The U Club on 28th is by far the most impressive student housing organization near the University of Colorado's campus. The grounds are just across 28th St. from campus, meaning a short, 5 minute walk for residents to get to class. The property is also within walking distance to multiple Boulder attractions, including a variety of shopping centers, Chautauqua park, and Pearl Street. This is by far the most well-managed student housing community that I've had the opportunity to reside with throughout my 3 years as a student here, and I fully intend to keep living at the U Club for the remainder of my time at the University. The property is incredibly well-managed, and not only does it have after hours security services, but there is 24/7 on-call management and maintenance. The U Club on 28th, and American Campus Communities as a whole, provide the absolute best in student housing, no questions asked.

The amenities like the fitness center are second to none. I've genuinely never seen such up-scale accommodations for student housing at such an affordable price. The fitness center is state of the art, but my favorite amenity is the aquatics facility. Every night, residents from all over the property come down to the pool and hot tub to grill, hang out, swim, and listen to music. It's a great way to meet people and it is consistently clean and well-kept.

As a newer property, there seem to be a few maintenance issues here and there when Boulder is hit with more extreme weather, but the maintenance staff always takes care of the issues on the spot. For instance, a neighbor of mine had a leak in their unit and management was able to re-locate the residents to a hotel for the night while the maintenance staff completely fixed the issue in a matter of a few hours after the reported leak. Accommodations like this are what make this property stand out against the others. After having lived at another property owned by a more popular housing corporation in Boulder, I can undoubtedly say that this is the safest, most accommodating, and most well-managed property that I've had the opportunity to lease with throughout my college experience.

You know a place is bad when they have their own employees write fake reviews for them. E.g. Morgan Hitz s review - 1) he s an employee (there s even a review from someone naming him as a manager) and 2) if you check the reviews he s written, he wrote another review for a building by CSU, so clearly he s not a CU student as he claims to be. Overpriced and cheaply built. Pretty much any big leasing corporation in Boulder is going to cheat you. You re better off finding a private landlord.

UClub is such a great apartment building for colle...

UClub is such a great apartment building for college students! All the facilities are great, super nice having a gym right in our building as well as a hot tub and pool! All the utilities are super nice and work well. Best part is having my own room and bathroom. Bedrooms are perfect sized, having the apartment come fully furnished was such a bonus especially since the furniture is nice! Sometimes the wifi is slow and cuts out. The staff here is great, they are always there to help out when needed and the maintaince always comes quick if there s a problem in the apartment. Uclub is also just a 20 minute walk from campus which is great! Overall a great living space for college students!

I would highly recommend living at U club! Management is always friendly and very helpful. Everything there is in great condition and is practically brand new. The gym, pool, hot tub and inside hangout area are all very well maintained. It is an amazing place for students to live!

It's very close to campus which is quite nice, the wifi/internet is generally pretty good and it's a fun place to live while in college.

It's also dirty, repair requests can take forever (my roommate had his door broken and it didn't get fixed in over a year), the hot tub is cold/dirt most of the time, they shut off the bbqs for about 3/4 of the academic year, stuff only really gets fixed or cleaned up right before they start showing the apartments for the next year. The cabinetry is cheaply built, cracks in the walls from a poor foundation on a new building, the garage door is left open most of the time, you can get into any part of the building without a key if you know which stairwells to use, and fire alarms that require the entire building to evacuate because one room burned some food in the oven.

It's a good location with a fun atmosphere, but the buildings themselves suck.

Ignore any review on facebook because u club PAID people with incentive to write positive things including their own employees. Notice how they all pour in during the same month and until then there were only bad reviews!

Everything here is ALWAYS BROKEN. I am not exaggerating when I say we call the people to come and fix one thing or the other every week. Washer, dishwash, WIFI, drier, plumbing, bathrooms has all had MAJOR problems this yr. Not coming back to live here. MORGAN HITZ is a nasty human being and I pity the people living here next yr who have to deal with him and rules he makes up. GOOD LUCK this place is horrible. Lived in student housing for 4 yrs and this was by far worst experience of all, worst and most unfair managment.

