Worst experience, horrible service, complete incompetent company to work with. If you are looking to move do NOT waste your time with any of their properties or services. They take your application fee, never follow up, nor answer or return calls, emails. Recently applied for a rental April 11th. Spent $50 on a application fee. You would think maybe you would receive a confirmation call, a email. no we got nothing. Had to call 23 times for a answer at that point to be told that the listing we were interested in was already rented out when we applied. So asked could we move our application to another property. A week pass then we finally receive a email that we can move the app to another property however 2 weeks has passed since then, No call, No response, No follow up email. even the property that we were interested in went back up as a new listing on trulia. If that doesn't look like a scam to get $50 app fees i do not know what it is. Very upset with this company. i usually HATE leaving horrible reviews but this company gave me the worst service. if you treat all of your customers this way i don't know how you stay in business.

The inspection was quick and easy. Stetson was very friendly and made the process a breeze.

This property management service is awesome!! My family had a nightmare situation dealing with a husband and wife reality team and Brewer and Stratton came to our rescue. They are fast working and very understanding. They work with you and they honestly make you feel at ease ad like they actually care. AJ is the property manager of our current rental and he's great! He's quick to respond to emails and answers our questions to the best of his knowledge. I highly recommend Brewer and Stratton to anyone looking to rent a home or rent out their home. These guys know what they're doing.

AJ made our interaction with Brewer Stratton fairly easy process and answered every question we had about the property. The only thing I would change was the communication regarding the specific utilities necessary after moving in. We had to reach out and specifically ask for the name of utility providers as compared to them being clearly communicated within the initial move in. Apart from that, AJ at Brewer Stratton did a great job getting us taken care of and moved into an amazing home.

I must admit I was initially hesitant on the service aspect with everything automated and electronic. Once I got used to that everything was smooth sailing! Any time I had an issue it was handled immediately.

They do not help you at all. You try and try to keep in contact with them and receive nothing. They have you apply at a property and then you want to know the status and they have so many applicants they won't get to yours. So apply st another one you go apply and same thing. I JUST WASTED 50 BUCKS FOR NOTHING. They can't even help you with anything. They just want to keep your money and keep going. Horrible service I have received from this company.

If you're looking for an amazing property management company this is the place! Their work ethic and customer service is far beyond being spectacular I every single way. AJ is an awesome property manager and most of all knows what he is doing! Highly recommend to everyone and anyone!

Brewer and Stratton were great to work with in finding a nice rental quickly. Their wireless lockboxes were great for viewing properties at my convenience. AJ did a great job of taking care of business before, during, and after the contract - very responsive and helpful.

I am a property owner and have only worked with Brewer and Stratton for a year. I have been pleased with the performance and communication of my current property manager A.J. Smith. Prior to A.J I was using another property manager in that office and was dissatisfied. A.J is a pleasure to work with. He is attentive and returns calls promptly. The five stars rating is for A.J.

I have just signed a lease and AJ was the Property Manager. Although I have had little contact with him, I feel he has been extremely accommodating, knowledgeable and polite. My phone calls have been returned promptly. I'm sure I will continue to enjoy working with AJ in the years to come.

Brewer and Stratton is a professional, friendly and attentive property management company. I've always felt taken care of and feel like a valued renter/customer. I have lived in a few places since moving to Arizona 6 years ago. The house I am renting through Brewer & Stratton has been my longest and most enjoyable rental home. MANY property management companies hassle for fees and make you jump through ridiculous hoops, forgetting any resemblance of customer service. AJ @ Brewer and Stratton has truly been nothing but helpful and flexible to make sure we're both happy. Based on my experience, 5 stars.

