THIS COMPANY IS RIPE FOR A CLASS ACTION LAW SUITE, ANY TENANT LAW ATTORNEY WOULD HAVE A FIELD DAY. The Cottonwood Apartment management team is perhaps the most inept and mismanaged extension of any business I've yet to encounter. Total disregard for renters personal property as well as health, safety and cleanliness issues. From the dumpster areas to the property septic sewage system. Complaints to Anza Management Co. regarding Cottonwood Apartments fall on deaf ears. Anza Co. is as much the problem and is as culpable as the Cottonwood Apartment Staff. I WOULD ALSO AGREE WITH A PREVIOUS REVIEW... THIS COMPANY APPEARS TO DISCRIMINATE SERVICES BASED ON YOUR ABILITY TO SPEAK SPANISH

They don't return phone calls. So many issues with the apartments, from broken elevators to laundry machines.

THIS IS NOT THE PLACE THAT YOU WANT TO RENT BROADWALK APARMENTS BUENA PARK THE MANAGER (BARBIE) IS A NIGHTMARE SHE WANTS TO FORBID ME TO HAVE VISITS ON MY OWN APARTMENT. IN THIS PLACE YOUR CAR WILL BE TOWED FROM YOUR PARKING SPACE KNOWING IN THE OFFICE THAT THE CAR PARKED THERE WAS REGISTERED AT THE WITH ALL THE INFORMATION REQUIRED. I HAD TO PAY 350 TO GET MY CAR OUT OF THE TOWING PLACE. WHEN I WENT TO LOOK FOR THE MANAGER WHICH SHE IS SUPPOSED TO BE AT THE OFFICE SINCE THE HOURS ARE FROM 9AM TO 5:30PM SHE WAS NOT THERE AND WHEN SHE IS THERE SHE SAYS SHE CANNOT HELP WITH ANYTHING IN THE BUILDING.
INSIDE MY APARTMENT IS INFESTED WITH ROACHES AND EVERYTHING IS IN BAD CONDITIONS. THEIR IS REALLY NO WAY TO INFORM THIS LADY ANYTHING ABOUT THE BUILDING SINCE SHE IS NEVER THERE.

Sunset Terrance 9301 Van Nuys has a horrible manager, she s think like a gangster (Jenny ) has the place dirty all the time parks on workers parking only all year around with her son. Goes off if park inside guest parking to drop or pick people she is not professional this place is not like before

UPDATE 1/31/19: STUDIO VILLAGE APARTMENTS. NO HOT WATER SINCE 11AM YESRTERDAY!!! 10822 Magnolia Blvd. North Hollywood. This company are a bunch of scumbags who DO NOT support the property manager. They are SLUM LORDS and need to be investigated. Hopefully someone is reading this. Feel free to reach out to me. I can provide any and ALL information.

Avoid renting ANY apartments from their company. Defensive, horrible communicators. Their attention to residents' needs is horrendous. Our apartment complex has been without water for two days in North Hollywood.

Sounds like all these people are just a bunch of cry baby s . I ve never had a issue with them . Keep up the great work guys .

My name is David I m a resident at Faircrest apartments in Stanton ran by Anza management more like the mafia they disrespect you they hang up on you and they refuse to give their name when asked. I ve been a resident there for over a year never late on rent never a problem and all I get is harassed and dirty looks cuz I left that company on bad terms. Anyone else with same experience please don t be afraid to expose this company. Also they lady who hung up on me and refused to give her name was from there corporate office. When I asked if it s policy not to give out names that s when she hung up. Also when is enough all there reviews are horrible when is someone going to step in and bring this company to accountability.

Tonight. 8/12/16 me and my family were swimming. At the bullhead apartment complex. The manager yazmin came out and told us she was locking the gate at 7 pm which according to corporate it doesn't close at 10 pm. She instantly starting to get rude with us. She called my sister out while we were all trying to leave. She called her maintenance man abnir I do believe his name was. He came around the corner like he was going to fight us. One of the people that was with us was a little bit intoxicated and she followed us and harassed us multiple times trying to get him to get rowdy which he did. And then 86'd him from the property because of the fight she was causing. Before we left she was slamming doors and was pointing at all the girls that were with us and saying you got a problem with me. I'll fight you was her exact words. This is downright unprofessional and rude. She literally followed us all the way to the car that we drove him off the property in.

Somoma hills property management is extremely poor, they break privacy policies and are extremely rude and disrespectful treatment here has been unbelievable.