DONT DO IT>>>>The disorganization of this review is comparable to the disorganization of management and maintenance here. For 1370 a month consider your options. For instance, you get one bedroom thats about 9x11 and you have to share common space with complete strangers, a garage thats about as secured as a carport. Apartments nearby, i.e. 9seventy, the hive baseline, lotus, etc. have comparable amenities at similar prices, but the space you have to yourself or split with a roommate is double or triple. They have very good lawyers because the lease covers everything that you think could go wrong, and puts YOU as responsible, not American Campus or Uclub. For example you can get evicted for marijuana, in BOULDER COLORADO.

Waste of money. Price per square foot is waayyyyy too high. your privacy is not valued, maintenance can enter your apartment and ROOM at anytime for any reason because they "deem it necessary", an unannounced inspection is not deemed as necessary to any reasonable person, Management here is god awful. our entire apartment needed to be cleaned when we moved in, anything you put out in the kitchen and living room can be taken by maintenance because its "not in your bedspace", not to mention the building being unsecured most of the time, i've slipped on ice more than once in the winter, pipes break once a month in the winter.

Amenities were rarely up to par, half the weights in the gym were never in there, hot tub and pool were dirty all the time with beer cans and trash, incredible amount of dog poop on the roof, printers never worked properly, study rooms were often loud, people partying constantly with no regard for their neighbors, 4 cars on the FOURTH FLOOR of the garage got broken into, so you're paying for nothing when it comes to parking, also there's no guarantee that the spot that you pay for and are assigned wont be taken, complaints aren't taken seriously, and you cannot get any packages delivered to the office after hours, no option for pets at all, their roommate pairing system doesn't pair you with like minded people, furniture is cheap as hell,

Any reason that the price is that high for these rooms can be countered with the experience that you will have here.

Apartments are nice, some things are a little chea...

Apartments are nice, some things are a little cheap. The price is really good for what you get. Walls are pretty thin, some neighbors can get pretty obnoxious if you're trying to study or get some sleep.

Maintenance - Genuinely really nice people. They always have a smile on their face, and always do a good job. Those guys need to get a raise.

Staff - With the exception of a couple people, their staff is extremely rude and do not care about any concerns or problems you have. Dealing with the staff is a real pain, and that's why I'm giving uClub 3stars. Most of their staff consists of students, who are not trained well and feel like they are superior to the other residents of uClub.

Live here if you think you won't have to deal with staff, but if you're somebody who has a lot of questions and problems that needs to be solved, uClub will drive you insane.

TLDR: I can't wait to move out. The front desk is horrible and the good reviews here are fake.

Long version: We regularly had so many broken things in our apartment. Appliances, plumbing, you name it. Also, all the positive Google reviews and Facebook reviews are fake as some one else mentioned. These apartments had to ASK employees and their friends who don't even live here to write 5 star reviews.. Pretty desperate if you ask me. Managment is horrible. I always would talk to Valerie and she was nice to me when things broke in our apartment (or when we were worried about being robbed because multiple apartments were robbed here). But pray you never need to interact with Morgan Hits. He is the rudest person I've ever met and will not help you or offer any sympathy for your situation. For the high price tag of living here you should get treated with respect when things in your apartment are breaking left and right. I can't wait to move into the Lotus, they actually care about the people living there.

The amenities are great. I would have liked if the Jacuzzi stayed open for longer. The onsite gym is nice when you don't want to make the trek to the rec. Big Buck Hunter in the lobby is awesome. The onsite maintenance makes getting things fit very easy, and there is always someone in the office if I have a problem. Several community events a month makes it easy to meet new people. Overall a good experience.

Wifi is very strong and reliable for doing homework and studying with. The place overall is kept very clean and nice. Every time I see a staff worker they are so friendly! Location is awesome as well. Less than a 15 minute walk to campus. Love the hot tub as well.

This place is a wreck. Who ever constructed it sho...

