Kylee at Adam's square apartments is without a doubt the most friendly, organized, and communicative landlord I've ever had and ever will have. So glad to be living in a place run by such an awesome lady.

I write very few reviews because frankly, business is not what it once was--so often you don't get what you pay for; however, working with 4 Degrees is money well spent--and we are reaping the benefits of every dollar spent for their service. As a member of an HOA Board, I can attest that we have had numerous occasions to call on our property management team from 4 Degrees for support with questions about vendors, taxes, surveys, accounting, you name it and EVERY TIME, BAR NONE, they have been available and ready to answer any of our questions, completely and concisely whether it s a call-back or visit. Is this unique? Probably not for this team, because they provide their undivided attention and support each and every time we have reached out for assistance. We know that we are dealing with a professional team of experts. It's more than a pleasure to write this review because our management team: Monique Stark, Alexa Munson, and Rachel Kirkland from 4 Degrees are a top-notch group of individuals, from every perspective. There is absolutely nothing negative to say about this group of professionals. That is the key word...professional. In a time of uncertainty and extra precautions they have it all mapped out to make it safe for you and make it a breeze. I worked with Christina and Emeline and they are awesome!! From the start to the finish of getting our lease going they kept us very informed and checked in frequently. We are in the process of selling our home and have a 5 month old baby so them having our back was needed! Our unit is part of some brand new construction and the ac wasn t working the first night so Christina took it upon herself to make sure we had a way to keep our unit cool with a 5 month old until the next day when they promptly got everything up and running. This company will 4ever be one we look to for where we live. Thank you all so much!

Best management staff ever!! Last 2 were jerks,incapable of doing anything,one excuse after another. Kylee, Dan and Lonnie are on top of everything-immediately! Not uncommon to see Kylee outside actually picking up debris while the maintenance team deals with the tenants issues.They are also very very good listeners...never too busy to stop and chat awhile. Dan is amazing and is very quick to respond to any repairs or help that may be needed.

Rob Hudkins is the truth. He has found all the answers for us that we needed and always gone the extra mile to make our dream a reality. 4 Degrees has the right people to make it happen for you

I called maintenance yesterday and expressed my concerns. They had the maintenance tech Katlynn come the next day!! Katlynn was very friendly, helpful, informative and did great work on our home. She even gave us a sweet gift!!!! We really appreciate good service!! Thank you for making our residence a priority!!!

4 Degrees and our Association are new to each other this year. The staff is very supportive and responsive to our needs. I have great hopes this will be a long and happy relationship. Brandi Gimbel has been wonderful.

We rented a duplex from this company and our upstairs neighbors were insane. We filed noise complaints against them and the mother came down and bashed on our door only to scream at my husband for a good thirty minutes. Then she retaliated against us and filed baseless noise complaints despite the fact we were already constantly quiet and she never saw us. 4Degrees believed her and we had to pay a fine and risk eviction. When I tried explaining to our property manager she was no help. I was very upset so I cussed at the manager from then on things went downhill even worse. Our neighbor would scream at us so bad it got to the point we couldn t cook or do laundry at home without her coming down to complain. For 7 months straight we watched tv on mute with subtitles. We moved immediately as soon as our lease expired but this was the absolute worst living situation I ve ever been in. I do not recommend because 4Degrees took her side and told me we needed to just work it out this neighbor was insane. Flash forward three months after we moved and the new tenant received some of our mail, she was kind enough to contact me and told me the neighbors were even worse than before!! Management was no help

Wish i could do zero stars because we needed help multiple times and they never called back when we needed them. We had a break in at their 506 w sinto ave location and they didnt do anything they treated us like we are stupid we are young renters we dont know a lot about the renting process. It was very hard to try and get out of our lease after the break in. We have a child and we were very unsafe our lives were put in danger and they did nothing and ignored us and hung up on us a lot. My husband had to yell at them to get through to a direct answer they all have attitudes and are not friendly. Please if you have chikdren think twice about moving or renting with their company. They dont care about their tenants or their safety

As a property owner and real estate investor, I would highly recommend 4 Degrees. They combine a thorough regard for the business side of things and for owners' success with a high-integrity and purposeful approach to business. Property management is an extraordinarily difficult industry and they are one of the rare companies that seems to consistently achieve win/win/win results for the tenants, property owners, and themselves. If you have a property you need managed or if you are interested in getting into rental property ownership, they would be my absolute #1 recommendation.

