DO NOT RENT FROM THIS TERRIBLE COMPANY!! I lived at The Tides on Mill for over a year when these terrible people took over. My entire experience with Shelton residential has been absolutely awful. They will harass you and make fun of you and belittle you. They don t care abut you or your wellbeing. I had a roommate move in that started bringing GUNS into the home that aren t hers or mine, brought DRUGS into my home and even had her friends threaten my life and wellbeing. When I went to express my concerns about my own lively hold they said there was nothing that could have been done. Which I know is absolutely not true Considering my dad is Lieutenant of a local police enforcement unit. All they care about is your money and being rude to you. They don t care if you are safe or feel threatened as long as they have your rent and deposits. In my years of renters experience I have NEVER dealt with a company so awful. DO NOT LEASE OR RENT WITH THIS COMPANY

I found their property Ovation on Tempe through craigslist because it mentioned Boat/RV parking which is listed on their website. I called and spoke to an associate who said who said that if it fits in one parking space it's not an issue. The majority of RVs are not that small. I politely informed that the advertising was misleading, and she acted like she did not understand what I said when I said I have a class A motorhome that is 31 ft long. Bottom line, change your marketing. The fact that this is even allowed is shameful and annoying. Will never rent from any of their properties based on this experience. If they're this misleading over something like parking, I can't imagine what they'd try to sneak in a lease.

In reading reviews about Shelton Residential, I can only say GREAT things about Four Peaks and the staff here. Jacque, the Regional Manager is fabulous. She takes her job very seriously, and it shows in her performance. This property runs like a fine tuned machine. She leads by example!

Dana, her leasing agent is so helpful and truly goes over and above when it comes to residents.

Ed, our Maintenance Tech is great! It seems he is up earlier than the birds. You will always find Ed with his head down diligently working, picking up, maintaining the pool, etc. He is the glue at this property and keeps the wheels in motion when it comes to maintenance. If he were ever to leave, we would all have to follow him!

It seems no one every takes the time anymore to say thank but instead to complain. Jacque and her team should be commended for a job well done. I recommend they all receive a bonus or something from corporate to show this team how much they are valued. I always convey my appreciation but I am confident it would mean so much more coming from upper management.

Thank for you for hiring such a high caliber staff. They are truly the face of Shelton Residential and the ones making your company look great everyday!

I was with them for 3 years until I started my own company, and my manager and regional even Pam Shelton her self was so kind and sweet to me. However as I read more and more reviews , residents at Mission Springs have had the same bad experience that I have had with the office manager and the customer service being provided. This company took over a previous management company and have been impossible to deal with. Conveniently do not answer the phone, nor do they respond to emails, voicemails, etc. Air went out for the entire complex and not a single tenant was notified that the issue was being addressed, despite numerous calls to City of Phoenix Neighborhood Services. I have yet to discover who my new property manager is. There is conveniently no emergency maintenance line and requests on the portal go unnoticed or ignored. Beyond frustrated, as I now have black ants covering my apartment and no communication from this company. 6 more months of this lease and then I will not rent from Shelton ever again.

DO NOT!! I Repeat DO NOT rent from this company. I am seriously not in the business of writing bad reviews but this company will leave you high and dry. Instead of being treated like an individual, they treat you like a number with no sense of empathy nor remorse. It is mind blowing how badly a company can treat their tenants and still have people renting from them. I believe it is because people who first move to Arizona don't know much about them and decide to rent. They get stuck in the allure of some of their properties; when deep down they are snakish, leech acting, vindictive, second rate properties, looking to hide fees behind fees. It will truly be one of the worst ( IF NOT THE WORST) rental experiences of your life. The karmic energy coming to this company will be televised for all to see. I hope everyone who has had a bad, unnecessary, and frankly unrepentant dealings from this company see's better days and many blessing to come. Shame on Shelton Crook. Truly sad company.

Over the years, I've had 10 or 15 landlords. These people were BY FAR the worst. I can't stress this enough: DO NOT RENT FROM THESE PEOPLE! In the 2 years I rented from them, they essentially swindled me out of nearly $1,500 by using small print on 45-page-long contacts and by not telling me what I was signing. I cannot stress this enough: THESE PEOPLE SHOULD NOT BE TRUSTED! Honestly, I feel like the stuff they get up to should be illegal.

