Great company to work for, they really care about their residents and their employees!!

No stigma about "trailer" trash. These are manufactured homes and are beautiful. I have enjoyed my home and community for 15 years now. Much more room than any apartment!

Easy move in, great maintenance response and wonderful office staff!

I love my home.. And the neighbors that I have around me along with the community. Royal Oaks is kids, parents, and pet friendly. Love the staff they do there best one making this community work.

Placed work order 1st work order for shower leak 3 months later and 3 work orders later same place maintenance came did work and a month later still only half repaired I used to love it here but never really had any maintenance issues but know having house tore up for 4 months keep calling and told I'll send them by and still nothing going on 7 months now mold black worms in shower put 1st post and still un finished repairs

Been living here for about a year and a half, the new owners and managers have done an awesome job making this a nice place to live.

We've lived inn the community now for 9 months. The staff here are awesome and make us feel like we are people. The community is building and had shown improvement. Keep up the good work.

Royal Oaks and Four Seasons in Peoria, IL are wonderful family communities with brand new beautiful homes!

denied my application. Even though me and my fiance have been at the same address for 3 years and our current landlord is giving us a great recommendation we also used to work for him we've had no issues in over two years. We make $65,000 a year combined and I have a 605 credit score. And what's even worse is I know for a fact you have multiple people living in your community who were evicted from the community I currently live in. I know because they told me I saw their house while we are going on our tour with their car parked at at 2. They were evicted from our Park went to another part got evicted again and then told us that when they went to your Park. They said they did have a bad thing on there history because they were evicted from Genesee villa and you told them I don't care about that place. So let me get this straight people get evicted cuz they can't afford $300 a month and you're glad to rent to them but me and my fiance are currently still there in good standing not been evicted and you're going to use my one prior eviction as an excuse to deny us? great job I'm glad we are approved for another Park if this is how you do business

They never know how to answer their phones. Can call them all times of the day with several different numbers they have and nobody answers. Doesn't matter if it's the main office to pay my mortgage or if it's the management in the park. Crappy way to run a business.

I will start off by saying I love my home. I love my neighbors. I love my community. But I do not like nor love the terrible customer service we receive from Four Leaf. Our lot rent has gone up twice since they bought our park. It always says it s to allow them to keep giving us the quality service that we re used to. That is not true. Our rent keeps going up, but the service is steadily declining. The roads do not get plowed in a timely manner. They are never salted. During the winter, there is ice everywhere. Our playground is unsafe due to the lack of wood chips. The real icing on the cake was when we were told we would have to pay to repair our water heater. We are renters. But then, we were also told that if the water heater needs to be replaced, we will have to give them the serial number because it will become part of the home under contract. So this company is telling us that we need to pay to keep our home habitable, which is a landlord s responsibility, but that in doing so, we have to give them the things we buy. That is illegal. I would not recommend moving into any community they own.
