I don't know how to describe this company without using curse words, or synonyms of inept. They manage our HoA, and couldn't much manage a canned goods line at Ruler Foods, let alone 260+ homes 45 minutes away...

DNI has been managing Sommers Landings along with the elected resident HOA Board members since our Lake Saint Louis development started about 14 years ago. Under the guidance of CEO Neal Josehart we have made great progress. Working with the HOA Board, DNI has helped move our finances into a strong positive cash flow position where we have reserve funds for a crisis and can still make yearly incremental improvements. The collection, bookkeeping, and financial reporting make the volunteer HOA Board member job much easier. Good advice is provided on issues and planned improvements sharing the knowledge DNI has from all of their member communities. Our current property manager, Eric See-Leynes, has also done a great job following in Neal's footsteps. I would recommend DNI for any community.

I have been with DNI @ Heritage Heights for 4 years and appreciate the professionalism of the team. I recently experienced water damage to my unit via a roofing issue. The team was quick to respond, contracted Woodard to do the work, (who did an excellent restoration job), and did the appropriate follow-up to ensure the work was completed and satisfactory. Working with Clay was a pleasure!

This company is fraudulent to say the least. They have a board for my Home Owners Association which they do not allow members of the community to attend nore do they post when they are having meeting except for board elections which is illegal and also a violation of H.U.D regulations. They refuse to even give any information when it comes to contacting the board to file grievances but only allow communication with Ingrid Stewart who is the DNI property management companies community mamanger who is ineffectual and nearly impossible to contact except when faced with an issue she cannot simply ignore per usual. They have quietly raised the association fees twice now and then sent a notice saying that they are again raising the fees but over the amount that they are allowed to do without reporting to the H.O.A. members so they had to inform us about this current raise . Lawn service and snow removal are abysmal. I also find it absolutely laughable that the only positive reviews that they have are board members of various associations or trustiees.

We, in The Villas at Crystal Ridge, have been associated with DNI for many years and they have provided great service. We currently have Kathy Boes and she has always been willing to do whatever it takes to keep everything in our development in order. When someone handles what she does, you cannot please everyone and should not be expected to. She is a great asset to the Board of Trustees and to our development. She is always willing to do what we ask of her without any reservations. She goes out of her way, no matter what time of the day or day of the week, to see things are taken care of. She is an asset to DNI and to us. It's always a pleasure. Thanks Kathy!!

DNI are terrible. They are bullies and dont listen to the people they cater to. We pay them money and they do nothing to make our neighborhood nicer. Playgrounds are falling apart, landscaping is lacking. They get after people for making their home gorgeous, but do nothing for the people who dont mow their lawn and let mold grow on the side of their house. The siding on their approved list for our neighborhood is no longer being manufactured so we have to use mismatched pieces that make our homes look run down and ugly. Our neighborhood is tired of arguing with them and may demand for a change (somehow). They are complete a**holes, and dont deserve anyones business.

DNI is the third property management company we've worked, yes we've moved a few times over the past decade, with in St. Louis. They are by far the worse. The are extremely non-responsive and when you do get a hold of them they act like you're putting them out. Like the other reviews say we pay them a good amount of money a year and they do nothing. This past winter the only plowed up to the display homes at the beginning of the subdivision and the rest of the streets weren't touched. Probably has a deal with the builders. To get approval for a deck/fence is a 6 month process. I have spoken with numerous folks in our new subdivision and everyone one of them had to start the process multiple times as all request are denied initially. Our subdivision has already discussed changing management companies as soon as we can. Can't wait to be done with DNI!

As a Trustee in my subdivision I have found Sheryl Schmidt to be quite helpful and patient. She has guided our Trustees thru many question and answer discussions.
I am quite pleased with D.N.I. and the accounting services they have provided to our community.

As a board member at Kingston Terrace, I can say working with Susan Bishop with DNI Propoerties has been the key to success with our property manager. We haven't always had the best experience with DNI, but Susan has provided the "right" combination of professionalism and expertise to get things done. Our subdivision is approaching the ten year mark and for the most part still looks brand new and is a joy to return to every day. I attribute part of that to the excellent hands on coordination that Susan provides with our vendors and the personal attention she extends to our needs.

I do not in any way recommend using DNI as a property manager. Lisa and Bryanne are very unresponsive. The property that they manage is in Ballwin and they remind me of slum landlords that don't take care of anything. We had pest issues, have water issues and very unsafe walkways. It was extremely difficult to even get them to address the pest issues. It took almost a week of calling and we received many different answers on the pest issue. DNI treats their customers as if they are annoyed by them. I am a property owner of many condos in St. Louis and have never had an unprofessional experience like this. They forget they are hired to do a job and are severely lacking in taking care of the property as expected. I even emailed Neal Josehart, the COO and he didn't do anything to improve the situation. They really don't want to deal with the issues and I would NOT recommend them to anyone.

I served as a Board Member at a large and very unique community called New Town at Saint Charles. The Governance of New Town is very complex. DNI, and their staff have done a fantastic job in managing the millions of dollars of community assets. They have also demonstrated excellence in bridging the needs of the homeowners and builders as the community is still under development.

I would be happy to work with DNI on other projects in the future.