Very unprofessional people. Do not return emails. They didn t maintain our property and then when they realized the tenants had destroyed the place, they removed us as a client citing they were re-structuring. And their fees are not worth it. They rip you off for every service call. Ridiculous

I don't think I have ever met a more sneaky company. Long story short I stated with them, prior to me starting they lowered my starting wage 3 times before I had my offer letter. I had just moved back to the valley and due to circumstances and myself being a single mom. I felt that x dollars was better than zero dollars. So I took the position any way. A year goes by no raise when I was promised one after my 90 day review. I wrote the owner Pam Shelton and she directed my response to HR Department. Wasn't long before I heard from HR.
This was HR Response, did you read the Employee handbook?
I didn't get the employee handbook until I had already accepted the position, approx. 1 month after getting hired I had my new hire orientation, which was when I received the employee handbook. Had I known you only get a small % raise I wouldn't have signed the handbook. But I was still expecting that raise. I was supposed to start at $13/ hr. they lowered me to $11.75. I have management experience and have managed my own property in the past.
This company does not care about the employees, or the promises they make. DONT WORK FOR THEM

The office staff of Shelton cook are very unskilled and unprofessional. The person that they have for a maintenance man at Oakdale Townhomes doesn't have a clue about what they are doing. A former maintenance worker who was at Oakdale Townhomes had to make all of the repairs on all the vacant units here at Oakdale so new tenants could move into the units. But Shelton Cook wants to charge late fees to all of the renters to line their pockets with no improvements done at Oakdale Townhomes. They are a sad company from the bottom to the top of their company. Also they running a scam on the tenants of each properties that they run. Now the tenants who pay their rent by money orders to now use one of their pay cards saying that money orders bounce!!! I have filed a complaint with the FTC about this money order fraud and I hope that they get fined and get their business shut down!!

FAR BELOW average property management company. They recently took over VELA and it has gone downhill ever since. They do not keep up the property and have lied about referral fees. Some office employees (not all) are very lazy and not well trained. There are many "temps" that are in and out and have no idea about the property. I would never lease with them again.

I am currently 34 weeks pregnant when I had to move in and then out of Cielo Apartments on Gilbert. I applied for the apartment when the associate who handled my paperwork stated the apartment wouldn't be ready until 11/30 so I wouldn't be able to see it until move in day. When I arrived on 11/30 curly haired woman wouldn't give me the keys to the apartment until Alex and I signed the lease agreement. She went as far as requesting Alex pull over to fill out the agreement before providing keys. The floor in the bathroom and the kitchen was sinking in whenever you stepped foot on them, the water damage in the kitchen and bathroom are astronomical, the front door was broken into, the ceiling is bubbling and water damaged in the bathroom, there is rot all over the apartment, the washer didn t work, and there are roaches.
When I told the staff Sunday Dec 2nd they stated, It s an old building and the apartment has been vacant for two months. The ladies upfront advised we speak with the maintenance man Dave directly. When we spoke to the maintenance man Dave on 12/02/18 he expressed to us to stop moving our things in and to move anything that has been moved in away from the walls and bag items like clothes, and sensitive items (diapers) for the exterminators. Dave also advise us to document all of our contact with photos, and copies of paperwork with Cielo. So we stopped all moving and unpacking on 12/02/18 and wasn t given the okay to move things in until 12/06/18. Which left us without food, clean clothing and necessities.
So when I questioned the property manager Lisa on 10/03/18 about the intentions of her employees all she said was, I don t understand why they didn t show you the apartment they shouldn t be doing that. No further discussion or probing was given from Lisa about the neglect. I expressed to her the cosmetic of the apartment isn t my concern my concern is the floors sinking when you walk on them, the water damage, bugs, I also expressed its hard to trust her word that all repairs will be completed by 10/06/18 when simple things like air filters, lightbulbs and old food under the appliances weren t resolved and completed. Then she expressed that the exterminators went in and saw No activity However when maintenance man Dave was doing repairs under the sink found multiple signs of previous life after the extermination.
When I reached out to management they only addressed a few of the many. I brought up a mold inspection which wasn't addressed. When I reached out to management she advised a bait and switch since I'm pregnant and it s a health risk and endangerment to be around debris, toxic cement fumes, fumigation chemicals, and paint fumes the only thing she could do is terminate our lease (which has made us currently homeless for the holidays.) or put us in a new apartment for 200+ more in rent.
My other half physically showed her the apartment where she confirmed she can smell the overwhelming toxic fumes, damage, and unfinished repairs. He also explained to her that this is just the surface of issues and asked if they find more issues with, kitchen floor, mold, access panel, rot, etc. how long will we be displaced? Where she stated, It seems were almost done here completely disregarding the repairs he just listed.
I was forced to terminate because these chemicals can cause birth defects and early labor and I was already exposed to them 3+ days. The day the repairs started, on 10/04/18 the chemicals and fumes were so unbearable I had to leave in the middle of the night. By 10/07/18 they were still doing repairs. When we were told repairs would have been done. I didn't have another option, the fumes and chemicals from the apartment couldn't be resolved and were being added to. The property manager only addressed a mold inspections after repairs began which i can't live in.
By the time we left Cielo on 10/07/18 the only completed repairs were, the washing machine, extermination , and a they replaced a board under the kitchen sink.