This place is a wreck. Who ever constructed it should be sued for their failure, and whoever is managing will likely be sued at some point for gross negligence. Drainage from the property is a mess, all the planters are eroded away, the sod is a giant soup pit, and there is often a lake on the north east corner of the property that stinks to high hell. There are some metal grate looking fixtures on the north side that were damaged during construction and never fixed, and drainage pipes intentionally lead water across walkways. During the winter, the facilities staff is completely incompetent and doesn't clear the snow and ice from the sidewalks resulting in extremely dangerous icy areas. Tenants aren't reprimanded for throwing things from their balconies, and there appears to be no noise policy enforcement from the management.

It is a new building right off of campus so the price is insane, but because it is new and expensive it attracts all the rich party kids that couldn't find a house on the hill. Every night there are parties and kids screaming through the night. I live in the building just east of the U Club, and even with my windows closed and a white noise generator, I can still hear the screaming. If you are choosing to live on the east side of campus to avoid the noise of the hill, DO NOT live in or even near this building.

Not starting out on a good note! Moved my daughter in today 8/24/2018. Seemed very organized with all the help they had unloading your vehicle into bins and then the people taking your stuff up to your room and unloading it. Well after my daughter finished unpacking, she discovered her wallet and AirPods were stolen out of her backpack! Turns out, they just hire a bunch of random locals to help. So just a bunch of unknown people handling your things, out of your sight for sometime(while you re in lease office checking in). The garbage disposal stinks like a sewer and wasn t working(had a plastic cap in it). The fridge smelled
Like rotten fish. Extremely hot in the unit! Maintenance came up said it s working. They want you to keep it at 70 degrees or it will burn up the a/c unit . 70 degrees is not a/c in my opinion. The thermostat said it was 82 degrees in there and in the 2 hours I was there with it being set at 70, it was still 82 degrees according to thermostat. So far, pretty disappointed!

The whole complex was falling apart the entire time I lived there, in the first year it was open. The managers are very difficult to deal with and 4 months after moving out I still have not received my security deposit refund. Don't be fooled by the nice facilities, living here is a mistake.

Very poor build quality. When i moved in it was the buildings second year in use, them opening the year prior. All i can say is that, they list all sorts of "amenities" such as grills, hottub, and a pool. Although they list all of these, this is not the case. A lot of them have been broken and just neglected to fixed or are shut down.
Their are amenities which are nice such as the study rooms and garage to an extent.(ill get to that later) For instance, the grills which were nice the first week i moved in have every knob and igniter broken except for one burner on one of two grills so its basically pointless unless your only cooking for yourself and one or two other people AND no one else is down there using it already. Along with the rooms on one side of the apartment were so poorly insulated that their was ~15-20 degree Fahrenheit drop in air temperature between the living room/kitchen and in the two rooms my roommate and i slept. The garage is pretty nice and keeps your car safe and secure, however, their have been countless problems with the garage door not working making the garage unusable for sometimes a week at a time in the past. Along with my roommate tried to get a spot in the garage and the staff at the front were completely useless and would tell him he needs to speak with their manager who is seemingly never there or had just left every time he went to ask. Overall not very pleased but its liveable.

TL;DR Basically the worst renting experience I've ever had. Now live in off-campus housing on the hill in a one bedroom for less money and much less drama.

