I built my first house through Eastbrook. Martha Thomas (salesperson on the lakeshore) is absolutely second to none in service, responsiveness and knowledge. She helped me modify my home design so that it was perfect for me. She smoothed out the inevitable bumps in the road and kept me sane during the process. I enjoyed many of the benefits of a custom home while benefitting from the cost effectiveness of a larger builder. Eastbrook also does a lot for the local community through employment and philanthropy. They are fantastic!

Their designs are great but the vendors they use do not provide great service and use inferior products. When you buy a house worth 500k you don't expect things to break down within the first year.

Everything is great until your one year warranty i...

Everything is great until your one year warranty is done. Make sure when you do your "walk through" at the one year - climb on top to check shingles, check siding - because after one year everything lies on you. I'd like to see how many people actually do that. They just blow you off and tell you to find somebody to help. Their guy would take 15 minutes. We'll wait for rest of loose siding come off. Heads up - - - check your siding and roof before you sign off.

We recently built with Eastbrook and could not be happier. Everyone we have encountered with are professional, knowledgable, helpful and make you feel comfortable throughout the process. Kurt and Lee have been great to work with and everyone on the team are trustworthy. The contractors that are working on the homes care and are all very nice as well. From the beginning to the end they have been there for us and as busy as they are will still take the time to communicate everything. The process from inquiring, to the design room and the celebration walk through was memorable and smooth. The products Eastbrook offers is high quality and they make sure we are happy with it. We would highly recommend Eastbrook. They sure know how to make building a home enjoyable and take the stress off you.

We are extremely happy with the quality of work and professionalism we received while building our new home. The process was smooth from beginning to end. Maureen and Brian were invaluable throughout the build process, answering text, emails and phone calls quickly. I would definitely recommend Eastbrook and the Macatawa Legends community.

Our building process was as expected. Our home is what we wanted with no major issues. Customer service after close has been a joke. We discovered we were lied to on many fronts to make a sale, including the removal of more than a dozen mature trees we were promised would stay in order for EB to squeeze in one more lot. We were told in writing our HOA fees were high because our roads are private.... our roads are public and maintained by the county. What s worse is they refuse to address these problems or correct them or even just apologize and say we messed up . They just ignore you. Scam artists is what they are. Beware if you are looking in Preservation Lakes, they will tell you what you want to hear until you sign off

Update: Eastbrook reached out after seeing my review. I m ecstatic, been trying for 6m to talk to someone who would do something. They ve promised to to work with us to find a fair resolution to the tree issue. Will see if they follow through.

My wife and I recently built an Eastbrook home in Byron Center. This was the first house we purchased / built so we did not have any home
buying experience. Eastbrook s process is very transparent and easy to work through. While Eastbrook s homes are not custom homes they do a great job of making them feel as custom and do not cookie cutter their neighborhoods. We had the pleasure of working mostly with Linda in sales and Tim was our construction superintendent. Tim and Linda were awesome to work with and their response times were very fast. Once everything is picked out in their design center in one day it is fun to sit back not have to make any decisions and watch your home come together. I was impressed with their subs I met on site and the quality of their work. The closing department was a little difficult to worth with you and your timelines but overall it was a great experience building with Eastbrook.

Our home building experience with Eastbrook was painless. it was a pleasure working with their staff. Eastbrook is very responsive and their construction supervisor has an incredible attention to detail.

The home turned out very nice, was completed on time, and the few minor issues were promptly taken care of.

I would have liked the front-end process to be a little faster, but Eastbrook builds a lot of houses, and do so for a resonable price, so they follow a methodical process to insure each is done right

My husband and I recently met with a sales rep with Eastbrook to consider building a home with them - I ll spare her name, but she was extremely condescending and arrogant. She treated us as if our comments and questions were stupid and was clearly in a rush to get us in and out of her office. She wouldn t even go to the house with us that we wanted to see - she handed us the key and basically didn t want to deal with us. We re not looking to build a $600K home like she probably hoped for - however, I am a firm believer in quality customer service no matter your budget. We will not be doing business with this company. I realize this is just one person out of the whole company that we had a poor experience with, but getting this bad of a vibe from the very first person we met with turned us off immediately, and we will be taking our business elsewhere.

Well I was interested in having them build me and my family a home but the secretary/ assistant is rude. Didn't really want to do her job/ provide me with information. Kept sending me a link to their website? Then their website wouldn't load...told her that and she still dismissed it. My wife and I tried to call also and no one answered which is why I emailed. She didn't have time. So far my experience hasn't been good.