not only does is this place extremely racist and I myself had issues with a very racist property manager as an employee it turns around 3 years later the same company has a issue with my daughter as a resident I had to step in because this was not going to happen in my family twice I would not recommend shelton residential to work at or live in any of their properties to anybody they are apparently teaching classes on racism to their staff. These people are so unprofessional. They recently purchased Vela Apartments off Tempe Town Lake. They do not clean the building. Trash everywhere. Broken glass. We have valet trash and people refuse to do right by the policy so trash is stinking up the hallways.

The crazy thing is the management staff does not care. Rent is not loaded on the Portal on time.

Just wanted to say how very excited I am to have Amanda back at Tesoro on Spain!! I lived here 2 years ago, moved away, and recently came back. I raved about her great customer service and complete willingness to make me feel safe and comfortable as this was my first time being in an apartment, and I downsized drastically.
I just moved back in on January 1st and was so bummed that Amanda was no longer here until 2 days ago, I called to place a work order and Amanda answered!! I was speechless.. Literally! I was so happy to hear her voice. I m glad I made the decision to move back to this property. Please please take good care of Amanda. She s a huge asset to your team!

They are absolutely rude. Spent a week trying to just get a hold of Mary Kay.
Then she finally gets back to me.
Then tells me I am being rude, when she is flat out talking over me.
I was literally incapable of opening up a mature dialogue with her.
Then she says that the person I had originally spoken too was "afraid for her life" by me squatting behind chairs in the rental office.
And she started screaming at me.
Then they threatened legal action by me saying "So how can we fix the problem, and discuss this as adults" and she hung up on me after her threat though.

So now they are refusing to renew a lease, we can not legally talk to anybody to figure out why, because apparently attempting to have a mature, adult-to-adult conversation is "life threatening"

This is the first time in my entire life that I have been so discouraged with a landlord. This company is horrendous with communication. My refrigerator went out on Labor Day. It took two days for a response and since then I have been getting the run around. Every day there is a new excuse for why my new refrigerator hadn't shown up. One day it was because when the company plugged it in, it didn't work. The next day it was because they forgot the installation kit. I went 10 days without a refrigerator and they finally deliver it this morning and it's too small. After taking two afternoons of PTO because they said it would be delivered, I gave up. Add in all the meals i had to eat out and all the food that spoiled in the refirgerator and financially i took a hit too. I finally had to go directly to the owner and he is kindly taking care of it. Luckily, new owners are buying it and will not be using the property management company. I will never do business with them again.

I've lived at many Shelton properties and worked at a few as well. I've never had anything but a great experience with the Sheltons. They are the most caring, compassionate business owners I've ever had the pleasure of working for. They care about training their employees, giving great benefits, providing team bonding activities, and empowering their staff so they can run the best properties possible. They have hundreds of employees, yet seem to remember each one and goes out of their way to make them feel special. They and their corporate management team strive to ensure their properties are all well taken care of- I've seen this first hand. Reading these reviews, please know that property management can be very difficult, nobody is perfect, miscommunications can happen and bad situations can arise. Please, take a breath, get with your community manager and have a level headed discussion with them. Your community manager, the maintenance supervisor, their regional manager, and the Sheltons WANT to provide you with an excellent living experience- give them the chance! When you live or work at a Shelton Residential property, know that you are valued!

