My daughter is a CSULB student and found a rental at Park Ocean Condominiums, Unit 102 on East Pacific Coast Hwy Long Beach, CA, leased by Hawk Management. I was a bit concerned when I read some reviews about problems with pests, particularly cockroaches. My daughter stated she did not read the blogs; but was excited by the prospect of living entirely without roommates. My daughter, on two separate occasions contacted Hawk for fumigation, due to a cockroach that crawled up her drain and under her door on two separate occasions. Hawk management was responsive in all regard and continued to be basically a solid landlord; my daughter was a model tenant--her rent was paid early each month.
Our lease was ending on February 28, 2021 and we scheduled and met with a representative, Natalia; she performed both our pre-move out and move-out checklist on February 21, 2021. My daughter was moving back home to SF. The apartment was cleaned top to bottom (confirmed by video and pictures). Natalia also took pictures and declared the apartment was "very clean" as it was nearly empty by her arrival and we were leaving for good after our appointment with her.
Problem: All was good- until we received a notice stating that our security deposit of $1,925 was being deducted by $340 for Charges Complete cleaning: $205 and "Repair kitchen chop board "(no damages existed) touch up paint and miscellaneous repairs for $135.00. I contacted the owner, spoke at length with his rep., Katya; regarding the untoward charges. I told her this practice seemed "criminal" or at the very least predatory. Seriously, I would have preferred it if they had shown me the type of company they were prior to me being at their mercy by the end of a basically non-eventful lease... Good tenant. Good management (or so we thought). Hawk Management stated they would check with Natalia and contact my daughter and me--but have not after my last email requesting my full deposit back. Instead I was sent a check for $1,585.
These are several of the pictures I took prior to leaving the apartment (as clean as we received it), provided for very minor wear and tear as allowed by California Rental law to receive deposit back. I have never had this happen before in leasing for my daughter before and the negative experience at the end was surprising. In addition, the really nice gentleman, Jack who was the original representative we met with seems to no longer be with the company. Too bad...
