I have been with BSPM for well over 10 years with AJ Smith as my property manager for the majority of that time. I will admit to being a pretty demanding property owner and have high expectations for the services I need. I have never been disappointed with BSPM! They bring me quality tenants...quickly! They have an excellent understanding of the Phoenix market and have always provided me with great advice. AJ is an awesome representative for the company and is understanding and patient with my 1000 calls and questions. I trust him 100%. I truly believe he and BSPM have my best interest in mind. They keep me informed and take care of any problems that come up in a timely manner. I have never regretted my choice with using BSPM to manage my properties.

I am in the process of rebuilding my entire life after a horrible divorce that left me almost destitute. My credit was ruined, I lost EVERYTHING I had accumulated over ten years & I explained my situation to the realtor. I KNOW my credit will not qualify for anything and told him exactly that. I am literally starting over, but I have an amazing job making $3500 a month (being modest).
I was told credit wasn t a big determining factor but more so the income which I HAVE as well as stability in my job.
I have never dealt with property management companies previously because they are rarely honest about their requirements, and they have proved me right in that. I reluctantly submitted my application along with the $50 application fee to receive a text the following day telling me I was denied based on credit.
I was upfront with them from the moment he answered the phone. I KNOW my credit isn t good enough (now) to finance a cell phone! But this guy tells me it s not a big deal, it s the income they largely look for.
WASTE of time. Waste of money. Lie about requirements & make it sound as if someone in my situation- 2 month after a divorce trying to pick myself up for myself and my 6 year old daughter they will work with and help.... absolute lies.
Don t waste your time or money unless you aren t trying to recover from a situation that has left you at rock bottom & you re working to stabilize
Been renting homes for a while and Brewer and Stratton is by far the best company I've ever rented from. They make everything really nice and easy to deal with. All of their property managers are great and they actually care about you as well as the house.

Is it jus me or does it seem like this AJ guy paid somebody to say good things about him and this company!!! I haven't rented from them however I've visited one of the properties which was extremely dirty and when I asked about it I only got emails and text messages opposed to a call to discuss business. And after reading reviews on yelp I've made a decision to not go fwd with them solely based off so many bad reviews and lack of communication from there end... It's like they deleted all the bad reviews left just a few to make it look less suspicious but I'll pass and go with my gut NO THANKS! Ppl check yelp before u proced and later regret it
We own property in Mesa Grande. We go weeks with unreturned calls. No updates. No emails. Not a word. Thought their electronic on-line door key lock box system was nice until we started getting people abusing our home ie leaving dirty diapers in the kitchen drawers, staining the carpet, and possibly using drugs leaving the spoon behind. Not at all happy. Feel like our investment is unprotected and mismanaged.
Not perfect but definitely on your side. The hot water heater broke, they forgot about my home warrantee and sent plumbers of their own. The home warrantee company sent a check but it was a fraction of what the Brewer & Stratton plumbers charged, so Brewer & Stratton agreed to make up the difference. Not everyone would do that. I have had terrible luck with rental managers in the Phoenix area. Brewer & Stratton is my fourth but they are the first ones I trust.
Overall Brewer and Stratton has been great to work with. We have been in one of their managed properties for a few years. They are quick to respond especially if there is an issue (plumbing, broker dishwasher, broken water hose). Chris is our property manager and he always gets back to me within a few hours. Only issue I would say is that I hate having to pay the lease renewal fee. We already pay a monthly fee for their services. Wanting to stay in the rental as opposed to moving and leaving a property empty for x amount of time shouldn't cost us in my opinion.

I applied for one of their houses In March 2016. I paid the 99 cent fee to be able to access the house. Once i went back home i filled out their online application and paid their application fees and the same day i received a phone call form AJ Smith. He said i was approved and went over what i needed to turn in. He then mentioned the house price and it was $100 more than what was listed online. I explained to him that their online price was less on both their website and their rent app that they use(which i have screenshots of and even offered to send to him and he refused), he argued with me for a few minutes after i requested to get my application money back since it was an error on their end and not mine, after a few minutes he finally agreed to refund my money and till this day they refuse to answer my phone calls and have not refunded my money. I will not recommend this company to anyone, rude and liars.
Great Company! Our Property Manger Jana helped us get into the perfect home, and we could not be happier! She worked really hard to make sure e had everything that we needed and made sure to follow up and make sure all of our issues were taken care of. The maintenance Dept is awesome, we had an issue with a ceiling fan and they were out the next day to replace it. I highly recommend them!
Brewer and Stratton has overall been very efficient and reliable. The only drawback is their office is in mesa, this being just a personal issue really.

