This is by far the worst apartment experience i ha...

This is by far the worst apartment experience i have had in my life. We have issues with raccoons. Emails go unanswered for weeks. Now I had to go out and clean up glass that had been broken by the trashcan that has been left for a week. It was blocking the drive path. I purposefully waited a week to see if anyone would do anything. I've had to clean up after the maintenance crew that gutted an apartment above us. They threw everything outside the window. Into the back yard. Broken glass drywall wood scraps trim boards you name it. I'm beyond sick of this place. I can't tell if they want tenants or not at this point.

We do a lot of work with Fairlawn real estate. They always care about making the best possible solution to any problem. The maintenance division is always right on top of the situation and works great with vendors to get the job completed in a timely fashion. Their properties are always looking good inside and out.

I have contacted the landlord multiple times about...

I have contacted the landlord multiple times about the issues with no response. On top of that, the 85 doller service fee we pay each month is supposedly covering pest control despite no one coming to the building in monthes. Only to make issues even worse the building is not insulted and the AC doesn't properly function resulting in the building and our apt. Being well above 84 degrees when the AC is set to 74. My power bill was 270$.
When I contacted them about this I was told there was nothing they could do about it. In end I am trying to contact them again to refund my security deposit for not coming their end of the lease as well as my lawyer. I am very very unhappy and hope my issues are resolved. The only reason I didn't put one star is because of how kind the matience people have been.

I live in Pinecrest apartments in Normal IL and I absolutely LOVE IT! the staff is incredible and I have not had one problem. All my maintenance requests go quickly and I never have to wait. I love the pool, work out room and dog park! I would recommend these apartments to everyone. Thank you!

I'm a big fan of businesses and people that go out of their way to be a great part of our CU community. I was at Lowes trying to load some plywood by myself, its -4 deg F out, and one of the Fairlawn staff was waiting on a fridge pickup, he saw me struggling a bit and without asking, he got out of the warm truck and gave me a hand. Really appreciate Fairlawn, from the top down their values and people are of quality. Thanks!

Fairlawn Real Estate took over my apartment complex earlier this year. They appear to be nice and appear to try and get things together, however this company is solely about money.

They care nothing about the people here, even if you are a long-term resident. The "corporate"representative that I spoke to, Tracy Townsend, was condensending and disrespectful and informed me that it meant nothing that I have lived at my property for 3 years.

Michelle, our property manager, at least seems to care about people, the 1 star is for her showing empathy.

As a 28 year old returning adult student, I was nervous about renting in a college town. I feel like hit the jackpot with Fairlawn! They understood that I wanted to be close enough to campus without being in the midst of all the parties. They found me an affordable, close-but-not-too-close apartment, and they have been so attentive and quick to respond to any issue. I've had maintenance requests fulfilled the same day. I had such a great experience with them that, upon graduating and staying in the area, I was sure to use Fairlawn to upgrade to a more "adult" apartment. Great experiences all around. Parkland Point Apartments is a one of a kind place...

Parkland Point Apartments is a one of a kind place to live. The apartments come with all appliances and come fully furnished. They also host little parties in the clubhouse at least once a month with food, cool prizes, and games to play. I've lived here for about a year and half and have nothing bad to say about it.

The Fairlawn Office has been extremely kind, accommodating and responsive. Working with them has been great. We are renting in a townhouse that was renovated before we moved in. The work that Fairlawn did to upgrade the townhouse is great, and everything was clean. Our only complaint is the quality of the original building. There are a lot of wall cracks and previous damage that the renovations couldn't completely conceal. The space is also difficult and expensive to heat.

The staff at Fairlawn Real Estate made the house searching process easy and stressfree! They listened to my needs and helped me find the perfect rental for my family, just in time for the move! The property is very clean and up to date, and maintenance is very professional and quick if needed. Haven t had any problems yet. Being a landlord of home that is not in the same town where you live can be stressful but Fairlawn took care of EVERYTHING!!! They sent pictures, answered calls and emails in a timely manner. This is my first experience living in my own apartment and I m glad I chose 727 apartments. The staff and amenities are amazing. Maintenance issues are always handled in a timely manner and management is always friendly. It s a plus having a fitness center where you live and also the clubhouse to spend time studying or hang out. The rent is still affordable even with the remodeling, which included new appliances and furniture. I love my apartment and the roommates that I have. It was a great experience living at 727 and I signed my lease for another year.

