Danyel has helped in guiding me through rental agreements and the purchase of my home. She is extremely knowledgeable and always makes herself available for her clients. This is a great company and Danyel is wonderful and professional. I recommend her for any rental or home purchasing needs.

This 1 star really =0 stars. This is a warning if renting from BPM. They are extremely unorganized and unprofessional. As homeowners now, I can say we would NEVER use this company as a property management company. We occupied a home managed by Beyond Property Management for 28 months and moved out in June 2019. We did not receive the proper security deposit refund amount and are still owed $55. I realize $55 is not an astronomical amount, however we took all measures to take great care of the property to ensure we got all of our money back and at this point, it s about the concept of the lack of professionalism and lack of ownership on their part. We were lied to twice about the remainder of our security deposit being refunded via check in the mail that was already sent out . We initially conversed for months with the property manager Sandy Johnson (supervisor Danyel Brooks) via phone call. After 3 months of zero resolution, we decided email was a better method for documentation purposes. The itemized list of items deducted from out deposit was invalid and we were told twice by the property manager that a refund check for $55 was in the mail.
The items being refunded to us were: *the wrongful $5 charge for "little fans" left on the property which in the attached text, you can see was sent to the home by the property management company. We left them on the premises when we moved out because they were not ours. *The broken wall outlet in the living room was an outlet that did not work upon our move in and BPM's Sandy Johnson agreed that it was not within our lease agreement to cover such repairs (so that's $40). *The remaining $10 for the table left was (again) not our property so we left it as we found it/ at the home when we moved out. I have attached a photo showing the condition of the home when we moved in, proving that items were left over when we moved in (I don't have a photo of the table since I didn't know we'd be charged for leaving it where we found it 28 months later). I m wondering if the previous tenants were charged for leaving a funnel helmet (pictured). We agree with the charge for the flag (we left an American flag at the front door), A/C filter (we did not put a new one in when we moved out), and "materials".
After 16+ emails with Sandy (including requesting her supervisors contact info 5 times) we did not receive a reply from the supervisor either. In another attachment, you can also see the lack of professionalism in the walk through (example: the supervisor who completed the walk through mentioned the carpet in the living room needing replacement when this property in fact had hardwood floors throughout; no carpet in sight). We have reached out countless times, requested follow ups etc. and after having been told verbally (over the phone) that our check was in the mail for $55 twice, we were later told that the owner of the home was in charge for reimbursing us and they reached out to them (since they no longer work for this home owner).

I was hesitant to use a property management company as I wanted to retain as much net cash flow as possible. However I do not know all the laws and rules around being a landlord, which was concerning me, and there are surely plenty them and they are surely tenant friendly. Therefore, I set up an appointment with Beyond as they were referred to me by my sister. Danyel came out to the house and immediately you could tell that she knew the business of property management inside and out, she was a straight shooter and no BS. After seeing how she would go about renting our place and learning about all the guarantees they offer it relieved a lot of the stress I had. Definitely gave me a piece of mind knowing that my liability would be reduced down to the lowest level possible. Additionally, we told her all the work we planned to do to the home to get it ready to rent. We then walked her through the home, see took tons of detailed notes and then shared with us what she felt we needed to do and did not need to do to the home. I am not kidding, she saved me from spending about 10,000 to 15,000 in kitchen and bath repairs. She showed me another way to go about the issues I had and I am thankfully I followed her advice as I was clearly headed down the wrong path. In the end, I told myself the fee for her services are well worth it as the savings she helped me with far surpassed what her fees would be for years. Let alone, knowing that my liability is greatly reduced and that is priceless in and of itself. After signing on with them we were introduced to Ana. She was on top of things, always emailed over a summary of the notes from our conversation (which were always on point) and then continued to stay on top of everything. I did not expect to sign on with them at first but after meeting Danyel, and now having a tenant in my place, I am surely glad I decided to not be the penny pincher I always am. My penny pinching would have cost me thousands more not knowing what I did not know. Thanks Danyel and Ana and Team - Eric

BPM was very helpful in renting out my condo over the Holidays, during the peak of covid. Very grateful to both Sandy and Danyel for their efforts. Hope the condo brings the new tenant lots of good luck (as it did for me).

I was introduced to BPM through a colleague and met with them promptly after inquiring. Thoroughly enjoyed our conversation: I felt like they cared not only about my business, but that this was my first home that I would be renting with their services. I felt that everyone involved enjoyed their work, truly cared, and answered every little question I had. I highly recommend! The services are prompt, more than fair, quality, and their online portal is simple and easy to use!

San Diego Union-Tribune's #1 residential management company in 2019 and 2020. Now that's a title well deserved. Responsive representatives, timely service, and a welcoming staff. Beyond Property Management is like a second family to me. If you're looking for someone to manage your property and to select reliable tenants, BPM. If you're looking for a place to rent and you want a group of professionals that you can rely on, BPM. If you have any doubts about associating with Beyond Property Management-- quit it. BPM for life.

I'm fortunate enough to have them as property managers for the condo that I'm renting. Sandra and Michelle specifically made it so easy to not only apply but also to get everything set up for the condo from the other side of the country. They were very communicative and extremely easy to talk to and ask questions. I would highly recommend them in the future for anyone's needs. Im looking foreword to renting under them!