We have used 4 degrees for ourselves and for many of our clients. They found my new house (Goodwin), they have helped so many of our clients with developments from the inception, we (HDG) have designed projects for them as well as helping create their new downtown offices. Having 4 degrees as a partner in anything we do has given us an advantage every time. We look forward to many future projects and will always use them for all of our real estate, development and management needs.

It literally takes weeks/months for anything to get fixed. They do not communicate well with tenants and get 400$ a month to not do a single thing. FIX THE INTERCOM.

Paul was polite and quick. Very knowledgeable. He was very neat as well. Highly recommended.

Toby met our every need throughout the long process of buying our first home. From sending us listings to scheduling showings, and even providing a back up the for the one weekend (in 6+months) he knew he wouldn t be able to show if something came up.

Once the offer was accepted he was there every step of the way, answering questions day or night and talking me off the ledge multiple times. Come to think of it, I don t think I ever once received a voicemail when I called. He always had an answer and was able to explain things so they made to us as first timers.

His calm demeanor and attitude kept us sane throughout the whole process and we couldn t have done it without him. He was a pleasure to work with and had a great sense of humor when it was appropriate.

He helped us with negotiations and we are ecstatic at where we landed with a tough seller, in a hot market.

Combining his attitude, knowledge, attentiveness and willingness to help, we would highly recommend him to our closest friends and family.

Rachel has done a terrific job helping the BOD's manage our HOA. Rachel is very prompt in her replies and has been extremely professional. She has been a pleasure to work with.

4 Degrees managed our properties awhile back. After an eviction of a tenant, they didn't do the necessary steps to avoid break ins from the old tenant which cost thousands of dollars of repair. We felt like they weren't there to help us, but to just get our money. I wouldn't recommend them. They sound like great when initially talking to them, but their performance is something different.

4 degrees has been the best management company I have rented with so far. They have been very nice and respectful. Answered all my questions and are very fast at getting maintenance requests and other concerns handled. I love them so far and I hope to be a long time tenant. Thank you for everything and helping me find my dream home.

Nicole is a wonderful manager. The management/maintenance team listens to every concern and makes sure things are taken care of in a timely manner. Nicole makes sure the property is taken care of for her tenants.

I used 4 Degrees Property Management for my duplex. When I began with them, they seemed to have few properties to manage. As time went on, they added multi unit apartment buildings. The business grew and the service declined. I realize that I am small potatoes compared to a large apartment building. I expect, however, that the service would not change. Initially, I received quick responses to my questions and concerns. The last 6 to 8 months, the communication was really lacking. Sometimes I would ask a question and not receive a response until I took the time to ask it a second time. One of my tenants failed to pay rent and I was not informed. I didn't know until I received my owner's disbursement. At that time, I asked what was happening. It was the 15th of the month. I was told that the tenant had not paid their rent or contacted 4 Degrees. I asked if they had given them a 3 day pay or vacate notice. The response was, "Is that what you want us to do?" I have since sold my rental. At the time that I sold it, I was so fed up with 4 Degrees that I would have stopped using them if I had not sold the unit. I do think they want to do a good job but I find they are lacking in many areas.

So far my experience is great. Kylee is friendly, responds quick and seems to have everyone's best interest. The Apartments are not perfect but they are good, clean, quiet and decently priced. Only some of them have balconies, no assigned parking and no storage. They do have garages but they are hard to get. I like living here and thinks its a great place and I feel secure. Great for on the budget or first time renters.

I Live at the landing on pines I have been here for almost 10years. And I have to tell you. Nicole and Lonnie are amazing. They really care about the property and the tenants. They are always welcoming and always very plight . they take the time to listen to what us tenants have to say and they always have a smile on their face no matter what. They are a great team.

Moved in only a short while ago however find this apartment awesome. The manager Nicole is always available to answer questions and worked with me. Great laundry facilities also.

The apartment manager Nicole at The Gardens at 1815 was fantastic to work with when we were there. She made the whole process, both getting apartment and leaving, a breeze. The complex was well maintained and the people were nice.

4 degrees has a shiny building and smiling faces, but they'll let you freeze with your children, before they lift a finger to help.