The day I was available to view the Decatur apartment, the office manager said, she was leaving for the rest of the day. So, I didn't get to view it until the day we were in Decatur to sign the agreement. Then she told me to meet the washer delivery people, because she had a dentist appointment to go to that morning. She finally agreed to meet the delivery team, then left the apartment unlocked. So, the delivery people could finish up, and then went to her dentist appointment. When we moved in none of the windows could close, all were unable to lock and none had screens. Back door had a large amount of space around the door jam, not very secure. The bathroom plumbing was wrapped in a towel, in order to keep the leak from puddles on the floor. The apartment had not been cleaned before moving in. When we moved out, they refused to honor the cleaning receipt from the service that was hired. One reason we moved out, was due to the loud people that lived under us. Also, a flea infestation from the back stairs. We were forced to use the back stairs, due to the apartment across the hall, parking two bycycles in front of our door. The work out room was closed the entire time we lived there. Now they want payment to paint the apartment, after we moved out.

I have not yet moved into my Fairlawn apartment, but so far I am very pleased with not only the quality of the apartments that I have seen, but also the customer service exhibited by Fairlawn. I am moving to Illinois from Minnesota, and I spent just one quick weekend searching for an apartment. In two days, I looked at 3 Fairlawn apartments. The agents were willing to shown me as many apartments as I wanted to see, and were very accommodating with my time schedule. I am also very pleased with the Fairlawn website, which makes it very easy to make rent payments, and appears that it will be very user friendly if I need to file any maintenance requests or view utility information. I have also submitted multiple questions via the 'contact us' link on their website, and each time, I received a very satisfactory response within just a few hours. Fairlawn has been remodeling many of their properties, and are not sparing any expenses to ensure the satisfaction of their tenants, with energy efficient lighting and appliances and more. I am very excited to move into my apartment next month, and anticipate continued excellent service displayed by Fairlawn.

When I have had a request for maintenance they have shown up either that same day or had it done the next day. If ever I need anything I know I can call and someone from Fairlawn will be happy to help me. I highly recommend them for your commercial leasing needs! I rented through Fairlawn only for a short time on a sublease. However, I can say that their office staff were always pleasant, and the office itself was clean and organized: professional. I couldn t imagine I was the easiest tenant to cooperate with, but they worked with me to get solutions for my problems, and make fixes. Justin, the maintenance manager, couldn t have been more understanding, and allowed me to make the necessary fixes so I wouldn t be faced with a lessened security deposit. I have nothing to complain about. Communication is always key, as well as personal responsibility and holding yourself accountable for your mistakes, and not situations that are out of their control. Five stars.

I have lived in other apartments complexes before... it feels good knowing that when we have an issue it gets taken care of promptly and done right. Maint guy is polite and professional. I will definitely stay in an apartment that fairlawn real estate has available.

Updated: Snake Oil Saleman!! BEWARE

Unfortunately after a good year with Fairlawn i was sold into there brand new building. 2401 Clayton. Right away after moving in the issues occurred. Spider infestations was first, i was bitten twice on the first days moving in and cleaning. After that fixtures and appliances did not work and were not correctly installed. The ceiling fan is at a dangerous high speed and can not be changed. Im on my second washer and dryer, most of my wall plugs don't function. After that the first floor began to deal with ants and finally Fairlawn paid for monthly sprayings. Our first rain storm a week later lead to leaking doors. When asked about the leaks i was told it was common and due to poor install.

As i grew more annoyed i reached out to the building manager and was told that we were in fact a test batch of tenants used to fix issues. They did offer to help sublease my apartment but no one is interested in this building and they still have not sent me paperwork. They asked of i have a cat, seems like a stall tactic. Now i get no help from leasing or maintenance, this is what happens when you complain. I think back and remember staff talking to me about how management had offered a trip to Vegas if they filled the building before school started. Should have been a huge warning sign.
On the bright side, they offer free bagels in the foyer once a month..... So there is that.

Honestly stay away or at least from this building. I realize this review probably ruins my shot at getting out of here but id rather suffer and complain then have someone else be subjected to this

Margaret went above and beyond to help me find the perfect place to live and to make sure my condo was ready for me in time for my move from Wisconsin. Maintenance requests have been addressed promptly and my questions via email or just stopping by the office have been addressed quickly!

Fairlawn took over management of the property we were renting when we only had a couple of years left in town--but I wish they had been in charge of the property the whole time we lived there. They were quick to deal with issues, were honest, and made me feel, for the first time ever, like they were there to make sure we were taken care of as well as the property owner. Highly recommend.

