Horrilbe management company. Required me to complete application before answering any questions about properties. Refused to allow me to schedule viewings for more than 2 properties, which is major inconvinience since I am coming from out of state. Extremely rude in email, horrible slow response. If this is how they treat prospective clients before the lease is signed, imagine how they would treat you as a tenant.
We moved out and they still wont give us back our deposit and its well been over 30 and they even avoid my phone calls had to use a different number to get them to answer me bring a lawyer for these guys they are sneaky and will try to keep your deposit.
Hard to give one star. I attempted to inquire on several properties to rent, and was met with abrasive and crass responses every time. I have several friends that use this company to handle renting out their properties with success. It is unfortunate that the other side, the renter, is given zero courtesy.
If I could give them a negative I would. The property management team contacted me after I wrote an email stating I like a house they had listed. My daughter is moving back to this state and wanted me to look for something to rent until they find something to buy. BVM wanted me to fill out an application which I did. They then contacted me again and asked if I had filled out an application for everyone over the age of 18...this includes SSN numbers, birthdates ect. I HAVEN'T SEEN THE HOUSE YET! I am NOT going to fill out all the paperwork just to see a stupid rental house! There are a ton for rent. They also want $25 a piece to submit each one. Seriously? I never looked at the house! What a scam!!!!!!!!!!!!!!!
Nothing but a great experience with BVW. Office staff very friendly, maintenance crew seems knowledgeable, and quick replies to any messages.
Absolutely awful rental managers. Buying up property and doing to bare minimum to get them to pass city inspections. Bvwpm does not care about who is renting, known criminals are more than welcome to be your new neighbor, this property management company is slowly destroying our city. Thank you so much.
I've been a client of BVW for years and have always been very happy with the service. They are quick to respond to any problem I have ever had and even identify issues before they become problems. I would not hesitate to send friends and family to them for their housing needs.
Really wondering about BVW as a property management company where we lease. We have had four tickets for a gas fireplace that is so noxious it sets off the carbon monoxide alarm. Each time we file a ticket, they visit, fix nothing and close the ticket telling us to reenter the ticket if we are not satisfied. Similar on a filter three tickets closed, still not replaced. Then we had a problem with their billing system. Apparently we entered a digit wrong - late fee. We worked with their personnel to corrected the digit and THEIR SYSTEM RE-BILLED THE WRONG ACCOUNT - so they charged us a bigger late fee. So, I went in and gave them a check that day, before the 5th. It turns out we need to pay by the 1st but they don't pay the owner until the 15th. When we asked them to waive the late fee we got a response they needed to check with the owner?!? The owner isn't assessing this fee, BVW is. Not happy with the poor service and being nickel & dimed.
Edit - BVW's response to this post is factually wrong. We spoke with the technicians who came in and evaluated the fireplace - and saw the measurements on their instruments that showed excessive unburnt fuel as confirmed b ythe carbon monoxide detector going off when we followed one of their instructions to run it for a few hours to "burn off" any coating on the fake logs. There was a noxious smell throughout the hall that other owners complained about. How BVW takes this info and says there is not a problem is simply dishonest. As to the payment, They are correct, I had the wrong week. The system notified us the payment didn't go through on the 11th (without explaining it failed because it re-billed the wrong account instead of the one we created with their help on the 6th) and I dropped off the check in a snowstorm on the 12th.
bvw is a great property management, My sister has a felony and they gave her a chance! They are also fast to fix things that brake (Furance), I would definitely recommend them to anyone! I plan to rent from them in the future.
We were also thankful for the BVW Property Management utility trailer. We used their trailer for our service project to Kentucky. Their generosity provided us space not only for luggage, sleeping bags, and supplies for 22 people, but it also provided us space to take down a number of tools including power tools.

