They consistently fail to take care of their tenna...

They consistently fail to take care of their tennant's. I've lived at Garden Point for all of their management and it is nearly impossible to speak to one of their representatives as the clubhouse or at fairlawn. They obviously value profit over their customers. I've contacted the health department and they still refuse to fix basic security doors for nearly 8 months now. Please heed my warning and do not live in one of their properties.

I had signed a lease for a property through PPM. But then the property got sold to Fairlawn. I was quite apprehensive about it at first. But as it turned out, the people at Fairlawn were incredibly helpful. The day I moved in, there was dust and cobwebs and dead gnats in the corners. When I informed them, they sent out a cleaning crew and had the apartment clean. There were many other issues with the apartment because it was rather old, like the heater wasn't working, the mailbox wouldn't lock etc. They immediately sent people out to fix it and helped out by giving me room heaters until they were done. At one point there were insects in the apartment, which turned out to be flying ants (!), and they sent the pest control immediately to the apartment - all for free. The only reason I moved out was because they were going to renovate my apartment and didn't extend my lease. They were prompt in returning my deposit. I would definitely recommend them.

My very first apartment and i love it! When i move...

My very first apartment and i love it! When i moved in everything was brand new, from the carpet to the painting. They were super friendly and welcoming! I haven t had any major problems here and i been here since July, a small one with my vent and they immediately fixed that the same day of. Great company to rent through, I m definitely renewing my lease and plan on staying with this company for some time.

I rented a house through fairlawn and I'll admit they did a great job at getting ppl out to fix things but when it was time to move out and for them to give me my security deposit back they make every excuse. 45 days to get my money back?! What a joke. They want their money on time but it's ok for them to drag their feet on giving me my $2000? Where's my money fairlawn!?

Fairlawn has used us ( Atlantic Services ) as an outside Vendor to repair some of their properties. We have done a variety of work for them. I have to say that they are a pleasure to work for. B.J. and Josiah are great people to work with and they always look at the long term effect. Looking forward to another great year of business!

I have been nothing but impressed with Fairlawn. I currently live in their 727 west complex in Normal and it is honestly the most welcoming place to live! This is my first year in Normal and the staff in the leasing office and maintenance are better than I could ve asked for! Everyone is exceptionally kind and maintenance requests never take more than a day to be taken care of sometimes are taken care of same day. These apartments are amazing for student living by being clean, updated, and furnished!

I called Terri @ Fairlawn about one property and saw it within a few hours. She suggested a great alternative and I saw it the next day. Terri was extremely professional, early for our appts, and had the apartments ready to show (they were both clean, newly redone, fresh paint). She was attentive and, if she didn't know the answer to a question, found out right away. I came away with a great impression of Fairlawn and wouldn't hesitate to recommend.

This is my first apartment on my own, when I came into the leasing office they were all so welcoming and knew every answer to my question. They are very efficient when I have a problem. Also when I need to get a hold of maintenance they usually come either that day or the day after. Will not lease from anyone else.

Fairlawn and their staff do an excellent job managing my commercial and residential properties. They are very responsive and provide outstanding information about the projects they manage. I could not be more pleased with their service!

Fairlawn recently took over managing my apartment ...

Fairlawn recently took over managing my apartment complex (Hickory Point) since then I have been made aware of any changes and kept in the loop of things. I also noticed that they salted our entire parking lot and walkways when bad weather is expected. Any maintenance issues are quickly addressed as well. I have no complaints. I have been in Hickory Point/Fairlawn Real Estate for going on 4 years and I am so happy and comfortable!

My boyfriend lives in Champaign House. They recently went up on the rent for his unit from $650 to $875! I've lived in multiple apartments, rented a house, and now pay a mortgage...all less expensive than this! In addition to this drastic change, he has always paid on time (I go with him to drop off the money orders), but one of the managers recently tried to claim he has been late paying rent. This was her made-up excuse for not allowing him to view other units within his price range that they have available. This is unheard of...especially since it took months for the maintenance team to come check on leaking pipes, the doors are falling apart, and yet he has STILL paid what he owes on time. They are trying to force him out by the end of the month for no reason and we are now in a panic to search for a more professional, respectful rental company for him and his son. I was born and raised here in the C-U area. Never have I had a friend or family member experience this sort of negligence and unprofessionalism SMH.

So far I have lived at Parkland point for five months and my experience has been great. The staff are good at their job and do an excellent job at keeping the place in good condition. The people in the leasing office are very nice and they always have food and treats throughout the week for students.

**another update** It has now coming up on two months I have been without AC. Communication was good for awhile, but has now stopped. I have been told several times that they are replacing my AC, but when I test out the supposedly replaced AC, I discover that it is not actually fixed and that they have yet to replace it. I have talked to office staff twice now both times I tell them fixing the AC didn t work to which they reply, I think you need a new unit. Seriously?! I ve been told I need a new unit multiple times now. I keep asking when is the new AC unit coming and then they send someone to fix it. It isn t fixable. Clearly, because maintenance has tried multiple times. And yet the model apartment below me has a new unit. Maybe they could swap my unit for the models AC Unit. I have two cats who are older and have breathing issues. I have had to take them to my parents, yet I am still paying the pet fee. Plus, I have only been able to have use my apartment even though I am paying full rent. I have even had to shower at my gym a few times because the shower added to the humidity too much. At this point I should just be living in some of the apartments I originally looked at closer to my work and less expensive. But they didn t have AC only window units. I choose Garden Pointe because they had AC.

**Update. I went ahead and increased my rating to three stars because I know have been in communication with the manager Tracy. I have appreciated the apologies and that they have been working with maintenance to fix my AC. As of right now they have to replace the AC unit, but did install a portable unit until the AC can be replaced. As of today, everyone I have spoken to has been very polite. I do still have hope that this initial situation was a mishap and that communication will be there in the future. And that maintenance issues will be addressed in a prompt manner. I will re-think raising my review fully when the situation is completely fixed. But for now I am optimistic and grateful for communication!

I live in apartments owned by Fairlawn in Indianapolis. I don t know if they just weren t prepared to own property in another state or what, but my experience so far has been extremely frustrating. They have owned the property for a few weeks now and since before they owned it my AC has not been working. The day after I found out they now owned my apartment complex I put in a work order with them. Nothing happened I tried calling the office several times and only got a voicemail. It took several days later to finally get an actual person on the phone. At least with the old company I most of the time got a person to pick up the phone. They finally told me I needed a new AC unit and that it would be in on Monday. It is now Friday. I understand things get delay and stuff happens, but I ve repeatedly asked them to at least let me know what s going on and where things stand. Summer is coming and I m starting to think I need to move if this is how things will be handled. I m a very patient person which is why I m only now posting this, but sometimes you just hit your breaking point and not communicating at the least is mine.
