Ed and crew are a property owners dream. They are responsive to the tenants while being mindful of costs, rules and regulations, etc. If you want honest, worry-free property management, Hawk is definitely the way to go. I am very happy with this company.
Renter Beware!
My daughter is a CSULB student and found a rental at Park Ocean Condominiums, Unit 102 on East Pacific Coast Hwy Long Beach, CA, leased by Hawk Management. I was a bit concerned when I read some reviews about problems with pests, particularly cockroaches. My daughter stated she did not read the blogs; but was excited by the prospect of living entirely without roommates. The first day of move in, we spotted a large bug almost two inches long in the middle of one of the hallways; I thought it was a toy at first because it was not moving and it was enormous. My daughter, on two separate occasions contacted Hawk for fumigation, due to a cockroach that crawled up her drain and under her door on two separate occasions. Hawk management was responsive in all regard and continued to be basically a solid landlord; my daughter was a model tenant--her rent was paid early each month.
Our lease was ending on February 28, 2021 and we scheduled and met with a representative, Natalia; she performed both our pre-move out and move-out checklist on February 21, 2021. My daughter was moving back home to SF. The apartment was cleaned top to bottom (confirmed by video and pictures). Natalia also took pictures and declared the apartment was "very clean" as it was nearly empty by her arrival and we were leaving for good after our appointment with her.
Problem: All was good- until we received a notice stating that our security deposit of $1,925 was being deducted by $340 for Charges Complete cleaning: $205 and "Repair kitchen chop board "(no damages existed) touch up paint and miscellaneous repairs for $135.00. I contacted the owner, spoke at length with his rep., Katya; regarding the untoward charges. I told her this practice seemed "criminal" or at the very least predatory. Seriously, I would have preferred it if they had shown me the type of company they were prior to me being at their mercy by the end of a basically non-eventful lease... Good tenant. Good management (or so we thought). Hawk Management stated they would check with Natalia and contact my daughter and me--but have not after my last email requesting my full deposit back. Instead I was sent a check for $1,585.
These are several of the pictures I took prior to leaving the apartment (as clean as we received it), provided for very minor wear and tear as allowed by California Rental law to receive deposit back. I have never had this happen before in leasing for my daughter before and the negative experience at the end was surprising. In addition, the really nice gentleman, Jack who was the original representative we met with seems to no longer be with the company. Too bad...
Hawk management is great! They swiftly took over my 6-unit complex recently. I vetted a few management companies and I am satisfied with my decision. The prior property management company were neglectful and Ed immediately handled the issues with ease.
Ed and Jack have gone above and beyond in managing my property. From the get go they've been professional and competent in providing excellent management skills.

Ed and his team have managed a property of mine for the past several years. I live in a different state than the managed property, and having Hawk Management on my side has given me immense piece of mind. While I don't have much to compare in terms of rates (theirs are fair), their service has been amazing. They helped me navigate several plumbing issues, and they've advocated for me throughout a difficult dispute with an HOA. They've been nothing but professional, and they are always so quick to get back to me with a personalized response.

As a former tenant who rented with Hawk Management, I can safely say they give one of the best management experiences I ve ever had. Having lived in New York, Orange County, and West Hollywood, I was happiest with Hawk as landlords. They were fair, very responsive, and handled every maintenance issue though out my stay with utmost professionalism. Ed & Jack were so very helpful and will take the best care of you. I recommend going with Hawk Management and would give 100 stars if I could!
Called the front desk to verify the exact credit score you have to have to qualify, the front desk said the exact number was not necessary and that it was flexible. My application was denied, and the owner stated that the front desk employee would've never stated what she did. They took my application payment and won't return it. Not trustworthy.
I can say, I am always responded to in a timely manner. Very friendly and professional. If I do have a problem, my needs are met. So far so good. I ve been here 4 months.
Poorly managed, one person answers phone and another shows up to listing. Not knowledgeable about own listings & properties. Properties extremely dated, animal urine soaked into the wood and cabinets. Infested with silverfish. Stay away.

Hawk Management is a 5 star property management company. I would recommend this company to any one I know in the long beach area. Jack is one of the most genuine people I have met in this industry. He is quick to respond and makes the move in process as easy as it gets. Most management companies have automated systems or only let you contact via email which can be super annoying. This company understands what its like and how hectic the move in process can be.
Jack is highly recommendable! These guys really value their customers.