Absolutely horrible. Don't ever rent here in the Pinetree Park Apartment's. There is an illegal here who doesn't even work, and cooperates with the manager to make these apartments horrible. There are a bunch of nosy ass neighbors, who don't know to mind their own business, and they make a lot of noise. The manager is a complete coward, and when there are people who don't even live here making too much noise. She is very unprofessional. Arlene doesn't do anything, never even works, and also, she is never in her office. And when we ask Arlene, "our manager" if she could fix something, she doesn't fix it. Also, they make us overpay the rent. For what? Everything here is a mess, the pool has a heater, but they won't fix it, they don't fix what we need fix, then why so much rent?

I wrote a letter to them about my a/c not working and they essentially reimbursed me for the high utility bills I had payed in previous months. Thank you!

Been callimg everyday for the last week womdering were there collection agency is and there acting like they dont know how to do there job. But dont trip ima call everyday until u guys figure it out. Ur gonna get tierd of me calling or my lawyer.

Worst apartment complex I ve ever lived in. They have terrible problems with bugs and roaches as well as the landlords are never even at the complex to talk to. They also refused to take a subsidy program that I got accepted for which was supposed to help me pay rent but landlord declined because he said the property Doesn t want to deal with the program that I got pulled from a raffle on and won. I don t even think that s legal but trust me that s not the only thing there doing as well. They also tow your car in a span of 20 minutes if your missing the key card which you only get one and if you lose it you have to pay like100 dollars. I would really look around as I would not suggest this complex to my worst enemy. Thank you

Sad to say that I ll be getting ny lawyer to deal with these people. We moved out of our old residence on March 22nd. We were told (verbally and in writing) that we would receive our security deposit refund within 21 days after move-out date. This company did not cut/send out our security deposit refund check until 2 weeks after our move-out date, and it STILL has not arrived. They re now over a month late. It d be one thing if the staff were kind and eager to assist us with this, but it s been the opposite of that. Ohhhh well... it s probably just the mail system. No, it s not. I ve received everything else in the mail JUST fine. They re based in Newport Beach. This should have been in our new mailbox in less than a week after sending.

This is by the far the most unprofessional, sketchy situation I ve run into with property management.

I lived in their Rose Pointe Orizaba Apartments. It was a 2 bed 1 bath. The toilet constantly leaked, even after they "fixed" it. They installed a new AC but never finished putting the casing/cover around the unit which let air in from outside. And they tried to return only 65% of the deposit, claiming damages and bulk items that were not present in the unit.

Third week in a row of losing hot water for several days. The brain dead manager they hired for our complex is supposed to be here 5 days a week, but he comes in MAYBE once a week, if we re lucky. Calls to the emergency maintenance number go unanswered. Don t think I ve EVER had anyone pick up.
Complex is out of control with people tossing garbage everywhere, blasting music, dogs running loose and unsupervised, and awful out of control kids screaming constantly and climbing on cars.
I ve spoken to one woman at Anza Management that was actually friendly and professional. Desperately wish I d asked for her name, so I could speak directly to her when I call. Every other person I ve spoken to is rude and apathetic. I ve placed countless complaints about the state of our complex and our sorry excuse for a manager, and nothing ever happens.
Can t wait to get out of this dump. I hope these people are embarrassed at their lack of basic abilities to run a business, but I don t think they have the mental capacity.

These people are straight snakes.. The only thing they re good at is trying to collect debts.. Otherwise, they leave people in need hanging, with no other option than to move out of their properties & take advantage of other poor souls! I implore you to NOT trust anything these people say they will do for you! They have a corporate mentality & will not help individuals in need, but as soon as you owe them, they ll chase you forever! If I could rate them a ZERO, you bet I would!

Rampant 'activity' on the premises 7/24, people coming and going constant falsely dubbed as 'visitors'. Some people move in with children and suddenly people who are not on their lease move in. The visitors and squatters who aren't bound to any lease agreement have more rights than tenants. Mgr sends warnings to tenants about music and other rental agreement infractions but they're not worth the paper they're printed on. When someone's on eviction they go nuts breaking rules and the mgr does nothing when they should be getting rid of them faster, no enforcement of rules!!

SLUMLORD MANAGEMENT!! ALEX is a JOKE! This man has no respect for anyone nor is he at all fit to run this business. He could care less about the people who rent out his complexes and he doesn't care about what goes on in his complexes either. He is very incompetent and rude! DO NOT RENT FROM THIS COMPANY, YOU WILL BE HIGHLY DISAPPOINTED!

Major water and piping issues, they expect rent and never fix things. Now they are doing roofing and the company has been doing more damage. Now that it rained everyone s ceiling has been collapsing and holes in the roof. Everyone and no exaggeration

This is one of the WORST Management Companies . They have their apartment managers enact "illegal"business dealings and do not follow the landlord / tenant civil codes.

Don t move in any of their properties you ll regret it they don t fix anything don t reply to messages or answer calls and all of the buildings are cockroach roach and rat infested I wish I could have given them 1 star

That Indian dude that recruits is extremely unprofessional, has a rude attitude, and thinks he above everyone. He needs to be fired!

