WORST APARTMENT COMPLEX EVER! I have unfortunately lived here for two years. The ladies in the office are not helpful ever, they charge you for EVERYTHING. I have been towed twice and had my sticker in the window both times. They tell you there is nothing they can do about it. I constantly have billing issues because their online system doesn't work correctly and they charge me an additional $200 here and $50 there when I pay my rent EARLY! Fitness equipment is always broken, there is dog feces everywhere and we pay for pet waste disposal. I have never been more unhappy with an apartment in my life! The management is the worst part. Stay away!

I have never been a resident of Greenwood Reserve but when I had been corresponding with the Community Manager, Nicole, to try and find a one bedroom apartment, she was super helpful throughout the entire process. She replied to every question I had and was very quick about it. Nicole even went to as far as to help me find sister properties nearby with vacancies that were within my budget when I found out that Greenwood didn't have anything for me at that time. Awesome customer service!

Management didn't give me my deposit back, instead they claimed that i owed them money that I already paid and had bills from them showing that I have paid all what is due before leaving and before all due dates. they just want to steal as much cash as they can from you all the time you live there and even after you decide to move out. This is a scam and I am going to court to solve this because they refuse to check their own bills.

I absolutely love living here! I don't understand any of these bad reviews because I have lived here for a year and any issues we had were resolved quickly. They always keep the ground cleaned and picked up, maintenance crew is amazing, and management is fantastic. The girls in the office do such a great job helping with any questions or concerns we have, they don't pawn you off as these other reviews say. This place is honestly amazing and for being in Johnson County, it is hard to find a complex that will even compare.
I would highly recommend anyone I knew to come live here. The gym and pool are awesome to have access to and are always well kept. They know about the paint and have already said they are going to be fixing it at OUR convenience. The walls are not paper thin either, I have an amazing neighbor with a dog and I never hear him. I can't hear people talking or their TV. This is one of the most pet friendly places you can find. They allow you to have your dogs without a hassle of ridiculous restrictions.
Whoever reads this and is looking into these apartment, give them a chance and don't believe these reviews that are awful lies. They seem to be the people that don't like to follow the rules that are leaving crappy reviews! I love my apartment and the staff are fantastic. :)

The parking lot situation is unreasonable. Atleast once a week I see someone mad or crying because they have to fork out $300 because their car was towed. I had a friend come over last night and her car was towed by the time we had finished breakfast today. It happens so often that while outside I ran into 2 people today who were furious because they had a friend come over and had their cars towed. My car has also been towed because the $150 sticker (not exxagerating, the sticker was $150 to replace) fell off and they could no longer see it so they towed it. The apartments themselves are beautiful though, I havent had any problems with noisy neighbors or any other issues other than the parking. I would've happily stayed here for 3+ years (until I could buy a house) but the parking situation is so insane that I will leave as soon as I can. I hope that Greenwood Reserve Apartments admits their mistake and removes the parking restrictions or atleast let's you have friends over for a weekend without jumping through hoops. I'm sure every apartment complex has its issues, this one's is that you will lose $300 on a regular basis to towing.

Absolutely enjoyed my stay here at Greenwood Reserve. Patty and Jennifer has made my last 2 years living here a delight. They are always so friendly, and try to make any accommodations necessary to ensure I am satisfied with my place. It was a plus for me in that the apartment had never been lived in, so I was the first to break in all the new luxury appliance. Also, there is an awesome gym (one of my favorite hangout) with updated equipment; as well as a beautiful clubhouse available for use with reservations. I would recommend this property to anyone looking for a safe, quiet, and friendly living environment. Unfortunately, I will be relocating soon and will have to leave this lovely complex; otherwise, I would have continued living here.

This is a great place to live! The staff is amazing and thoughtful. They remember me and my dog every time they see us. The apartment is beautiful and any maintenance issues are handled within a couple of days, if not the next day. The neighbors are respectful and it is a quiet residence to stay at. I would recommend!!

I have lived at Greenwood Reserve for almost a year and love it!! And will be renewing my lease. All of these terrible reviews are definitely fake. While it is apartment living and you can't expect perfection, the management and maintenance teams do their best to remedy every problem quickly and correctly. And I know from personal experience that they don't charge you for paint or send you pointless fines because of your trash can. The management is always friendly and goes above and beyond to try to insure that everyone is treated fairly in this community. They even spoil my puppy and have community parties!!

Greenwood Reserve has been a great place to live. The grounds are always kept clean and the residents are very respectful of one another. And my favorite part, the secure buildings!! That's not something you find many places in Johnson County.

Do not let the bad/fake reviews scare you away. I highly recommend checking out this community, you won't be disappointed!

When you pull into the Greenwood reserve you can tell that the are putting a lot of work into the buildings to make it great for the tenants. As soon as my mother and I walked in we were greeting by an amazing lady named Patti. She was able to answer any questions we had showed us the beautiful apartment and made us feel more than welcome. Since this apartment is for my Mom and the fact that I used to be a property manager I had several questions for Patti. She was very knowledgably and made me feel comfortable that my mom would be in a great place. the property is beautiful but Patti was the selling point. My mom will be renting from here and I appreciate the welcoming atmosphere and kindness that Patti gave us.

Greenwood reserve was the first place we visited and from the outset the extremly helpfully staff, clean communal areas and modern apartments stood out above the rest. Since moving in, the quality of care has remained high, we've only had a few small issues with our apartment, but maintenance have got to them efficiently within 24 hours. The staff put on fun community get togethers based around the club house and spacious pool, which subsequently makes everyone feel welcome whilst also building community spirit. The facilities are always open and good to use, I especially like the freedom of using the gym on my own schedule, and the business centre has been a life saver when our printer has been broken. My only complaint would be occasional Loud music inside the apartment, bass does travel through the walls a bit, but it's usually over late evening. I would certainly recommend Greenwood to anyone!

I love living here. Nice community, safe, Jennifer and Patty in the office are kind and helpful. The hallways in each building are heated so utility costs are low; they have giveaways/contests/pizza parties each month to keep it fun!

I have several problems with the apartment that I did not expect to have in a new building that cost a $1000 to rent one bedroom. I can hear everything that happen at my neighbors because the walls are very thin, I am sure they can hear everything I do as well which disturbs me a lot, also the windows and balcony door is not well sealed so water come in the apartment when it rains and destroy the paint and the carpet, and no matter how many times I call maintenance the issue is still not fixed. I expected much more from a place at this price, it is very clear that the company that built and manage this place does not care about quality and just want to make things that looks nice

Management is a total mess and very unreasonable so there is no way you can reach any solution with them no matter what the problem is, and everyone has way too many problems with management here. Sometimes I feel like thier fulltime job is to create problems, not solve them. Everytime I go to the leasing office or call them I hear a new lie, this is just what they do all the time. From denying that they got their rent so they can charge you late fees, to blaming you for leaving the trash out when they are the ones who are supposed to collect it but never did. The amount of extra fees I payed them over the year is enough to get me a free month rent. But I guess this was not enough for them and they wanted even more so the moving out charges where fenominal and they didn't explain what they are for and had no records to go back to so they can give you breakdown of the charges. They had several people who took them to court and won, yet they still continue with their shady activities trying to squize everypenny out of you every single day you are stuck with them during the contract. I never thought this would be something I have to deal with in a developed country, but I guess this place proved me wrong and showed me that even here you have the same problems as you would face in a corupt third world country. I wish I never saw this place or got fouled with the nice smiles at the begining, only if I knew what was comming next. Hell and more hell , lies and scams, and then more lies.

