Gables Mill Review

Haven't moved in YET, but Ty Starks is great at giving you a welcoming tour and detailed information on what you want to know about Gables Mill. Me and my boyfriend had our tour with Ms. Starks and she was able to answer any and every question we had about the complex. The reviews and her personality clearly match on staff and management. I would love to live here. I am more than excited to move forward with my transition to Gables Mill. It's very close to 90% of stores and gas stations and from what my boyfriend and I can tell, they are very CLEAN. I rated this 5 stars because it is well deserved. Thank you Ty! Watch All of the Adventures and Iron Man movies! STARKS LEAVE A MARK. AND THEY'RE UNFORGETTABLE AND APPRECIATED!!!!

The apartment is very clean and in good condition. Nice environment and surroundings, amenities and kind staff. View of woods is comforting.

The staff here has been absolutely fantastic! Maintenance requests takes minutes! Everyone is very friendly, and its a beautiful neighborhood. We have been so pleased to live here. Highly recommended.

I worked with Ty Mills and she was super polite and helpful. She was very knowledgeable about the property and and understanding to our needs. Although we weren't able to rent from here due to timing of available units, Ty was understanding and accomodating...would consider this location in the future based on working with Ty.

We absolutely love our new home! The entire experience has been so easy with no stress. From the moment we toured with Ty, we knew this was our new home. She was very informative, patient and kind. We recommend Gables Mill to anyone looking for a great location, nice amenities and a caring leasing office! Thanks Ty!

The staff is great! It is a very quiet apartment complex. Perfect for a commute in the city. Also, the Chattahoochee is within walking distance.

Don't move here if you can help it. YES it is very close to I-75 and the location is great but that being said, they give the residents points for writing positive reviews and posting pictures on social media sites to use towards gift cards. They are also fee happy meaning they will charge a fee for everything except what actually needs a fee. Like there is dog poo all in front of my building, and do you think those people are getting charged a fine?? I doubt it or the people would stop. The office won't take the time to look at the cameras to figure out who all is leaving dog poo on the ground WHICH WOULD ACTUALLY HELP THE COMMUNITY but yet do something else small or stupid and they can take the time to take a picture and fine you. lol!! But yea, lets leave the dog poo on the ground for all of the new prospects to see. Very attractive. Things constantly break to the point I've stopped calling maintenance because I don't have the time to sit and wait on them to fix things a second time. I have not been here very long, 6-7 months maybe and I'm already looking for a new place to move. I'm going to see about buying my lease out because there are better places literally up the road for cheaper and just all around better. In my opinion anyway. Hope this helps someone!!!!

My 20 something daughter chose to move into the Gables Mill. She had lived at a previous Gables property and had a wonderful experience and expected the same here.
Even though this property is older, its closer to her job and in a great location. The apartment is nice.
Her first week of possession has been a frustrating nightmare and she s been unable to inhabit it. The first day walking into the apartment there was a smell coming from the air conditioning. Looking up at the air vent in the bedroom sent off shock and alarm bells. The vent was full of dirt and what looked like black mold up on the duct work.
Immediately, I went to the HVAC and opened it. See the attached before pictures. We were horrified. Went straight to the office.
Lauren, Ty, Matt and Daniel couldn t be more helpful and kind. They try to do the right thing. However, the management team doesn t.
After sending over a new filter, they thought that would be enough. Then they sent in a vender who did put in a new vent in the bedroom and sprayed something that was supposed to help. The after pictures show that it didn t.
Worried about staying and breathing this, we hired someone to give us a 2nd opinion, as to the safety of breathing in this stuff. He felt that it needed a deep cleaning from the fan down. When asking the Gables to do that, they said, No.
When we asked for a discount, due to the issues, and for the money we re spending on their system to have it safe for our daughter. Another NO. The sad thing was you could hear the rude management lady talking to Ty, and saying, That s just how it is. You could hear her across the room.
Maybe these pictures will speak more than 1000 words and get their attention. Does anyone want to breath from a system like this? How could a management company be so dismissive of such a serious issue?
The smaller problem was the lack of painting, which was taken care of.
Can t say enough nice things about Lauren, Ty, Matt and Daniel. Just wish that the Gables Corporation would support their efforts and do the right thing for my daughter.

