My husband and I have been living here for a year ...

My husband and I have been living here for a year now and we still love it! One of the best things about this place is the location! There is a hiking trail that I take my dogs on and it's about a 10 minute walk to the river! Another great thing about this place that is hard to find the the maintenance. I have requested maintenance and they have had their maintenance crew show up the day of. 10/10 great place to live!

Moved in recently and I love it so far. Great location; near the Battery, Cumberland mall, 1-75 and 285, and much more. The rates are great for the location. There's beautiful forestry, being so close to the Chattahoochee river. Pet friendly! The front office staff are amazing! They are so friendly and welcoming, they take care of your every need the best they can.

Update: since I can t respond to the owners direct...

Update: since I can t respond to the owners directly I ll just update my post. Yes I am well aware you have to have all your furniture out so they can do a thorough inspection and make you aware of any issues that should/could be fixed. My vacuum, steam cleaner, and few bottles of cleaner on the counter did not obstruct his view of the carpet. The man didn t even bother/give us the time of day. Also, like I said at the bottom of the review I tried to speak to the property manager about my concerns and was ignored.

Don't waste your time. I've lived in a gables community before and loved my experience, but not this one. I was really excited with the location and affordability, but not pleased with how their willing to disregard the individuals living here. We lived here for a year, at first everything seemed good typical apartment stuff. Once I started actually having to put in maintenance reports, it was a nightmare. The first few times I was spoken down on by the men that came into my apartment. Garbage disposal broke: a man came in and we didn't hear him knocking on the door so he came in which wouldn't be a problem until he slung my bedroom door open(I don't have a garbage disposal in my bedroom) After a couple of months I would come home (I prefer top floor apartment for this reason) and the whole house wreaked of mildew. I could not figure out where it was coming from. I put in a request for a maintenance staff to come check it out, twice online they said they came but no one ever showed up. Finally I found the culprit myself and there was mold growing in my window sills and water leaking from the wall. I called to tell them I found water leaking from the wall into the carpet and the gentleman that came by told me he couldn't do anything about it and just left it. Several occasions where we had to deal with this stupidity and I was going to let it go until we moved out. I know apartments everywhere try to charge you for everything they possibly can that is why I prefer a walk through done while I am there. I asked for one while we were still scrubbing down the apartment to see if he could come by during business hours to have it done before our lease ended by the end of the week. He came early and was extremely rude to my roommate who opened the door, disregarding our time and what we wanted to make sure was done. He came in and said he didn't see any damages that deemed needed to be fixed and left. We assumed everything was great and packed up and left. I couldn't make it the day the lease ended so I was going to get charged an extra day, but I went to process my walk through paperwork and they didn't have it done. Once I got the paperwork they stated we stained the carpet and were charging me an extra cleaning fee for it(legally have to clean your carpets before move in with tenants) and it wasn't stained it was maybe some dirt from walking(don't install white carpet). We had a steam cleaner with us, which easily would have been cleaned before we left if he had made it apparent that it was a problem. After all of that I emailed the property manager with my concerns and she didn't even have the decency to email me back. We weren't asking for a lot, just a decent place and some considerate individuals when it came to a problem. Also yeah they offer residents rewards for good reviews.

Update: I've been at Gables Mill for almost a year...

Update: I've been at Gables Mill for almost a year and i'm still just as happy with the location. The community is wonderful, staff is friendly, and maintenance is reliable. Highly recommend. Great pricing for the amount of space + the area you're in. All of the connecting nature trails have been a lifesaver during the pandemic!

I've been at Gables Mill for a week now and am very happy with my decision. The location is the great, the complex is great, and i'm very impressed with the office staff. We had some issues upon move-in with our checklist and Saketha and Rene have been actively solving this issues and communicating with us along the way in a friendly and efficient manner. We definitely feel like we matter as residents to the office and are not "just another lease holder."

Deducting one star because the security gates have been open every day (including after business hours and late into the night) since we have moved in last week. One of the exit gates is having technical issues, so I believe this is the reason for the open gates, but I see it being a security risk should it continue to remain open.

I've been here for 5 months and so far everything has been very positive. The management/staff have always been pleasant, helpful, and communicative. The grounds are actively kept clean and well maintained. The apartments themselves are constructed well and maintenance is quick to address any issues. Excellent location - slightly tucked out of the way, but still 5-10 minutes away from 90% of anywhere you would need to go.

Honestly only put one star because I couldn't put ...

