great information for a guy who knows nothing about blueberries
3 1/2 years have gone by and this is not settled. I have had to pay over $8,000.00 , to the debt collector, for court costs and attorney fees. and this should never have gone to court in the first place. I have proof of my innocense and the judge did not allow me to show my proof. Please advise me of a loyal attorney who would help me. Thank You
I am not sure why my community basically select Associa, if let me involve into it, I will reject. My property is in Orlando, recently just change into this company. But the issues here, only one mail from this company to tell me that changed the management company, and let me pay the fee to them. I tried to call them and talk to the person who actually should be responsible for my community, but obviously they are not interested, no reply. I am not sure if I should pay the management fee or not seriously in this situation.
Finally I found a person to talk, but other than they let me make the payment, they did not provide any detail, is this a service-oriented company, obviously not. :(
I can prove some of the bad review below is exacly what I have experienced, no improvement, very bad feeling
I agree some folks need help to know how to plant but what we really need is a list of fall perennials appropriate for our different climate zones.
Your latest "e" is really wishful thinking when you are "condo"
living. Especially when you are living in a complex with many
absentee landlords in Hawaii. Rents are so extremely out of
sight more than 1 family per unit is needed to pay the price.
I have owned and lived in my unit 19yrs and it has been like
a roller coaster with so many people moving in and out. I
never know who is a neighbor on any given day. So I am
the person who drives home, park and close my door.
I wish it could be different but I have learned it isn't...
They are the most stupid people you ever deal with. Take my advice if you know that they are managing a property never ever buy even if it the best deal in the country !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
This is the worse company every, our community signed up with this company and since leaving Singer Management group our community have gone down. Based on the bylaws the grass on the curbs should be maintained like the yards. If you came into our community you would clearly see that it's not being managed. I have emailed to complain and nothing happens. Why are we paying for a company that does nothing. I live in the Hunter's Glen community in Grand Prairie and you would think it's the hood!
Very insightful. If all community members would read this article.
Associa has been key in keeping our board moving on the business at hand - a true partner in the management of our condo.
Simple, informative, as most other pertinent blogs of ASSOCIA. This review is for a blog on HOA tax preparation.
I live in Danbury Bridge gated community in Houston, it seem that the gate is never working or has issues. Talking with some neighbors we are getting different excuses why the gate is open or not working.
1. School children.
2. The flood.
3. Unable to find a provider to fix the gate.
I called the club house yesterday 05/02/2015, I spoke with Valerie regarding this issue, she said that I was the first person to report this (Not true). She kept telling me that the gates are not working because of the flood, what flood? our streets were not flooded.
The community is reporting more break ins and attempts of robbery, when I asked her if the management company will be liable, she kept telling me to call 911.
She got frustrated with me because I was asking questions, she decided to hung up. I'm not happy with her been rude, every time that I call or go to the office she has a bad attitude. I don't appreciate when someone that work for us (Residents) does this kind of things. No people skills, if she can't interact with customers she should find work somewhere else where she doesn't have to talk to customers.
Why do we have to pay the full annually HOA if the gates doesn't work most of the time?
The office at 6840 N. Oracle Rd. Suite #130, Tucson, AZ 85705 is the most unprofessional manager I have ever dealt with. I made phone calls regarding HOA issues to the manager and she is never available to speak on the phone or return calls. This HOA has been sending our mail to the wrong address costing us a huge fine on top of the same violation. When I attempted to clarify the address on the record, the receptionist stated that she has the correct address on the computer but does not know why a different address is showing on the billing. To make the story short, I have to pay the fine because we are in the process of buying another house in the area and it was needed to be settled for us to close. I e-mailed a letter to the manager disputing the fine because of her office error. She has called me on March 2016 stating that my dispute has to go before the board, I never heard from the manager since about my case. I visited the office to talk to the manager last week, again she is not in the office. I also found out from the receptionist that this HOA is paying a "spotter" to issue the tickets for violation. This HOA is paying somebody to make our stay in our own neighborhood uncomfortable. I asked the receptionist if we have an HOA board within our community and she stated "I don't know". She was also quick to blame the corporate office for the wrong address stating "all our billing mail is coming from the corporate office". They are quick to pass the blame and the manager is never available for phone calls or face to face. The worst HOA! Since 1 star is the lowest, I gave them 1 star. I preferred zero star for this HOA.