I live over a 1,000 miles away from my rental property and I truly have peace of mind knowing Ben and his TEAM are there to act should any need arise. My personal experience with BVW has been great but the main complement that I take to heart comes from my neighbors... So today was a bummer day... As most of you know we rented a great lakehouse in City Of Holland, Michigan - City Hall for the past 30 months. My beautiful and amazing wife took care of the place like it was her own. Yes we have toddlers and yes things got damaged and worn. But keep in mind all the furniture was at least 20 years old probably older. That being said we got a $ 30 dollar check today from our $1800 security deposit. Truthfully the money isn't the issue. Its the ethics behind it. From the moment we moved in BVW properties was behind the ball and dishonest. From a 30 plus day broken dishwasher to a 14 day leaky pipe in the basement. Not to mention the home owners were very poor in character. I don't usually call people out but when you upset my wife and disrespect her I will speak up. Please share this and let people know this company will take advantage of you and leave you hanging. If you know my wife and have been to our home you know things are kept clean. Please share and let your friends in the West Michigan Market know who not to do business with.
Rented a house from BVW (2019-2020) based off of pictures. Sara the receptionist was very kind, communicative and helpful. The house wasn't in beautiful condition in the photos but upon arrival discovered that the photos didn't show the full condition of the home. Home was in poor condition. We had maintenance out multiple times, the maintenance techs were always nice and tried to be helpful but unfortunately were only able to patch issues and often not fully fix them. Ended up needing to have the floor and shower replaced in the bathroom due to cracking and mold issues in the shower and water damage to the floor which lead to a hole in the bathroom floor. Getting bvw to take the issues with the shower seriously took months. After we expressed that we would need to escalate things if the shower was not fixed they were very prompt.
After we expressed safety concerns about the steep, painted, uneven stairs they did send out a contractor who stabilized them and added non slip pads which was much appreciated.
After finding multiple issues in the home we resorted to calling the city rental inspector to check the home. He found over 15 different issues with the home that were not up to rental code. These issues were then fixed enough to pass rental inspection.
If you rent a newer home from them, or one that has been well kept then you may have a great experience. However I would suggest caution in renting from them as they are also willing to rent out homes in poor condition.
On a positive note, they were very fair with the rental deposit return and we received most of our deposit back. So we are very appreciative of that.
Absolutely miserable. Lied about the dangers of our home before signing the lease. Never respond even when asked to, very unprofessional. Do not sign a legal agreement with this "company".
Maitenance walks in without giving permission doesn t announce himself. My kids were home alone and freightened. Thought the whole ordeal was funny. I feel very violated. That s my only experience with this company thus far. Landlord just signed with this company November 1 and already having a major issue.
Just finished two years with BVW as a manager. They did a fantastic job and were very quick on responding to any issues.

The worst management company that could exist. The intent of the company is to keep your security deposit. Do not bother painting, cleaning or doing anything to improve the horrible conditions from mold, to water leaking from the ceilings, to bugs in the windows including a bee hive, that you will experience while you live there. In fact, don't live in any BVM managed property for your safety and peace of mind.
Nothing but a great experience with Nick from the BVW Maintenance team. He truly cares about the tenants. He is very friendly, and helpful maintenance and always a quick response.

A few years back we switched the management of our rental properties over to BVW. The results have been EXTREMELY positive! Things are being handled. Wow!!! As a owner of rentals and having been a renter under them, they need to get their business together. No communication, even when big maintenance issues arise. They have messed up our payments, had no communication with us and neglected simple maintenance of our property. Embarrassing.
UPDATE: we sold our property and the new owners used BVW so when we were moving out I left a nice drill in the basement for my husband to screw something in last min. They happened to do their walk through the next day, and you could imagine that when we called them to come get the drill...they looked for it but couldn t find it . Riiigghhhttt!!! I knew exactly where it was!!! Now the guy who does their walk through has a nice drill to add to his tool belt! Such dishonesty!!

We hired BVW Property Management to lease our Holland property, and Ben and his team were efficient, friendly and professional. From the very beginning Ben has been very informative, extremely helpful, always contactable and is always prompt in answering questions and organizing anything that needs to be done. It was a smooth 20 month ride!!
We are so impressed with Ben and the team, and will certainly think of them first for any property management needs in the future, as a landlord or tenant.
We tried to rent a home for 3 months through BVW. We were willing to pay over the asking price to accommodate a shorter lease. They were open to this, so we filled out all of the applications and paid the application fee. We never heard back from them. I think it was a scam to get application money. They supposedly found a felony on our record, but that was a lie. They never even called to confirm this or let us know we were rejected. Poor communication, poor service. Be warned!
They were very helpful when I was having problems with the portal and paying my rent. I was really frustrated but they remained patient with me as I adjusted to the change of property management.
About the WORST place I have EVER rented a home from. All they care about is getting as much money for as little maintenance as possible. They are the local Definition of a SLUM LORD but from what I've heard they'll rent to ANYBODY just to try to make money. You definitely can find a better place in the area to rent from BEFORE signing that lease with them.
Very professional, well run management company...certainly one of the higher end property management companies in West Michigan.