Honestly only put one star because I couldn't put zero... so my one lone star can go to the fabulous Lauren who works at the front - no matter how shady they are, she will always be super helpful. Everyone else SUCKS. Let me just start with the 'manager' of the complex, Rachel Goldshein. She has got to be the saddest excuse for an employee/manager that I've ever seen. I've actually seen walmart employees or mcdonalds workers have a better work ethic. Rachel is actually never ever there. But guess what! If you actually have an issue, you have to contact her! And the chances of you getting in touch with her (especially if you are a contributing citizen and work an 8-5), you won't be able to. It took me 4 months to finally get in front of her and report my issue. LOL and once I did she called me a liar and tried to say I'd never put a work order in for my issues, but lol I brought her my 9 work orders I had to put in. So please just make sure you have proof. If anything happens - GET IT IN WRITING.
Another thing - this complex of Gables is the OLDEST ONE and it's extremely obvious. Let me just start with the fact that none of the buildings have studs!!! If you know anything about anything, you know that walls/buildings need studs to stand.. they don't have them. COOL!
If you are still reading you'll love this: so I had a leak in my apartment coming from above in my bathroom so the unit above me - her bathroom was leaking. I called maintenance to put in an emergency work order - which is the one thing they actually are good with - and the ONE time I didn't lock my apartment.... I hopped in the shower real quick - the maintenance guy knocked and then proceeded to walk in while I LIVE ALONE AND I'M IN THE SHOWER. YEAH. I had to yell at him (cause i couldn't hear) for him to get the hell out because I'm in the shower. So rude. not neccessary. SO GLAD I NEVER HAVE TO PAY THEM A CENT AGAIN!!!
DON'T LIVE HERE IF YOU HAVE ANY SENSE!!!!! PLSSSSSSS

Rent increases of 8% after the first year even if you're apartment is not renovated. It has been a year since I moved in, and I paid $50 for the remote key entry which never worked once. I was told by one of the office staff to keep trying over the next several months, and if it still didn't work, she would refund me. It never worked for a year and took it to her and asked for the refund. Instead, she kept trying to reprogram it so I told her I didn't want it and didn't get the refund. Also, I never got my name and number entered in the call box no matter how many times I asked. If you decide to live here, be prepared to pay exorbitant prices for minimal quality, and you may end up unable to enter the gate when the call box doesn't work.

When deciding where to live upon moving to Atlanta...

When deciding where to live upon moving to Atlanta, Gables Mill was my number one pick! Trying to coordinate a move from hundreds of miles away can be daunting and stressful, but the folks in the management office were absolutely terrific. Rachel, Tyresha (Ty) and Lauren all made my move run so smoothly and really took the stress away. The complex itself is great and the management team really goes the extra mile to keep it clean and the grounds well manicured. Ty runs a tight ship and you can tell she takes pride in her work. The pool is great and the gym is very convenient. My only gipe about the gym is I wish it had slightly newer equipment, but overall it gets the job done.

The maintenance staff is top notch! Seriously, they are absolutely great in getting work orders complete. I am fortunate that I haven't had to put in many requests, but when I did they were quick to get it completed. They are also friendly and will stop to say hello if they see you in the parking lot.

As for my unit, I am in a 2 bed/1 bath unit. It is very spacious and very quiet. My only complaint about the unit is that I face a retention wall which literally blocks out the sun, however it does keep my unit cool in the summer. I do like how the dining area and bathrooms have hardwood flooring which gives it some modernization. My neighbors are friendly and people who have pets are pretty good at picking up after them. Also, there is a courtesy officer that lives in the complex. I have never witnessed anything but it is always good to have that presence just in case.

Overall, the complex is in a pretty nice area. You are literally right behind the Chattahoochee River Trail where you can find great trails. Right outside the complex there is a great bike trail that has a nice urban feel to it. I literally run/jog it all the time after work. You are also super close to 75 and the dreaded 285 (it's the worst) so getting into mid town or Buckhead is pretty convenient. The Cumberland Mall, Vinings and the Battery are close by plus the area does have some cool restaurants.

After 3 years of living at Gables Mill, I am sad to leave but grateful to have found a safe, clean and convenient place to stay.

There is a serious bug problem, they do not spray ...

There is a serious bug problem, they do not spray when you send in a request... i have NEVER seen a pest control worker. We take care of pest control on our own to make living here comfortable. the area is great for someone who wants some trees and out doorsy feeling mixed with being close to the city but the staff only cleans the pool once a week, it seems, so 6 out of 7 days the pool is covered in leaves and bugs thanks to the out doorsy appeal. the gym is so outdated. EVERY WEEK AT LEAST TWO MACHINES ARE BROKEN, no free weights and they don't respond to requests to fix the machines quickly... for the price, there are other places in vinings that provide more of what you look for in apartment living...