I only gave this company 1 star because Google+ requires it. If you can avoid doing business with this company, then do. Their 'property management' is a complete joke. If they tell you they'll call back, don't count on it. They'll claim to be doing their job when it's very apparent they aren't. Avoid them at all costs.
If the residents in my neighborhood had a choice on companies to go with I m sure we would not stay with Associa. We moved in a few months ago, and got together all the necessary paperwork to apply for a fence. Sent it all over to Amie at the Hilton Head location of Associa and got the confirmation email with the wrong address on it despite having our address clearly printed on the application. I dealt with that immediately. Fast forward 3 weeks later here we are still waiting to hear one word from them. No updates, last week I sent an email to Amie to check in on the process, no response. Sent another email yesterday, no response. Called today, as they will be closed for Thanksgiving here shortly, they say they ll mark my case urgent and get back to me within 3 business days. So if they re closed for Thanksgiving Day and Black Friday this could possibly be drug out another week to even get an update, who knows if they will even have my fence application decision made. Then if they don t approve the fence I may have to deal with this all over again to make the necessary changes. What a nightmare! I m 6 months pregnant and my husband is on military orders out of state, so it is getting more difficult each day to not have a fence for our dog to run around in. Im appalled that a business like this is able to stay in charge of entire communities with such a lack of communication. I will update with information on how long it takes for them to call me back and the remainder of my experiences dealing with them.
*Update* Within 30 minutes of calling and expressing my frustration they have approved the fence. Very annoying the measures that have to be gone to, to get things done. I will move them from one to two stars because of the quick rectification of the situation after calling them.
Our TOwnSq is not co owner friendly. We can only post when we need some kind of maintenance, see our account, newsletter, rules & regulations. Cannot update on current news with other co owners, post any concerns to other co owners such as holiday trash pick ups, coyotes in area as examples. I think it is a useless app. I would mark 0 if I could.
I am so glad to see that I am not the only one with a poor opinion of this company. We have a community that is over fifty years old and in the course of only three years, this management company has destroyed the priceless goodwill and comradeship among residents and employees that we had built up over the decades. Now, nobody is happy - residents, employees, or the board. When looking for a management company, social skills and customer service are paramount. You do not want misfits running your community.
We have an onsite manager who many consider arrogant, and who simply lies to unit owners and employees. He has little credibility left. The difference between the Associa manager and our former manager (who retired after many years of service) is like night and day. While most of the employees liked her, most of the employees detest the current Associa manager. While the former manager was good at handling the inevitable conflict that comes with running an association, the current manager builds up conflict rather than helps to dissipate and resolve it. The only thing the Associa manager is good at is posting signs and making up rules. We now have dozens of new signs and rules, but poor customer service.
We thought that we would see economies of scale by hiring Associa, and we thought they would give us better managers than we could find by hiring ourselves; but they have fallen short on that hope and expectation. Certainly not intentionally, but because of ineptness, they have destroyed the community we once had before we hired them.
I guess we're all on the same boat with this company. I was a day late on paying my HOA fee. They said they would wave the late fee. NOPE that didn't happen got a bill in the mail that same week. Tried calling someone no answer and no one returned my phone call. I tried paying online. The website won't take my payment. But I'm sure if we don't keep up our end of the bargain there will be serious consequences. We pay a lot of money to our HOA the least we would expect is a little better customer service. Is that so much to ask for.
I have never spoken to so many different people who were all so inconvenienced by me trying to make a payment. Transfer after transfer: I've repeatedly explained what I need only to be placed on hold again. Left there until yet another person picks up and we start again! Of the 4 different people I've spoken(this morning) only one young lady attempted to be pleasant. Miserable company
Thank you. Having trouble with our HOA and their use of cameras at the pool. Not sure they are following legal guidelines. This was very helpful.
It should be noted, Board Secretaries may be limited by written authority of bylaws or other legal documents. Many HOAs authories management to assist or even assume most duties of the secretary.
Completely crooked and poor business ethic. I would give it 1/2 a star, but it won't let me
This is so basic not specific enough.
