I have been renting with Brewer & Stratton for a little under a year. It has been a very positive experience! My property manager is very responsive. The rest of the staff has been very friendly and welcoming as well.
The BEST prpperty management company. Period! Janna Welch is fantactic. Shes caring, responsive, and so helpful with everything. My move in process was smooth and easy, all thanks to her. There has been a couple of instances where I have needed some "here-and-there" work done on my house, and the maintinence team is amazing. They are always on time (if not early) , courteous of my belongings in the house, great with my little dog, and put off a vibe that they actually care. If you're looking to rent, and want a fantastic property management company, choose Brewer and Stratton. You wont regret it!!!

Specifically, this "AJ" property manager that works there. He is a f#$%%@% idiot-the worst-made mistakes on my lease and blamed me for
it. Never answers his phone and had the worst attitude and disgusting customer service.
They take 25% of your deposit just because they feel like. It is in the contract, so what can you really do about it. The 25% they keep doesn't serve a purpose it is just money the property manager that did the contract gets to keep just because they can.
Maintenance issues: unless it is what THEY consider an emergency you will have to wait a few days to have someone from maintenance go out there. Broken washer, stove and dryer are not an emergency for these people so you better hope none of that breaks like it did with me.
Brewer and Stratton PM have been great to work with. They have made everything easy. All maintenance issues are handled in a timely manner. I would highly recommend them.
I am a current renter and I still have another year to go. We are yet to get our dishwasher and ice maker, as well as pool fixed. They have been out over and over and still have not rectified the situation. Very disappointing. Now they want me to reach out to the warranty company. What are they being paid for? I wish things were different, as I don't want to have to move. But it looks unpromising.

I'm a busy person, I travel in out and state for work like most commute in and out of downtown Phoenix, so I knew choosing to move residences would be challenging. Meeting with a realtor to see the interior of every home I saw potential in would be time consuming and made it seem almost certain I'd never have TIME to move, but then I met the RENTLY system and voila! I was showing myself the interior of the homes I liked without having to wait for a 2nd parties assistance. After entering into 3 of the RENTLY lock box properties I chose my new home. Still about my travels, I still had very little time to meet with an agent and get the process going - NO PROBLEM. Brewer and Stratton Property management obviously knows people like me, and they took care of everything online. Everything. The property management representative that worked with me from beginning to end is AJ SMITH. I only met him once, when we shook hands and he gave us the keys and then I was off to catch a red eye. Talk about easy, fast and simple -- this move was amazing. Also, AJ's customer service was awesome. He is the perfect liaison. I had a couple of questions via email and AJ was responsive to them almost immediate. I appreciate it. So here's 5-STARS to AJ Smith and Brewer & Stratton Property Management. Had a ceiling fan replaced in master bedroom. Maintanance guy was awesome!! Showed up on time as scheduled and was in and out under 20 minutes. Fast and very efficient. Left no mess behind. Great work!!

When we first had moved in after a bad experience with the owner at the previous rental location, I was fairly passionate (let s call it) about problems that I didn t want to have repeated, and our property manager, Chris Goodman, listened patiently. Despite my attitude, he reacted professionally and has always addressed our issues and concerns promptly. Chris has also kept up that same level of cooperation and communication. i would put 0 stars if i could. the agent took several days to respond and only did so over a brief email or text, very cold and unwelcoming. i submitted an email to their info@ address in hopes to get in touch with a new person but never did. when i submitted my application i got a response of they picked someone else . now, the property is still showing available everywhere and even available to tour! i believe the agent is lying to me out of spite. never got my app fee back either. spend your money and time elsewhere.
I worked closely with Alyssa Leonard at Brewer and Stratton, while our house was being rented. She was GREAT to work with! Paid attention to detail and was always on top of things! I would definitely work with her and her company again!!
EDIT : I have called Brewer & Stratton, sent them numerous emails, sent a letter, etc. and no one is getting back to me. I was a tenant that moved out a few months ago and I STILL haven't received my deposit back. By law Brewer & Stratton has to give me an itemized list of deductions but they have failed to do so like I requested numerous times (it shouldn't take MONTHS to give me an itemized list), because of this Brewer & Stratton is required by law to give me my deposit back but they are instead ignoring me or giving me the run around. Brewer & Stratton, please stop ignoring me, I was a good tenant for 8 years, I don't deserve to be ignored

Mathew Smith of Brewer and Stratton is our property manager for our condo and we are very happy with him, he always take care of things right away, he is very prompt in responding to our requests, even on weekends and at night. Very dependable and responsible, always follow through on matters.
Brewer and Stratton have been managing my rental units for over five years and I have been very pleased with the service and quality. AJ responds quickly to my emails and texts and has been very helpful with finding me qualified tenants for my home. As an out of state owner, I rely on AJ to maintain and keep me informed about my property and he has always done so.
I worked with AJ Smith on a recent rental and the man is a top-notch professional. I communicated with him via text, e-mail, and the phone and in every situation he exceeded my expectations in terms of responsiveness and thoroughness of information. He not only answered the questions I asked but also anticipated follow-up questions and answered those, as well. He also engaged with a sense of urgency in resolving some issues with the property both prior to and post move-in. I really feel like he takes personal accountability for our satisfaction through the whole process and isn't just doing the bare-minimum his job requires. Like any business relationship you have to be engaged and participate in the management of your properties. AJ Smith has been our representative and he has proven to easy to work with and very communicative. He is responsive to our questions and concerns and provides us timely information on maintenance issues and tenant feedback. The fees charged by B&S are reasonable and fair. I would recommend them if you are looking for PM.

