Really wish there was a level BELOW one star. Just like others before me have written, this company appears to be aggressive and mean against some condo owners. They look for meaningless problems and write letters, not quoting what the rule is that was broken but that you have to do something or accusing you of doing something wrong you did not do. At the same time, for special residents, they appear to overlook infractions and let unsanitary or other conditions exist that are against the rules. They are supposed to be helping the community and instead are hurting it. Our community needs a management community that cares about all the property owners and treats them with respect.

In my experience people write reviews more often than not when they are disgruntled or things may have not gone exactly to plan
APM and Bradee have been our property managers for over three years, and we are more than satisfied with APM.
Do things slip thru the cracks occasionally ( no one is perfect), sure they do, however coming from a board member for almost 16 years and going thru 3 other companies, APM suits our development perfectly.
I would recommend giving APM a good look if you are in search of a new professional management company

We own multiple rental properties with different H...

We own multiple rental properties with different HOA's. Over the years i have served on many boards and still do. Some HOA's have been self managed, some have had Management companies.
In 2020, most owners are involved, apathetic, lazy, too busy, armchair quarterbacks or thieves. Likely a combination of all of the above.
To maintain and guard my investments, i believe the only real way to obtain peace of mind is with a management company. A third party to deal with the day to day minutiae and manage the regulatory and financial health of the association. Ive dealt with 5 Management companies contracted by 9 different HOA's.
In my semi educated opinion, Associated Property Management is the ONLY one that maintains that peace of mind for me. My experiences with Renee and Lisa have been nothing but professional. I highly recommend A.P.M.!

Not good. They tacked on late fees for a balance ...

Not good. They tacked on late fees for a balance we paid late. Then when we paid the balance (in full with late fees and all) they tacked on another $80 request letter charge weeks after we paid the balance. When I called to have it removed I got bounced around from person to person. The late charge went from $25 to $175 because I wouldn't pay it right away. This management company is the worst I've ever dealt with. I hope we get our own soon.

We moved in to our Condo about a year and a half ago. I decided to get on our board to know what was happening with our association. My husband and I are so pleased with APM. As a board member our contact is Bradee Fink and she is great to work with. She always responds as quickly as possible. I'm amazed at all her knowledge of all the questions we ask her. I would recommend this property management team to any condo association.

BEWARE !
The 5 star reviews are FAKE !
Most of them are coming from Board members who,most likely, received incentives and perks for posting something shameful like this !

One review in particular, is coming from a former board member at Misty Lakes, who was ousted from the Board and had to resign due to her incompetence - As Board President, she decided to double the Maintenance fee for the owners in order to give APM a higher annual remuneration or incentives! She and the rest in the Board , massively destroyed green areas - cutting down trees , without any consideration for their benefits ( noise reductions, air pollution, water drainage, aesthetics) or the wish of the owners.
All major roof repairs are currently done at the units where they live and nowhere else!
Yet, here she is, giving a 5 start review to APM!

If you look online, you will notice that APM has no concrete contact information on its website, LinkedIn, Facebook and other social media platforms. No owner is listed , no address or phone number , absolutely nothing - other than a single form to be filled out ! Very shady ! On Better Business Bureau website , there are already a number of complaints !

The Property Managers of APM ( in our case Melissa Freeland ) are specifically trained to have a dual and deceitful behavior.

On one side, they make sure they are in very good terms with the Board members , do them favors and earn their trust and on the other side , they are really mean, rude and nasty with the owners, as they have absolutely no genuine interest in ever helping them with anything ! This was our case , multiple times ! We desperately tried to reach the Board, over and over again , each time, unsuccesfully !

Together with the maintenance crew and the Board , they strategize to blame the owners for any major issues : water damage, roof and gutter problems, etc..so that the Association is not responsible for anything and does not have to pay for any costly repairs. Shameful !
They send letters claiming they performed investigations and found nothing , therefore the only option for the owner is to file a claim with the insurance company!

It is tragic and we feel sorry for our elderly neighbors , who do not have the energy and the means to fight these incompetent and dishonest people !

There is absolutely no transparency - all Board decision are made behind closed doors , APM acting as a buffer for all complaints and obstructing communication !

So , if you think that APM is a good choice, think AGAIN !

Our HOA started working with Associated Property M...