We moved in and had some major problems right off the bat. Our property manager AJ immediately had the water issues and a/c issues fixed right away. This is a first for us since the other management company we used to have would never lift a finger other than collecting the rent. It is nice to have a property manager that actually cares about us

We rented a home with Brewer & Stratton in 2016 and had nothing but problems from the start. To begin the home was in Foreclosure when rented to us and continued to be in a state of foreclosure off and on the entire 2.5 years we lived here, talk about stressful. During most of that time there was no law to protect tenants to carry out their lease like is in place now. The property manager assigned to us Janna, frequently did not reply to our emails regaurding issues until we called and emailed multiple times or called her superior. We were unable to use our kitchen sink for weeks and went without a dishwasher for months. We were never informed when the owner made decisions NOT to make repairs which was almost all the time. I understand the owner has to give the okay to repair the home but Brewer and Stratton was well aware that the owner was difficult and unwilling to care for his property and they choose to continue having him as one of their clients at the expense of the renter. I highly recomend NOT to rent Brewer & Stratton properties or rent from Ali Raza based on my family's personal experience. We lived at E Tonto Dr. in Gilbert. The last straw is we requested to pick up our deposit /deposition and the request was completely ignored on purpose by Janna and mailed instead causing it to be returned. Also, it is currently in Foreclosure AGAIN and to my knowledge the owner has now taken over the property. I'd consider myself a nice person but there is no more nice or understanding in me.

I am a investor with multiple properties here in Arizona and NYC. I have tried contacting this property management company regarding a couple of issues. These people are very very busy and won't give you the time of day. Business must be good.... If you are a investor don't waste your time here there are many others here in the valley that have much better service... even though these people have 4.5 stars read through the some of the reviews they don't treat tenants or property owners the way they should.

These guys will try to take every penny the owner we rented from sold the home and this company took our full deposit and still sent a bill for paint and the yard. Absolutely ridiculous! Definitely looking into this with a lawyer.

I was pressured in the beginning to give a good review, almost badgered until it was done, my experiences at first seemed good so I didnt mind.... but I found out quickly that issues I have had and contact through their system has fallen through the cracks , major issues that have cost me money . I have had a conversation with AJ personally after 4 attempts through the system to no avail....assuring me a speedy resolution and have not yet been contacted by a repair person , in the mean time I am having other issues which were noted in the walk through but never addressed , I now have other things breaking down and who knows when and if they will EVER be addressed . After reading other reviews I am finding several of the same type of reviews It takes a lot for me to leave a review at all but I have found myself beyond frustrated , as a normally patient and laid back individual I am fed up and would never recommend this property Management company to anybody. Extreme disappointment due to a neglectful company who is admittingly and openly keeping 25%of my deposit off the bat for no reason at all but supposedly managing this property. I would love to make 25% of my money by ignoring phone calls and requests to do the job I was getting paid to do.

Janna Welch has been our Property Manager for over a decade.....She is excellent in what she does... Pure Professionalism....... I live in Chicago & it is a peace of mind she is managing our Property in Arizona! She responds to my questions right away! I highly recommend Janna Welch at Brewer & Stratton!

Am kind of at a loss I see such rave reviews. Toured a property via Rently , and had some questions. Sent an email to each of the three emails available, including one for property mgr and three days later no response. If you call the most readily available number your offer option 1- Specific property inquiring about 2- a list of available properties. A bit more digging and you can come up with a number that though fully automated you can get to a live person as I did today on thurs (4 days later), nice lady at the front end, but Janna being on her phone I was asked for a name and number to call back. Well it s now after office s closing time and no returned call..... paint me stunned. I m curious if it s just as easy to resolve a problem at a property your currently renting? Care to prove me wrong B & S?

We have not moved into our rental yet but so far we have had a great experience. AJ kept us up to date as our rental application was reviewed and was very patient with our current rental company as they struggled to complete our rental history form. We are looking forward to moving into our rental and working with Brewer and Stratton.

I have say Brewer and Stratton Property Management is awesome to work with. Noelle and Jamie have done an amazing job working with us all the way and are always quick to response to questions. In addition, once we signed the lease an inspector named Colton came out and was very friendly and was very thorough and answered all of our questions. Thank you guys so much on making this transition easier for us!!!!!!

Hidden fees arrogant mangers. Staff completly sucks. I pay every month on time and the ac broke 5 times. Cheap ass managers told the ac guy to only fix it until they tried little did first. It cost me extra 200 a month over average. Don't rent from them or list your property with them.

Excellent service, response from the initial call was very prompt. Appointment scheduled in the same day, repairs made in a few hours. Professional property management...