Oh! did i mention that the water is cut off what seems like every month because it happens so often. Which, its forgivable that water pipe breaks but we aren't communicated with. They seem to wait until after i reach out asking why my water is cut off before they send an email to the community.. not the best if you are cooking, doing laundry, or showering.. we should know ASAP

The staff is fantastic. We've been here for several years and love our apartment. We love being so close to the river and the national forest. The renovations were great as well.

Our critiques would be: 1. We don't like the pirate sign spinner. He doesn't make much sense and cheapens the apartment complex. 2. People drive too fast through the parking lot. 3. The gate is constantly broken. We aren't big fans of the gate anyway, so we'd be fine if it went away.

Gables Mill is located in a very convenient spot. There is easy access to both 285 and 75, and there is access to many other activities such as SunTrust Park, Cumberland Mall and the Chattahoochee River Trail. I've lived in other Gables locations and this is the only one that's been worth it. The staff is nice for the most part. Maintenance requests are taken care of at a quick pace and the community is quiet. The rooms do have issues (one room of ours outlets are broken and they can't fix it) and there are some pests but that is standard for most apartment complexes. Overall, this place is better than other Gables locations and I would recommend it to those looking for apartments with access to the highway and/or SunTrust Park.

I love living here! It's super private and quite. My dogs love walking on the nature trail. We have our own private entrance to the Chattahoochee. Maintenance is ALWAYS efficient and happy to help! Great amenities and management staff!!! Excellent location. You won't regret living here.

I've been here about a year and I love it!!! My dogs LOVE the nature walk right next to us and I love how safe it is!!! Management has been excellent whether it;s something I need fixed or a just a question everyone is curtious and respectful. They come within 24 hours of you requesting something to be fixed. Very happy so far!!! Just wish more people that live here clean up after their dog. Other then that everything is excellent.

This is by far the worse complex ever!!! They are so unorganized. My daughter rents an apartment there and ever since shes been there she's had nothing but problems. Then they have the nerve to charge a late fee of 100 if rent isn't paid by 6pm on the 3rd of every month. So basically if you dont get off work or school by the time they close you will still have to pay a late fee. Management is very unprofessional as they only care about money and not their tenants. If I could give them 0 stars I would and I wouldn't recommend ANYONE to move here!!!

It's a very convenient place to live in if you're an outdoors person. It's a walking distance from the Chattahoochee national park.

My biggest complain is the staff.

My upstairs neighbor makes inconsiderable amount of noise at midnight. I have complained throughout weeks to the front office and they've eventually "gave her a call to warn her." The front office even told me that they've "raised the tenant's rent" because of the excessive complaint against the neighbor upstairs. Up to this day, she would loudly do her dishes, wash her clothes, and stomp around her apartment waking us in the process.

When my wife and I expressed out wishes to move to another apartment within the community, the front office told us it'll cost an exuberant cost of $600 to move out. We cannot afford to pay that amount and tried to reach an agreement with the "Assistant Manager." She rudely told us that it's no possible to lower the amount and came up many excuses as to not help us even though we've complained many times about the excessive noise. If you have any form of self respect, save yourself a headache and AVOID THIS PLACE AT ALL COSTS!

We were not able to get out of our lease despite the fact that we had two sets of neighbors that kept us awake at night with multiple domestic violence disputes. It got to the point, where we would all come out and wait for the police to show up. Then, these neighbors left all of their belongings in the breezeway. This did not get cleaned up until ten days later. Additionally, people would not respect the valet trash, there was dog feces everywhere, roaches and scorpions galore. Pest control was ineffective, and the office staff was not receptive.

When we first moved in, they told us one price and raised it by $90 when we signed the lease. The apartment was not fully cleaned at move in. There were multiple break ins and miraculously the broken gate was never fixed. Water was shut off for days without any notice! They constantly changed the lock codes to the facilities and on the chance that you could get in most of the gym equipment was broken.

The location is great; however, I do not recommend. There are plenty of options for the same price that are nicer around.

I love the combination of so many good things at one apartment complex. It can be hard to find a place that has decent maintenance, nice amenities (like pool/racquetball), reliable appliances, and a wonderful staff. Gables Mill seems to have all of it.

I've lived at Gables Mill for almost 3 years, and ...

I've lived at Gables Mill for almost 3 years, and the only reason that I'm leaving is to be closer to my office. Overall it's been a great experience.

I actually leased here without seeing the apartment first based on a recommendation from a friend. Ty was really great about helping me through the process from a state away and making move in as easy as possible.

Because the complex backs up to a park / the river, there are some seasonal bugs that sometimes get inside, but when I lived on the second floor I really didn't have a problem with them. The complex is relatively safe and my neighbors are nice, mostly working professionals. There are food trucks during the week and there's an awesome trail behind the complex into the park.

I would recommend this complex, especially if you work around the Galleria area.