Bought our Eastbrook Condo 2 years ago at Carlisle Crossings. Absolute love the unit itself , but so disappointed in Eastbrook as we come up on complex turnover. When they have sold out they care less of what s right for the community s good. Leaving road damaged by construction vehicles, drainage issues and dying trees placed in drainage easement by Their landscaper. Salesman promising additional trees and landscaping. If your salesman promises something, get it in writing! Owners business pitch is so convincing but false. Buyer beware.

We really loved the design center. They made it so easy to select everything we needed. We had a small budget and they were very helpful and understanding. The builder, Joe, was great. He kept us informed and took care of anything that was wrong. We were delivered a beautiful home! Ben the service guy has been very helpful with taking care of any problems we have had after move in. Thanks Eastbrook!

I love my home! Contrary to the negative reviews here on Google, I couldn't be happier with the construction quality, customer service, and value. The brands/building materials are exactly what I expected, the options/selections available are fantastic, and the customer service after the sale has been awesome. Great job Eastbrook!

We moved into our new home in Hathaway Lakes back ...

We moved into our new home in Hathaway Lakes back in August of 2019 and we love it! Martha and the team were awesome and when we had challenges with our first perspective house in the neighborhood, she was able to get us immediate information and access to another. The project managers are responsive, and the owner of the company even reached out personally to ensure we were enjoying out new home. We have the utmost respect for the Eastbrook team and would proudly buy from them again.

On a side note, my father was in the building business for 25 years and after that started his own business as a home inspector. He has done nearly 10,000 home inspections in his career and, of course, walked through our home with us. He said multiple times how pleased he was that we were buying an Eastbrook home opposed to some of the other builders in the area.

Thanks Eastbrook for providing a great neighborhood and home for our family to grow up in!

Customer Service and value of the home made this an easy 5-star. The sales, production, and administration teams went above and beyond our expectations through the entire process.

Biggest Takeaways: 1.) The selections appointment flies by. Make sure you take time to figure out what styles/materials you like before arriving at the selections appointment. Preview Night is perfect for this 2.) Use one of their preferred lenders if you do not already have one. You may save a few points by going with another lender but believe me, saving an extra few dollars per month is not worth it in the end. 3.) Be sure to budget separately for lawn, irrigation, landscaping, fencing, and window treatments.

This has to be the best builder around. Custom designed home services, Profesional design staff, home creation studio well stocked with all the latest interior and exterior choices. Buying power of a large builder but still personal sevice of a small one. Wherever you find a beautiful family neighborhood in west Michigan chances are pretty good its an Eastbrook neighborhood. Incredible website too.

Way too many issues to mention them all. It all started with them putting the wrong roof shingles on the wrong house. Our neighbors now have our black roof shingles and we have a greyish color, even though we paid more money to have black windows to match the black roof. In our contract, it also states that we will supply our own hard wood floor. They still went ahead and put some random cheap wood floor in anyway. Then the kitchen flooded and there has been no communication as to why it flooded. Now they have to replace the hardwood in the kitchen. The doors and windows were always left open in the home as well. Who knows who was coming in and out of the house. Josh, the manager, had the audacity to tell us that we gave them the go ahead to install their own cheap wood floor even though this manager was in no meeting for our house. We were supposed to get a big shower installed in the master bathroom yet we have a 30" wide shower with 2 shower heads?? Josh then says, that I am the size of 2% of their customers and never normally have an issue. (FYI I'm 6'2" 240, so if you're bigger than that you will definitely struggle getting into the shower.)
The tiling in the shower is uneven and have sunken into the wall. Some are spaced differently to others.
Josh's response "well you'll never be able to get it perfectly level." (They don't intend to do anything about it.)
At current they changed the locks and we aren't able to get in. We were suppose to close mid July but have no idea where we are at because no one at Eastbrook communicates with anyone else at Eastbrook. If you are looking to build with these builders, please for your own sanity, make sure you double and triple check your plans. Then continue to check in on the process of the build because there are so many mistakes that happen because they move too fast and there is no oversight on the work.

mass produced homes that go up quicker than dandel...

mass produced homes that go up quicker than dandelions in springtime...cheap materials abound...no real hardwood floors...no real ceramic or porcelain tile...no quartz countertops...carpet is cheap builder's special, appliances cheapest on the market (dishwashers all plastic) ...fireplaces barely put out a flame...bathroom fixtures poor quality...vinyl siding instead of cement board or cedar plank siding...homes have no brick fronts...need I go on?

