I ve waited close to a year before doing this review so I could give a real review without emotions. We re almost at the one year mark in our Holmes Home house and I hope this helps some new buyers.
The design process is professional and fun if you get someone who truly knows the limitations and isn t afraid of saying what s not possible. We lucked out here and got a gentleman that was helpful. Our neighbors did not and they had the opposite experience we did. So do your homework and go prepared and if you don t get the answers find someone who can give you those answers. Fight. It s your money and your house.
Get everything documented because when push comes to shove the only way to win with them is if it s in WRITING. ASK EVERY QUESTION OVER EMAIL or TEXT. You need documentation.
After the design that is when the headaches begin. Sadly unless you understand all the trades involved there will be problems. You have to make frequent visits and baby sit the process. If you sit back and think you re done you are in for a world of frustration. Buy a tape measure. Check the framing and make sure it matches what you are envisioning. If walls are bumped out ask about it. Make trips to the model and other houses like yours and look for differences. Catch the mistakes early because once it s sheetrocked you ll be too late for a fix that doesn t effect something else.
The trades involved do not care about your house like you care about it. How can you tell? Is the inside a filthy mess? There s your answer. A clean job site is a well managed site. They will hack they re way thru to get in and out. Find their mistakes and get them corrected! Do not trust them to do what s right they will do what s quick and easy. End of story.
I ve had friends ask me if I would build with them again. Sadly I would not. Our house is not falling apart. It s fine. It really is. What s frustrating is that details matter in house building and they don t care. Something great is an accumulation of a bunch of small details. They do not understand that and are more interested in the quantity over quality game. Which is fine. That s what Kia and Hyundai did but they learned from their mistakes and worked to improve their processes. Holmes doesn t.