Pros:
The location is very nice if you're outdoorsy and enjoy hiking, running, etc. The maintenance staff is usually very responsive and will usually take care of your requests in 1-2 days.

Cons:
In the summertime living on the 1st level my place had a constant stream of pests. I called multiple times about having it sprayed and they claimed that they completed the request but the amount of giant roaches and SCORPIONS in my place did not decrease.

Also other people have complained about the water being turned off frequently. They are correct.

Furthermore when you decide to move on to somewhere else the staff treats you horribly. In regards to the move out process we had 3 or 4 different people tell us 3 or 4 different things. When I tried to go in to talk to Monica, one of the managers, she got easily frustrated with me for asking reasonable questions. She was very condescending and walked out on our meeting 30 minutes before the office closed without answering all my questions.

When we got out renewal offer it was a $200 monthly increase. Similar apartments at Gables Mill were going for about a $100 monthly decrease compared to our current rate. Those things do not match up.

They offer a cleaning service for $150 upon move out that says "smooth move cleaning" for if you're in a rush in the moving process. We elected to pay for this service and a month later got smacked with $680 in cleaning charges. Don't fall in to their trap.

Pros: Nice tennis courts, right next to the river, easy access to Atlanta

Cons:

1) When I first moved in, maintenance was excavating and re-sodding the hill right outside the apartment I lived in. My puppy barked a lot at the construction going on 10 feet away, and the upstairs neighbor that worked from home (which is not allowed per the lease) complained frequently enough that I was asked to relocate. It was not important that the upstairs neighbor smoked marijuana on his/her porch daily or that he/she had 10 visitors per day stop by for 3 minutes. It was more important to management that I have my dog muzzled in this pet-friendly complex.

2) I originally signed a 10 month lease at a reasonable price. However, there is a surprise lease renewal fee and the new lease would have increased rent by 6.65%. I asked for this to be reconsidered, and the answer was no.

3) The pet deposit is not a deposit. If they tell you it is a deposit, upon moving out it will be reworded to fee and will not be applied to any move out charges.

4) Don't bother steam cleaning your carpet before moving out. It will still be replaced.

Edit: May 17th - I discussed the policies with the community manager at the time of the issue with my upstairs neighbor and again yesterday.

The upstairs neighbor likely selling drugs from the apartment and violating the lease agreement by operating an establishment out of the apartment was less of a concern than my dog barking in this dog friendly complex. It was clearly explained at that time.

More recently, a 6.65% increase in rent was deemed a reasonable offer at the time it was given and again after I asked that it be reconsidered. It was clearly explained ~60 days prior to the end of my lease.

As for the pet fee not being a deposit and the carpet replacement charges, it was clearly explained yesterday that this will not reconsidered.

Have the policies changed since yesterday?

I lived here for 2 years and I had no issues until the end. But when living there maintenance (renee is such a great Maintenance Manager) was awesome they always came out on time. If we had any issues the office staff was courteous and handled things properly. Amanda is a complete sweetheart at the leading office. I was bummed because they're charging my former roommates and I to fix the carpet even though towards the end of our final lease the maintenance crew had to rip out our carpet because our water heater had flooded (which they fixed super fast).Yet where they replaced the carpet it started to come up. But even with that issue they worked with us with the price. I just wish they hadn't gone up on rent like they did. I totally miss living in that area it's so convenient to all the highways and everything you need is right there.

This is a great value apartment in the Atl area! The nice pool, tennis courts, gym, walking distance from the Chattahoochee River & super close proximity to Suntrust park keep things fun. The office staff Lauren, Ty, & Saketha have always been friendly and helpful, and maintenance is prompt.

My move-in was seamless. The ladies in the office are amazing! They answered every question, had patience with repeqt viewings, and were an absolute delight the whole time. It is quiet and peaceful. The loudest things are the cicadas. I love it here!

The proximity to walking trails while still being close to entertainment and dining is fantastic! I love feeling tucked away amongst trees while also being very close to the highway. Unit and neighborhood amenities like fireplace, laundry and gym are in great condition and make living here a treat.

Overall good experience. I've lived here for two years while working at Georgia Tech. Easy access to 75 allowed me to get into the city before my co-workers living in buckhead. Not worth the price anymore, I moved into a 2bed/2bath 3rd floor at $1009. Renewed for year two at $1071 and opted out of year three as they wanted $1126. Amenities are poor, the gym flat out sucks (super limited equipment which is usually broken), the pool is decent, grilling areas are okay. Landscape is not very welcoming or appealing (very woody area). Units with vaulted ceilings will yield super high Georgia power bills. Maintenance is really good about responding to requests and office staff is nice, but don't expect anything special. Entering the community can create a super long line if you don't buy a "clicker" for $50.