PROS:
1) beautiful area with nearby walking trails. peaceful.
2) close proximity to 75 and 285
3) maintenance guys are great! quick responses and very friendly! love tony and rene!
4) complex seems to be pretty well maintained/manicured.

CONS:
1) water has been shut off at least 6-7 times since i've been here (i have been here 13 months). unfortunately, the water has been shut off at times when i'm getting ready for work or trying to get ready to go out. it is actually off right now as i type this, and i'm in the middle of making lasagna and trying to get ready for a weekend trip. sometimes they give you a warning via email - sometimes it gets shut off without warning. probably wouldn't even be writing this post right now, but since i'm waiting around to be able to shower, i figured i might as well.
2) while this is a great neighborhood to have dogs, you will find that there are lots of people who don't clean up their dog's sh!# - so there's lots of it all over - watch where you step. :)
3) pool is never super clean. part of the reason why is probably because there are lots of trees around. they never drain it and really thoroughly clean it. they do clean out the debris, but inevitably, it usually still looks dirty.
4) sometimes they have issues with trash build up. like piles and piles of it by the dumpster (because dumpster fills up). however, they just started to use a valet trash service so maybe that will help.

Overall - decent place to live, but will not renew next year - i can pay the same amount and go live in the city.

Edit ... this is 3 days after my original review. Water is out again.

Super responsive maintenance staff! Loved my cozy one bedroom with a view of the trees. The fireplace was great this winter and my utilities were reasonable.

So far, my experience has been excellent. My apartment is in a great location, close to everything, but tucked back in the woods, great spot for nature lovers. The buildings have been here awhile, but have been maintained well. Very pretty community, great landscaping. I believe the price was very reasonable for the area, great value. My experience with that staff has been excellent. Saketha has been delightful to work with.

Office staff overall are helpful and friendly. Office manager and maintenance staff are awesome! Units are older and have some infrastructure issues, water leaks, pipe and wall insulation issues, sound is sometimes an issue; but over all it is a decent place to live and when issues do happen the staff do all they can to help get problems resolved quickly. Extremely Pet friendly. Amenities are good and location is really convenient. Neighborhood is quiet and fairly private.

Fist fights in the parking lot at 1am, domestic disputes every other weekend, trash everywhere, and pretty dated apartments. Wish I would have taken the time to shop around further, I will not be renewing.

The area is conveniently located to the interstate, which is great compromise for me and my husband. So far the community has been friendly!

Literally a roach hotel. Great prices if you want cheap.

This place is great! The location is ideal to my various work locations and I get home without all the traffic tie-ups on I-75 above the perimeter. The office and maintenance staff have always been wonderful and helpful. I've been here 3 years already. There are a lot of places I could live in and around Atlanta, but Gables Mill is still my best choice yet.

Gables Mill is wonderful community! The staff is always inviting and willing to help with your needs. We are very impressed with the professionalism of the Gables Mill staff.
The location can t be beat. Walking distance to the Battery and numerous trails around the Chattahoochee. Very easy to get on 285 and 75 for commuters. We are very happy at Gables Mill!

Terrible management team!!!
The assistant manager is terrible and impolite.
Slow processing on everything except move-in process!!!
When I moved in, the staff lied to me I can get a reward. They don't keep their words!!!
The assistant manager is ridiculous.
You will lose a lot of residents because of her.
I lived here for 1 and half year. I am gonna move out next month.

I love living here! Great amenities, location, and of course customer service! It s close to walking trails, which I love and the units are very spacious. I would definitely suggest living here! Keep up the great work Gables Mill!

Good experience to live here. Convenient access to downtown Atlanta without traffic jam.

Overall it's a good place to live, but saying that, I've only been here for 3 months, and I don't feel that we get what we pay for. For the price, I expect the stairwells to be blown out weekly. It's been done once in 3 month and that's because I complained and put in a work order for it. The landscaping is beyond poor, it's mind blowing how bad this place looks in some areas. Some areas have not been touched in 4 weeks. I have been counting. For the price we pay I feel that this should be a resort style landscaping.