No brainer...taught me nothing new
Worst customer service, period! Our so-called property manager, Claudia Sunday, never returns phone calls and this is not a recent issue. Last year the company, Associa, made excuses as to why Ms. Sunday was unable to return phone calls. Well, the person or persons assigned to cover for her were not any better. Then when I complain to the so-called manager over Ms. Sunday, that individual does not return my phone call either. Fast forward a year to this June 29, 2016. I call Associa with a simple request and am told I have to speak with Claudia Sunday. Go figure, she's not available and I have to leave a message. As of the posting of this review, neither Ms. Sunday nor anyone at Associa has returned my phone call. The lack of customer service and professionalism makes me wonder how Associa is still in business. If I were on an HOA board, I would not use this company even if they were the only option. All this company does is upset the residents they are responsible for helping. Pathetic! So glad I am moving from the neighborhood that I live in since they have failed to replace Associa.
Yes, I learned Alot.. my daughter lives by 2 lakes, we will plant blueberrys in large containers, protect them from winter cold, and her children looking forward to fresh fruit.. they live in South Dakota. Thank you!!..
I feel fortunate to have found this site to move into. Find that people wave frequently and are willing to help but the next step seems to much harder to get acquainted. Appreciate efforts like the fire pit and looking forward to a better season for it.
Buying a house here has been the worst thing i have ever done. The first HOA management company was managed by Associa, who was founded by Senetor Corona, who put all the laws in place for HOA in Texas. There for its in his benefit to charge, charge and charge more for HOA dues fines, late fees, and everything in between. They actually charged me 15 dollars for a handling fee every time I paid my dues. When i bought this house and said I agreed to the HOA the Bi_laws were written for Williamson County however the entire Brookfield is in Travis county. When I disputed the bi-laws they changed them and changed management companies. Since then I have been harassed for clovers in my lawn... 6 inches of my trash seen, grass that hit the side walk and was not perfect. This place is terrible place. Not to mention this year there has been a two shootings, multiple car theft and a stabbing. The pool can't be used because they have been sued, so now its being redone. This is terrible. I could go on and on. However I am sure the pockets of the Attorneys Nieman and Hyher are full and Senator Corona. At this point I will have to pay 3k to just get them to leave me alone. This is the worst experience of my life and the saddest part is it is supposed to be the place I call home.
Dale in TX is the most unprofessional manager I ve ever had to deal with. He also freaks the CCRS of our rules consistently. This management company does nothing but collect a paycheck and misguide homeowners. If you want positive change in your community, steer clear of Associa.
Love orchids but never able to keep alive. Now willing to try again
We are thinking about garden and pathway lighting, and your article was very interesting as well as helpful. We'll be guided accordingly...
Associa has very limited knowledge of insurance and risk management. They also do NOT have any Subject Matter Experts who do understand insurance. Since the HOA indemnifies Associa...they have no risk if they offer an under insured vendor and therefore not it is not a priority at Associa to help manage risk for the Association. A real weakness for Associa as protecting the assets of the HOA is a key responsibility of a Board.
It didn't answer my question it just gave me the State
Associa is a professional institution with whom I have enjoyed working. They always respond to me in a timely, courteous manner and address any questions with care.
Failed to manage property but took the fees
When questioned fired us as client and wont return documents or dues.
Very good article and things that board members and the public should know and often don't. Thank you.
I have never dealt with HOAs & want to make changes to allow for more eco friendly options. I found this article to be very helpful as well as giving good advice on how to make changes without creating ill will.
Terrible! they want to force you to use the online payment system that deducts from your bank account. Try mailing them a check...caught them charging me a late fee...called my credit union and found that they had stamped the check received one day before the due date....penalty reversed! two months later same crap....was leaving town mailed the check almost two weeks before the due date....Sorry we did not receive it until after the 8th went online to view the check image.. they no longer stamp the checks when they receive them. Hmmmm,,,decided to send the next payment certified mail same mailing time table.....payment received and on time!... the only problem is to mail it certified cost the same as the add on fee for EFT....Scammers! suspect lawn care and free weed eater damage to your home and landscape at no extra charge. I will not live here any longer than necessary...and I'll NEVER!!! reside where there is an HOA!
Pretty simplistic. Would need a rubric to judge where they all on these items.
lack of any substance - just view points of a few CAMs relating to specific circumstances
Need to make specific examples to better understand article"s meaning. What does this have to do with my property or membership in the homeowners' association?/
The Emergency Preparedness Plan is useful information.