I would have liked to share the same experience mirrored some of the positive affirmations but I am quite disappointed. After viewing one home I decided was not quite for me although I had prematurely paid an application fee, I moved on and found another home quite ideal and in my price range, I intentionally called the office to ask if there we any open applications for the home and I was told no I immediately completed an application for that home within 45 minutes paid additional fee for co applicant for them to tell me 48 hours later the owner went with someone else. Keep in mind there were no other applications open for this house. When asked determining factor I was given the other applicants had slightly better credit. Ok fine I will accept that, only problem is you never ran my credit Here is where my problem lies. A clear indication of unprofessionalism and suspect behavior.
So I've been renting from BSPM for almost 2 years since relocating to AZ from CA. In the beginning, my first impression of AJ was not so good. Days before flying back to California to get my children and all of our stuff, he assured me that the house would be ready once we returned. It wasn't. We had to stay in a hotel for 2 days with all of our stuff on back of a truck. So things started off a little rocky but AJ made things right. He has really stepped his game up and has shown me that he is an awesome property manager. Every time something happens at the house and I send him an email or submit a tenant maintenance request, AJ responds immediately. He's fair, understanding, easily accessible and he is on his job. This is my first time every renting through a property management company and in my opinion, Brewer & Stratton has made this experience a really good one for me. I don't think my experience is the norm based on my conversations with other renters not renting from BSPM. Because of this, I will be renewing my lease. P.S. I wasn't bribed, paid or threatened to do this review. I'm a single working mom of two teenagers and I'm doing this review to help people make a good decision on a good management company. Not for any other reason.

This is second time we signed a new lease with this company, they take there time on work orders like months if your lucky! To get anything fixed i have emails from 6 months ago and there waiting to fix the problem. Like garage door, sliding glass door, like come on people what does it take...
Would give 0 stars if possible. Worst experience. The property managers change every other week. The office does not return phone calls. Insane amount of fees. Look elsewhere if you are a tenant or an owner.

This property management company does shady business. When our A/C went out they attempted insurance fraud by sending a company to fix ours under the address of another home. They advertise features in the home that are not true. For instance, it said we had a security system, yet it is not in operation. They have a garage door, but have no code to open it, or an opener to go along with it. They take their sweet time in fixing any issues with the house. They do not answer their 24 hour emergency maintenance line. If you are considering renting from this company or using them as your property management service, think twice.
I just started renting with Brewer and Stratton. I have been a previous home owner and have rented from other management companies. Brewer and Stratton seems to be much more caring and professional than anyone else. Whenever we have a problem or issue with our rental home, AJ is always very responsive and prompt at resolving any issues. The ability to make payments/submit maintenance requests online is a big plus. I would recommend Brewer and Stratton to anyone looking for a rental home.

BEWARE IF YOU ARE A PEROPEOF COLOR TRYING TO RENT through this company. After viewing a property in desert ridge I contacted the realtor at least 6 times to find out the status of the home. She never got back to me. I then contacted the office and she never picks up her phone. I then finally got in touch with the realtor Karen and informed her that I was interested in the property. She informed my sister and I that there were no inquiries on the property and I was the first person to ask about the property in desert ridge. I informed her that I wanted to pay 2500. Per month and I would be willing to sign a 2 year agreement. She informed me to send her an email and she would get back to. I called and emailed her everyday about the property for 4 days straight. I wrote numerous emails. After I finally said to her am I wasting your time and mine, she then told me the home was off the market. She never asked me to fill out an application for the home. She never followed up with me about the home.she kept saying I haven't heard from the owners. I am still waiting to hear from the owners. In my ail message you could see my ethinicity and my last name is very ethnic. When I finally spoke with her on the phone she was rude and stated that she was our sick that's why she didn't get back to me. I have never in my life felt so discrimated against. Renters beware of this company. I am so disappointed that in 2019this type of practice is still taking place.
My husband and I have been very pleased with Chris Goodman and how extremely attentive and responsive he is as communication is vital when renting.
First day we moved in it was 117 degrees and our AC s air compressor was out. Chris was on top of it. All it took was one phone call. We have ran into various other problems.. washing machine flooding the down stairs, pipes leaking. No problem is too small or less important. He has a great sense of urgency and we always feel comfortable reporting anything to Chris.
We truly feel like we lucked out with Chris! We truly appreciate you!

The entire process of renting a home through Brewer & Stratton was very comfortable and easy going. The realtor was very friendly and very open and willing to explain any questions we had.
The only concern we have is the timeliness of repairs needed. The companies that are used for repairs do not communicate effectively or timely. Other companies should be considered for use by Brewer & Stratton.