They were great before you sign the lease. Once you get in the house, not so much.
1. Communication has never been good between Fairlawn and I. So bad, in fact, I had to request that only managers contact me via email.
2. At then end of the lease the utility company gave me misinformation and needed Fairlawn to clear it up. I was given attitude, yelled at, and hung up on. I will admit I was rude to Ally after she said told me "I don't even deal with tenants. Can you tell Lexi to not just blindside me with people?"
3. They weren't flexible while they were showing the house to future tenants. I had to uproot a birthday party to another location because they wanted to show the house on a Saturday afternoon. Most of the showings people didn't show up. I also had to show people the house myself because Fairlawn didn't show up.
4. At least the maintenance people were polite and quick.

They are very money hungry. As other reviewers have mentioned, they are very unprofessional, pushy, and impatient when it comes to their payment system. At the time, they would charge a late fee of 5% of the rent by the 5th day of the month, no exceptions. Even if you paid a partial amount in the interim. For me, that was about $65.

After I moved out on August 7th (one of the hottest times of year), I failed to notify Ameren- the electric company- of my move out date until the following week. In the meantime, Fairlawn racked up $30 in electric usage on my bill and refused to reimburse me.

One of my old neighbors was the one to bring this to my attention. She told me that the lights were left on along with all of the air units day and night while at least one of the upstairs windows was left open for several days.

I corresponded with Fairlawn on this matter via email multiple times, even providing them with a daily usage and cost breakdown per hour printout provided from Ameren showing that the costs incurred were theirs. They still blatantly refused to reimburse me.

It was $30. I was arguing it on principal, mostly. Of which, clearly Fairlawn was found profusely lacking.

Additionally, they pressured me into resigning my lease at much worse terms for me, including raised rent above market comparables and new "standardized" water billing fees of $25/month (my water bill was routinely below this amount prior to this). They threatened to begin showing my house almost immediately and that they would lease it to the first person who came along if I did not sign on their terms in a short period of time.

During my time there, they would routinely shuck maintenance responsibilities that were in my lease until I said I would write a bad review of them online if they did not honor it.

The house I lived in was older and severely under-insulated and they did little to correct the situation or reimburse me for the obvious heat escape issues the house had including gaps near window panes and doorways where light could be seen through.

In the end, they initially charged me about a $400 move out cleaning fee, even though I cleaned and swept every room. This fee was later reduced to about $140 when they pointed out that all they had done was clean out the refrigerator and move a table and some minor things from the basement.

Even still, $140 is way more than it would have cost a cleaning service to do the same. And, I had to fight them on it for it to be reduced.

So, it really just boils down to how willing you are to have to argue with them for all of the nickel and diming they will inevitably thrust upon you throughout the course of your lease with them.

To date, my experience with Fairlawn has been fantastic. I was looking for a pet-friendly studio that wasn't too pricey. Add in practical criteria like 1.) clean, and 2.) well-equipped, and I was legitimately struggling to find a place that worked for me. Finally, I toured a property with Fairlawn that fit the bill. The apartment had been VERY well taken care of by the previous tenant, and Fairlawn still offered a very competitive price. While touring, Shawnae was very down-to-earth and professional. She was able to answer all of my questions and walked me through my lease page-by-page. As the year progresses, I will try to remember to update this review with any new feedback!

Ok so i had left a review before that was iffy and since then things have gotten worse, my ceiling is caving in the guard railing is broken on my balcony from rotting wood. Poop flows from the drain in the basement and the gutters on the building are broke and floods the front walk way. There are Roaches in the hallways still. Now this may just be my apt building i do not know. But either way im leaving my lease the end of this month, im tired of being ignored and forced to leave messages over and over. it's almost impossible to talk to a real human.

They way to pay rent is decent and fair they have online access portals to make paying utilities quick and easy with confirmation emails and the ability to save them to your camera roll of self records! They have a great maintenance team that works pretty hard on keeping things up to date and in good condition! Fairlawn Real Estate is great!

I've lived here for two years while completing my veterinary degree. The neighborhood is quiet and my apartment was practically completely remodeled when I moved in. The second I had an issue, Fairlawn came through either replacing or fixing things. In the end, I got a new washer and dryer, refrigerator, and even an entire bathroom vanity! They are super driven when it comes to customer service, very personable and will do literally anything they can (at any hour of the night) to help you. Loved this place!!