I would also be helpful if we had a list with phone# of all residents. Block captians would also be wonderful to keep indivuals rows informed. I live near the pool, I used to be able to see the pool and have reported neighors climbing over the wall to enjoy our pool. Neighborhood children/teenagers especially.Over grown volunteer trash trees and bushes now blocks my view.I appreciate all the information you are sharing to keep us up-to-date so we can enjoy our wonderful community.
Finding the right fit Community Manager is key! Electing the right type of Volunteers to serve on Council is also very important!
Live in one of your communities that is horribly managed property manager needs to quit , retire, or be fired . She ignores blatant violations of the bylaws and approved homeowners plans even when they violate the bylaws because she doesn t know what she s doing. I have made many requests to speak with someone who oversees her only to be ignored by the corporation higher ups . Horribly run company that only worries about their association fees getting paid and not about the people who make up the community
Still waiting for a response ( that I m sure I ll never get)
UPDATE: I responded to the request for contact info and I have provided that and as expected no response no help
You publicly say contact you for help I guess to make it look good but after that nothing as usual
Your suggestion of "ask your manager" is good advice
Not surprised at all the 1 star reviews I am reading... Associa rejected a payment made, even though we were in email contact with one of their customer service representatives. Then, they started piling up late or "reminder" fees. My latest $25 "reminder" fee was for an invoice that wasn't even past due. I am now considering taking them to small claims for $25 plus any time I need to take off to fight this.
The article about a HVAC system was so important and gave good information. There are many rusty old, original units in this development and the AC tends to run constantly trying to cool off the house. These units are going on 30 years old.
Worthless property management company. They charge extra if you do online payment. I called the office and no one answered the phone. All they do is take your money and not doing anything on the properties.
#1 and #5 have proven to fail in the HOAs. The HOA must be willing and financially stable enough to bring legal repercussions against violators...and that has not been our experience. In both HOAs in which we have lived, the BODs have been unwilling to enforce HOA regulations regarding lawn upkeep, something that directly affects neighboring homes. One such instance: lawn ornaments; another instance: lawn upkeep. It does not benefit law abiding members of the HOA if the BOD does little or nothing to discourage violators from making their lawns look like cemeteries or vacancies.
Excellent guidence on "Problem Solving Strategies". The elephant in the room is the "cost" of professional input. Does your management contract include specific guidence at no additional cost? What about bids? One expert may be more cost effective than another. A misguided "experts" concrete may turn out to be paper mache.
I am a local Realtor in Dallas and have a listing in Townhomes District A in Addison TX. This management company has now delayed this closing a week costing the buyer, who is a VETERAN, thousands of dollars. I deal with HOA's on a daily basis and never in my 11 years have I had one so incompetent and this difficult to work with. The lender of the buyer has sent all closing documents to title but refuses to give clear to close because this ms management company's insurance expires in 8 days. They have not secured insurance for these particular units for after the 30th and stated they won't even look at insurances till the day it expires. The lender is refusing to close on a property in which there is no insurance coverage for a Townhome in 8 days. Therefore delaying our closing till proof of insurance is provided to the lender. Again costing the buyer THOUSANDS in moving expenses, a flight to closing (suppose to be tomorrow) as this is a relocation to Dallas and changing their cash to close.. The lender is advising the buyer not to even proceed because who wants to live in a Townhome whose HOA management company performs like this. If there are HOAS looking for managements companies, this is not one I recommend.
We switched to Powerstone from PCM and PCM- Associa informed us it takes 1 month to get our documents to our new management company. Add insult to injury we surely would never ever go back. Those are the Association's documents. You don't own them Associa and you better do something before we get our attorneys involved! What a joke. Listen to these other reviews - these people are horrible.
We've only been dealing w/ them for a few months, but we are NOT impressed.
Getting a recurring $650. outstanding HOA bill from previous owners.
We paid our homeowners for the year, upfront @ closing.
Just a big pain in the a**.
Worst HOA I ve ever heard of. Take your money but do nothing to maintain the neighborhood. Was given a huge packet on rules for hoa when bought the house and I m probably the only house that follows them. So many bad fences, yards not mowed, trucks and trailers parked everywhere and trash. Called and emailed associa multiple times and they do nothing to correct it but quick to send a bill to collect their next 6 months of money.