Our HOA started working with Associated Property Management in July 2018, and initially we had all types of issues mostly centering around lack of follow-up and timely communications on work orders. Of course to be fair our HOA was used to a small Property Management Company that essentially serviced just a few properties, so response to issues was immediate. We had to switch because the owner of that company passed away. I did due diligence on 7 Companies and APM was chosen by the Board. APM has done a great job with the monthly maintenance fee process, and in general with all financials since the day we signed the contract. In December 2019 we had our first performance reviews with APM and their/our Property Manager and the Board was very honest about needing APM to do a better job on getting work orders done quicker, better more timely communications with the Owners, and not letting things slide for months on end. I would say, as President of our HOA, that APM and our assigned Property Manager have shown improvement during 2019 and if the progress continues in 2020, I believe APM will become one of the Premier Property Management Companies in Ohio and we'll be 100% happy to be one of their clients.

Wish i could have clicked 0 stars but they force you to give one by default. they sent a letter about a fine for weeds which was not meant for our house. meanwhile, there are homes with no lawn installation, trees, and overgrown filth, waste, weeds, etc. around. ABSOLUTELY TERRIBLE!!

Our Condominium community started out as a unique challenge, and APM was there from the start to advise and support us. As a Board Member, I was extremely impressed with their expertise and level of experience. Our Property Manager, Bradee Fink is very knowledgeable and has been committed and involved with us from the start. She takes a personal interest in our success as a community, and is excellent dealing with all the personalities on our Board. She keeps us focused, without ever making us feel like our ideas aren t worth discussing. I would recommend APM to anyone looking to grow a successful, well-managed and happy Condominium community.

Our Homeowners Associate has used Associated Property Management for at least the past 8 years that I have been involved. Our current property manager Melissa Freedman has been with our association for the last 4 years and has been an absolute pleasure to deal with. Her knowledge and guidance has been second to none and there is no one else I would rather have in our court when it comes to dealing with homeowners association matters.

APM is the BEST property management company around! We've been working with them for 8 years. All the staff and property managers are AMAZING to work with: Lisa, Julie, Bradee, Renee. Melissa, Lori + assistants...sorry if I forgot anyone. They are the ONLY ones you need to call if you're in need of a management company. They truly feel like a partner. THANKS APM!

Several years ago our Home Owners Association elected to hire Associated Property Management to oversee our condominiums. Ever since the switch it has been nothing short of disaster dealing with them. Our fees were raised almost immediately by more 15%. They then changed our lawn care and snow removal company to a new company who has provided horrible service (sloppy work, zero accountability, and even damaging personal property). The worst yet was a flooding issue that we ve been dealing with for a year and a half with STILL no resolution. It took me threatening legal action to finally get a response. They are horrible about communication, charged unwarranted late fees that took several months to get corrected, and have never once returned a phone call. Thankfully I will be selling next year and won t even have to deal with them again. Do not recommend for any large scale associations or complexes.

If I could give no stars would be great. Julie Roger in charge of Liberty Bell condo assn is a prime example of how an associate poorly runs a condo assn..... at $164.00 a month because they want to up reserves but not provide services is wrong. My condo unit has an attic ventilation issue whereby it s not adequate. As a result I m trying to sell but have a mold problem because of this. Called numerous times and left messages, no call back. Anyone who pays so much for an association should have far better service however it s also because I d board members shopping for cheapest cost. Any lawyer out there willing to sue pro-bono for a remedy on this for the seller?

Managing an aging condo association isn t the easiest task, but APM is doing it successfully. Renee works closely with myself and my fellow board members to balance maintenance and repairs with our recommended reserve projects.. APM maintains accurate financial reports and assists us with keeping within our operating budget.

Renee is professional, responsive and friendly.

Worst management company. Horrible customer service. No one returns calls until you threaten to not pay you bill and then only an assistant returns your call. Everyone hides behind someone else and no one addresses the property damage concerns. When decide that after calls voicemails and emails being ignored, in face they tell you that they have no memory of you trying to contact them.

I am a current condo owner for over 40 years and past President of my condo association. I have worked very closely with Eric Hanenberg and most currently with, Bradee Fink, in the day to day operations of our association. I have always found both Eric and Bradee to be very helpful in addressing our concerns and needs whether it was obtaining bids and quotes for work in our association or the individual needs of the unit owners. APM is fair, honest, and most importantly very professional. I would not hesitate to recommend APM for your property management needs.

