Mike Repka and his team at Deleon Realty did a great job selling our Menlo Park property. They suggested and managed the updates to the house & grounds, and then did a great job with the marketing. We got several offers and sold the house the week following the first open house. We got a very fair price, and we think the new owners got a great deal as well. Thanks to Mike and team!

If you're selling your house, look no further! There is no question you should go with Michael Repka & the DeLeon team, who are unrivaled in the Bay Area. We had a disastrous experience trying to sell with another realtor, wasting large amounts of time and money while generating extreme stress over several months, and then hired DeLeon to start fresh and do things right. The DeLeon team provided truly exceptional marketing (including Chinese language), design/staging, project management, and legal services, none of which could be matched by another firm. These services are absolutely critical to selling at the best price in the fastest time frame. Don't believe any realtor that tells you that these services don't matter that much, or that they can handle these things without a specialized team of highly talented experts like DeLeon has. The DeLeon selling commission is typically .5% higher, but well worth it--you'll easily come out ahead with a faster sale at a top of market price. Plus, if buyer and seller are both with DeLeon, you pay just 3% total--that's another way that DeLeon is unrivaled by other realtors. While they handle a large volume of high dollar value transactions, Michael and the team have developed a model that provides outstanding service to all sellers, including relatively low dollar value transactions (e.g., townhouse and condo sales). Whenever I needed to talk to Michael, he went the extra mile to spend time with me. Ultimately, we had a tremendous open house turnout (about 10x the turnout generated by previous realtor), received several offers, and sold quickly the first week at a price we were happy with given market conditions. Closing was exceptionally smooth and well managed by the Escrow team. We can't recommend the DeLeon team more highly, and we are very grateful for the awesome end-to-end experience and results they delivered for us. If I could give this company zero stars I would, they are the most unethical company I have ever meet! They will ruin your tenants life and make sure thy hate you! They went in to take pictures to post on the website (pictures with the tenants property which they didn t approve of) and went through all of my stuff, my drawers, my closet, my computer, my dishwasher, my kitchen cabinets, they tracked mud inside, they throw away stuff from the table, they dragged my heat press around, they have been coming in no stopping and forcing us to be ok with their schedule! They even left trash inside our house! They have totally ruin our quiet enjoyment and won t assume responsibility at all! I contacted them several times and they have ignored me every single time! Do not hire them, they only care about money! Worse company ever!

DeLeon is different from most agencies. Their realtors work on salary not commission, so they don't pressure you. They have a full in-house team, great service. For example, they had a handyman to walk through our new house with us to help verify the condition, and give ballpark estimate for repair costs. Their service made the who process a lot less stressful.

My experiences with DeLeon have been amazing.

Their realtor, Annie Watson is the Best. I have worked with many Realtors over the years, and I can honestly say she has been the best Realtor I have come across. She is very smart and no one will work harder than Annie. She sends emails all through the night, even at 3am. She helped me purchase a property during this past holiday season. Instead of slowing down because of the holidays like everyone else, she kept working hard. She worked around the clock to make a quick, effortless transaction. Her negotiating skills are excellent as she got me an amazing price. Not only is her knowledge of the market comprehensive, she really understands what makes sellers and buyers tick. She knows what and how much she can push and what she shouldn't. Her cultural sensitivity was also very impressive.

After securing the sale, Annie did not slow down. I never saw her drink coffee, but she seems to have caffeine running through her veins at all times. Her friendly relationships with others needed during the transaction made things even easier. People at the title company treated her like a queen, and hence treated me with similar respect. She had contact information for unique lenders (beyond the big banks) and insurance agents.

As this property was an investment property, Annie then helped me find tenants. Her same judgment with people, the market, and finances and her relentless work ethic, got me excellent tenants in no time (even though it is off season currently for leasing). Even though she was busy with open houses for more lucrative properties, she treated my leasing needs just as critical.

But the best part of Annie, is her sincere interest in helping people. Being in healthcare, I am surrounded by people who like to help people, and many others who pretend to like to help people. Annie's main drive (I think) is this desire. She makes it her personal goal to solve someone's real estate problems in a efficient, friendly, and beneficial manner. As an example, during a walk through of the house, she was multitasking dealing with me, a contractor, and many others over the phone (all about my property). By the end of the hour, she had resolved or arranged solutions for all the issues of the punch list. This may have taken other people a week to resolve everything.

