn t afraid of saying what s not possible. We lucked out here and got a gentleman that was helpful. Our neighbors did not and they had the opposite experience we did. So do your homework and go prepared and if you don t get the answers find someone who can give you those answers. Fight. It s your money and your house.
Get everything documented because when push comes to shove the only way to win with them is if it s in WRITING. ASK EVERY QUESTION OVER EMAIL or TEXT. You need documentation.
After the design that is when the headaches begin. Sadly unless you understand all the trades involved there will be problems. You have to make frequent visits and baby sit the process. If you sit back and think you re done you are in for a world of frustration. Buy a tape measure. Check the framing and make sure it matches what you are envisioning. If walls are bumped out ask about it. Make trips to the model and other houses like yours and look for differences. Catch the mistakes early because once it s sheetrocked you ll be too late for a fix that doesn t effect something else.
The trades involved do not care about your house like you care about it. How can you tell? Is the inside a filthy mess? There s your answer. A clean job site is a well managed site. They will hack they re way thru to get in and out. Find their mistakes and get them corrected! Do not trust them to do what s right they will do what s quick and easy. End of story.
I ve had friends ask me if I would build with them again. Sadly I would not. Our house is not falling apart. It s fine. It really is. What s frustrating is that details matter in house building and they don t care. Something great is an accumulation of a bunch of small details. They do not understand that and are more interested in the quantity over quality game. Which is fine. That s what Kia and Hyundai did but they learned from their mistakes and worked to improve their processes. Holmes doesn t.
We had a home built by Holmes Homes 12 years ago. Overall we are happy with the home however recently we started doing renovations and found some serious quality issues. While replacing lighting fixtures sevaral where put in place without an electrical jbox, just a wire poking through a hole. We have had issues with nail pops for years while repairing them and replacing trim it became apparant that the contractor struggled with building a plum and straight wall. The masonry on the front of the house was not properly bonded to the house and just falls off when touched. There are several examples of where the builders took short cuts during the process including forgetting nailer plates. I had to fix a water leak after pulling off a piece of trim and the nail had pierced the water line. Fortunately it did not leak until I pulled the nail out. Buyer beware!
We bought a Holmes Home a year ago and it has been fantastic. We love the layout, it is perfect for our family of five, and there hasn't been any issues so far.