Honestly? The worst HOA management I have ever had. Actually, let me clarify- I am totally dissatisfied and disgusted of Shannon Kerstetter service. Shannon Kerstetter doe not know how to talk to community members; screams on you instead talking and threats with fines if you mention that HOA may be responsible for repair in external environment. I talked to her about my issues, and Shannon instead listening and trying to help started to scream on me and bullying. Next, my boyfriend called Shannon to try to resolve the situation, and Shannon Kerstetter was cocky and disrespectful as well. Is this how board members treat home owners? As shannon suggested go and file complaint- this exactly what we will do.
As much as I enjoyed living in my condominium, Shannon Kerstetter definitely made this experience unpleasant.
I am curious how APM LLC have hired such unprofessional board member such as Shannon Kerstetter.

All of these other reviews are from nitpicky homeowners with no patience or understanding of how associations are ran. The board makes the decisions, yet it's all APM's fault. This is a great company, very professional and helpful.

When I was elected President of Westbury Place our relationship with Associated Property Management was just starting. We had no idea that we were in violation of state reserve regulations, taxes, collection policies and bylaw enforcement. With Associated Property Managements help and especially Melissa Freeland we brought all of our policies into line with the rules and regulations. With their help we wrote a good collection policy and they consistently and fairly followed it, our receivables list was cut by over 90%, we were able to meet our reserve needs and save enough to be able to install new playground equipment, new sidewalks and remodel our entrances without assessments to the residents. If you run a HOA board and are not a real estate lawyer hire Associated Property Management to help you.

I have lived in my condo for 24 years and currently own it. We have had APM for several years and I have dealt with Renee with any issues. Renee has always been professional, timely, and attentive in dealing with me as a unit owner regardless of the question or concern. We have 100 condo units, and APM deals with all the contractors and vendors. Not all contractors and vendors do what they promise or are paid to do. But, I know that APM does address all issues. Living in a condominium community is not for everyone. But I feel know and have felt that APM is a professional management organization.

Rude and unprofessional. I've heard multiple faults of this association and now I'm experiencing it first hand. They're near impossible to get a hold of for one, and they are quick to complain for another. They'll send you little letters reporting you and saying they'll charge you if you don't act ASAP. But yet you bring up things they should be fixing and it's a whole other story. Maybe they should worry about themselves first before they start pointing fingers at everybody else.
Then there are the people they hire to do ground work. They're rude and can't even provide the common courtesy of not looking in your windows while they mow and do roof work. Never even gave us a letter to advise us that they would be cleaning out the gutters. Instead it was a welcoming surprise to walk past my bedroom window and see 2 guys waltzing just outside on the shingles. Real respectful.

I have lived in an HOA property managed by APM for 3 years now and have only dealt with Melissa Freeland during my time here. Even though I may not always enjoy living in an HOA at times, all of my dealings with Melissa have been nothing but positive and helpful. Her position is a tough one to be in and I know she probably doesn't get the credit she deserves. But she has gone above and beyond to help me understand some of the rules and procedures and has always responded to my concerns the same day. I may have complaints about the neighbors around me who seem to have too much time on their hands, I have zero complaints about Melissa or APM.

I can't say enough about Melissa at APM. APM took over as our management company almost four years ago and Melissa became our property manager shortly after that. From the beginning, Melissa has been extremely wonderful to work with. She answers our questions and/or concerns in a timely manner, she works with, and for us, to help make the best decisions for our association, and she communicates in a friendly and professional manner, not only with the board, but with our residents as well. She has great experience in doing what she does and helps us find vendors who do very good work and are reasonably priced. Even though their office is over an hour away, APM's sight inspectors make regular visits and understand our rules and regulations in order to maintain consistency throughout our property. They are a great management company and our board strongly recommends them!

The owner is very giving, but he's got blinders on to the underlying issues in his office. His company is starting to sink due to the toxic people he has working for him in supervisory positions. The "it's okay to lie" mentality, underperform and no big deal to call off all the time; causes very poor moral and shows that the person in charge really doesn't care and is only out for her paycheck. The owner really needs to take a look at the people he has representing his company or soon he won't have a company.

TERRIBLE Customer service. I do not normally write reviews, but I have to say, this is one of the worst companies I have ever dealt with. I try my best to be kind to everyone at all times, but this company makes that particularly hard. I am in the process of selling and they are being no help. Any time I call to ask questions they give me teenage attitude. Someone named Sue even hung up on me. I cannot wait to be done with this management company. Avoid if you can.