I am sure all the 5 star reviews are fake and written by management. I noticed that large number of 5 star reviews showed up all of a sudden in the same day, plus everyone of my neighbors have problems with the management and the apartments, so there is no way all these positive reviews are real. me personally, I had more problems with this apartment than I expected and even more problems with the management. When I pay for something I expect to get what it worth, so I am very disappointed by what I am getting here. I pay around $1400 for an apartment that has very thin walls so I feel like me and my neighbors are living all together with no privacy. I am also not impressed at all with the build quality. I am having too many issues with the dish washer, the water heater, and the paint. No matter how many times I complain, maintenance never show up. The leasing office just say whatever you want to hear but then do nothing to solve any problems. The carpet also got detached from the floor and the wood around the window is getting separated from the wall. I do not expect this low quality even at a low rent apartment, so having these problems here is a major disappointment, and having a leasing office that deceive its tenants and lie to them all the time is even much worse than everything else

One of the worst places I lived in, the walls do not give you any privacy at all since you can hear everything in every apartment near you, the paint in the apartment stained and marked from anything get discolored if you try to clean it, the trash smells in the hallway almost every day because trash is not collected on time, sometime it is not collected at all and then the leasing office charge you $25 for leaving it outside. The management is very rude and never listen to the sound of reason, they just want to charge you for whatever they want and to hell with you. I tried to tell them that I am not going to pay a fee for leaving the trash outside if it is your fault for not collecting it and you are the one forcing me to use that service in the first place by charging me hundreds of dollars for it every year. They just decided that this is the rules and I have to pay and also check if the trash is not collected at night and take it back in, wow what a I have no idea what that even is. They also force you to pay for pest control but they never spray the place and there are all type of insects and worms all over the place at night, sometime even in the morning. The pool also gets very dirty in summer and I think I got an infection from that pool. All of this mess and I have to pay very high rent. What a place, really.

I love living at Greenwood Reserve. The staff is wonderful, so friendly and caring and willing to help with whatever. Twice when my young son's monthly supply of formula and supplies arrived when I wasn't home the office staff accepted it all in the office and then they brought it to my apartment for me. I also love that this is a secure building requiring people to ring in to be allowed to enter the building, trash pick up at my apartment door and it is a "no smoking allowed" anywhere on the property. They also have monthly perks like a discount to various businesses and get togethers like a pool party, a BBQ etc. They are just little ways of saying welcome to our "Greenwood Reserve family".

I recently moved to Greenwood Reserve and from the beginning of my search through the move and beyond Nicole, Alyssa and their staff have been extremely helpful and attentive with information etc..
With the complex being brand new all features and amenities are modern and up to date. The maintenance crew is very friendly and helpful. And the location is great.

I know they aren't officially opened yet until August 21st from 5pm till 8pm for their open house. From what I saw in the clubhouse I liked the atmosphere and the view of it. It might just be since its brand NEW and they are still doing construction though. The office staff was friendly and helpful. They went over prices and floor plan options it sounded to good to be true. I can't wait to see the real apartment model though!

I am very disappointed with this place. I expected so much more from what supposed to be a luxury apartment. I am surprised how I can hear everything happening in the next door apartments, it gets embarrassing when you can hear everything your neighbors are doing and they can hear the same about you as well. That is really bad because I expect privacy, good management, and everything to just work in a place that cost at least a thousand dollars for one bedroom, I got nothing of that. Management is really bad and do not know how to deal with anything. I understand management is new and has been here for less than a year, but they act like they have no idea how things work or what to do with anything that goes wrong, they only thing they know is to keep things looking nice from the outside.
Even the manager is terrible and more like a rude clueless child that do not anything about how thing should work. When I went to her to complain that the paint in my apartment get stained from steam or even one drop of water, she said that they are not responsible for fixing the paint and I need to pay for repainting the walls, and the prices they wanted to charge me are outrages. So before I did anything I went to ask my neighbors if they have the same problem with the paint and how did they deal with it, I discovered that all apartments have the same issue with the paint and the leasing office told them the same thing. It is obvious that they do not care about the complex and just want to collect money for doing nothing at all, then what is the point of having them. They force you to pay for trash and pest control but they do not collect the trash half the time and never sprayed for pests, there are actually many insects around the apartment and the common area all summer and there are strange worms walking all over the fitness center at night. Even the swimming pool is not cleaned as it should, they say it is salt water but that does not mean to leave it and it will clean itself, I had a fungus infection from the pool after I used it at the beginning of the summer and I know another person who got the same infection as well, since then I never went to the pool again. Like I said at the beginning I am very disappointed with this place and the surprisingly bad management.

The worst management and the worst place I ever lived in. The leasing office forces you to pay for trash and pest control then they do not collect the trash or spray for pests. the paint in the apartment is terrible and it is damaged from just one drop of water, seriously, I have never seen anything like this. cooking, using the sink and taking shower makes the wall look like there was a war going on, and the paint stay damaged and the stains never go away. What is worse is that the leasing office does not fix anything or repaint the wall, instead they blame you for the damage and charge you for it. what is that crazy crap, you used the cheapest paint then u fix it, not me. Before this past week I would have given them a better review. The apartment is nice to look at and the couple of times we needed maintenance, they came very quickly (small things). The staff in the office has always been very pleasant to work with. The walls are pretty thin, you can hear almost everything happening outside and with your neighbors... but this is to be expected with almost any apartment. The building seems very secure as you must scan a fob to get into the building. Some people have commented on the trash service. We were advised up front that you would have to pay for the door side trash service. They have always shown up on time and taken the trash, it is a nice luxury that you pay for. The cost is a little expensive as we pay approx. $1600 for a 3 bedroom apartment with a garage but again, this is pretty comparative with other apartments in the area.
The main problem in the complex seems to be parking. They are working to resolve this issue, which is great, however, I disagree with their solution.
We received an email this past week advising that all residence will be given parking passes for their vehicles, allowing them to park in the parking lot, great, no problem. However, My wife and myself have two cars (not unreasonable) but are only being given one parking pass. They have advised us that since we have a garage, we are only allowed to park one car in the parking lot and if we park our second car in the parking lot, it will get TOWED. When we looked at these apartments, we specifically told them that we wanted a garage for storage as we had just sold our 4 bedroom house out of state and would need a place to store our stuff. They advised us that this was not a problem and that this apartment would be perfect for us. Now however, they are telling us our Garage, that we pay for, is NOT to be used for storage. They have also advised us that we must notify them of any guests that are going to visit so that they can put a parking pass on their vehicle as well. If you don t notify them and they don t have this parking pass on their vehicle, they will get towed as well.
BOTTOM LINE: THEY TELL YOU WHAT YOU CAN AND CANT USE YOUR GARAGE FOR. IF YOU HAVE A GARAGE, YOU BETTER NOT PARK A SECOND VEHICLE IN THE PARKING LOT WHERE YOU LIVE, BECAUSE YOU WILL BE TOWED. ANY YOU HAD BETTER TELL THEM IF YOU HAVE ANY FRIENDS COMING OVER TO VISIT, BECAUSE IF YOU DON T, THEY WILL GET TOWED AS WELL. THIS FEELS VERY MUCH LIKE IM LIVING WITH MY PARENTS EXCEPT I AM PAYING A HELL OF A LOT TO DO SO NOT COOL!!!!!!!!!!!!