Also, unrelated to the community, a neighbor has keyed my car multiple times over a parking space which are not assigned! I'm moving out!

The location is perfect, the apartment is great( only need to remove the carpet, lol) And open space at all entrance , time you get home with packages and cars are parking in front is a trouble.
I feel secure, all office team are great.

I have lost 2 packages and a mail with rewards car...

I have lost 2 packages and a mail with rewards card worth 150$. One of packages was stolen from my front porch and one other package was not even delivered. Someone stole the reward debit card from my mailbox and used up all the money. The management does nothing about this and it is very dissapointing.

If you haven't read Jamie's review on here already, the apartment itself is nice-ish and renovated, and is super close to 75 and beside the Chattahoochee national forest and river, but this isn't the only one close to these things. Move somewhere else. When I first moved in, we constantly had to get things fixed, and eventually replaced the entire H VAC unit. The water was shut off for hours at a time. The maintenance men are far better than the rest of the staff, they talk to you and even your pets. lol. But this place literally pennies your wallet to death. They have fees for just about everything!!! No joke. Just like Jamie said, the place is covered in dog poo and they don't charge people a fee for leaving mess on the ground but if you leave your trash out too long after the trash valet comes, they march up to your door, take a picture and then send it to you in an email and charge you. lol. The gate seems to always be broken, the entire front of my apartment smells like dog mess when you walk out. It's just a lot of small things. I started looking at apartments within months of living here, I put my notice in way ahead of time because I knew I wasn't going to stay then. This place just is NOT worth what they charge. Not at all. I just moved out last week, literally 3 minutes away and my new apartment is nicer and literally half the cost. They DO give gift cards for positive reviews as well so I guarantee half of the reviews are only positive because of the gift cards. lol. DO NOT MOVE HERE!!!!!

Older complex. Moved in one year and RENT WAS RAISED $80 the second year. Heat/Air has gone out in our unit 3 to 4 times in the past year and a half. Counters are warped and shed little wood particles. Carpet not fresh when we moved in. Neighbors are ghetto, units have been broken into, front gate remains open for weeks at a time. Neighbors throw garbage into woods. The toilets in units are toddler sized. Amenities are constantly out of order. I can't wait till the end of my lease!

I am extremely disappointed. I applied to the property less than 24 hours after touring. During my tour I expressed to the leasing agent that I made almost five times the income requirement but have been working on my credit score and was concerned because it's still low. She (Lauren) told me that they don't look for a certain credit score and if anything I would just have a higher security deposit. I applied prepared to pay a full month's rent down as a security deposit but then was denied base on a "risk score." At best I was mislead, at worst I was lied to. The assistant property manager was not helpful and said that Lauren probably could have explained it in a better manner but there was nothing they could do. Now I have to wait 3+ weeks for a check back for the admin fee and the $85 application fee is non-refundable.

My two roommates and I fell in love with this place! The location is perfect, the neighbors we've met so far are nice, the rent price was a huge plus, valet trash 5 days a week, pool gets good sun, gates are always closed and I liked that layer of security. The apartment is very cozy and we are so excited to stay here! We discovered a list of problems in our unit after we moved in and the staff and maintenance team worked with us and got them fixed within a week. The staff is great!

We moved in 2015, at the beginning everything was perfect . Now in 2020 it s totally different, no maintenance around the complex. Trash stays non picked up, grills are destroyed, building entrances are not taken care of at all, we have broken glass all over for a year. Nobody cleans after their pets and the last thing that our car was stolen from parking lot and another car was broken into . We still staying here only because of location.

I first moved to Gables Mill in December 2016, from Mississippi, and only because my leasing agent, Robert was extremely nice and helpful. Unfortunately, a few months into my lease, the staff changed, which seemed to happen often. The apartments are nice for the area but overpriced. The rent is never the same, but I overlooked a lot of things because of the convenience of getting to work and my daughter s daycare.

Fast forward to 2019, I signed and agreed to be in a short term, 3 month lease, which began December 2018. Now in my mind, if someone signs a 3 month lease, that means in 3 months, that person will be moving out, which would be in MARCH! I gave notice in February 2019 that I would be moving out at the end of my lease, which in my mind is adequate time. The leasing office advised me that I couldnt give move out notice while in a current contract and that I would have to give 60 days notice AFTER my lease expired. At this point, I was livid because I had just moved into my new apartment the first weekend in March, paid first month rent, and STILL paid Gables rent for March even though I wasn t physically living there. I contacted GA Power, told them to disconnect my service on March 12 and transfer to my new residence. At this point I thought, all was well. April rolls around and Gables tells me I owe rent for April or they would turn me over to collections. Why? WHY?!!! I m a single mother to a toddler. I felt like I was being swindled. I broke down and paid April s rent also. Then paid for carpet to be replaced for $386. Finally, I m done with them, right? WRONG! It is now almost the end of May and Gables emailed me stating I owe $71 for GA Power. How is this so when I disconnected the service in early March and paid GA Power directly in March, April, & May?!!! I proceeded to call GA Power and they confirmed that I do not owe anything for my previous apartment at Gables Mill but Gables Mill is threatening to turn me over to collections if I don t pay this bill. I m over it! It s only $71 but I m certain I don t owe them any more money! I do not have anything good to say about this apartment complex. GO SOMEWHERE ELSE!