Lived here for the 2016-2017 year when it was brand new. Initially I was very excited and it's relatively a nice looking place. Furnishings look nice but are cheap and low quality. There were a number of cabinets, doors, etc that were hung crooked, that my roommates and I had to fix (3 of us had construction/home repair experience and it looked like the people who put our stuff together were training for habitat for humanity). The driveway was not compacted properly and when the underlying surface was moist and the garbage truck came it would collapse (there were potholes as deep as 6-8" on a brand new cobble driveway.... thankfully my unit was unaffected but there was repeated flooding events in the other units. Rent is pretty steep considering you could get a 4bd HOUSE on the hill for less than a single 4bd apartment. Pool and hot tub were nice before they tried to close the hot tub for the WINTER....Though I almost wish they did because the management was slacking so much that there were parties till 2am, sometimes till 4am in the hot tub area even on weeknights....not ideal when you live right above the hot tub. There was once, kid you not, an orgy in the hot tub which they cleaned every other week at best. Management is very hands-off corporate style (they are a national college housing company). There were printers but they ran out of ink often and would take a week or two to get new ink in (I checked and you could order the cartridges on Amazon Prime so don't know why they took so long). My bike was stolen from under a camera by the front office and they refused my request for footage (as requested by police)...next week they put a sign up saying "We have the right, but not obligation to have video surveillance". After I bought a new bike which I stored in my apartment from then on, it was damaged when service was done on my apartment costing me $100 in parts and labor, they said they would send my receipt to corporate for reimbursement. Have never gotten any of the such. Sawdust was also spilled on my desk and computer during the same repairs and they left a whole in my wall for weeks saying they needed to order a special sized vent. When it came in I measured it and found the same exact size and finish at both home Depot and Lowe's locally....They also seemed extremely lax on subletting, people who didn't stay for the summer often sublet for pennies on the dollar to avoid a total loss the result was people who would have no way of affording to live there in the first place renting a nice Boulder apartment to party on the weekends for only $200/mo. This resulted in pool parties of unsavory people with glass bottles and large PA systems. Definitely did not feel as safe in the summer at night. Lastly, I spent hours cleaning the apartment and they found every possible thing to nickel and dime me on even though some of the things I had put in repeated work orders for the months before check out. I used to work in college housing for years inspecting units for deposit deductions and they were not very fair on their deductions but their corporate structure benefits them as they make it too hard to protest deductions to be worth the fight. They also took months to refund me what was left of my deposit even after I checked out early.

The uclub is gorgeous, I couldn't have asked for better student housing. Management has always been flexible when it came to my requests, and the front desk workers are approachable. The hot tub is amazing. Overall have had a great experience so far.

This place is the worst. Looks great on the outsid...

This place is the worst. Looks great on the outside, nice amenities, etc. But the inside; The way the place is run, and how it was built, is the absolute worst. My place has been flooded not once, but twice. They built this craphole in 6 months, a project that should have taken years, didn't let the ground settle, and now pipes are breaking, the driveway collapses regularly, and cracks are appearing in the walls. Our sprinkler pipe broke over winter break and flooded us, and the people's above us broke too, leaving us stranded. They booked a hotel for us, but when I tried to check in, it was completely unorganized, nobody knew who was supposed to be in what room, and the whole ordeal was a complete shitshow.

Update on flooding: I don't rescind my statement on the building being poor quality, but I do want to say that amid bad circumstances I was taken care of by staff. Hotel and meals were paid for during the week and they tried there best to make it a good situation, but still we should not have had to deal with that if any level of care was placed in the construction.

Don't be fooled by the nice facilities. This place is a disaster.

-To begin with, rent is a lump sum divided by your lease term. You begin paying rent August first, but you cannot move in until almost September. This means that you effectively pay an entire month of rent without even living in the building.
- There is always something wrong with the parking garage. The door is always broken, the driveway up to the garage needed to be replaced twice in the same year, and we weren't allowed to enter or leave the garage during the repair periods for these issues.
- Walls and floors are paper thin. Have people over? Noise Complaint. Play music or watch a movie? Noise Complaint. Walking across the unit? Noise complaint. Truly this is no fault of management or other tenants. This is the result of poor oversight by ACC and the contractors. If they would've taken more than 10 minutes to construct a unit, this could've been avoided.
- Upon moving into our unit, we had a terrible smell coming from the kitchen area. This was the result of someone fixing the sink drain vent with a ziplock bag and some duct tape, quality craftsmanship.
- There's a small ocean building in the east end of the common area. No idea why it's there or what its purpose is, probably another result of poor construction.
- The doors and windows were put in so poorly that there is a constant breeze of cold air coming in. This means that the furnace is running 24/7 driving up electricity bills. Ironically, that is the only utility that tenants are responsible for.

All together, take your money elsewhere. Even though U-club rent rivals other complexes or housing options, when you divide actual contractual living dates by total rent cost, it is much higher than other options. For such a new complex, there is way too much wrong.

U Club deserves zero stars. Management at UClub is...

U Club deserves zero stars. Management at UClub is worse than the academic advising system at CU.