Can not say enough good things about Matthew Smith at Brewer Stratton. He is our Property Manager for our 4 bedroom, 3 bath home in Mesa, AZ. He is professional, responds promptly, and goes that extra step to make sure our rental property is properly taken care of. We have been with them for 3 years after our original management company closed for some type of unforeseen circumstances. They do a very good job at screening potential renters so that we get people that will take care of our investment like their own. We appreciate their dedication and hard work.

When Joe comes to do the yearly inspection at our home he is always courteous and very personable. We have a chow and he has a mix chow so he knows the behaviors of a chow. I appreciate that you have someone that comes to take pictures, he asks before entering a bedroom to see if someone is in there. Joe is an asset to your company and I hope we get to continue to work with him.

I have appreciated the professionalism of Brewer and Stratton and their help in managing our rental property. Their fees for landlords are very reasonable, and our property manager always returns my calls and emails in a timely manner (which I have found is a rare quality in other management companies). I feel like we have been treated more than fairly, and it is a comfort to know that we have the backing of a management company in the case there are problems with with the property or the tenant.

Brewer and Stratton and specifically AJ have been an answer to my prayers.

After my previous property management company went out of business with no notice and kept all of my money in the property account, I was stuck looking for a new property manager. I looked online and found Brewer and Stratton. I called and explained my situation to AJ and he told me that they would be able to manage my property. I have since changed tenants without any problems and gone through one lease renewal. AJ has always made sure I receive an update on whats going on with my property every 6 months and it great about contacting me anytime an issue arises.

On top of the great communication and management that Brewer and Stratton has been doing, their prices are great. With their prices, I expected a company that would handle the basics and that is it. That hasn't been true at all. They have exceeded my expectations while keeping a low price that allows me to make a profit on my house each month.

It has been great working with AJ. He is very efficient in returning emails and keeping the lines of communication open. I appreciate all your help and quick response. I highly recommend Brewer and Stratton.

We absolutely love our home, and we ve gotten the appropriate level of help with repairing appliances when needed. The repair man Jay is always friendly, professional, and does excellent work. We often have a hard time reaching our property manager when we have questions which can be discouraging. The company does an annual inspection and our home inspector Ethan was very kind and professional. Giving 4 stars because of our excellent experiences with Jay and Ethan, and because we love our home.

This property management company appears to be new to the market. I've only been with them for a month so hard to give adequate feedback, but will provide information on the areas I have encountered. The lease manager is friendly and responsive. He submitted several maintenance requests on my behalf, which is nice... But I would like the capability of submitting my own. The maintenance guy was knowledgeable and friendly. He even helped me address another concern while at my home to avoid having me try to fix the issue on my own or submit another service request. This was great customer service as far as I'm concerned and would have him come back in a heartbeat. The lease process was conveniently online, but there were many typos in the documents that made a professional process come across quite amateur-ish. My insurance guy even mentioned something about the verbiage. The only real complaint I have at this point would be that they charge a fee to pay rent online. We are talking about a $10 fee each month, and some of the communications make one feel like it's not optional. I would like to see this be a free service, that would allow me to set up recurring payments.

I had a terrible experience with our last Property Mgr of this property. Have nothing but GREAT things to say about Matt Smith and how he conducts business. He is on top of any problems, fair to all parties, and has a strong work ethic to get things done timely.

As a tenant, I was recently notified of a PM change and have been pleasantly surprised at the quick service and professionalism involved with Brewer & Stratton. From quick responses and answers to the recent property inspection, the staff have all been great!

I lived in a Brewer & Stratton property for about a year. The property manager, Matt Smith, was always prompt in addressing any questions or concerns I had. Maintenance personnel were always courteous and arrived in a timely manner as well.

Do not rent for them!!!

They are incredibly hard to get ahold of especially when a repair is needed. Our AC went out a few times and it always took them an inappropriate amount of time to even respond. They also withheld portions of the security deposit without providing proper itemized statement even when asked and become unresponsive when further questioned.