Very happy with the work and communication coming ...

Very happy with the work and communication coming from APM and Bradee Fink so far. As an HOA from Ohio, we were looking to upgrade and bulk up our technology resources to make some processes more efficient. With a quick turnaround, APM was able to get us up and running with an online portal. The feedback has been overwhelming positive from the homeowners. Looking forward to see all they have to offer!

I have been the President of our Association for 16 years. We selected Associated Property Management as our property manager 8 years ago. I have NEVER regretted that decision. They are caring professionals. Melissa Freeland is our present contact and she has done a great job. No complaints from our 92 homeowners.

Worst property management company I have come across. They do not mow the common areas in time. All they do is send letters regarding toys in the driveway etc, threatening to impose a 'fine' if they do not remove those toys. Feels like we pay them to harass us. Would not recommend any HOA to use this company. Hopefully our HOA chooses a different company from next year onwards.

If I could give 0 stars I would.. waiting over 2 months for payment. No communication. I have called many times left many messages. No call back finally got a email back after a few weeks. Super rude when I got someone on the phone.. recommend this company -10 out of 10

Worst property management company ever with the rudest most unprofessional people in NE Ohio....different rules for different people and the nastiest associates....selective enforcement of the rules in the condo association and most importantly until a disaster strikes nothing will happen per their representative. That was straight from the representatives mouth...doesn't matter if fire pits aren't allowed under the condo rules. No enforcement unless there's a disaster... unbelievable.......no wonder their rating is the lowest of any management company....how awful this company is....shame shame shame!

Associated Property Management has been a great partner in helping us manage our small development and HOA. The staff there is very responsive to our needs and has kept everything well organized. Our common areas have been maintained appropriately and we've managed well within our budget. HOA meetings were also well supported and flexible.

My husband, Jim, and I have lived in the North Point Condos for 16 years. We've had two other management companies before Associated Property Management. Jim & I have never been more satisfied with a management company or with a Property Manager. Ms. Bradee Fink is approachable and has always replied promptly to our questions. There has never been a problem she couldn't solve. She's open, courteous and a joy to work with. APM is lucky to have such a wonderful employee.

Our HOA began using APM last year. We switched from another company that we weren't happy with. Not only has APM been much more responsive to complaints and issues in our neighborhood but they helped us straighten out our finances. They have been great in working with the unique qualities of our neighborhood and letting us continue to run our HOA the way that works for us while still staying within the law. Bradee communicates very clearly and effectively with us and is always willing to help with anything we need. We're happy we found APM and plan to continue to working with them into the future.

What a great company to work with. As a small business owner in the service sector I deal with many management companies and all I have to say is the people over at associated property management are the very best. They are extremely communicative about all issues facing their properties they manage. I cherish our relationship that my business has and look forward to many more years to com .

The operations manager Lisa is very unprofessional, from her dress code to her excuses for not handing business. Her dress apparel is not appropriate for her age or handling association business. Middle aged women should wear clothing that fits their body type, not clothing that is too small for them. Communication is lacking and when there is communication we are referred as "friends" we are not friends, we are clients. The turn around for getting any answers is lagging and sounds like a line a pushy car salesman would give you. I am starting to wonder if the owner even realizes what is actually going on and how unprofessional his company is now coming a crossed.

As a board member of an HOA in Ohio, I will say we have had great interactions with our property group Associated Property Group. We are always emailed back promptly and helped in every way possible. When we have a problem, we are able to have them contact the homeowner directly and they are proficient about follow up. I see a lot of complaints on here because of actual infractions which isn't the property managements fault. They literally have this one job to do and they do it well. The nature of associations is rules... follow them and you'll be good to go!!

I have worked with Associated Property Management ...

I have worked with Associated Property Management and Renee specifically for the past 5 years. She has done an excellent job for our condo association. This is not an easy job as often times condo owners don't read the legally binding documents that are part of a deed. My condo association has received very good responses from APM and we must work hand in hand each day to create successes in contractor work, budgets, and reserve/capital investment planning. They are doing an excellent job.

Worst customer service. I've never gave a review before...but they treated me like I was a problem. I was treated very rudely. Been involved with a few management companies and actually own 15 rentals myself. I am still stunned on how I was treated.