My roommate and I tried to move out of here for months after being randomly paired with ignorant, loud, racist roommates. The way management handled the situation was entirely unprofessional. The manager Amber was completely unqualified to work here and responded to emails rudely and infrequently. After Amber repeatedly emphasized that holding an unsuccessful mediation meeting between roommates was a favor to us, my roommate and I tried to transfer into a separate unit within U Club that had two bedrooms open. Amber agreed to waive the transfer fee but she did not contact the girls in the second unit trying to sublet, so they found one girl to move in and there was no longer space for both me and my roommate in the unit.

Over three months later, my roommate and I had gotten our roommates to sign a coed agreement so we could move out. And because it is U Club's policy to not contact other residents (I can't understand why), I lost two different sublets because U Club would not expedite the process by simply emailing the roommates with clearer instructions on how to fill out the co-ed agreement and have it notarized. I essentially had to pay $2020 for another two months of rent when I wasn't even staying there.

After turning in my keys and the office telling me I was good to move out, I got an email from the manager Amber telling me I owed another $250 fee to re-let my unit and that my sublet, who I alone was responsible for finding, would not be allowed to move in until it was paid. I was told on multiple occasions that it was waived under the circumstances. Amber herself gave me verbal confirmation it was waived and then wouldn't honor the agreement. My roommate was also promised the fee would be waived and had proof via email, and she still had to argue with the office to get them to honor their agreement with her a few days earlier.

On a side note, Amber attempted to lie to me multiple times throughout the process. She told me my sublet could not move into the apartment because his name was not on the co-ed agreement signed by the old roommates and she tried to get another female resident to transfer into my room. I did not want to do this because it would elongate the move-out/move-in process. I confirmed with the office that this was not true and that as long as the form was signed, it did not matter who the sublet was. When I confronted her about this over email, she stopped responding to me.

On top of everything else, the building is poorly constructed. The rubber lining along the bottoms of the hallway walls was already peeling after less than a year. The furniture is cheap, screws were coming out of the bar stools, a piece of a cabinet fell off, the walls are thin, and there is over an inch of space between the bottoms of the bedroom doors and the carpet so you can hear everything said in the common area. There were also a lot of problems with the garage door not opening and closing at the beginning of the year and I remember some pipes burst in the winter in building 1 causing a lot of water damage.

The student staff was always polite and pleasant, but do yourself a favor and do not live here.

My opinion of this place has decreased greatly over the past year. Managers are rude and generally condescending towards residents, and the building is in shambles. If you live here, you will probably have a pipe burst in your own apartment or in one near you, at no fault of your own. When this happens, it'll be about a month or two before your place is repaired, but they'll only provide you other accommodations for about two days tops. Maintenance generally happens at least a week or two after they say it will.

With that being said, the student staff is still great. They are often very helpful at taking care of things the managers can't be bothered to deal with.

Oh, and most of the five star reviews are written by former staff and friends of staff members. So take those with a serious grain of salt.

Lies, lies, and more lies. Make sure to get every...

Lies, lies, and more lies. Make sure to get everything their incompetent front office employees tell you in writing, because they will claim otherwise in order to get every last penny they can out of you. They charged us $85 to "clean" a few crumbs on the counter, while one of our roommates was still living there after the rest of us bailed.

Buildings are very poorly constructed, and honestly unsafe. There is a cess pool behind the volleyball court, so make sure to get an outwards facing apartment if you don't like the smell of stagnant, brown water. The drainage situation isn't much better elsewhere around the building.

Be sure to wear a helmet when walking on the property in the winter, because they are not proactive with spreading salt, and the driveway and sidewalks become a very dangerous black ice rink.

The elevators are out of service more often than not, and the hot tub heating element was conveniently broken for half the lease term.

Hopefully they solved the pipe bursting flaw every apartment had (where they literally had to carve new vents in every 'C' room so the pipes wouldn't freeze), but don't be surprised if water starts flowing through your ceiling either because of that, or because the tap-dancing troupe above you dont know how to use a toilet or valve.

As for the gym, it took a week for them to clean up vomit behind a treadmill.

Even though they say no dogs, inconsiderate neighbors will still have them, where they urinate in the stairwells, and bark incessantly through the day.