At Summer Oaks APT. Address 6666 Sepulveda Blvd, Van Nuys 91411 Apt 123 I was going to give a good review here. Oh well, let start off by saying the first time I moved here, everything was broken. I had to call the property manager to come fix everything the day I was here. Roaches where everywhere, the top floor, had people having sex upstairs and making noises. Now that I moved out I needed my deposit money back. They only gave me 82 dollars. They did need give me the full amount. They overcharge for lying damages. Before you move here check out all the units. And dont live in apt 123, it's next to the trash can of the both buildings and stinks there.

I got a written extension and in email for towing my car to 10/05 and was still towed on 10/02 I was called AFTER my car was towed to get the pass to put on my car and after I told the property lady she said she would call the tow and get back to me, she never did and when I called back for an update I was sent to VM as I was doing my postmates routes I literally saw her smiling as she was walking to her car and left without calling me and I ve been dogged for over 3 weeks to getting this resolved it cost less to file court papers work than it is getting my truck back and oh I had also already paid rent. They take my calls here through the actual management writes them down but NO ONE has gotten back to me on the resolution to getting my truck back OH also the EMPLOYEES LOVE TO LIE and say that I came and got my pass late I have time stamps and screenshots of everything I will be taking you guys to court

The courtyards apts in van ca is one of the most disgusting place ever to stay at. Rats, roaches, nets, you name it. No matter how clean I kept my studio I always saw some rodents. I feel sorry for the families who have babies staying in that disgusting place.

Worst property management ever. Villa sierra apartments looks nice from outside but then when you rent the unit you see the real issue. We have 6 leaks in less then 3 months from our ceiling from the the recent snow and rain. But no repair. 2 in my kids room. 1 in dining room and 3 in the kitchen. Its been more than 30 days with no solution. They expect the rent on time so we expect as tenants that the repair and maintenance done as soon as possible.

Awful company. Slumlord who does NOTHING to support their residents or management on property. Other residents willing to go on record with this property in North Hollywood. Studio Village Apartments.

The current manager is very nice. She listen to tenants problems. I moved out recently and for 45 days she tried to help me with my security deposit but never received my check, I think the problem is in the corporate office.

Anza does a poor job of maintaining apts. They turn off the water constantly without notice and leave the main entance unlocked.People off the street come in and use the pool,urinate in the back parking and use hard drugs there

Extremely poor service. Avoid the apartments that are managed by them. During emergencies they do not offer quality support. I have submitted a complaint to the city. Submitting complaint to city is the only way they resolve anything. Stay away!

Alex the main guy is extremely rude and is absolutely no help I cannot believe how unprofessional this company is. I will never recommend anyone to live in these cheap apartments.

I want to give these S.O.B.'s one quarter of a star. Absolutely the most crapiest management company EVER! A tree branch partially broke and fell onto the roof of my apartment. Ever since, my apartment has been infested with hundreds of black insects. My walls are all messed up, from all the insecticides that has been sprayed on them, over this past week. All the fumes have made me, but especially my children sick. The manager said that the gardener would be out to cut down the branch, but he never showed. They won't even put my children and myself into another apartment! These people don't care about any of their tenants, and I hope that the county, and the state, come in and sue, then shut these slumlords down!!!!!!

BEWARE!!! If you are renting an apartment and see the name Anza Property Management on the building...RUN! They are the most neglectful and poorly organized management company I have ever experienced. The on-site manager at my building (South Glen Pointe) is terrible. At one point our elevator was broken for nearly 3 weeks, which is a violation of fair housing. It wasn t until being threatened by other residents, that the elevator was repaired. There are currently (3) working washer/dryers out of (18)...this is a constant problem. Most disturbing, there is a pest infestation throughout the building. No one at the corporate office, or my local management office seems to care. My lease ends in August, and I am counting down the days until I can escape this nightmare.

Executive Staff is VERY unprofessional in their corporate office treat their employee's poorly and unfair - MOST unprofessional environment I have encounter.

Spring creek apartments in the city of Rialto CA, if you are planning on renting think twice because they're infested with cachroches and if you ask for any maintenance in you apartment they take forever to fix anything the visitor parking is always full of residents cars plus there is a bunch of cats running around so. If you still want to rent here you been advice already

Manager does not fix parking problems, does not treat residents with respect, does not fix problems with apartments do not come to Palmdale

If I could give zero stars then I would! Lived in Sunset Pointe for over 16 years and HATED it. Poorly managed, had to keep tagging our heaters due to methane issues, and the roach problem was a mess. DO NOT LEASE WITH ANY OF THEIR PROPERTIES because the low rent does not provide any value when their units are just piss poor.