Greenwood reserve apartments is not what I expected it to be at all. It is plagued with problems that no one is interested in fixing it. It seem that most people here are having issues just like me with the paint, noise, terrible parking and appliances breaking down. I also saw many reviews online talking about the same issues but management keep denying all the complains. really not what I expected when I signed the lease. too bad I got stuck in a one year lease with all these problems that i had to deal with with no support from management what so ever, instead management works against you as if they are rooting for the problem. and when moving out management overcharged us and claimed that we didn't pay last month rent when we have papers from banks and printed recites from the leasing office proving the opposite. All they do is ignore you or act like you don't even exist at all. You can't get a break from this place even when you are leaving them. GODdddd

I had the worst experience when I used to live at greenwood reserve. I understand that nothing is perfect so when I first moved in I was trying to accept and deal with some of the problems with the apartment such as the paper thin walls that spread voice around as if I am living in a tent. I could hear my neighbors conversation all the time and they are not loud people at all, and they could hear everything in my apartment as well. Every time I go out of the apartment I hope I do not run into them because it will be very awkward since we both know that each one can hear the other all the time. I also accepted other problems like the paint that gets discolored so easily, and the leaking sink that maintenance never figured out how to fix it and the list goes on.
What I could not live with is the broken water heater that left me frozen for weeks every time I need to wash my hands or take a shower. I used to go to take showers at the gym near my work since winter started because the leasing office and maintenance do not know what they are doing and do not give a dam about me or anything that break in the apartment. I complained for days and days and they keep promising to fix the heater an everything else in the apartment but they never show up or everything they fix end up broken again within a week. I finally called a lawyer and sued them and got compensated for the misery I was living in and had them install a new heater which they refused to do before I took them to court. In my opinion they deserve much bigger punishment than what that and should all be fired. It has been nothing but agony dealing with the new management since they took over in 2016, everyone is complaining about them and I know few who took them to court for different reasons, yet they never learn or improve. They will get what they deserve at the end, I am sure, nothing this bad can last this long, but until then god help the people who still live there and have to deal with this hell.

I am finally out of this terrible apartment. I hated my life when I was living here. Terrible management that never do what they say. Every time I went to the leasing office I was told a lie, every single time with no exception what so ever. The first time I want to complain about the paint and they said no one complains about it except me, of course I knew they were lying because my every person I talked to in this complex had the same issue, so I talked to my neighbors and we went all together to face them and put an end to the BS they keep telling everyone. They got mad that we confronted them and since that day they started charging us extra fees for everything, they act like they did not receive out rent and charge us late fees, they intentionally do not collect the trash from in front the door and charge us $50 for leaving the trash outside, when anything break in the apartment they blame it on us and refuse to fix it till we pay. They lie to you in your face all the time, everything they say is a lie. And the shiny nice apartment you think you love so much, is going to be a hell hole for the rest of your lease. The windows leak when it rains and stains the walls and make the carpet smell like crap, the water heater broke down after few month and it can only supply hot water for few minutes at a time, and the carpet got separated from the floor just few weeks after moving in. This the quality you should expect from a place that cost a $1000 to rent a one bedroom, and that is not even the worst part, the nonstop lying management is what doing to push you off the edge at this complex from helllll

Living at the Greenwood Reserve has been great. It took us a bit longer to get in than we initially anticipated due to construction, but the staff communicated with us every step of the way. Everything is brand new with modern styling and accommodations. Alyssa and all of the staff members are nice and helpful. We placed a maintenance call on a Sunday morning and they were able to come in the same day to take care of it. It's surprisingly quiet for being right next to College Boulevard, but living on the lower level still has its downfalls. You are required to have AT&T for internet and/or TV and with the complex located between Olathe, Lenexa, and Overland Park there is some question with installation and delivery services. There is also no covered parking for those renting one bedroom apartments. Construction is still happening, so there are noises and traffic associated with that during the week. Overall, we are happy with our home.

Renewed our lease for another year and just wanted to say, "Thank you!" to the management/maintenance staff for diligently keeping up the community and addressing any of my house holds requests. They're prompt and friendly all the time.

I'll start off by saying that I am not too sure about all these negative reviews on here because my experience has not been at all like that. My girlfriend and I have lived here 5 months now and love it! We had done months of research and touring in johnson county before deciding on a place and Greenwood was not only the newest, but the best square footage for price. The staff are all friendly and attentive. The maintenance staff have wonderful customer service and are prompt with fixing issue requests. The complex is kept clean always. About once a week or so there is a cleaning staff that comes to clean the entry ways, elevator and hall ways. The apartments are well insulated (our apt is kept regularly at 73 and our electric bill is very low). The valet trash is very convenient (sun-thurs after 7pm AND you know up front that it is $25 a month and not optional before signing the contract). As far as noise, it is incredibly quiet. I have never heard my neighbors talking, laughing, or anything like that. Occasionally, we will hear foot steps from the upstairs neighbor, but it is only in certain areas and for a brief moment. The complex is very pet friendly. The parking can be an issue at times since some people don't use their garages to park in, but use it more as storage. Some suggestions I would make to enhance the apartment complex are: 1) having the paint in the living areas be a satin or semi gloss finish instead of matte, 2) To expand the walking trail and put up a fence in the dog area for a resident off leash dog park, 3) Putting up one or a couple of lamp posts in the dog area as at night it is very dark and hard to see to clean up after your dog. Overall, this apartment complex is beautiful, clean, well kept, attentive to its residents, and there are no regrets to choosing Greenwood Reserves to be our home.

Beautiful apartment complex with mostly friendly staff. From what I can gather from reading other reviews and speaking with other residents, most of the complaints are about the same issue, parking. Simply put, parking is a nightmare! There are 18 guest parking spots located on-site. But 18 spaces really is not an adequate number of open spaces for the number of guests that I am sure come to visit the residents. I had a guest visit for a very short period of time during a time period where all of the guest parking was taken. My guest parked as close as possible to the guest parking area to try and "show" that he was trying to follow the parking policy but ended up being towed during his short visit. When he called the towing company they hadn't even made it back to their place of business with his vehicle yet! Management seems to have their response rehearsed at this point because of how big of an issue the parking is in this complex. I absolutely enjoy the space that I am living in and have come to enjoy where I am living, but the parking situation is a big hassle and I am unhappy with the same rehearsed response that everyone receives for this situation.

EDIT: I called the office back because the towing company is attempting to charge us more money to release the vehicle than what is stated on the Greenwood Reserve towing sign and Mary was absolutely unwilling to assist me in correcting the issue. She stated that she could give me the phone number (located on the sign) to the towing company so that they could give me the pricing breakdown for the fee that they were charging which she felt was accurate. There has been no attempt to truly assist in this matter at all.

The Greenwood Reserve has been the best place I have lived so far! The staff (particularly Patti and Jennifer) go above and beyond to ensure residents are taken care of. Maintenance requests are timely and professional. The actual apartments are beautiful with tall ceilings, crown molding, and a modern clean finish. Overall, very impressed and would highly recommend.

I just signed my lease at Greenwood Reserve and the Assistant Manager, Jennifer, was very helpful. The management team was able to work with me to get me the move in date I wanted, even if it meant extra work for them. So far I am very happy with my experience!

We've moved to KC and was given the option of five separate locations to live in, while waiting for our home. (40days) Greenwood has been great! Neighbors are nice but not overbearing, parking is good with your own personal garage. The gym was great for continuing our workout routine. There was low noise from train occasionally, road traffic was noticeable but not overbearing. You can here your above neighbors but nothing you cant accept being in an apartment. Good shopping and access to freeways if you're a commuter. Caution: driveway is posted 5mph which is SAFE, however tenants treat it as a through-way going well above that posted speed Thank you for a great stay!