$510 for a HOA certificate.
Joseph. I m very disappointed and feel completely robbed.
I m leaving my community but I would have to advise against doing further business with a company with such low level of business ethics. I understand it is a business. But charging that fee for a print out is not ok.
I would not recommend using them for your HOA Property Management company. They primarily use a company called RE and their work is sub-par. They are currently keeping our HOA group hostage for a small fee and have violated our term agreement. It is unfortunate and we have tried to get out of it.
I absolutely love delivering to you guys!
#ROLYPOLYSANDWICHES these guys are ALWAYS nice and friendly.
very helpful information We should follow those suggestions in our next meeting
They have mislead, miss informed, and mismanaged the funds of the 83 homeowners in our HOA. We are $30,000 in the red and Associa will not release the HOA for another 9 months and $6,000. We are seeking assistance from the Senator, TV and News media sources. We will also file a complaint with the State Attorney's Office.
THIS IS THE MOST UNPROFESSIONAL ORGANIZATION IVE EVER DEALT WITH. IF I COULD GIVE IT A MINUS STAR I WOULD. 8 hour lunch breaks and no one returns calls
There is something seriously wrong with this group. They don't appear to be following the guidelines of the HOA contract in discussions with other neighbors in their inspections of the properties. Letters on basketball hoops that are already cemented into the ground that have not moved, Christmas lights that they say should be down but according to the HOA agreement can be up until 30 days after the festivities. Is someone new performing inspections? Quite a few neighbors are not happy. Things like this don't make living in a community "managed" by this group worth it. I really don't recommend this group to anyone.
Current and Very Satisfied Manager operating out of the Orlando, Florida HOA and Condo Management office. Myself along with all the other Managers and Administrators are constantly given training opportunities and encouraged to further the education in our fields. I feel very rewarded and satisfied with Senior Management providing Encouragement and Praise when due for a job well done. I look forward to a long career with Associa and our office Community Management Professionals.
I witnessed a tornado in Georgia years ago. Thank you for the information.
Sophia
They brag about great living conditions in Aldea Santa Fe, but it is a miserable place to live because of neverending construction by companies who ignore the law, and the welfare of the community.
I found this booklet limited, and had hoped for more, and thought I would get more with the video, but when it went to YouTube it was labeled a "private" video and would not let me access it. Also, the initial booklet that linked to this one, "How to Effectively Manage Your community", in click on the link form, was so small I couldn't read it. I have an Apple/Mac so perhaps that was not formated for all OS/browsers?
Where is my money going? Can t figure it out. Cars parked unmoved on front lawns for weeks, lawns left unmowed for months to the point sidewalks are not walkable, leaking water main at the entrance for over a year.....
Yes I am concerned about our Marsh units with the town utilising the affordable / low income units for their employees ) and it concerns me about those of us who paid full market rates, One hopes over the years that they increase in Value and can be sold
and buyers for them can get a loan!
The information provide is boilerplate, similar to the balderdash espoused. by Community Associations Institute, that can be readily applied to every HOA board or management. For example one of the suggestions is to reach out to the associations attorney when conflicts arise. But you don t mention that every HOA may not be able to afford legal fees even just to ask a simple question. Nor do you offer suggestions on what to do when the CAM and the Board are in cahoots with their cronies against other homeowners who are not part of their in crowd . All in all, the info provided doesn t seem geared towards helping the real group in charge of the association: the homeowners.
This company has the worst customer service I have ever experienced! I have been dealing with them for over a week trying to get a Form 'F' released, and have spent hours on hold and waiting for call backs that never came. Legally, they are required to release this form within 7 days, which they have not done. Despite leaving many messages requesting a call back, not one person has ever returned my call. I wonder if there are any actual people working for Associa. Even the generic responses to all these negative Google reviews are un-sincere, 'your name here' form letters generated by a computer! This horrible company needs to be put out of business immediately!!!
"CAM" is used repeatedly with no definition
Very frustrating
The Associa charges a 10 dollar convenience fee for every payment you make online to their government sanctioned scam. I guess 400 dollars they didn't earn from people who they don't answer to wasn't already enough for these vampires.
Very Informative. A definite read for HOA Board Members
Associa provides unparalleled community management and HOA resources. My company receives feedback from HOA board members across the country, and we hear nothing but compliments about Associa and their managers.