For the walk through we waited over an hour for someone to show up which their reply was someone would be there in 15 min and was not, so we had to leave due to our obligations. We had scheduled a specific time window so we could be there. Through our experience many companies will not be truthful with the walk through to keep the security deposits which is why it was so important to us to be there. We then had a property manager we had never worked with contacting us to schedule a walk through and move out date 2 weeks later. I highly doubt our walk through happened the day we scheduled it.
We feel so mistreated and taken advantage of that we are looking into our legal options. Save your time, money, and sanity and AVOID AT ALL COST!!!!

When all this started I wouldn't have given 5 stars...but now it's well deserved! We moved our family from IL to AZ in May into a home and didn't expect any issues, BUT that was not the case. After many emails, phone calls and even visits to Brewer & Stratton the house had several issues that needed to be addressed to the landlord. Brewer & Stratton being in the middle, had to endure the brunt of our many disappointments and frustrations. We believed we were owed a credit for a house that was not in 100% working order. Believe me if I could, I'd give the landlord himself the worst rating ever. After speaking with Brett, Damon and AJ they worked together to issue a credit that we are happy with. Brewer and Stratton have done their part in making their tenants happy and doing what's right.
We are hoping that at the end of our year we are able to continue to give Brewer & Stratton and their team another 5 stars!

Living in Australia and being unable to view and physically check my properties finding a suitable property management team has been difficult. Until I was recommended Brewer and Stratton. For the past 2 year I have had the pleasure of having Matt Smith as my property manager in Phoenix. Matt has always conducted himself in a highly professional and friendly manner. His customer service skills are exceptional and he has carried out all request asked of him in a timely and proficient manner.
Matt's communication skills are excellent and well utilized as he has at times had deal with some difficult property management situations for me but has always risen to the challenge, found solutions and initiated action to my satisfaction
Matt is always polite, courteous and friendly and has never given me cause to question his skills.
Living in Australia I have been able to trust Matt with the day to day management of my properties without concern. I value his expert knowledge in the property management industry. Keep up the great work.

Update: July 25th submitted maintenance request, called Janna W that everyone rants over, talked to the receptionists at the place, talked with Chris the head manager, and submitted a second maintenance request. Issue, master bedroom door does not close and latch so no bedroom privacy anymore from kids. Was like this since move in date. Had other issues more pressing to get fixed first. Here we are now Aug 9th. Still no phone call, nothing fixed. Not even a look at the issue. Horrible place to rent from. Horrible place to do business with. I pay them 75$ per month as property management for what again?????

Absolutely terrible experience with everyone at this company for a year and a half out of the two years my wife and I rented our house out through Brewer and Stratton. We dealt with Noel in the beginning and it was amazing. She handed our property off to 3 different people after 6 months and from that point on it was no communication, deceit and laziness. I would have been so much better off renting it out on my own or going through an actual reputable company.

Applied for a property that was listed on their website and spoke with an agent. Ten minutes after submitting the app and paying the fee I received an email saying the property was taken off the market. Called the office to find out what was going on and couldn't get a definitive answer; was referred to the responsible agent. Called, no answer. Texted (which I was told is the fastest way to get a reply), no answer. It wasn't until 8:45pm that I receive a text from a generic number (not the agent's cell) stating the property was "mistakenly listed, sorry for the inconvenience, your application was refunded." UNACCEPTABLE! How does a 'property management company' allow this to happen and take hours to respond to a customer's concerns? Still waiting on my refund which is taking longer than it did to take the funds.

AJ Smith always responds quickly with any concern you have, he is very easy to work with. I have no complaints!

My experience with Brewer and Stratton Property Management has been completely professional and would not hesitate to recommend them to anyone. Great company, great employees and they really know the Arizona market.

I have worked with Chris and Brewer & Stratton for three or so years and he and his company are the gold standard when I compare them to my other property managers in different locations. His level of communication and professionalism is unmatched. I just wish there was a Chris in every location I own RE.

Always responsive if/when I need them!

Take weeks to respond to tenant maintenance issues. No one from the property calls you to find out what the problem is but sure as hell they'll make contact on the 1st of the month like its no ones business. They also took weeks to respond when a person witha 750+ credit score was attempting to lease one of their properties that had been sitting on the market for a time. Would not recommend using as they aren't worth the 10% they charge to the owner.