Place is constantly breaking. Neighbors are loud. The fridges arent even a full size fridge. Pay over 1600 a month for "fake luxury". I now have to go so I can ask my neighbor to stop cranking their music because 9 am on Saturday why would I want to sleep. Glad I pay for this hell! Thank you building 6!

I absolutely love this place! Patti keeps treats for my dog and Jennifer was amazing to work with when I had rent issues. Every time I walk in the staff is smiling and laughing. They treat you like they want to get to know you personally as a friend! And the fact that they tow vehicles is one of my favorite things. They knew they had limited parking so they put a system in place to make sure residents always have a spot to park. They also have free passes and visitor parking spots for guests! Too many problems for the price they are asking for. Walls too thin, paint is of the lowest quality ever and stain way too easily all the time and no one fixes it, trash not collected in time and make every floor smell terrible all day and night, Management charge you extra fees and do not get you your deposit back and even charge you extra when moving out because they are greedy and only care about money, and don't get me started on the parking problems. It is as if they are here to make problems and take your money but give you almost nothing of value in return and do not care.

My experience with the leasing office is really bad and it only gets worse with time. I could not believe how many lies they tell me about everything from the day I moved in till the day I left. Everything they promised me when moving in was just empty talk, then when I discovered that the apartment has so many issues they refused to fix any of them and treated me like a dog. I talked to their management and they are even worse than the people in the leasing office, so the company and everyone working for it are all people with fake smiles, promises and indecent behavior that just want your money and do not care for anything else. I know several people in different apartments that also have many complains about the management and having several problems with their apartment that do not get fixed. I am just glad my lease is finally over and I can leave this house of lies, mismanagement and terrible treatment. I am also sure that many other people are glad as me because in the last month before I left, I have seen people moving out every single week, so I know I am not the only one who got out the first minute the can. This management should go bankrupt and then go to hell.

Greenwood reserve just sold to a new company with new management which I find strange since they are brand new and still have buildings being build. The new management is terrible and do not respond to inquiry. They are not helpful and do not work with their residents. As I had a very serious situation occur in my family after a death and have to take in a stranded family member.. after attempting to reason with Greenwood reserve the did not offer to let me buy out of my lease nor offer me a 2 bedroom to accommodate my new unexpected situation. Do not move here. You will be wowed by newness at first but lack quality and soundness in the apartments. Plus the new management is just not nearly on the level of the previous management.

I never have guests but the one time I did I had them park right next to the future resident parking sign because all the visitor parking was taken and the future resident spots were taken as well. They were parked there from 7:30pm-midnight and were towed. Where are they suppose to park if all the visitor spots are taken and future resident spots? At quick trip???That's embarrassing we can't even have a guest over for a few hours without getting towed. It is ridiculous. However, There are plenty of other cars in the resident area that are parked without resident stickers or guest passes that get away with not getting towed. The staff does nothing to resolve these problems.

Terrible management that do not stop lying and makes living here worse than living in hell. The leasing office does many mistakes and they do not know how to fix it, so they only make it worse. Management and maintenance are also very very rude and are clueless. I hated living here, ever month was a new problem and they continued to repeat the old problems as well. They never knew how to fix the water heater or the carpet that never stayed attached to the floor. This is supposed to be a new building but the number of problems I had in the apartment is unbelievable , and how careless and unhelpful management is even more unbelievable. The walls are also extremely thin so you hear everything going on in every apartment near you, so privacy does not come standard with the apartment here. The building also smell like trash all the time at night and most of the time the trash service does not show up and I end up having to take the trash myself and also get charged a fee for leaving the trash out. How am I supposed to know that the trash service will not show up on time that day, plus why I am forced to pay for trash service in the first place even if I do not want to use it. How do they call themselves management I have no idea.

Before I moved in I was completely wowed by these apartments & left a 5 star review before actually knowing how living in them would be. Don't be initially wowed before doing your research like myself.

These apartments are beautiful, brand new & modern, the amenities are amazing. The pool is beautiful. But, like almost every review on here you will see how crappy they've been built. The paint is horrible & anything (even water) will stain. The walls are paper thin, you can hear EVERYTHING. Literally everything, we can hear them closing their dresser drawers, even having normal conversations (not even yelling or talking loud) if you just happen to be across from the room they're in. We can practically hear every movement of our upstairs neighbors ALL THE TIME. The walls & floors are SO thin. It's bizarre. I understand it's an apartment we live in, & we won't have total peace & quiet at all times, which is why we've like never called to complain, but we've gotten multiple "complaints." Our downstairs neighbors are insane & bang on our ceiling when we're getting ready for work in the morning, have left us multiple threats, screamed & banged outside our door.. Pretty much if you live here you're expected to sit on your couch the whole time or be gone as to not create any noise or sign of living whatsoever, or deal with threats & constant noise complaints with DISGUSTINGLY rude neighbors. I can't even explain how frustrating it is, to try to just live your life, quietly, but constantly being attacked for being "too loud." WHEN WE AREN'T LOUD! It's crazy. We work so much, go to bed early, are gone a lot of the weekend. It truly is mind blowing. In my first apartment I lived on the top floor (& never had one noise complaint - Interesting since we've gotten multiple here & nothing in our living habits have changed, shows the difference in build I guess - & the type of neighbors you'll have here, who think they're the only people who pay to live here) so I was skeptical on being on a lower level floor & asked probably 10 times if they have above normal noise complaints & was always reassured that they have concrete between the levels & sound proofing & it's never been an issue. Which clearly was a lie, since almost every review complains about noise. They also won't call you to get your side of a story if there is a noise complaint filed against you, they will just stick a lovely note on your door, forcing you to call & try to get any details & explanation. We had gotten a noise complaint when we were on vacation for a week & a half for a date we weren't even home? So clearly couldn't have been us, but they don't do any research or any phone calls before taping the note on your door. The parking is horrible, equivalent to finding a parking spot at the mall on Black Friday. If you don't get home from work by like 4pm every single day be prepared to drive around for quite a while & having a nice walk to your building or in the parking lot across the street. You HAVE to pay $25 a month for trash valet (who don't even pick up every day or on time). Also I think it's $6 for pest control monthly, when I'm pretty sure they don't even spray the apartments regularly. The office staff is rude - UPDATE - since leaving this not so great review the staff's attitudes have changed a lot towards me & my boyfriend, & I am happy with how we've been talked to & treated lately as to how rudely we were before. We've met a handful of great people here, but mostly everyone else is completely rude. People drive like maniacs in the parking lots, when the doors open directly up to the street, be careful with pets. I had a lady SLAM on her breaks because she was driving so fast when I opened the door with my dog, walking out. Then had the audacity to scream at me like I was in the wrong! When she was easily going 20 mph+ in the parking lot, when the speed limit is 5mph... What you get is definitely not worth the price you pay. Even the apartment manager lived here, & moved out & quit super abruptly because she was so over this place. Go somewhere else.