I installed tile & hardwood flooring for years in all of there west michigan subdivisions. Very nice neighborhoods & lots of middle aged couples with children. If you are in the market for high priced track homes it's hard to beat Eastbrook Homes.

They were very quick to get my home built and clos...

They were very quick to get my home built and close. You could see that it was done fast. However, once they get your money you will not get anything else finished. I moved in, in January. I was told I was going to be one of the first homes they would grade so I could get my yard and fence up as I have two dogs. The yard has not been graded yet. It consist of dirt and trash that the builders have left. I have sent several emails and no reply. I have also talked to others who have recently built a home with Eastbrook and are experiencing the same thing. The great service ends as soon as they get their money.

Received a message from corporate office today asking me to store garbage cans in my garage or out of view. I'm getting the notification and others can keep garbage cans on the side of their houses for others to see.
Additionally, the message I received was written as if to a 15 year old from a jerk parent. Get real, I'm a middle aged working professional.
1 star rating due to unprofessional nature of the letter and also the apparent targeting of certain individuals in the neighborhood who may not be as affluent.
As a recommendation and in reference to the post from the business - don't have your employees be direct persons of interest on the association board. If you want the associations to be responsible, I should not be getting a letter from your direct employees.

Many people decide not to build because of the process and how difficult it can be on the homeowner. Our experience in building our home with Eastbrook Homes was so much fun and the people were so great that I'd almost like to build another home with them, just to enjoy the process again! I highly recommend them if you are considering a new home.

We recently moved our family of six from our Sable...

We recently moved our family of six from our Sable home of 7 years to our new EastBrook home. We cannot say enough positive things about the entire experience with Eastbrook. Three words describe our experience: quality, value, and taste. From the beginning to end every detail was covered, every courtesy extended, every consideration given. It is very rare that I would rate a consumer experience as "totally pleasing" in today s world. Thanks to everyone at Eastbrook: Bruce, Chris, Marsh and the many other contributing hands that constructed our beautiful home.

Our home is hanging in tough, however our cement work in our driveway work is crumbling. Customer service after the sale is horrible. We had made numerous calls to have our cement work addressed over months and months without once (as in never) being contacted back (Tom Prins-Eastbrook) Numerous amounts of our neighbors are experiencing the same problem. Poor cement work, no customer service, no return contact. I posted my concern on our Eastbrook communities Facebook page and it "lit up" with similar complaints. I'm currently talking to my neighbors about collectively getting a lawyer.

I did not build with Eastbrook but rather bought a...

I did not build with Eastbrook but rather bought an existing custom home in Hathaway Lakes. Being in construction myself I was very pleased with the build quality of my home and the layout of the neighborhood. Wendy and Martha who have offices in our clubhouse have been excellent when I've had questions or needed paperwork for home improvement projects such as fences and stand-by generators. Eastbrook creates a nice community feel that I plan to enjoy for years to come.

Bought a brand new home from theses guys. They do not stand behind there work. I had a 12 month warranty on everything in the house since it was brand new. A couple of windows had stress cracks been waiting since October to get them replaced and fixed along with a list of other things. Buyer beware this builder is not going to be helpful after you pay them.

Great in the beginning. Like their design studio and support. Unfortunately, problems over problems during construction - and as of a sudden Management is nowhere to be found. Project managers are very busy, overloaded with work and are more focused on getting new construction started than solving issues during construction of current clients. Won't warrant more than 1 year also most builders trust in their work and provide up to 5-10 for different. Well needed replacement after 6 months in the home.

Trevor Garbow is hands down the best Realtor that ...

Trevor Garbow is hands down the best Realtor that I could have asked for. He went to work for me and was constantly sending me options and homes to review and he got me in front of a TON of showings! He then helped me find the right deal and protected my best interest the entire time. He made sure I was not going to overpay for a home, while still helping guide me with my offer in a way that would position me to get it accepted. He knows the real estate game well and is a top notch negotiator, Trevor is the type of person you want in your corner.

Its been 5 months living in our new home in Lowing...

Its been 5 months living in our new home in Lowingwood Estates and want to say thank you to Kurt Suidinski. Even with everything that has happened in the world these last few months he communicates to you as he did from the beginning when we built our home. We may send a text or call with concerns and he always has a timely response. He updates everyone on the Lowingwood Facebook page with concerns and updates on construction in the area as well. We have great neighbors and great community. Thanks Again and Happy we made the choice we did.

Me and my family have now lived in a newly constru...