I am the owner of Prestige Power washing. I do work for hundreds of property management companies around St. Louis. Ingrid and the CEO Doug Gardner of DNI properties Do not pay their contractors on time. I ve done everything I m supposed to do and I m still waiting on payment from six months ago. I highly recommend not doing work with this company. There s way better property managers in St. Louis

The most scandalous company I have ever experienced. DO NOT DEAL WITH THEM if you can avoid it. We ve lived in one of the neighborhoods they manage for 7 years and they are nothing short of scam artists. I wish anyone that has to deal with them luck and I ve never even written a bad review on anyone!

LINDA KITCHEL- we have been dealing with Linda for the three years I have been on the board at Bristol Manors of Town & Country. We find her to be extremely thorough, has tremendous and timely follow through, and responds to every request we have. She is also there as a sounding board when we need attention/ clarification to matters that involve our lengthy covenants. We greatly appreciate her accuracy and her timely responses to all our queries.

Steer clear of this organization. Unethical work practices and conflict of interest. Clearly states in the covenants that the units cannot be rented, however, the lawnmower guy in my community also OWNS 10 of the lots and in exchange for the half-assed lawn mowing he gets out of paying HOA dues ($150 x10=$1500/per month X 12mos. = $18,000). The week that I moved out he had at least TWO of his villas up for rent/lease, so apparently the rules do not apply to everyone. Wish I had the time/money/resources to sue. Above average for the monthly HOA dues AND if you are even 1 day late they will fine you big time. The property manager is not very responsive unless you threaten with a lawsuit. It took nearly 5 years to have a stack boot replaced on the roof from the hail storm back in 2011. Lots of hassles and a huge money suck.

They just care about money, wouldn't even give me "the homeowner " a copy of the subdivision indentures without paying for them.. $275 is outrageous for a copy of the indentures for the subdivision in which I have lived for over 10 years!

I wouldn't even give DNI a half star. They're terrible. Just raised our fees $10 per month and they don't do anything. I'm in a senior community and just paid a private person to shovel my driveway because the DNI company never showed up. The company they use to trim bushes did a terrible job. Things are lopesided and uneven and they left the clippings. They painted half of the eaves, called it a day and didn't come back. Kelly Cobliens with DNI seems to think that's okay .When I asked if the guys would be back she told me they were finished. I asked if they were paid for their lack if work and she said, "of course they were" .I told her if I hadn't done my job I woukdwou have been paid. It became clear to me that she doesn't care because she gets paid to do nothing.

I can not begin to express how strongly I recommend you NOT ever using this company to Manage your property. I have tried to reach my property manager Steve for an entire week. I have waited on hold for over 20 minutes just to be hung up on. I now have sent e mails that have gone unresponded. They also can't take the time to spell our names correctly. I have made it my number one priority to be at every meeting pertaining to the management of our subdivision and am going to vehemently oppose them as our management.

They are horrible! I was discriminated against and harassed while living in one of their communities for 10 years. They charged me penalties up to $250 for dog feces people didn't pick up while walking their dogs (I lived on a corner lot) in my yard that didn't belong to my dog. They also penalized me for some things that one of the HOA board members were also doing (having a shepherds hook in the yard)! Beware if you ever think about dealing with these people, they put an over inflated lien on my property right before I sold my home knowing that I was on disability and couldn't afford to take them to court to fight them. If I could give them zero stars I would!

This is the first year for Highland Village Townhome Association and DNI Properties. We had a rough start with the pool start up. But I think we are working through the constant problems and Susan Bishop has been very helpful. Keeping everyone happy and the subdivision looking good are almost impossible. DNI has been responsive to the Boards needs and concerns. Residents are still getting used to the new fee schedule, but having a large support staff makes it worthwhile. I feel it was a good move and that we will continue with them for years to come.

Received a presentation by Neal
Director of Business Development. Shortly thereafter made a decision to give them our community to service. Provided notice to our current company only to find out 30 days later Neal says that can t take us on! Not enough staff. I called the President and the Vice President to discuss. No return call. I would never recommend this company. By reading the reviews below - very glad we didn t change.

Have been very unhappy with DNI for years. They do not support their property owners. I've called many times about different issues and they are typically unfriendly and rarely resolve issues; that is, if you even receive a reply from them.

As Chairperson of the Pennyrich Farms Subdivision I have been working with Sheryl for the past two years. Sheryl has been so very helpful with me that I would not have made it thru these hard time without her. Sheryl is listed as one of my favorites in my cell phone because I have to call her a million times each day. She is the greatest and I really appreciate her. Sheryl helps with subdivision concerns as well as Attorney collection concerns. I give her all A++.

Partnering with DNI has resulted in an unprecedented level of professionalism in the course of operation of our community numbering 317 single-family homes in Southwest St. Louis County. DNI staff are always pleasant, attentive, and capable. Every interaction with easily accessible DNI personnel to date has been productive!

I have only been in my neighborhood for about a year now, and have nothing but good things to say about the staff. Lisa and Tiffanie are always a pleasure to see and will go out of there way to make sure you're taken care of. They make sure all of the events go smoothly in the community, as well as make sure the common area's are looking there best. If it wasn't for them our community wouldn't be what it is.

They had a tree in common ground cut down, it was left on my property and they tried to charge me for it. Every year they seem to never have funds to fix roads, take care of landscape, or pay for the pool maintenance or company we have to have yet want to charge even more for an already astronomical fee because they sent "so many letters" to remind everyone to powerwash their homes. They refuse to acknowledge the pandemic and other situations it causes and just take your money. They do not care about you or the area you live in.
