The only reason I give a star is because of the efforts of the maintenance men. The handling of all issues from the management side has been horrible. From a hole in the patio for several months, to poor landscaping- there has been one issue after the other with little to no communication from anyone in the office.

A funny thing about Social Media.. it allows the little fish to have a voice.
My wife entered your San Michele collection last week to seek a rental. She very clearly explained the unique way we earn our money. I am a night club manager and earn 50% of my wages in cash. She was told what would be needed to rent from your company ..I don't put all my money in the bank.... it is a personal preference and nothing wrong with it, nor is it illegal..yet i still show deposits upwards of $6k a month.

We were told to leave a deposit because one apt was left and someone else was looking at it. And so I did, receipt #14366800** for $569.73.
4 days my wife showed up and was told something different everytime.
We complied with your company's requests.. yet more and more was requested... culminating this morning on Christmas Eve with a must show bank statements.. something she very clearly had stated that she personally didn't have from day one.
So to you mr. Lavalli I wish you a merry xmas.. despite the grinch policies of your company that have left us homeless for the holidays....
Our situation isn't your fault but leading us along and not being clear about what we needed is.

Then I'm told my deposit will be returned to me in 30 days.
That really doesn't seem fair.. at the very least this email is about my money to which.. had I owed to you would have incurred a penalty if delayed for 30 days.
And so I ask that in good faith my money is returned within a standard 72 hours period, it's not even about the money...it's about principle.
I'm a humble person.. but when my wife and my 3 little girls are forced to spend xmas homeless it kind of peeves me.
Lastly as I had mentioned earlier.. social media..
It just so happens that our social media accounts have upwards of 2 million organic followers.. mostly from South Florida ages 23-47.
I'm sure my blistering review of your policies and conduct leading up to Christmas will be met well with my millennial audience setting a strong and brilliant future for your company amongst our followers who are oh so impressionable...72 hours.

By far the most unprofessional management I have ever encountered, I am pretty sure there is nothing but children running the communities with ZERO knowledge of business or customer service. Every last person that works for the company deserves to lose there employment. I have tried to be nice about the issues we have dealt with and give them the benefit of the doubt, but now our money is being played with it has been OVER a month we have YET to see our deposit, they are COMPLETELY MONEY HUNGRY and do not care about the tenants what so ever... We have found BLACK mold in our townhome and NOT one person in the ENTIRE COOPERATE/MANAGEMENT has done ANYTHING to show consideration of the over all inconvenience s we have had to deal with and MIND you we only lived in their complex for 60 days that is TWO MONTHS FULL of numerous inconveniences. I could go on for days but we all know where this will be heading. Thanks for being unprofessional so we can do what needs to be done!

I was active duty military and under federal law they had to let me out of my lease for that reason and for reason for safety I had it cleaned and moved out as well as returned the keys the apartment manager has commuted fraud and abuse of power and her hate for gay services members by sending a fake account to collections that could cost me my job and any home I need to rent for myself and my kid being a single parent . She refuses to help or give me her manager info . Beware !!!! I was at reserve at lake point in Saint Petersburg Florida

Its been about 6 years! My credit report shows a bill from. Melrose on the bay apts. I refuse to pay what is unfair and I do not owe. Nobody returns my call to discuss this.

I lived at Melrose for 2 years. Signed a 3 month extension. (NEVER received a copy) Every month I'd go into office to pay rent. The last month i as always went in to drop rent in slot. I spoke with the woman who knew me and I said this is my last month. She said o.k. Lori...thats it. NOT that they had a certain form i needed to sign! When i left a few days early they said i owed a month because i didnt give notice and fill a form i knew nothing of. OF course i would have filled it out had i known. And as to notice a 3 month extension form and verbal said this is my last month makes 2 notices!
My credit report all these years still show i owe a months rent (for time i never was there a month past my 3 month extension) and its UNFAIR.
I called numerous times never got a return call from Element management.

Non responsive team. They don t care about you and only care to get money from you. It is near impossible to get in contact with these people. You will regret the decision of having them service you. Also, what is the point in copying and pasting the same apology and email/phone to bad reviews when it goes straight to voicemail anyway. Horrible horrible management

I have been trying to get in contact with this company for almost 5 months now. The number they keep giving people to call is just a voicemail. No one ever picks up and no one ever calls you back when you leave a voicemail. I have emailed them about 5 times I think maybe more. Someone emailed me back saying they will contact me. That was a month and a half ago. They are pretty much like a nonexistent company. Just in case you guys don t know. You can go to HUD s website and file a complaint about them for whatever issue you have that they are ignoring.

UPDATE: 12/07/2020 as you guys can see this company is making fun of the tenants. They reply to the complaints about them not calling back or answering phones with a reply asking to give them a call. If that is not them just laughing at tenants I don t know what is.

I have called them just now and left another voicemail as they requested. I will update this review and let you guys know if they call back which I highly doubt.

My issues are far long to post here, so I've attached screencaps of our letter of intent to vacate to Village Square, along with the corresponding photos of the issues discussed. Unfortunately, I can't attach videos to this review. If I could give this company and this place negative stars... I would.

Do yourself a favor and find somewhere else to live if you can help it at all.

Avoid this company's properties like the plague. If there was an award for worst management company in America, Element National Management would win. They never return calls or emails and they don't care about residents. It's astounding that despite all of the terrible Google reviews, they never change because they don't care. I wish I could give them zero stars.