So as I said in the beginning, she is simply the BEST.

I cannot say enough about Ken Deleon! There's a re...

I cannot say enough about Ken Deleon! There's a reason he gets so many stars on Google Reviews. If I could give him more than 5 Stars, I would! Ken sets the bar for "Excellence in Customer Service." After interviewing several agents/realties, we decided to go with the Condo Connect Realty to sell our condominium in Palo Alto. We did formal interviews with each agent and Ken stood out above the rest. This is why:

(1) PROFESSIONAL AND PERSONABLE: From the first time we met him at the interview, both Ken and his Sales Director Mei were extremely buttoned up. What we loved about the team was while they were professional and articulate, they were also warm and personable. A perfect balance when working with both sellers and buyers.

(2) KNOWLEDGEABLE: We wanted to make sure the team we selected knew the Palo Alto market because we knew that PA has unique intricacies from pricing to the type of sellers/buyers. Every question we threw at Ken, he had the answer to and more. In addition, we learned a lot from him because he would educate us on the nuances of various topics from real estate law to details involved in the selling process. Ken had data to back up his claims and had done a lot of in-depth analysis of the market that no other agent had.

(3) INTEGRITY: During the interview process one criteria we used to evaluate agents was what they would do in hypothetical situations where there was grey space. Everything Ken said and demonstrated throughout the entire selling process has been with the highest integrity. In the real estate market, we have seen firsthand other agents who have not had the same moral compass that Ken exhibits. This was a big distinguishing characteristic that we especially appreciated.

(4) COMMUNICATION: Ken's responsiveness in communications and clarity throughout the process took out a lot of the stress that typically comes with selling real estate. We were always able to reach Ken from little to big topics. Ken were especially good about covering all the details and following up on things that we inquired about.

(5) CUSTOMER-ORIENTED: Last but definitely not least, Ken not only lived up to our expectations, but he over delivered. They were customer-oriented every step of the way from their patience, educative approach, professional staging, offer taking/evaluation, and dealing with challenges that arose outside of our control.

I would recommend Ken and his team to anyone with the highest endorsement. His team would definitely be THE ONLY team we would consider for our next real estate transaction in the area.

I cannot begin to express how awesome the folks at...

I cannot begin to express how awesome the folks at DeLeon are. We heard about them from our mortgage lender. Initially, we were skeptical... With our past house, we had an awful experience with our agent. I found the place, and we spent most of our time herding cats, poking the agents to do things, and battling with the lenders. But after meeting Ken, and his absolutely amazing South peninsula agent, Lin Lin, all our concerns disappeared.

First off, Lin Lin is one of the most patient, hardworking, and genuinely kind human beings I've met in a long time. She also really knows her stuff, including the nuances of real estate--like the underlying psychology that leads to a successful sale. Also, I have never seen a person work harder for a sale that they don't even get a commission on (everyone at DeLeon is salaried). Not only that, but she was the perfect project manager. She kept informed top of EVERYTHING, so I didn't have to, and she answered every single frantic email, text, or phone call I had.

In our case, we decided to start looking and ultimately bought during the Christmas holiday, and she and the rest of the team were incredibly responsive. In fact, they even went above the call of duty, by answering a few real estate legal issues the day after Christmas, after I was panicking. (Many of the agents were former attorneys in past lives, and Michael Ripka still maintains his credentials).

We also totally loved how the DeLeon experience included complimentary inspection services by Curt, and five hours of amazing handyman work from Cameron. It turned what would have taken my husband and I weeks (oh who's kidding--months) to complete into a move-in ready experience.

We will absolutely be using the DeLeon team again when we buy our next property. I cannot recommend them highly enough.

Just sold my home in Palo Alto and Deleon blew me away! I've been a real estate investor for past 20+ years and this was the best real estate transaction I ever had. Michael and team has remodeled the real estate business and it works better than ever! I wish I found out about them 20yrs ago! Highly, highly recommended for sellers ... especially busy people or out of the area investors. Thank you Michael and team!!!
