As a first-time employee, I have to say that Carlo inc has been very welcoming and accommodating. It is a very generous company with hard-working people who care about their tenants. Their managers work well with the corporate office, and everyone seems to get along just fine. The work environment is very calm and professional, and it has been humbling to work with such amazing people.

STOP - DO NOT work with Carlo Inc. You will regret living in any of their properties the moment you sign a lease. Once they've got your money and you've become a resident, ALL of your most simple maintenance requests will be ignored and dismissed. Management is continually rude and totally unhelpful at best. Their properties are unsafe and you will be totally unsecured living in any of their buildings. Included below are images of the 'covered parking gates' - the gates are NEVER closed and homeless people are constantly (and casually) entering the garage and attempting to enter people's cars. Their was also an incident in which a homeless person entered the trash room and defecated beside the recycling. The lack of security was brought up to the management, nothing was done and a few days later, someone entered the trash room and covered the security camera. This was left in place for DAYS, and nothing was done about it until I notified our property manager. Clearly, the security cameras provide nothing to residents as one can remain totally blocked for days without someone removing it. Note, the tandem-parking garage gates open into the alleyway and can only be closed by remote, so if you notice an open gate, you can't do anything about it beyond reporting it to management, who will do nothing about it - which leads to all the security issues. Similarly, the front gate on Bluffside is frequently damaged and left open for extended periods, and the doors to the building are routinely left open for hours at a time so that anyone off the street can enter without a key. There were multiple car break-ins at the Enclave during my stay, and nothing was ever done about it despite numerous requests. If you value your safety and simply don't want your car/apartment broken into, this is not the place for you. Finally, Carlo Inc. will do everything in it's power to keep your security deposit upon your move-out, from charging you for unnecessary 'cleaning fees,' despite how clean you kept your apartment and repairs that they refused to fix when you originally reported them in maintenance requests months prior. There are many other far more effectively run property management companies in the area, and living in anything operated by Carlo Inc. is a mistake you'll quickly regret.
I lived at the Windsor for quite some time and absolutely loved it. Carlo Inc was by far the best property management company that I have ever dealt with. They constantly strive to maintain the quality and appearance of their buildings, while also searching for ways to improve it for tenants. I was so impressed by and thankful for how quickly my maintenance requests were tended to EVERY single time. I wish I could say the same about my current management company! There were a few different managers during my stay at the Windsor, but all of them were very nice and helpful. The Operations Director, Hamlet, is a very reasonable and extremely professional guy. I believe they have a couple dozen properties, so I was astonished by how often he personally visited my apartment community. I do not live in LA anymore, but if I did then I would definitely rent from Carlo again. Go check them out for yourself and I promise you'll be impressed. I recommend them 10/10.
I loved their property that I stayed at, until the surprise rent increase that I was not anticipating, and also could not afford. When I spoke to the leasing agents they said this is normal for L.A., however once I became disabled I could no longer afford to live there, so I have to move somewhere else. I recommend the property I stayed at, but not the corporation. Their rent became far too high, especially when no utilities are included.
I have been a customer of this company for over 15 years and they treat me like royalty. Just like any other business they have to sustain themselves and be able to provide great service. I will continue to live at there properties for as long as I live in LA. This is the 2nd building I have lived in of theirs and I really enjoy it.
Carlo Inc. wants to paint the facade that they are a company that cares about their tenants. They also want you to believe that they manage their company well, but they could care less about their tenants' issues; all Carlo Inc. cares about is trying to get as much money out of their tenants as they can.
I recently moved out of one of their properties, The Enclave and had quite a field day living there after three years. The "amenities" were almost always broken. The jacuzzi in our building was always breaking. The TV in the exercise room took over three months to get fixed, and at least one of the washer/dryers was always broken (without a sign saying that it wasn't working, therefore wasting $1.50 of your money).
Tenants would regularly leave the gates to the parking garage open which results in numerous car break-ins (you can see all of the vehicle thefts that frequently happen at The Enclave on Crime Reports if you type in 10900 Bluffside Drive). When I brought this to their attention, management didn't do anything about this but posted silly flyers throughout the building saying to lock your car instead of addressing the real problem of telling tenants to close the garage gate behind them. What's the point of paying for secure parking if the gates are always left open?
My biggest complaint with Carlo Inc was when I moved out. To move out, the Carlo Inc Manager, Valeen will schedule a time with you to inspect your unit. When she came by and looked at my apartment, she said that the only charge that she was going to charge me for was for my sink (I had a small chip in it) and for cleaning my apartment.
I told Valeen that when the chip in the sink first happened and I put in a maintenance request form for it. When the repair people came, they just painted over the chip and never actually fixed the sink. Valeen didn't care and said, "Well it wasn't like that when you moved in." She initially planned on charging me for a brand new sink! After a few email exchanges with her, she decided to waive the charge. I found the customer service here to be unfair, why would they not repair my sink when I was a tenant but be so quick to charge me for it, and have it fixed for a future tenant?
The time to have fixed my kitchen sink was when I initially put in my maintenance request form, not a year later when I moved out. Carlo Inc knew that I needed a new sink and didn't feel like paying for it themselves and instead wanted to take the cost out of my security deposit instead (which is why the repair people didn't fix my sink initially).
Secondly, I explained to Valeen that I shouldn't be charged for my apartment cleaning. They are going to clean my unit out anyways for the next tenant, and I didn't damage my apartment in any way, so why should I be charged anything? Valeen then says that they charge all of the tenants for cleaning when they move out, again another way for Carlo Inc to be cheap and not give you back your full security deposit.
I hated always having to "fight" and argue with management all the time for things that should be fair, which was my biggest drawback from the company and why I can't recommend them to anyone. A big city like Los Angeles has many other apartment properties, don't waste your time or money trying to rent from Carlo Inc.