Gables Mill Apartment complex is a good size community. It is a gated complex. I saw up to 3 bedroom apartments. The lawn was manicured, tennis court and pool are available. I was doing a move there. I like the huge water wheel at the entrance.

I personally had a great experience living here. Note that people are about 10 times more likely to leave a review if they had a bad experience, so think about all the people who had no complaints while reading these reviews.

The staff was extremely nice to me and the service team was prompt and skilled. I loved the proximity to the river and the highways. It's usually very quiet even on weekends, so if you work early or work weekends you dont need to worry about being kept up by constant music or whatnot.

If you like the location, I'd recommend living here for sure. I'd be staying if it weren't for my job relocation.

They used to be a some what respectable company, and the maintenance team used to be very attentive. But that was temporarily. We have continuously dealt with broken entrance gates, no water, and power outages. We are tenants who have paid every single rent payment and bill on time. We never know of an outage of course until it occurs and that always seems to be when getting ready for an eventful evening or early in the morning when preparing for work. Our rent checks have been lossed or miss managed due to front office staff and they have tried to charge fees because of their negligence. They are continuously coming up with these obnoxious charges to make an extra dime whether it's valet trash or a new charge per pet you own. We have lived here over 2 years and they have gone up on rent each time. Our apartment has not been renovated. We have leaking faucets and have had mildewed window seals along with vents. Our air vents are supposed to be changed once per month and that happens maybe every 3 if we are lucky. Our electricity bill is over $200 because of our crappy AC unit having to work triple time to barely cool our home. There is a short in our dining room lighting which began maybe over a year ago and they have yet to fix it and YES ALL OF THIS HAS BEEN REPORTED. Don't be fooled by the amenities, we actively use the fitness center which may have 2-3 machines working at a time along with dead roaches and various bugs scattered along the floor. Their office center is nice and very up kept but the printer never works and when you are in need of a technical fix, trust me when I say no staff member is available. They are conveniently located in an area that has easy access to the highway along with popular attractions but there are several other residences in the Vinnings area that should be given a chance before coughing up thousands of dollars for a money hungry company. The best of luck to whomever wishes to move here because even the landscaping is sore on the eyes. And did I mention I am writing this while my baby (10 months) is trying to sleep but they have a team cleaning the carpets below us with their obnoxiously loud machines at 10:41pm. So not kid friendly at all... Good luck to all future residence

I've lived here since August 2019. So far, I love it the leasing staff is extremely professional and always willing to help. The maintenance staff works quickly. The property is ALWAYS clean. The residents are extremely nice. The complex is near the Chattahoochee River and the view is beautiful... you can hike down within minutes. The location is near restaurants and shopping for an amazing price. This was a great choice for my first apartment.

I rarely hear my neighbors, unlike some apartments where you hear everything. The surrounding area is great too with all the trails and walking paths!

Lots of bugs. Lots and lots of bugs. Given, you should expect some living so close to the river, but be forewarned; I've dealt with everything from scorpions to wolf spiders. Right now our apartments is INFESTED with roaches and after sending multiple complaints, management sent one man who literally sprayed for 2 minutes, said he'd be back--but never did. If you have to live here, don't get a ground floor apartment.

Management seems to be becoming less inclusive with residents. For one it's summer and they decided, for some reason, that NOW would be a good time to renovate the pool. No email was sent out, they just did it. Asked one of the handy men who works here and he was also highly annoyed. It's going on 3 weeks now and we are still looking at an ugly, torn up pool in nearly 90 degree weather.

Also, front gate breaks down ALL THE TIME. I've witnessed people ram the gate open out of frustration because it's nearly midnight on a Saturday and no one can get in.

Gables Mill is by far the best apartment I have lived at. The facilities are amazing, the grounds are well kept, rent is affordable, and the apartments are spacious and in good condition. However, the best part about living here is the leasing staff. They are always friendly and are always in constant communication with the community. Every time I ve called the office, they ve always picked up. When I send them an email, I have always received a response the same day. Overall a really great place to live in a perfect location!

I love the location. We re just about a minute or two to either I-75 or I-285. Peaceful. Near the trails Akers Mill trail is in our backyard. Near the Chattahoochee river too.
The neighborhood is quiet, which I like.