Fairlawn is the new portfolio manager for faron properties and they're definitely not as good. One of my major issues I have with this company is there more worried about getting sued over helping the customer address issues and management refuses to speak to you In person because there scared of a lawsuit so they tell their entry-level staff to email them even if your in there office. My second major issue with this company is the maintenance staff I had them come in to fix
my brand new window AC that was clogged but the maintenance person it didn't you know how to fix it properly so he ended up drilling holes in the bottom of the unit which ended up destroying he then proceeded by telling me that he would replace the unit and I then told him about my allergies and that I would need a new unit and he said that that wouldn't be a problem. the new unit they purchased was way too big so they ended up having to return it and once they came back for a third time they brought back a used air conditioner that was full of mold so they completely disregarded my concerns. THIS COMPANY IS ALL ABOUT MONEY

I live in their Pinecrest Apartments in Normal. I have been there for 20 years in a townhome with a basement. I liked Pinecrest when it was owned by a different owner group because Krystal and Meredith were great. Fairlawn became owners about a year and a half ago and has made many improvements including updating the pool, putting in a gym, adding a dog park. The staff are still wonderful and friendly. Repairs are done well and quickly. The amenities are improved and I feel safe living there.

I am a resident of Fairlawn Real Estate and I find this company to be very customer-oriented. I have been living in one of their propery for three years. This place is awesome! The neighborhood is very quiet and peaceful. Public transportation runs in close proximity to the homes Su - Sa. Also, I totally dislike cutting grass and shoveling snow, so having someone to do these things is a big plus for me!

The first thing I loved when I stepped inside the complex was the complementary color of the interior walls. All the appliances looked new and the cabinets had a nice, soft-toned color. There's also plenty of storage space in the cabinets and closets. Ladies, bathroom lights are brightly lit for your makeup sessions!

Whenever a problem occurs, the maintenance crew comes out very quickly for repairs. They answer all my questions about the issue and do not hesitate to return, if needed, to assure that I am completely satisfied. Since Fairlawn picked up the complex I live in late last year, just about everything I've experienced from them has been a pleasant surprise. This evening, maintenance responded in minutes and got the systems working almost immediately.

Maintenance was good and fast, except that they never addressed the ants in the apartment and we had to try to fix it ourselves. The apartments are what you pay for, just make sure to see the apartment in person and don't trust the pictures on the website. DO NOT EXPECT YOUR DEPOSIT BACK. Especially if you have a pet. We cleaned the entire apartment floor to ceiling, defrosted and wiped down the refrigerator, and left it cleaner than when we moved in and they still took half the deposit ($50 to clean the fridge, $50 to clean the stove, $30 to wipe out the cabinets). Also keep in mind if you do have pets, it's not a pet deposit, it's a $200 pet fee. It doesn't go towards cleaning or damages (not that we had any), it's just them getting more money from you.

Just moved into a townhouse managed by this company, and so far no complaints! They are very responsive to messages, and have handled any minor issues we had very quickly. The townhouse is newly renovated and in great condition. We have also seen their maintenance people doing yard work and cleaning up the exterior multiple times in the short time we have lived here.

We moved from out of state a couple of months ago and had limited time to find a place to live. I was able to set up a viewing for a property on very short notice for a weekend we were planning to drive up. When we arrived were told someone else had put in an application the evening before, but Alexis was extremely helpful in giving us details of another property she thought we might like. We weren't able to set up a viewing that day, but we were able to check out the neighborhood and Alexis set up a video walkthrough via FaceTime for the next day when we had gotten back home. She was also extremely responsive and helpful throughout the application and leasing process, even though it was all via email and we had a LOT of questions. We absolutely love our apartment and the neighborhood that we ended up in.

We did hit one roadblock regarding a miscommunication about the pet policy, since our building has a third party owner. We were up front about the fact that we wanted to adopt a dog from the humane society and I believe we made it very clear from the beginning that this was a huge priority for us, and we would not have selected an apartment that did not allow us to have the pet we wanted. We asked for clarification more than once and were reassured that we should continue the adoption process. Once we committed to a dog and notified Fairlawn, we were hit with breed and weight restrictions that had never been mentioned before, and of course they excluded our dog. After some back and forth with Fairlawn and their communication with the owner, we were eventually allowed to bring our dog home and everything worked out well in the end. Fairlawn's "no restrictions" pet policy attracted us to them in the first place, but just make sure to get all of the information before you commit to anything to avoid any surprises with third party owners and changing pet policies. Beyond that one situation, our experience has been wonderful and they have been quick to address any issues we have brought up.

When Fairlawn first took over McKinley their attentiveness was refreshing. Now that it has been over a year their attentiveness has declined dramatically and service is poor. I have to call them multiple times about maintenance issues and follow ups. It s annoying and tiring. If they had people in the office That cared and was proactive I would give them two stars.