From the beginning of our search for a new home, this company has been extremely helpful. We worked with Alyssa and Matt and they've given nothing but remarkable service. From the prompt responses to the property itself, this company has delivered impressive service. It takes a lot for me to recommend a company and I'd definitely recommend this one.

I had to have my garbage disposal replaced and the Gentleman they sent was amazing! He sent a 20 minute notice upon arrival which gave me time to make it there from work. He was extremely fast, professional and very nice. I was very pleased with my experience.

After 5 days on the road traveling from back east with two very unhappy cats, I was anxious to get settled into a new home right away. Shannon Helliker was so very helpful at processing everything as quickly as she could and helping me with utility set-up because I did not have access to my own office equipment. Everyone at Brewer & Stratton was kind, friendly, and helpful.

I was scared at first to go through a property management team to rent a house because of high fees that are usually associated with moving in as opposed to dealing with a for rent by owner home. However, Brewer and Stratton made it very easy for my family and I to move into our home last year! The fees weren't excessive and they are very quick to respond to maintenance issues. AJ responds to any questions/concerns I have via e-mail almost always the same day! Paying rent is a cinch, and they were very accommodating when we had bank issues/fraud and our rent was late, we were not charged a late fee. Would recommend renting from them to anyone!

I love working with Janna Welch. She is responsive and caring. Carlton is a sweetheart. He worked around my schedule and was very sympathetic of my challenges with a dying Mother. They are more than business. They are a group that balances both the needs of the tenant and owner. I would have never left if my circumstances did not dictate that I do so. This will be the first place I go to when returning to Arizona.

I filled out an online application only to find out that the house was no longer available even though the date of availability is still several days out. Then when the real estate agent contacted me he didn't seem very interested in helping me find another future home for me and my family. Taking my business elsewhere.

I am relatively new to Arizona and how things work, so I was hesitant to get started with interviewing management companies. I am a tenant of 3.5 years and have not had one smooth interaction with this company. Between back and forth with lease renewal details and renter's insurance documentation, communication with my contact at the company or lack thereof, their website, and scheduling appointments, I am beyond disappointed with this company. Property owners - choose elsewhere! I am anxious to end my lease because of this company.

Do not even waste your time trying to rent through this company. We found 1 house that was posted at a perfect price for us and so we applied. It s a $50 application fee per person who is going to be living there, so we had to pay $150 for our applications. I get a text back from the realtor and they said that the rent on that house was raised to an extra $300!! Seriously? There was a different house still in our price range so they put our applications on that. We were approved but they said the owner wanted us to move into the house in 4 DAYS!! Really? Who is all packed up and ready to move within 4 days?? We said that we couldn t do that and wanted to move in a certain day at the beginning of the following month, that gives us time to pack and we would also have the money for all of the fees. They said they wanted it to be the day before the move in date we requested and we agreed. We went to go look at the house and it was NOT what the pictures looked like. The pictures of the house show that it was all tile and brown paint on the walls, the house had carpet and gray paint. There s a big hole in the master bathroom and a hole on the wall that leads to the garage. There was water damage under the sink in the kitchen, the baseboards in the kitchen were peeling, abrasions in the tile by the front door, and the tile was also separated from the wall. During the whole process, I would try texting and calling the realtor, she would not answer or respond to my texts. Instead, she would only respond to one of the other people that would be moving with us, not me or the third person that would be living there. She would only talk through text message instead of talking on the phone, which is unprofessional. We decided to not go through with the house we were approved for after looking at the house, the level of unprofessionalism and lack of communication to all three of us. They kept on saying that there were a handful of other applications on both houses we applied for and, indicating that they were gonna be sold quickly and they re still on the market for availability!! A waste of our time and $150 gone.

In response to Brewer & Stratton, when applying for a house, I should expect the description and pictures to be accurate and up to date. Maybe you should view the house yourself and take new pictures that accurately shows the house what it s for so people know what it really looks like. Also let the realtor of the house know that she should work on her mediocre communication skills