But as for the apartment quality, I just noticed that there are little roaches, in the corners of kitchen and cabinets. I don t know where they re coming from. I do regular cleanings by the way.
On our first few days/weeks, we were having issues with our toilet (it overflows! Eww!) but it s been fixed after a day or two.
The paint in the closet door is not that reliable. I ve put a commando, and the paint was ripped I ve used it for a couple of belts.

The apartment unit price is cheaper than other 3 bedroom offers.

Overall, I m satisfied with where I live. It s just a matter of how I can make improvements on what I have and make it more of a comfy place to live in.

Edit: Lauren is very nice. Whenever I go to the leasing office, she knows already what unit I m from. :))

This is going to be long because I moved from out of state and had never been to ATL before, so all of my apt research was online through third party sites. Based on those reviews and ratings, I almost didn t check Gables Mills out.. so glad I did. I toured a bunch of communities, and this was the only place that gave me the feels-like-home vibe.

I ve lived here for two months now. When I moved for work, I only had a few days to find a place to live, but Lauren & Ty in the front office made that part easy. They re extremely kind, still remember my name, and take great care in their work. I haven t needed to call them with anything, but every time I ve walked into the office, unless all staff were already talking to a current/prospective resident, at least one person stopped what they were doing at their desk to help me.

The apartment: I have a 1BR (the bigger size), and I think the rent amount is very reasonable considering what all you get. It s spacious, there s a washer/dryer included, water/pest/trash is included and the appliances are energy-saving. Side note on that, I usually keep the AC running cool between 70-73 and I honestly didn t expect to see much of a $ difference, but my electric bill has only been around $40 vs the $70-100 I was used to from all the other places I ve lived.

The community: It is gated and pretty quiet. The trash valet is very convenient. They have weekend office hours and receive packages for you. The pool isn t the greatest I ve seen, but still a decent size, and in my experience no one has ever blared music, there are no kids splashing or running around unsupervised, etc. If you play tennis, the courts look really nice. The gym area is small, but open 24hrs. I m pretty sure there s free printing offered in the business center, you just have to bring your own paper. There s also a little car self-service area if you need to vacuum or rinse (big fan of this, I d never seen this offered anywhere before). One thing they do not currently have is a large dark park area BUT they do have waste bag stations throughout. So with the amenities, Gables Mill probably won t win if you re looking at quantity or at being the fanciest or newest, but in my opinion they provide all the basic necessities to help make life a little easier and a little more enjoyable.

What they do win at is location, especially if you work south of 285. I work in midtown; my morning commute is usually only 15 minutes and my rush hour commute is usually 20-25min max (vs the other side of 75 which looks like bumper bumper traffic every day). I ve only experienced heavy traffic going home a few times, either due to a) a wreck or b) a Braves night game, because we re less really close to Sun Trust Park/the Battery. I think that s more of a pro than a con though. Target, Publix, TJ Maxx, Kroger, Barnes & Noble, a lot of restaurants (sit down and fast food): all 5-10 min away - and closer than it looks on google maps, you just have to go through a few stoplights.

As for other issues I d read in reviews before-
Bugs: It s near a wooded area, so outside you will see spiders and roaches. Inside, that hasn t been my experience. I did find ants on my counter one day but I didn t report it because one $4 can of Raid took care of that.

Occasional water outages: true, I think I ve gotten 2-3 email notifications, but my apt has only been affected once and the water was only off for a few hours. This part really in the staff s control, especially when the issue started at the city s water plant. They communicate as best they can, and for local line breaks they work as quickly as they can to fix.

Apathetic staff/management: definitely not my experience. From what I ve personally seen, they care a great deal!

My roommate and I have lived here for almost a year and have enjoyed our experience so much, that we are renewing our lease. The location is great for so many things like hiking trails to the Chattahoochee or a short drive over to the Battery. The staff is awesome, and attentive, and maintenance always gets things fixed in a timely manner. Overall it s been a great year, and we re ready for another!

I want to cry this experience has been so bad. The bugs, the Shootings/domestic violence, the broken gates. The constantly closed pool. The management staff will not work with you. Which is why you'll see the automated "We're sorry you had a bad experience" email with no other attempt to make it right. Not I can't get out of my lease which is up because of some notice they sent that I never received. Now they say I owe $2500 dollars or they will send it to collections.

I feel sick to my stomach right now. I can't afford this and still take care of my mom.