They don t care about their tenants, all they care...

They don t care about their tenants, all they care about is their money. The building could fall and kill 30 people and all they would care about is rebuilding to fill it up against. They take days to respond to your emails if they respond at all. So unprofessional. Joyce is a real piece of work sitting up there in her office taking people s hard earned money.

The management has various properties one of them being Melrose on The Bay in clearwater, FL which is horrible in maintenance service and by far the worst place to live in, I put in a work order for my toilet not working and it's been three weeks and still noone has come to fix it

Despite having good complexes, this management company is aweful. They seem to completely disregard customer needs. We've been complaining about water leaking into our townhouse due to a damaged roof for over a year, including the complex management backing us and requesting roof repair (which were being sone in the complex already), and we've been completely ignored. They clearly don't care about their customers.

I rent from Keswick Village in Conyers, Ga. This property is having upgrades done. Great! Not so fast. Shoddy workmanship. Terrible design! Updated fixtures clash with the ones that are 26 years old. The paint job was just sloppily done. No proper preparation for the paint.

Legacy of Cedar Hill apartments in Cedar Hill TX has a very unprofessional apartment manager!! After providing proof of my certified documented Service animal!! The apartment manager still insists on harassing me about my non aggressive service animal that they were aware of when I moved in Because I VOLUNTARILY gave them the documents for him... I want out of this lease and I am going to reach out to an A.D.A. attorney!!! Oh and I have proof of everything! Recordings, pics, and phone calls!! ITS A REASON WHY I HAVE MY DOG!! LEAVE ME ALONE!! The most terrible complex I have ever visited. My fiance lives there and he literally has to visit the office weekly. The apartment manager is very unprofessional. They lack understanding, customer service skills, and empathy. They apartment manager harasses us daily. Several unnecessary letters have been sent to his apartment with outrages accusations with no evidence. When you go to the office, they treat you as if you are beneath them and they you have no support behind you. He has tried several times to get in contact with corporate with an email address that was provided to him by the manager and the email comes back undeliverable. He has also looked up the company online and left several messages and still has yet to hear back from them. He will be speaking with a lawyer about harrassment and the news will be notified of their negligence. They have to and will be held accountable.

Moved to a new state and renting from element and signed a 12 month lease and only been here 2 months and we love it, but due to certain circumstances trying to change my lease from 12 to 7 months so we can move back to home state and not having any luck finding any information, they do offer a high early termination fee that we can not afford

Wow, I don't even know where to start about Villag...

Wow, I don't even know where to start about Village Square Apartments in Glen Burnie Maryland. Nothing ever gets fixed, no matter how many times you call and report the issue to the leasing office. I've called for months to notify the leasing office of the broken washers and dryers but they never fix or replace them. Our front door to the building is supposed to be a key entry but they didn't want to fix it so they just removed the entire lock. I've had to call numerous times to complain about the filthy stairwell and laundry room, which is the property's responsibility and it still never gets cleaned. For example, there has been either dog feces or vomit in the stairwell for over a month..that's right it's been sitting there for over a month and is now dried into the disgusting carpet. At a time when cleaning standards should be increased Village Square only cares about how clean their leasing office is. Also, I'm curious as to why Village Square feels its ethical to charge residents a monthly $20.00 amenity fee when the gym and pool have been closed for about 6 months due to the pandemic.

I recently relocated to Macon, Ga, I rented an apartment at (The Northside Apartments) online without seeing the place first "it was a terrible mistake", the place wasn't ready at move-in the toilet kept clogging for about a month, and water leaking from upstairs apartment a/c through ceiling, I now have music noise coming from upstairs apartment day and night making it impossible to sleep, I've reported it to property manager and other staff repeatedly without success, It's like they don't care once the lease is signed, I'm leaving June 1st when lease expire....STAY FAR AWAY FROM THIS PLACE!!

I have recordings.... this complex has the most unprofessional, dishonest, disrespectful staff I've seen!! I'll go to every media outlet to share the issues I've had with you all.. and corporate doesn't answer the phone or return calls... it's ok. We can take this to court. I'm ready

I rented this slum apartment at the Reserve at Lynn Lake in St. Petersburg, what a mistake. This is a slum except for the outrageous prices they charge. The Manager Stacy Gonzalez and the management company only care about collecting rents. The lakes are full of garbage that they refuse to clean, mold, rats, garbage bins overflowing and garbage strewn on the ground, I guess they wish to feed the rats.

The fencing is all broken, you complain and nothing gets done, I now count three pit bulls that are not supposed to be here, people cramming 4 occupants into a one bedroom apartment, no assigned parking, the road ways within the complex look like Dresden after the bombing in WW2.

The two swimming pools they brag about on the web, have been closed for 5 weeks now, yet they do nothing. Now they just foisted upon us lease holders a new water billing system, I have seen my rates jump with their newest scam, when you complain they make like they care and do absolutely nothing. The patios are not maintained, grass, junk furniture and no way for tenants to cut the grass and weeds.

The Management Company should be sued and a rent strike by tenants.
Having been a community organizer while in college, I am going to start picketing the complex and naming names, I work for a lawyer and am an investigator, I will find the names of the owners and management company staff. Stay away from this place, you will be very sorry if you rent here.

Should check the reviews and issues of all your properties more often. It s sad when nobody has anything nice to say about a company that owns and manages several property in several states. If everyone is saying the same, maybe it s time to address and resolve the issues.