I used Brewer Stratton's property management for one year. Prior to the family moving into our home all cleaning and maintenance was done by me and my wife.
After one year on the residents 2 year lease they let us know they would need to break the lease early. Upon leaving they were given back their entire deposit and we were informed that the property was in the same condition it was given to them.
When putting the house back not he market I was shocked to hear that just over $2000 dollars of work would need to be done to get the house "rent ready"! I was floored, how would that be possible if a full refund was just given?
We agreed to do some of the work requested that totaled $1300. After 3 months of the house being on the market we began to get worried. We dropped the requested rent and hoped that would work. Finally out of desperation we got on social media to see if anyone we knew was in the market and with luck we had a friend that was interested. We then coordinated with the company so she would be able to get into the property to view the space.
The morning she she was there we received a text that our house was filthy, had items from previous residents, had broken appliance parts, and had 2 broken windows. I couldn't believe it, I just paid $1300 to get "rent ready"! I immediately contacted the broker to ask what was going on and inform him of what I was just told. His response: " There is more than one broken window?" The last inspection of the property was 18 days prior and they had found the broken window. They were waiting for a quote before they were planning on informing us. 18 days the house had broken windows, 18 days anyone could get in, 18 days my AC was running full blast. Im not surprised that nobody rented a dirty house with broken windows in Gilbert.
I requested invoices be sent immediately so I could confirm what work was done as nothing listed had been completed. They refused. I gave them the opportunity to make it right. They refused. I asked for a refund. They did not reply. Only after contacting the BBB and filling a complaint was anything offered. $250 because "It was no longer worth their time" and "I'd also be expected to take my complaint down from the BBB."
If massively overpriced maintenance, shady brokers, and thieves is who you feel comfortable leaving you investments with, these are your guys!

Colton was very professional and took the time to explain the process and his findings. He is the first inspector to be on time and take his shoes off when he noticed the floors were recently professionally cleaned.

They will rip you off and never fairly return a security deposit, they do not fix major issues like AC units or fridge when you repetitively have to call them and even measure the level the door is hanging and claim it s 400 to level it. SCAM ARTISTS!!!!

They put the H in hassle free property management. He takes care of everything to the smallest item, Washing Machine? Check Garage door opener? Check water leak? Check .They do the work so you don t, at a VERY reasonable fee . Highly recommend them!!!
UPDATE: I've been a Client of Brewer and Stratton for longer than I can remember.. Aj Smith has been my property manager that entire time and he is the best every. I haven't even been to my rental property since Aj took over. We are on our 3 tenant and Aj takes care of everything from taking the app, background checks, and collection. I've never missed a check and he normally has a new tenant before the lease is up on the old one. He get 5 stars, 6 if possible.
Chris Goodman has been our broker for over three years and we have been extremely satisfied. The tenants that he found for us have renewed their lease every year. I believe this is a direct result of Chris' commitment to his client's and tenants satisfaction.

Their phone system for rental information doesn t work. We tried several of their properties we found and the street number or ID number found on their signs didn t work at anytime. It was so frustrating. The 888# didn t work to get information either

I would definitely prefer if I was a property owner to have a real person instead of a computer running my rental property.
I found a property on HotPads that I wanted to view so I drove 30 minutes to Gilbert and followed all the instructions on the rently app that they use for self guided showings. I parked in front of the property and after 45 minutes of being taken in circles on this app and asked to do the same process over and over, uploading my photo ID, selfie, cc information and being charged for it, I still was not able to get into the property and was told that my phone number had been banned in my account closed. I tried calling rently customer support but there is no way to access a live person, everything is via email so I tried to call the management company and it was the same situation. If I were the owner of this property I would not be happy to know that this company automates every single step of the process and does everything possible to keep you from talking to a live person. Having been in the management company industry myself, this is a way for them to cut costs and increase their margin. Is it too much to ask to have an agent or someone available after hours for showings since this is typically when people are available to look at property? When I was in property management this was an absolute requirement and something that I would expect as a former landlord myself! The next day I called the management company again and pressed the prompts as an interested property owner looking for management services and what do you know!- I was able to reach a voicemail for a live person! A few minutes later I received a call from Chris. A simple I m sorry for the inconvenience would have made all the difference in the world but instead I got rudeness and major attitude along with every excuse in the book as to why the app didn t work. None of the reasons he gave me made any sense whatsoever. Chris made it very apparent that he couldn t care less whether or not I viewed the property- in fact he made it very clear that he was annoyed that I was taking up his time. Chris, an apology goes along way when you are in this business and are dealing with a potential customer who has been extremely inconvenienced.

Yesterday my AC quit. I would like to thank my property managers for the fast response. Living in AZ with a high temp of 109 yesterday made it a horrible thing to find my AC not working. Even with it being Sunday someone came and fixed my AC promptly. I am so happy I rent with Brewer and Stratton! Thanks again!