When they told me my deposit was sent out, I was sent the WRONG one. Now, they have been ignoring my calls. How is it that an individual can call an office multiple times a day and still not get through to discuss a matter?

DO NOT move here (Sterling Point Apartments in phoenix) unless you are used to living in a dirty nasty ass community with the worse staff. I lived here for almost 2 yrs and believe me when I say that everyday was hell. The office staff are bunch of dumb broads who say anything to get you out the office or off the phone so they can go back to figuring out what lie they are going to try to pull to charge you more. I broke my lease due to another tenant Justice Mosley breaking into my home, threatening me and my kids and was told to provide the police report number and they would take care of it and let me out my lease, after I moved the wonderful stupid staff sent a letter in the mail saying I owed them for the month I had on my lease. I have contacted my lawyer and we will be seeing them in court soon, and if everything goes well I plan to run them out of the crooked business they are running, and leave all those nasty tramps in the front office job less. they are literally the worst people I have ever meet I don't even see how there family deals with them or is okay with calling them family member especially Jennifer and Susan they are just disgusting liars and god has a real hot place for them to vacation in.

We ve called NUMEROUS times over the last month trying to figure out where it is and all their solution is to forward us to someone that never answers their phone. Our deposit was over $1000 and this company has done nothing but claim they don t know where it is, that s not my problem! The lack of professionalism and incapability this company has is insane, I m planning on suing very soon because in our lease it states they have 14 days to mail our lease back to us, not to mention we re in the SAME complex. I lived at Seventh Apartments for about 4 months, and I did not have the best experience. I'm not sure what it is. But these apartments look like an institution, not so much a community. This property isn't that clean either, it had a bad roach problem. Also make sure that experienced, quality maintainance staff are being hired to upkeep the property. Shame on you guys for doing stuff so cheaply. The bathroom shower walls aren't even real tile! Thanks a lot, not worth my time or money. I've attatched some photos of what my unit looked like. Not too mention the mold on the bathroom walls.

They have no idea what is actually going on at their properties and if they do, then they are even worse than I thought. This place was actually better before they took over, they hired new people for the office that are rude, and incompetent. They never have answers, they can t help you with anything and they don t keep up with your payments. They loose your payments and don t tell you for weeks until they put a notice on your door even though you have the receipt showing that you paid. But when people want something from me or anyone else we are expected to answer? This is poor customer service and it shows...this needs to change. Im just about fed up with shelton-cook property management. I'm not sure if they train their employees at SIGNATURE PLACE LUXURY HOMES... but if they ever do they should first FIRE everyone in that office from Virginia, Janet, Michelle and then promote Daniel to MANAGER. I've never been treated in such a disrespectful manner as I do from these rude women. I've complained to them about several incidents as far as noise complaints, poor ventilation system, air conditioning, dirty move in, and now a drug transaction gone wrong in the condo below mines. I have an infant and I'm mortified to know that they could care less about our well being. They are rude and nonchalant about EVERYTHING. I've documented everything, via emails ( that manager MICHELLE advised me that she didn't respond to because she thought I was someone else) down to videos and recordings. Something needs to be done because I'm an outstanding tenant that works hard and pays every mth. Please note that the 1 time my check bounced I paid the rent, concession fees and whatever else penalty that Virginia rudely relayed to me, within a matter of minutes, because unlike the employees at signature place I make sure that I take care of business with a sense of urgency, and I show respect because I deserve respect in return. I'm not sure if these employees think that my family and I are from the ghetto, and that we don't understand legal terms, but I'm going to make sure that they have truly mistaken my kindness for weakness, as well as my intelligence for stupidity.

Managers are not held accountable to the residents for anything. There are so many reasons over the course of this last year that I can post on here about why I hated living at 2141, like the roach infestation, property managers who act like you are nuisance for raising an issue and treating you like you are beneath them, ghetto and inconsiderate neighbors who have no regard for your peace of mind. I'm just glad it's behind me and for anyone looking to sign a lease with them make sure you document EVERYTHING for your own records and speak up when there are issues. Your rent pays their checks, they're supposed to work for you.