We have lived at Greenwood Reserve for about 5 months now. Overall, things have been going well. Although, for being brand new, this place has some questionable construction issues. The paint is so thin, even a small amount of water stains the wall. The hinges for the laundry room doors broke within the first week. The screws holding the shelves in the closet are starting to come out of the wall, and, again, we've only been here for about 5 months. There was a lot of leftover tape, plastic, and nails from the construction after we moved in, and we find nails and screws in the parking lot far too often. The management changed in late December, which is strange since the complex is still being built. We haven't even been able to speak with the new management because they are next to impossible to get a hold of. We do love the up-to-date appliances and cabinets, and the space is great, too. The security of the buildings is nice. The amenities are awesome as well. One thing that has never disappointed us here is the maintenance team. They're always very helpful and nice. Basically, this complex has ups and downs, just like any other complex, but the construction is the worst.
EDIT: I'm going from 3 stars to 4 because the new management has turned things around. They have been very helpful and are now easy to get a hold of.

Lies and empty promises is all you get from the management running this place. They do not try to solve anything by fixing it, instead they just continue giving excuses, fake information and lies to get away with not fixing anything yet collecting all the rent money and fees they want to charge you. The more you complain in this place the more they will ignore you and treat you as if they are doing you a favor letting you stay in the apartment. Gone are the days when they used to smile and treat you like a guest, now they just love ignoring you and all the problems you complain about. Which I can do the same and act like the paint in the apartment does not have any stains and marks all over the place from the slightest amount of steam or just a drop of water. I would also love to imagine that the water heater works all the time and I do not have to suffer taking a shower with freezing water in the morning because the stupid management does not know how to fix the heater and are too cheap to replace it. Well, since I lived here I had to imagine so many things that I thought will be available to me all the time based on what they promised when I was taking a tour of the place before I signed the lease. Now I ended up paying high rent, trash and pest control fees, other made-up fees they come up with every month just to collect more money from me, and in return I get to live in an apartment that does not worth half what I am paying for because so many things broke down just few month after moving in and the nice looking place became a dump that I still have to pay full price for. Nice scam guys, continue ignoring all the problems and complains you get from everyone and just go on with collecting money and doing nothing but lying to everyone.

I reported it to the property manager Jessica and she flat out told me she wasn t going to file my complaint and there isn t anything I could do about it... and I never was disrespectful or had any ill interactions with anyone in the office so this definitely took me and my family by surprise. They stole my deposit and charged me extra when moving out with the excuse that I didn't pay last month rent when i actually did pay it to them and have paper proving the transaction and that they received it even on their own system which for some reason they conveniently delete the information the day you move out. Good ting I had a copy of all the transactions and even had them print me a copy from their office and still they ignore all this and try to scare you to get more money out of you. This is a scam not a way of management and the prices they charge is already high and they don't fix anything that breaks to save money and they still want more money. at least collect the trash that you force us to pay for it and then never collect it on time and the place smell terrible.

I am tired of living in this place and having to deal with a new problem every month. The management here need to change or the rent need to be cut in half because this apartment does not worth what I am paying for and the way I am treated is not acceptable even in a dorm room. The looks deceived me and the asking price made me feel like I am going to live in a real luxury complex, but just few weeks later I had problems with the terrible paint that get marked from anything and when I try to clean it only makes it worse and become a different color. When I complained to the leasing office they said they have never had this problem before so it must be me, I explained to them that even light steam from cooking make the paint looks like it is melting, they insisted it is my fault. A couple of month later when talking to other people who live in the complex I discovered that all of them have the same exact problem and they all complained to the leasing office and got the same blame speech and charged them several hundred dollars to repaint the walls. This is when I discovered that this is a scam to collect extra money over the rent. It became very obvious later on when I had more problems and every time the leasing office blame it on me and tell me I have to pay to fix it even when it does not make any sense. Like for example the bathroom sink was leaking water and damaging the wood under it and for some reason they believe that is my fault, like how can I possible break the sink this way. The best one of all was when the heater stopped working and they also blamed it on me even though the heater is looked in a cabinet in the apartment and no one has the keys to this cabinet except the leasing office, so even if I wanted to damage the heater I would not be able to, this time I went to a lawyer and once he contacted them to inform them that he is preparing for a lawsuit they suddenly changed their mind and fixed it for free. I thought after that they will stop scamming me for more money but that was just a dream. Just 2 weeks later I found them fining me $50 for leaving the trash out even though it is their responsibility to take it and I left it out at the right time and everything, but they intentionally left it and picked the trash from other apartments then told me you had the trash out at the wrong time and charged me for that. The next month after that I went down and gave them a check for the rent, then few days later a letter on my door saying that I did not pay the rent on time and charged me $50 for not paying in time, when I went down to them they said we never received any check from you. This is the most childish management I have ever seen in my life and everything is only getting worse as time passes. All they do is wow you by the looks of the place (which will not last more than few weeks) then scam you for more cash and treat you like you are nothing, then when you complain they make up more scams to punish you for complaining and get even more cash from you. If this sounds like a place you want to live in, then go ahead and do the mistake of your life.

The walls are paper thin so you are basically living with your neighbors and sharing your life with them and they share everything they do with you. The paint on the walls are also paper thin and is get discolored from steam when cooking or few drops of water splashing from the sink or shower. When I complained about the paint, the leasing office blamed it on me and was charged $500 for repainting when I was leaving the place. I asked several people in the complex and everyone had the same issue with the paint and complained about it to management, but management blamed every one of them for damaging the wall and collected hundreds of dollars from each apartment for repainting..
The trash is another issue with this place, you are forced to pay for trash service so people leave he trash outside at night to be collected and the trash company doesn t get the trash most of the time and the building smells like a dumpster all night.
This place is all about showing off but have nothing underneath, the leasing office make sure to wow you with how things look and they make sure that everything look nice from the outside, but once you lease an apartment, everything that goes wrong will be your fault and will be forced to pay for fixing it even though all the problems is because of the shady build quality of this complex.

PROS: The inside of their apartment is wonderful. The space, the open concept, and the new appliances. I like the security of the buildings (need key fob to get in) and how you don't have to run your heat/air all the time because only one side has windows. I can hear people above walk at times and my next door neighbor's dog bark a few times, but that's what you get living in apartments. My neighbors are friendly as well! CONS: The paint is very thin inside and whoever painted them did a terrible job like they were in a hurry to build this complex. But the outside....parking is terrible if your in buildings 3-6. Especially 3 & 6. People like to park on the side of curbs and in crosswalks, where I try to walk my dogs on but unfortunately I cant. AND if you're in building 5 & 6, when you walk out of the building you walk straight into the road and A LOT of people do not go 5mph, like the speed limit says. Did I mention there are no speed bumps either to slow people down. Just make sure that these are the PERFECT fit for you and your family and/or fur ones.

Everyone is so friendly and always makes us feel like family. Always making sure that we are taking care of. Always making my dog feel like family. Thank you y'all for everything. They keep the ground very nice and neat. They have so many different models to choose from. All are very nice and up to date. If anything goes wrong with anything the ladies in the office make sure that what ever issue you are having is dealt with in a timely manner. I have only been here for a short few months but.....I have come to love everyone here. All the ladies in the office are so sweet and very attentive to everyone's needs. The guys in maintenance are very friendly and trusting. I never had weird feeling when they came to spray for bugs or for any other reason. And that is a huge thing for me!!! I will totally recommend this place to anyone that is looking for a wonderful calm clean place to call home. 5 stars all the way!!!!

A very comfortable and safe place to live!! Staff has always handled any issues I've had and are amazing ladies (shoutout to Patty!!). Maintenance is always quick to fix anything (it's hard to reach those light bulbs with 9' ceilings ). Love the community events and amenities.
Only major cons is noise (typical for apartments) and dogs, but I know management is taking care of it. Overall I would recommend this place and all my friends who visit are jealous of how nice my apartment is!!