As for the general population of the building, it can be summed up as "people who couldn't figure out how to find a house on the Hill". Parties can be heard from 2 floors away thanks to the paper thin floors and walls. Don't store anything wood or otherwise flammable on your porch, because you have to share it with your upstairs neighbors' discarded cigarettes and fireworks (neither of which are allowed, but none of the employees care). Blood and vomit are common sights in the hallways. Also, be careful in the parking garage as many there treat is as their own personal race track. Going back to the "flammables" point, enjoy the numerous false fire alarms due to shoddy electrical work on them. Reassuring, right?

The trash/recycling situation is terrible. Rather than a simple dumpster, you must take a trek to a corner of the building to toss your garbage in a tiny trash chute that is almost always overflowing, stinking up the entire hallway. The recycling area is a claustrophobic box overflowing with, yet again, garbage, as it seems no one there knows what is recyclable. If you're a fan of NYC summer trash stench, make sure to get an apartment at the northwestern corner of building 2.

The only reason I'm giving two stars rather than one, is because the maintenance staff are by far the most friendly, intelligent, and level-headed employees there. They understand how poorly the building was constructed, and how charge-happy the front office is, so they make sure you won't get charged for the numerous mistakes that the construction crew made.

Overall, know what you're getting yourself into before you sign your soul away to American Campus Communities.

Hi. I ve waited an entire year to write this review. What pushed me over the edge today was that the water UNEXPECTEDLY turned off mid shower and I was left with a sorry for the unexpected notice and we don t know when the water will turn on . Besides all of the fake reviews by staff members, the other reviews are truthful. This place was built so poorly that the water pipes burst every winter and you ll never know if it s your room next. The garage door was opened in total for about 2 months because it was broken and they don t guarantee the safety of your vehicles, when it s what you pay $75 for each month. Thanks for the terrible senior year, I won t be recommending this place to anyone. Live at the lotus if you re looking for a great place to stay right down the street. (Lived there for two years)

Do not be fooled by the appearance of this apartment complex. I have lived here for years, and can confirm that all of the low ratings are ACCURATE. Where do I begin? The management and staff are rude and condescending. I can almost guarantee you that your pipes will burst (happened each year), and that your air conditioning wont work in the summer. Despite multiple maintenance requests, the heater and cooling system NEVER seemed to work properly. On top of that, they will make it seem like all of the problems are YOUR fault. The parking garage always had issues, and it is a good day if the printer actually works! They advertise all of these great amenities when half of them do not work or are shut down. The pool and hot tub are rarely cleaned, and the hot tub is often not hot! This apartment complex is poorly built, and horribly managed. Would give 0 stars if I could!

As far as student housing goes uclub is the best! It's new so everything is in great condition. The gym is perfect and easily accessible as well as the outdoor pools and hot tubs! Management is very helpful and super easy to talk to about any issues. Overall one of the best places to live and totally worth the price compared to run down apartments on the hill

Living at UClub has been great. Its close proximity to campus, as well as having a gym within the complex have been very convenient. In addition, the staff here has been friendly and very helpful. My only complaint is that the internet connection hasn't been very reliable, but other than that it has been a good experience living here.

I love living here! It's super close to campus and great shopping/entertainment. The student staff are friendly, and this place offers great, unique amenities such as rooftop gardens and a year-round hot tub (woo!).

U Club on 28th is a great living environment. Overall, the amentities are very nice especially the gym and pool area. It is very convient being able to have an enclosed parking spot especially on snowy days and being able to park on the same floor my apartment is on. The staff and the other tenants are all very nice and approachable. It s definitely your own little community only 10/15 minutes from main campus. I very much enjoy living here.

I have now lived here for three years and have been here since the day U club first opened. While I can 100% admit that there was a rocky start getting this place up and running, what apartment complex doesn't have that? The last two years management has really gotten into their stride and done a wonderful job running the place. If there is ever a complaint managers make sure that there is a satisfying resolve. You just have to ask (nicely!). I'm a senior now and will have to move out of U Club next year which makes me really sad. I have SO many amazing memories here!