Me and my family have now lived in a newly constructed Eastbrook home for 18 months. Up through the 1 year warrantee and a little beyond, each concern I brought up, which were all normal, was consistently handled in a very professional and helpful manner. We have enjoyed our home very much, which is a very nice home. For the money we spent, compared to other builders we met with, Eastbrook offered us a very good value, with very nice options to choose from.

Also, the community we live in has a very nice pool and clubhouse, that has been well planned and well maintained, for a very reasonable HOA expense. The only thing lacking is sidewalks throughout the neighborhood.

Eastbrook built our stand-alone condo in 2016. We moved in Sept 1, 2016.

We have found the condo to be well-built and are confident it will stand the test of time. Kurt Sudinski was our salesperson and we found him to be professional, knowledgeable, and he paid attention to detail.

The supervisor is the key to the building process. He is your contact and keeps all the coordination going between subcontractors. Ours was Bill Maksam, who did a good job. He took personal responsibility for each home. You could tell his biggest issue was timing and budget. He was expected to meet those parameters, while maintaining the quality. Sometimes there were conflicts between the goals.

Anne Wierengo was our designer. Eastbrook basically builds spec homes that you can customize from a specified list of options developed by Eastbrook. This helps keep costs down and quality up (volume and repetitive work). For the most part, the options are good, but any real customization is frowned upon. Ann helped us individualize our condo (on the inside) while properly guiding us. The landscaping is much better than average.

Eastbrook always seems to be in a hurry whenever you are talking with them. They have many homes under construction and many developments. It seems like 95% of the work goes really well but that last 5% becomes difficult. They have a process to work on warranty items, but you really have to stay on top of them. We are still waiting on our street to receive final paving and for streetlights to be put up.

A big complaint among most people in the development is the sub-contractors and ongoing construction. There are usually several houses being built at a time and the neighborhood is usually a mess. The trucks drag mud or dirt all over the streets, which ultimately ends up on one s car, garage, and inside the home. Dumpsters and porta-toilets are located throughout upscale neighborhoods until the development is complete. Probably the price to be paid for being in a new development, but things could be better.

All in all, a good experience that we would do again. Eastbrook does not hold itself out to be a custom builder, so don t expect that, but overall, they do deliver very good value.

I have now been in my Eastbrook home for approximately six months and I could not be more satisfied with the experience. This is the third home I have had built, and by far EastBrook has far surpassed the other builders. Martha Thomas was my realtor and she was professional through out, during construction there were constant updates as to the progress of the home and Nick was always available, the design center had more options available than I had with past builders, and the quality of workmanship out performed my past builds. I have and will continue to recommend Eastbrook Homes to my family and friends.

No attention to detail. Go over your blue prints...

No attention to detail. Go over your blue prints as the construction continues as they will miss things....like putting the fuse panel on the wrong wall. Accepted our new home, floors filthy, sink dirty, counter tops poorly cleaned, front porch dirty, walls dusty. Outlet hanging out, 2 sets windows would not latch, hardwood floor loose in multiple places, hardwood floor with white paint over spray and adhesive in multiple locations. A real insult to receive a new home in this condition. What if you just paid $30k for a car that was dirty inside and out??
During construction there was no plastic sheeting to cover the new carpet, within 2 days there were muddy foot prints all over it...who does this????
Tiling is uneven on floor of master bath.

No thank you card, just a request that we send them more customers.

Bekins appliances left a Red Rose and a nice thank you letter, 5 Star Realtor Brian Bovens left my wife a case of wine....jus saying..... lack of class on Eastbrooks end.
The Housing market is at it's peak so EB is selling as many homes as they possibly can, problem is that they do not have the manpower to do things right the first time. We had an Engelsma home before this.....Everything was spotless, floors polished, walls cleaned, sinks sparkling etc. Plus we got a very nice fruit/goody basket and flowers at the end....Pride of Construction!
There is nothing to discuss with Eastbrook, the damage is done and we should have received a home that was clean. 1st impressions are everything and you gave us one FU.

Update: 2 July 2019, still no lawn after 7 months in the home. Speaking to the CEO is useless. Eastbrook is only interested in selling homes and not taking care of the homeowner. There are multiple similar complaints. All of the hardwood floors are starting to de-laminate...piss poor workmanship

UPDATE: Just had landscape put in. We were suppose to have some input plus there was an "allowance" for the landscape..........We had ZERO INPUT and were never asked what we wanted..now we are stuck with some pretty lame landscape. I'm not a complainer but this is one really messed up company! Look elsewhere if you can. Plus...we were suppose to have our front door replaced due to fogging, received the work order but haven't heard back from EB in months......Wow!