Also, yes they tow REGULARLY, so make sure to park in the guest lot or get a pass. I've never had an issue with parking.

Trash: With reference to other reviews, there is a notice you sign that states you are aware of the mandatory trash service fee, and you sign it when putting down your deposit. Patti also explained this to me as well when giving me a tour. The trash service was really unreliable the first few months I moved in, but the new attendant is on point. Neighbors don't use the trash cans that are provided, so sometimes it's been a bit smelly or inconvenient.

Parking: The parking lots aren't laid out in the most convenient mannerism. There are too many people who use their garage as a storage unit and still take up multiple spaces, as well as too may non-resident vehicles. I agree that I have had to park a block or more away at times, or at the retirement home across the street. A parking sticker system of some sort would be nice.

Extras: The clubhouse is great, particularly with the free wi-fi and open space areas for residents. The pool isn't too deep, so that's good if you are going with kids but not the best for adults. There is a great firepit and grill, & fitness room isn't too bad either The dog parks are great too, although there could be a few more places for dog waste located along the college blvd or greenwood. The landscape is beautiful.

Apt: The outside of the building is great. The key fob entrances are fantastic. I never felt unsafe here. The door to my apartment wasn't thin and felt secure. The layout is great too...the bathtub was a key point for me when picking this over nearly identical competitors with showers only. I didn't use the outside patio closet, but it's great to have one. Color choices were great, and i found the USB port outlets to be handy. CONS: The laminate flooring is super cheap. Shows every smudge and any little thing can scrape it. It was coming up and wasn't staying glued before I even moved in. The painters even painted my patio door shut, so when I FINALLY got it open, it left painting peeled off. The paint is in fact the worst. There is no backsplash behind the stove (surprisingly) and nothing cleans there. My Plum Satin sheets even rubbed off color onto the wall. HOW?! This is the worst paint ever. The walls are super thin. I can hear through the walls, from neighbors talking casually to each other, men using the restroom, people banging their dishes together in the kitchen, high heels clacking on the floor above. my windows were drafty and the floors were cold on the outside walls from lack of proper insulation. I could hear too much everything. The cabinets were also super cheap. Just felt like a really cheap shortcut. You'll understand when you see them.

Pets: The pet policy here is actually a really good highlight and a key reason why I stayed. They were very good in that respect.

Maintenance: I had a pest management service that visited quarterly, which is typical, however the pest control people (the one time I was there with them) only sprayed my kitchen and bath. In addition, maintenance wasn't with them (as promised) to replace my air filter. Disappointing. Maintenance staff was always friendly though, and fixed things quickly for me. Could've salted way better when it got icy. Couldn't walk my dog half of anywhere because it was too dangerous.

Staff: In general, the staff was overall friendly. The GM was great, but there was one or two typical, fake/stuck up "I'm privileged and from JoCo" staff.

Misc: It's $20 bucks to pay online. Verify how your utilities are billed.

Advice: Acknowledge your complaints instead of calling them 'fake" since you can't verify their google account. Take ownership. Most of those complaints are the same things as people you could verify...so that attitude is along the "my stuff doesn't stink" rather than simply apologizing and rectifying it. Develop a parking system, add a few more dog waste posts, and start repainting with quality paint with turnovers. I left bc of the crazy price increase, which was redic with all the bldg construct issues.

I was one of the first tenants to move in and I think Greenwood is a great spot to live. Great location near shopping malls, parks, and schools. Very pet friendly which is a plus for those with pets. Pool is very nice and modern during the warm weather. Gym is very new and rarely busy so working out is a pleasant experience.

Be very careful when approaching this property. The leasing agents have fewer reservations about lying than most places I have seen in the past. They will very cheerfully give you false information and string you along for as long as possible, all the while adding on charges such as a mandatory trash removal service fee, even if you never use the service.

Also, the "refundable" deposit isn't refundable if you decide to go elsewhere, which they very casually will not tell you about.

These are some of the few things on the surface, who knows what other deceit they conjure up. Don't let the smiles fool you, please. There are better apartments elsewhere that won't swindle you.

I am surprised that management add fake 5 star reviews to increase their ratings online and try to cover all the complains residents write about them and the poorly built apartments .The wall paint is very thin you will get stains all over it as if you are living with ten kids, even though you are only one person and always careful not to stain the walls. This paint is like nothing I have ever seen before and the maintenance people knows it, every single one of them said that the paint is terrible quality and even they haven t seen anything like it before, but the management refuse to admit this and does not do anything about it even though over a hundred complains were sent to them. The old management used to repaint the walls when you ask them to, but since early this year management has changed and the new ones are the worst in the world. They now to not fix anything and every time anyone complain about the paint they blame the tenants instead of fixing the problem. Unfortunately, this place was built to last for like few weeks then everything breaks down or barely works. I have so many problems as if I am living in a 50 year old place, even though this building is less than a year old. Very bad Management. The leasing office has the worst people who just know how to smile but have no idea how to fix problems or do their job without messing up every single step. The hot water heater stopped working several times during the first winter I had in this apartment and the leasing office did not know how to fix it, so I had to freeze my a.. off for three weeks till some real maintenance came to fix it(instead of the fake useless ones they have at the leasing office). Then the pipes under the bathroom sink started leaking and as expected the leasing office kept ignoring the problem and only sent the once again useless maintenance team to try to fix it but got nothing done and now I have to put a bucket under the sink and make sure it doesn't fill up and soak everything. If they hired monkeys at the leasing office they will be able to do a batter job than whatever they have now as "management".

Patti is simply amazing. Personable, knowledgeable, and friendly. She made my girlfriend and I feel comfortable instantly for our tour. Any question we had she answered quickly and genuinely - something that is missed by some leasing consultants. The complex is beautiful, more than reasonably priced and feels comfortable. I have been here almost a month and already want to move out. There has been problem after problem since my boyfriend and I have moved in. There is never any parking and we typically have to park across the street. There is paint splatters all over the apartment and it smelled awful when we first walked in. The floors were dirty and there was still food crusted on the appliances. If you even put a hand on the wall then it leaves a permanent mark. We have called several times on these problems and the only thing management did was take $100 off our first months rent. I would not recommend this place to anyone.

From the beginning the office staff have all been kind and helpful. As a resident I don't need or require much, but when I do, they are always willing to help and quick to respond and resolve whatever issue I may have. That's amazing customer/ resident service to me!
I don't just love coming home because I love the apartment homes and location. I also love it because of how special the office staff makes me feel. To be honest, that's the main reason I choose to continue my stay here! Great job!!

Hi! I am changing my rating from 1 to a 3 star on the complex. If you look below, we had a terrible experience with the parking situation. And while the situation is not completely fixed, I do know that the new management team has been much better. I was told they are trying to find a happy-medium with the parking which makes me happy. The ladies in the office are the best (as I've stated before)! What I don't understand is if you read all the other reviews, almost ALL of them complain about the parking. As a manager at my own work place, if my employees are upset about the same issues, then something needs to be fixed. 18 parking spaces for the hundreds of people that live there just doesn't make sense. Do the math. They also run out of hang tags for your guests all the time. While I do like the new management team, I still disagree with the parking and believe there is a much better solution.

