Extremely unprofessional and unresponsive. We had a meeting with the sales manager Diamond Richardson, but she didn t show up for the meeting and neither did she get in touch or reschedule. Haven t heard from her since. You won t be able to sell anything if your staff keeps turning away genuine buyers like this! Absolutely disappointed because the homes looked gorgeous.
We are a resident of a community that got hit with the winter storm and power outage in Garland, TX in Feb. 2021. Our tankless water heater leaked un-related to the winter storm. We submitted a warranty ticket with the developer and was told the repairs/replacement is not covered under warranty. We resided here approx. 7 months at that time so figured it would be covered if less than a year. We refused to pay $2k to replace a brand new water heater as we were told to do by the Construction Manager. A certified plumber was never sent to assess the issue and determine the cause of deficiency. We emailed the President of the firm in hopes of getting it resolved. A Community Warranty Manager was sent to look at the unit only to tell us the same that it will not be covered under warranty. We are still without hot water since Feb. and it is very disappointing as new homebuyers to experience such bad customer service from a builder that we trusted & invested in. We will never buy another home from CB Jeni.
I own a CB Jeni townhome in Heritage Creekside in Plano. I bought a spec home in October 2018 with them and the house had some decent upgrades that came with it. The sales agent was amazing (Benjamin Russel) and he threw in blinds, refrigerator, washer and dryer on top of the promotion they had going on at that time. The builders were great and their first year warranty response was great too. Before the year was up, I had them fix some minor issues and repaint stuff and they did all that.
The Frigidaire appliances they installed aren't too great though and I had to get my microwave fixed. I also had to get a handyman to fix my pull out trashcan cabinet fixed despite having them fix it during the warranty period. Their service was fine but their quality was average.
I am currently under contract for another CB Jeni home and while the layout of the house is beautiful and the community great (super excited to move), the sales agent is not very good. I will edit my review with details on the current experience once I close on the house because I'd rather not create complications with my purchase. The builder is decent though and pretty responsive. They recently transitioned from designer sessions to CB Jeni X and there are some pros and cons to both now.
Working for a lender I have seen first hand how wonderful this builder is. The service they provide to their buyers is second to none. They go the extra mile and ensure their customers are put first in the buying and lending process. They know their processes inside and out, which makes it so much easier for a lender, and ultimately this trickles down to the buyers experience.
I am an experienced realtor in TX. Have worked with many builders over the years. CB Jeni and her sister company Normandy had been good builders to work with. Their build job quality, materials, design and workmanship had always been positively recognized by my clients. I also had very good experience with sales managers. Sales managers' jobs can be overwhelming at times but communities such Viridian in Arlington, Park Vista in Frisco, The Village at Twin Creeks had always been my favorite places to sell. I sometimes wondered how CB Jeni retain such wonderfully gifted sales managers for a long term. For example, Diamond Richardson at the Village at Twin Creek cared for my clients and their realtor with respect and kindness. Her joyful spirit was welcoming and helpful for me to build with her. Yolanda in Viridian Arlington also helped building for my client with such ease and from contract to close was a breeze. Amy at Park Vista also had a kind welcoming spirit that made a great impression for CB Jeni and my buyers are always waiting for an opportunity to build. Thank you Diamond for your kind heart to help my buyers. Thank you Yolanda and Amy for your kindness in helping my buyers. I would always go back to CB Jeni to build and buy with confidence.
I bought a townhouse from CB Jeni and had a very poor experience all across the process. Now I am living in the house for 2 months and they couldn t yet resolve basic issues like registering the address with USPS or concluding the infrastructure for the internet providers deliver service. If you want to buy a house from them, please be aware you will receive a poor service and have to spend a lot of time with follow ups...
I would give negative stars if I could. I paid my earnest money and began the process of building a home with CB Jeni in June 2017. I was told that if anything fell through, I'd be able to get my money back. They said the home wouldn't ready until March, which was perfect for my timeline. A few months later, I found out that the home would be ready in December. They tried to force me to close in December but I was able to push it to the beginning of January 2018 (still too early).
I was working with one of their preferred lenders (Bank of Texas) who told me they locked in my rate in June. Two weeks before closing, they told me they were locking in my rate... which was now significantly higher than the original rate. They lied to me! I asked CB Jeni to give me more time and push back the closing date so that I could find a new lender. It was Christmas and I needed a little time to find a new lender so I could purchase the home because the new rate made the monthly payments unaffordable for me. CB Jeni refused to push back the closing date and immediately sent me documents to withdraw from the purchase of the home. I would not sign the documents but a week later received a letter in the mail saying that they would no longer allow me to purchase the home and I would not be able to get any of my earnest money or anything back.
Over the next few weeks, I was harassed with voicemails and emails from the Bank of Texas. It was the most horrific experience, especially since I had to move out of my apartment and had no where to live. I was absolutely devastated and it just added insult to injury to be attacked by both the lender and CB Jeni and on top of it, lose thousands of dollars.
Just three weeks after I had been scheduled to close, CB Jeni sold the home to another buyer. They obviously had someone ready to go and just wanted to get me out of the purchase and steal my money that I had paid in the beginning.
DO NOT buy a home from CB Jeni or do any business with them or their "preferred lenders", especially the Bank of Texas.
Worst homebuilding experience of my life. Several construction issues at move-in including a leaky roof, uninstalled closet rods laying on the floor, plumbing problem they had to cut into the wall to fix, missed painting, irrigation not working, etc etc. I would not do this again.
Northlake, TX CBJeni Homeowner: I would highly recommend NOT purchasing or building with CBJENI. I am coming up on my one year warranty and throughout the past year and during the building process it has been nothing but nightmares, lack of communication, several construction managers and denials regarding the quality of construction. Countless warranty claims have been denied and deemed as cosmetic when they can result in structural damages in the long run and CBJeni has not owned anything. I have even had to pull my HOA in. When the warranties have been fixed, it takes numerous attempts and is never fixed properly. It is almost like they do not want to be associated with how poorly build their townhomes are.