The head of maintenance here is always high and at night he s drunk the last three months he s lost a lot of weight! We can t get anything fixed but they sure enough want the rent and now they have a new manager and stuff is still not getting fixed also side note I know 2 other people who live here and they got 5 day notices when they paid there rent. We also have had a lot of other problems with this company not posting our rent in the past and have had to pay them 2 time for rent for February and 2 times in April but only 1 time was credited to our account for we paid lates. We are meeting with an attorney on Monday as the corporate off of this property will not help us and we get no help from the office! A friend came over to visit and his car was stolen because of the great area this complex is in and gate where broken the office refused to help us. DO NOT RENT ANY APARTMENTS from this company they are horrible and do NOT care about you!! Isidoro one of their managers is a liar! Then when you call corporate to speak with a regional manager they don t call you back.

Have been trying to get ahold of them for a week. There is no one in the office so I've had to leave voicemails. Marked them as urgent since Friday, no response. Completely unprofessional and wasting valuable time. I need information from them or I will be homeless by the end of the month with my disabled wife and 4 year old son. Thanks a lot guys

I am only giving 1 star because -0 is not an option. Since they have taken over Avenue 15 Apartments
-the pool has not been cleaned; I had to complain 3 times before they had it cleaned
-They fired ALL of the groundskeepers and the property looks like it is abandoned; when I complained the property manager said it is not their fault that the residents do not clean up after themselves
-The office is not open on weekends so any you you have you have to wait until Monday and good luck if you call no one answers the phone; I literally had to request to get off work early to go into the office
- The manager at out location is rude; I heard her tell a resident that since they no longer take section 8 she will have to move but she doesn't know when they will actually serve but when they do she will have 30 days to move, when they lady stated she needed an eviction notice to give to section 8 she responded to the resident that since she verbally notified her not to treat it like it will be a surprise when she actually does get the notice.
-She was informed of a resident that was doing drugs in her car; she saw the lady and stated she would deal with the situation; guess what - the lady still lives here
They are slumlords that only care about collecting the rent; why they pay the lady to sit in the office the whole month is beyond me when she only actually picks up the phone from the 1st through the 3rd. The apartments may be getting remodeled to look better but this management company is the prime example of a SLUMLORD

Update: We have received contact from Shelton Residential, and our issue has been resolved. While I do think that it is difficult to get ahold of this company, once we were contacted we were helped in a very timely and courteous manner. I have changed my review for this reason.

This is BY FAR THE WORST REAL ESTATE COMPANY IV'E EVER DEALT WITH IN MY LIFE!!!! They've OWED ME MONEY SINCE AUGUST 30TH AND IT IS NOW OCTOBER and I still haven't received my deposit back. They do not answer the phone. They do not respond to emails. Seriously, I'm trying to understand HOW they're still in business. They lost the rent check & are now issuing a five day notice after no notice that the check bounced . I went to the bank to get proof the money is in my account and they refuse to give me the bad check and are trying to add on $100+ In fees. There complex is infested with roaches, they are shutting down the property and gave everyone notice to get out. Since the notice the no longer maintain the property, the weeds/clovers are almost to my knees. ABSOLUTE SLUM LORDS

He ignored our request, our phone calls, etc. When we finally got a hold of him, he was extremely unprofessional and rude over the phone. He even hung up on me. Please hire professionals who treat people with respect.

I ve been living at Frank s on Shea for approximately eight months a year and the remaining four months in Michigan our primary residence. My concerns have been minimal at best but frustrating at times. Since I ve had the opportunity to sit down and speak with Jennie Beck I ve been more then pleased as she has addressed those concerns in a most timely and highly professional manner. Jennie has a true calming effect in dealing with complaints in a cooperative spirit in which she goes above and beyond her responsibilities. What I thought until yesterday. My heart is completely broken. I have been in tears constantly for at least 12 hours now.... I was offered a position, I gave my 2 weeks from my current job... I sent an email about questions with my hours to find a fit for my sons Taekwando. I had no idea there was harm in the matter because I thought it was still in the offer stages. They told me they couldn't change the days so I went to find him a studio with hours that would fit. A week before my start day they told me they recinded the offer due to that email I sent a week ago. Now I have no job, no way to provide for my son... nothing... all because I was just trying to think about him. I have felt like a failure for a whole day. My deep heart hurts so bad. Words can't express how embarrassed and hopeless I feel in this matter. Thank you Shelton Cook for taking everything I have worked so hard for away from me in the blink of an eye. My heart is truly broken