I signed a new lease for this year and moved to a different unit. I am now in a 2 bedroom and have a garage. However, the reason I am changing this is because of the parking situation. It is absolutely out of control. When the parking first changed, my boyfriend came over and in the middle of the night, we heard his car getting towed. I talked to the guy and he made me go get $240 out of the ATM for a drop fee. I was furious. But it gets worse. THEN, I get my boyfriend a parking pass and it's on his dashboard. The tow guy "didn't see it" and towed it to their lot. When we went to get it, we showed them the pass and they were nice enough to let it go. I had to miss work that morning however, to go pick up a car that should NOT have been towed. We then see on the sign that a drop fee is $180! So not the $240 that the tow guy said. I called Heather as she is the manager and never received a call back. I called again, never received a call back. Don't get me wrong, the girls in the office are fantastic. This is not about them. This is about the parking situation and not getting a call back from management when I pay a good amount in rent each month, ON TIME.

The parking gets worse. So this morning is 4th of July, and we walk over over to the visitor's parking where my boyfriend parked his car, and it was TOWED AGAIN. I miss work, once again this morning, to go pick up the car. When we get there, we showed the people signs for the visitor area. The towing company then said it was Greenwood Reserve's fault because signs are supposed to be 4" tall. The towing company offered to put up signs but Greenwood took the cheap route and put small signs that almost no one can see. So we had to pay $225 to get the car this morning because the tow guy could not see the signs.

I am done with this apartment complex and will highly discourage anyone from ever living here. I've had two friends looking for places that can afford Greenwood and told them it's not worth it at this point because the parking got worse. Also, they want you to have a pass but charge you for every day that it's late.

Like I said above, most of the office ladies are amazing. They are so friendly and personable. However, paying over $500 last month for the towing company's mistakes and not receiving a call back is poor business.

My husband and I moved in at the beginning of Feb and I wanted to wait a couple months before leaving a review!

When we first took a tour, Jenny was very helpful! I believe she works atboth Greenwood Reserve and The Residences at Prairiefire (sister property). She was very kind and informative and we absolutely fell in love with apartment. Before we signed the lease, we walked through the contract with the Asst. Manager (at that time it was Amanda) and everything is explained in the lease. There are absolutely no hidden costs. People need to start reading what they're signing. Yes, there is a valet trash fee, pet fee (if you have one), sewage/water fee, pest fee etc. The apartments with hardwood floors are only on the first floor and cost more per month as well. For the price we pay, we could easily pay double for the same apartment in a different location! It's very affordable!

The apartments themselves are modern and have the newest appliances available. Granite counter-tops, crown moldings, deep soak tub, huge closet space, etc are just some of the great things about this apartment. We live in apartment 3 therefore the sun never directly hits our apartment. Since we live on the first floor, we haven't had to turn on the heat or AC because it's always naturally around room temperature which is nice! That might change since summer is just starting up though! Our electric bill is pretty low which is great for us :)

Management is awesome and always surprises residents with little gifts at our door every once in a while! Very thoughtful and cute! They also have monthly resident events at the clubhouse as well! They are pet friendly and have numerous pet waste receptacles around the premise. Most residents are part of the younger crowd and have a dog which is great!!

I only have a couple complaints since living here. First, the valet trash is so sketchy! The first week we moved in they didn't pick up the trash on our floor for almost two weeks. I called management and they took care of it but that only temporarily solved the problem. They wouldn't pick up our trash on Sunday's for awhile as well. The hallways stink up pretty bad when the trash sits out for hours on end.

Another thing is that the walls are very, very thin! We can hear everything our neighbors say and do...yes very awkward. We can even hear my neighbor snoring. My bulldog snores louder so I guess it cancels itself out LOL. Also the people that live above us either river-dance or like to throw furniture across the room and completely shake up everything in our apartment down below. Our dog freaks out and starts barking at sudden loud noises so I'm sure that's not pleasant for anyone. Our other neighbor likes to have loud dance parties til late in the night on the weekends which I don't really mind but might bother others who like to sleep early. We also live on the side facing the street and the cars/motorcycles/buses are loud!!

The walls also get dirty very easily. It's very hard to clean but management has offered to give us extra paint to paint over the spots which is nice! The doors also don't close all the way and I've been to busy to put in a maintenance request to get that fixed.

Not sure why we have a clubhouse if we are unable to reserve/use it?? I've tried to ask multiple times about this but the answer is always no...at least the pool is now open! The gym is great and is open 24/7.

In spite of all this, we still love this place! I can't imagine living anywhere else! It's located so close to everything and its a new property with awesome management and amenities.

We have lived in our apartment at Greenwood Reserve for almost one year now and we have very much enjoyed our time here! The floor plan was exactly what we had been looking for, the location is fantastic, the grounds are beautiful, and the staff are friendly and helpful. The key fob entry and indoor hallways provide security and we have never had any issues with the noise level from our neighbors. When we moved in, everything was clean and the maintenance team has been quick to respond to the few minor fixes we have needed. Despite other comments, I appreciate that the towing service is quick to manage the parking lot. It s nice knowing that I can come home to a guaranteed parking spot next to my building. However, I think there should be more clear signage for the visitors who may not be aware of the policy. Future residents, as long as you keep your resident parking sticker in your window and remind your guests to park in the specified parking area, you shouldn t have any issues. Also, the top floor is the best because it has more windows which lets in more natural light. :) Hope this helps!

I ve researched all the apartments in the area and did a few walk throughs, this place was by far my favorite. After living here I can definitely say I made the right choice, my room is amazing and the people working in the front office are extremely friendly and helpful. Appliances are great, I don t hear my neighbors and they hold free community gatherings if you want to socialize.

I am so shocked by the negative reviews of the managements and staff! Months ago we needed a place to live because we had to get out of our apartment within a week. When I called in a panic, Patti got us in to our new apartment in just a few days! It was a life saver! They are all terrific. I love living here.

I do only wish there was access to the club house later and ability to control the TV in the club house and gym. The gym being open 24 hours is so rockstar though!

I would definitely recommend living here! What a joy it is to be treated disrespectfully and like you are less than a valued customer/resident by their management! They have a wonderful parking policy that allows you to have one parking permit per resident. If you are a resident that owns a second car or you have a car that you utilize for work, you will experience the joys of being able to find another place to park your car, other than your home. If you don t like this option feel free to get a temporary parking pass during business hours. You work for a living and can t go to the office during business hours? No problem, park in one of the few parking spots available for guest parking, hopefully there is a spot for you! Guests love visiting here! If you have a guest that visits you, and all of the guest parking spots are taken, they will tow your guest s vehicle free of charge! Oh the joys of living at Greenwood Reserve! What an amazing place to live! I recommend it to all of my friends and family!

This apartment complex has too many problems. Although everything looks new, things do break down a lot and management takes forever to fix anything if they show up at all. The water heater stopped working and it took management over 3 weeks to fix it. Also the sink is leaking all the time and area under the sink now has fungus and the wood is damaged because maintenance did not know how to fix it and then decided to just ignore it and blame the leak on me and told me to get pay a plumber to fix it and change the damaged wood. Also the wall paint gets stained so easily and the leasing office say they will send someone but they never do, no matter how many times I ask them to. Several of my neighbors had similar issues with their apartments and with the management and when they moved out they got charged hundreds of dollars for fixing issues that the leasing office ignored during the lease. I also got overcharged several times for late rent payment and for trash collection even though I pay the rent on time but they end up losing the check or who knows maybe they just hide it so they can charge me extra since all what they care about is money, not maintaining the apartments. They do make sure though that everything looks nice from the outside and repaint the hallways all the time, but after I rented with them they totally ignore you and everything that breaks in the apartment then overcharge you when you move out.