This is the shadiest management company I ve ever seen. I live in Melia Ranch and our association is very poorly run with a lot of circumstantial evidence leaning towards fraud because of actions of the developer and this fly by night low budget management company.
Our HOA is completely broke but these thieves find a way to pay themselves and the $1200 a month lawn guy. Our association manager who probably doesn t even know her own name didn t have one single answer to the most basic of questions. I can t wait for the day our board fires these crooks!
Me and my wife bought our first family home in Summer 2012. We never received a single bill from the HOA so we always thought the escrow account is paying the HOA duties. In early May 2014 I received a letter from a collection agency about a huge debt that we're supposedly owe the HOA. I found the HOA phone number (it lead me to Associa / Principal Management Group) and they said they had a wrong address in my profile, but nevertheless now I have to speak with the collector on how I'm going to pay my debt. Since May 2014 I was talking to the collector and still didn't receive a resolution. I've sent the collector a check for the amount I really owe the HOA with a copy to Associa and but was told by the collector they can't accept the check without talking to the HOA, and it takes many months to receive an answer. So I never received my $1080 check back and their web site still shows that I owe $2300+. That's a pure rip off! That's not my fault an HOA employee has written a wrong address for me. I'm a law abiding citizen and I always pay my bills in time, but how am I supposed to know if I need to pay without receiving a bill? Why should I pay for somebody else fault? I'm trying to figure out this problem with the collector since May 2014 and the case didn't budge an inch because the HOA via Associa / Principal Management Group doesn't respond to the collector.
Loved the article very informative, helpful and thought-provoking. Thank you! Also Interested in checking out your ebook answering specifically the question Is it a good HOA rule.
How does one do that?
This is well thought out and very concise.
Maybe too concise. Perhaps if you expounded on how to get help after items 1-3 haven't worked. Especially how the Association's management team can help. I'd add a little more on conflict resolution.
I took the time to read more than 20 reviews and as a former property manager who has never worked for Associa, I find it interesting that the vast majority of the complaints are pertaining to automated systems and individual property manager problems. Please understand, automation is what helps keep your overall prices at a minimum and is necessary. Delayed responses from a PM is an individual experience and not a reflection of a overall corporate experience. The most important aspect to understand is that a career as a PM is a thankless job that is painstakingly difficult and finding qualified managers at a salary that continues to keep YOUR HOA dues at a reasonable rate is VERY hard to find. Just food for thought, how can one expect a PM to do there job of managing 8-12 properties (1000+ units) on a daily basis, inspecting all property issues while responding to 100+ emails a day of which 75% of the emails are petty items that a homeowner should be able to take care of themselves.
The single largest issue that arises is very simple, 95% of the populations largest financial investment is one's home. Their home is personal and not business and the demands that the majority of people expect simply cant be met and maybe association living just isn't for everyone.
My dealings with Associa have been on a vendor relationship only (I am not stating who I represent) and I have found them to be attentive, polite with a strong attention to detail and a company that pays their bills in a timely manner which is something I can't say about a lot of companies.
In closing, tell your PM "thank you" once in a while, they don't hear that often enough!
We have not been contacted by anyone on our Board, or Associa to explain what we need to know an have made several calls to the local Associa manager to have repairs to rotting door frames and leaking gutters addressed with no response other than a promise for a possible, future walk thourgh. We need detailed attention to address serious problems affecting the value and integrity of the townhome we purchased and are not getting the help we need
The site is very educational for the beginner berry grower. Site answered my questions re: berry bush care during the winter.
We went through this process with a neighbor who was driving up and down a steep driveway (under our bedroom windows) very late a night, night after night. We spoke about it courteously with no effect. Eventually the Knolls confronted them and things have been Ok since then.
Outstanding, clear and detailed information. Exactly what I have been looking for.
As a current board member, I am always researching on how we can make our HOA better.
i think itis too muh for those that just moved in. a simple welcome to our cumminity &would be better and possibly a gift card . They already eceeieved the CC&Rs .
They spend client money like water. If you deal with them,be prepared for high costs
Our re-roof, and redevelopment experience with the Associa team has been terrific! Timely, friendly, and professional!
Learned to care for my potted blueberry bush of the winter when the temp. Freeze and the snow falls