The standard on hardy in Tempe SERIOUSLY NEEDS NEW MANAGMENT. This lady (the standard apartment homes manager) is so unproffessional, and mis-managed, it's a wonder anything at all gets accomplished around here. Something that is labeled as an " Emergency Maintenance Request" isnt handled until a week or more later? Water has been leaking from my ceiling for about a month now. We have left several messages, and reached her several times by phone. To which her response is "I'm sending them there right now." Now it's a week later. If you all dont replace her I'm going to the better business Bureau, and filing formal complaints against Shelton cook. This is not the first time we have had problems with her either. For example, the day that we were supposed to move in the apartment was still being renovated after being informed 4 months prior to our moving in. She talks to us about why her job is so stressful as if we need to hear about the break ins, and stolen property that she screams about in the model unit like no one can hear her. I'm so glad I'm moving far the hell away from your mismanaged companies, because it seems to me that all your company is concerned about is up charging and giving Tennants the worst possible management ever. The Arbors on 5th (also in Tempe, AZ) after shelton cook took over was the same exact way. More charge and more bull.

I lived at their property Vela on Camelback, I couldn't wait to leave. Sure the apartments look nice. But the company doesn't care about it residents. I wasn't the first resident in my apartment, and after moving in I had dryer issues. It took over four months of constant hounding and a new maintenance man to figure out my dryer didn't have a vent to the outside. Thank God my dryer never caught on fire from not being able to vent. The dog wash they boasted about when I moved in took nearly until my lease ended for them to fix it. My neighbors constantly stomped on my head but management refused to speak with them. Then upon move out they charged me for carpet cleaning claiming it is a standard fee, yet it is no where in my lease and they will not return my calls. Don't waste your time, and money

The property manager is a rude, unprofessional, condescending woman. When I asked for her help logging onto a new website (to pay the HOA dues), she insisted that others had successfully paid using that web based site. Moreover, although I have only been in the office three times, - she alleged that she remembered me as being rude to her since I purchased the units.

She ended the call abruptly, after telling me that I had two options: 1 drive to her office to make the HOA payment, or; 2 mail the payment to you at your corporate office.

Our interest are mutual, and business driven. I want to pay the HOA via your website, and your company wants to receive those payments. Your unpleasant employee should be trying to facilitate this business, -instead of driving her own agenda (sitting behind a desk doing the minimum). I invested in those rental units to do business at a distance, i.e., I have no desire to drive to that rude managers office, and thankfully have only done so twice in over a year.

It blows my mind that someone as clueless as Lisa can be a regional director for an entire state of apartment complexes. When I call to inquire about mysterious charges on a post move out bill, she told me it was probably in collections even though I just received a letter from the complex today. Unbelievable. When you call this office, it's easy to see where the individual apartment complexes learned to be so unprofessional.

I was a resident at the Silverado Apartments in Albuquerque. During my time at Silverado I did experience several serious issues. What I can say is every time I called and left a message, Amanda Gallegos was always the one who called me back. She was always professional and prompt. I felt confident when she said she would get thing fixed and she did. The maintenance staff was always respectful and prompt with my repairs.

The Daybreak apartments on 7st and Bethany home rd. , do not move to! I have friends that currently living there and the owner is very cheap and does not fix problems that happen here. The apartment manager liz and Tina do nothing for there residents. They are lazy!!! My friend has been living with an infestation of roaches! And also they have rats at the entire complex! For months she has been dealing with roaches and can t even live at her apartment but still pays rent. I repeat if you like to live with roaches and rats DO NOT move here!!!!!!!! We also have videos and pictures to provide for evidence. The manager Liz and Tina are lazy they don t care poor customer service and only care about collecting the rent!! They need new apartment managers! And new owners! ASAP PLEASE! If I could I would rate no stars !