I have lived at Greenwood Reserve for almost a year now. For reference, I have lived in 3 other apartments within the area and I will tell you that this apartment complex is the best one I have lived in thus far. Not only are the ladies in the office easy to talk to and understanding when you have a problem, but maintenance fixes issues promptly. Yes, you may pay a little more to live here, but there are a ton of amenities that make it worth it! For example, the pool, security entrance, 24-hour gym, trash pick up, new appliances, community parties, extremely dog friendly, and more! Yes, the trash pickup is $25 additional to your rent, which I would prefer not to pay, and you don't have a choice to opt out of it, but it is a pretty nice perk at the end of the day.

I noticed in other comments some complain about hearing neighbors and paint issues. Maybe I just have really awesome neighbors, but I rarely hear them and my paint has never been a problem. Also, my neighbors are the friendliest people I have had the opportunity to live by. If you have a problem with a little noise, then maybe apartment living isn't for you. Otherwise, I have not had an issue.

Another thing I would like to point out is how dog friendly this residence is. It is extremely difficult to find a nice place that allows ALL types of dogs. I have a golden retriever and weight limits restrict the amount of places I can live at. My dog loves it here and my neighbors have dogs as well and noise has never been an issue for me.

Overall, my experience at Greenwood has been the best experience that I have had. I am not originally from KC and moved out here 4 years ago. It is nice to finally have a place called home. If you are looking for a safe, dog friendly, brand new apartment this is the place for you, so I hope you do not listen to the negative comments by people who do not live within our community. I will definitely be re-signing my lease.

I am stunned at all these negative reviews! I have lived at Greenwood Reserve since July of 2016, and I have never had any big problems. Any time I had a minor issue I called the office to submit a maintenance request, or to speak to someone and it was taken care of as soon as possible. Yeah I pay over $1,800 a month to live here, but we chose that on the floor plan. It is priced higher for this area, but we chose to move here. So if people are complaining about the price then I don't understand that as they chose to move to Greenwood.

The front office staff are amazing and they go above and beyond their duties. Terri is great and so is Jennifer. Tyson and Layton are great in the maintenance department and now David has been added to the staff. They're all great and attentive.

The one issue that we do not like is the Parking and road going through the apartment complex. I think everyone can agree with this. When Greenwood was built it was not thought out very well in regards to the parking lot. There are people who have visitors parking in the parking lot, as well as people who have more than one or two cars. There is never a place to park near my building and that's ridiculous because we should all have a parking spot outside of our own building. It's just a huge headache! The road through the complex is also horrible. The road goes right in front of the buildings and people come flying by at high rates of speed, and have almost run people over several times! It's scary! No one even looks when they're flying by.

RUN THE OTHER WAY FAST. I can't even Express how negatively this complex affected my life. They recently responded (below) that they "didnt realize I had an issue" are you kidding me?! MY APARTMENT BURNED UP IN A FIRE 4 FRIGGIN HOURS AFTER I MOVED IN WITH EVERYTHING I OWNED IN IT!!! I had to stay in the hotel which you stated you would reimburse me for BUT every month I asked for that reimbursement and nobody would reimburse me. After I had just lost everything with no place to go. Thanks for that. PLUS every time I ask that how the fire started nobody would tell me or seemed to even have a clue. Funny considering I hadn't there smoked ever and nothing had been plugged in. You LITERALLY COUDLNT HAVE CARED LESS how devastating that was on my life personally or financially. I lost all of my belongings- evrything ruined from smoke and water damage and had to replace everything most which I had JUST bought for the new apartment you didn't help with any of that and my insurance didn't cover it. So thanks for that. Then you pressured me into getting another apartment which honestly I did not want after what had just happened That part I can take responsibility for But I wish I'd never signed that lease.

Instead of leasing office we have a lying office as people call it here. They do their best to make sure they get nothing done. Every time me or my neighbors go with a complain we get the same lies from the same people about the same issues. Every time the water heater stops working they say we will change it for you but they end up just fixing it, and then it breaks a couple of weeks later and I get stuck with cold showers or not being able to take shower at all on cold days. Every time I pay the rent on time they say we did not receive it and charge me late fees. They must have received over a 100 complains about the paint, but every time they say we will fix it and it never happens. No one ever shows up to fix the paint in the apartments. What drives me crazy is that they send people to repaint the hallways, while me and my neighbors have been waiting for over 6 months for anyone to show up and paint the walls in the apartment. at the same 6 months the hallway was painted twice. How does that make sense? It is because all what the management care about is outside looks so new people think that this place is great, but inside the apartments, every wall has stains because the paint cannot handle a drop of water or some steam from the stove-top or a quick shower. Trying to clean the stains on the wall only makes it much worse and the paint gets discolored. I have never seen paint that gets damaged this fast. When I moved in this place everything looked great, then just few weeks later the paint look as if the water sprinklers went off and sprayed boiling water all over the walls and melted the paint. I got surprised and asked around if other people have the same experience as me, and I found out this is a problem with every apartment in every building in this complex, and we all got the same lie from the leasing office that someone will come and repaint the walls but it has been over 6 months now and no one ever showed up. Now it became clear why the management never sent anyone, it is because they want to charge you over $500 just for repainting when you move out. It is just their way of getting more money from you. The same as the fees they force you to pay for trash service every month although they do not collect it on time and then end up charging you a fee for leaving the trash out at night. It looks like the overpriced rent is not enough for them and they want to get every penny from you some way or another.

I was surprised by the great looking apartment and the swimming pool , everything looked so nice and I thought I was lucky to rent this place. At that time the building had a different management then the complex was sold to a new company about 8 month ago and they do not take care of anything anymore. I had several complains about leaking water, problems with the paint and the fridge not cooling the food or freezing them without me changing the thermostat, also the heater run out of worm water way faster than before. All my maintenance requests got no answer from anyone unless you go to the leasing office then they send you someone to check the problem few weeks later, yes weeks not days, but that is only the beginning of the real problems because all they do is blame everything on you to make you pay for all the repairs. The leasing office only fix problems that are visible to new people who come to start a new lease, this way they have no idea about all the problems waiting for them in this place after the move in.

I moved to this place in 2015 when it was brand new and had great management, then in 2016 a new management company bought the place and since then everything got much worse. The new management tells you to put the trash outside to be collected, so you do that since you are forced to pay for this service every month even if you do not want to, then no one comes to pick the trash and in the morning you find a paper saying that they will charge you for leaving the trash out. So they trick you to collect more money from you.
The same thing happens every time something break down in the apartment, and in this place something goes wrong every month. Then they the problem is from you and you have to pay for it. Then they just send their maintenance team to do the work and collect the money from you. This way they do not have to pay to fix thing, instead they make money off you by giving you an apartment with so many problems then force you to pay to fix it.
When I first moved in I thought everything will be perfect since it is a new place and I was the first person to move in, but then I discovered that the company cut so many corners when building the place and used the cheapest option available for everything. The wall paint get discolored by just a drop of water or little bit of steam when cooking, so once you take a shower or cook a meal the paint will be damaged, then you try to wipe it and then the whole area get discolored. The old management knew this issue so they always came to repaint the walls, then the new management decided that they will try something new, they will blame the bad paint on you instead of repainting it because they are a lazy and cheap management that just want to overcharge you for everything and do nothing in return.

Jake Nelson here, moved in a couple months ago. I have lived in many apartment buildings, and I really like living here. The building, the management, everything that includes the greenwood reserve community I would rate slightly above expectation. Its a very nice place to live.