Office staff was mostly unaccommodating, rude, unorganized. They didn't communicate well when they shut off the water to building and this happens often. When packages were delivered to the office it was a craps shot if you get yours on time or at all. Less than gracious to residents. I felt like they must have paid me to occupy by the attitudes that were offered. The apartment was dated and updated all at the same time. They put nice backsplash and laminate flooring to update the kitchen. The window treatments were nice. That was the good. The bad and the ugly came from the constant water leaks, mold issues, and roaches. Most neighbors were quiet and kept to themselves. Others were loud, inconsiderate, and some had children that were the same. Overall the neighbors were nice. The property is pet friendly which means poor pet parents don't clean up after their pups. Not the fault of the community management. The best part of the community is the Palisades located behind the complex. It's a congested area because if narrow roads and too many people. It is convenient to I-75 & I-285. Most of the maintenance staff is very nice and efficient. Some aren't. All of the maintenance staff when compared to the office staff are top notch. The good thing worth mentioning about the office staff was one of the newer persons to the team. She was very nice.. almost nice enough to stick around and live another year or two. Also when moving there were hiccups that caused me to stay longer. It may have been per law they didn't hassle us but I'd like to think this was done because they weren't all that horrible. I know a long shot. What kinda put things into perspective about my thought of potential good deed was when I received a bill of 2cents. Apparently we had a balance. The one thing they were diligent about was sending a statement about the balance owed. Which in turn required us to spend a small fortune on an envelope and stamp to send a check for 2cents... Mind is made about this property but not about the Gables brand.. well not entirely. I'll consider Gables Mill as their one off.

We have lived at Gables Mill for a year and a half now and we just signed another lease for a larger apartment. We enjoy living here! Close to everything! Chattahoochee River is right by us! Washer and dryer included! Safe and quiet! The only complaint I would have is that you do see a lot of bugs here and there but we are close to the woods, so that is understandable. I do wish they had a dog park, we have to pay a $500 fee for our dog plus $20 a month for dog rent. I think they should add more amenities for dogs since we have to pay a non-refundable $500 fee.

The staff and the maintenance crew are pretty amazing here. While the community is nice and quiet, the only issue i have is lack of security. My motorcycle was stolen from this property three weeks after purchasing, cars getting broken in randomly, gates malfunctioning. Also our AC keeps on breaking randomly (perks of having units built in the 80's). Overall my experience was good. I just wish they would do something regarding with security, maybe add security cameras.

One thing that really irks me is the amount of speed breakers. They need to get rid of them

This is the most UNPROFESSIONAL complex i've ever dealt with and I'm so glad that we don't live here. I only gave one star because I couldn't give zero. My boyfriend and I applied here and they gave us the run around (for some bogus claim from an old apt he rented in 2011 that we PROVED was bogus) for 5 days before they finally denied us for "risky credit" even though we've never been denied before and collectively make way more money than necessary to rent one of their mediocre apartments. Even if that was the case, that's what a security deposit is for. They also sent our deposit money via check back to the place we're moving OUT of even though we told them that we would no longer be at that address to get the check. This place wasn't even on our list and was a last minute attempt because we needed somewhere fast. But I'm so glad they denied us because they clearly don't operate well and I could foresee issues if we had moved in. Spare yourself the time and apply somewhere that's worth the price.

*UPDATE*
I have called Gables Mills a total of four times since we applied to get our admin fee back and they claimed to have sent it but we never received it. The manager was supposed to call me back and never did. Unprofessional is an understatement. They're quick to take your money but you have to stalk them to get your money back.

We have lived at Gables Mill for almost one year now, and we have had a very pleasant experience here. We are in a 1BR 1BA apartment, and while it is small, we found the price to be very fair especially as this is our first apartment. The management has always been very helpful and the maintenance team is speedy. We have a dog, and we love using all of the surrounding walking trails near the community (there is one trail that is basically right outside of our apartment). The only downsides we have noticed are that there were a few pest issues (bugs, roaches, etc) in the summertime, and the package system is not very well organized. The management could improve the organization of the package system in the leasing office for easier pickup. We would definitely recommend Gables Mill to a friend who wants an affordable, quiet apartment community that is very accessible to nature in the Chattahoochee area.

Been at gables for over 4 years now. The new staff is super friendly and always professional. I can t say the same about the crew before they arrrived. They make sure that maintenance issues are resolved and make sure that they call to make sure you were satisfied
with the service. the neighborhood is relatively safe. We haven t had any issues personally. Maintenance could respond to requests a bit faster, but I understand that they may be short staffed. I spend a lot of time one the gym, which is equipped with the basics along with free weights and dumbbells! Maybe in the future we can get a couple of machines that targets glutes specifically. Also, all apartments now comes with washers and dryers.

On a different note, I still don t understand why we have to use captivate points for annual carpet cleanings and to replace dining and oven light bulbs. I would think this would be standard maintenance services. Other than that, I ve been enjoying staying here.