Service: Heather Brooks is very responsive!!! No matter time of day she gets back to me immediately. I love her attitude and willingness to help.

Accounting: Our association has issues with accounting and banking but we are optimistic those will be resolved.

Katlynn was extremely nice, quick, and professional. Great maintenance service.

I was living in a horrible situation with my daughter in a teeny tiny house. The neighborhood was trashy and had many issues. When 4degrees property management took over, they were very polite and quick to deal with the issues at hand, even though they were bombarded with maintenance requests. When I found a bigger place they let me out of my lead early and we're prompt and polite about returning my date deposit to me. They were the best property managers I ever dealt with and I thank them.

When I first moved in management was top notch, communication was smooth and things were handled properly. They recently switched property managers at my site Parc Sprague. The new manager cannot even account for my correct rent amount and as much as I communicate with her she just delivers lip service and does whatever she wants.

They dont take responsibility for maintenance on their properties and the women that awnser the phone are unprofessional and straight up rude. When my lease is up i will not be renting from them again.

Hollye, a special projects manager for 4 Degrees, did an extraordinary job leasing apartment units in Spokane. Hollye is very responsive via text and call, is patient with tenant questions/requests and is transparent in her approach. She never makes a promise that she can t keep. I highly recommend Hollye and 4 Degrees for both apartment owners seeking property management services and prospective tenants.

I recently moved into the Gardens, and I have to admit that I am impressed. The grounds are well kept and Nicole is an amazing manager and any issue is resolved with speed and a smile. It is so nice to have a property manager who is professional and personable. She works hard to make this place feel like home and not just another apartment complex.

Every aspect of what 4Degrees does for their clients is superb. As a property owner, what's most valuable to me is their comprehensive knowledge of the law and the rental market. The care factor of every person I've interacted with at 4Degrees is extremely high and you feel confident that you have their full attention, when communicating with them.

The Property manager of the Apartment was very helpful and explained every question I had in great detail until I had no other questions left!! Would recommend to any first time renters!

I am a tenate of a rental property managed by 4 degrees. The house I live in is an old Victorian house that was converted into apartments, so in an older house, you tend to have pest issues. Long story short, I have had mice in my kitchen for a little less than a week. I called maintenance as soon as I found the rat droppings in my silverware drawer. They sent someone out the next day to set traps. Then, the following day, they sent Katlynn out to to plug the holes under the sink where the mice were entering. Katlynn filled both holes and filled in all the spaces between the cabinets so there was no way the mice could re-enter. Katlynn was so sweet and cleaned up all the mice droppings and even organized my Tupperware! I guess I am living here for the rest of my life

Simply amazing! Recently the property which I rent switched from a less reputable property management company to 4 Degrees. I as a renter could not be more happy about the switch. Maintenance request's are easy to request and responded too imeadiatly unlike the previous company. The Maintenance Man Paul who came to address issue's is extremely profesional and friendly exceeding my expectations.

Brandi has been wonderfully responsive and proactive. We recently switched managers and I have been completely satisfied with 4 Degrees.

As a vendor, I have been working with 4 Degrees Real Estate from their beginning. I first met Jessica about 3-4 years ago when she was with another property management company. I was excited for her when she started working with 4 Degrees.

The maintenance man, Mike is one of a kind. Very polite, listens well, kind and gets it done! Walter the grounds keeper does a wonderful job. He cares how the grounds look. Unbelievable how the garbage can build but Walter takes care of it and does a fine job. Mike and Walter are fine men and work hard to get the jobs done.

We picked Trevor Henton as our agent because I have had the pleasure of working with him for 5 years and knew what a great individual he is. It was all about him and knowing we could trust him and that he would be honest with us. He made selling our home easy and kept me calm when I started to run off the rails. He was so helpful with many things and went above and beyond to insure we got top dollar for our home. This is the worst property management company I ve ever had to deal with not only will they not sit down and have a conversation with their tenets everything is done over email nothing is confronted face-to-face it takes days for them to even respond my maintenance concerns have went unattended I have four children and I m a single mom and Jessica decided to move me into a unit where she knew had high violence about a month into me living in the property somebody broke into my house put a brick through my window she would not let me terminate my lease without a fee I also had buns living in my shed and outside of my front door nothing was done All in all worst experience I ve ever had I would never rent from them the unit is disgusting they had cockroaches in there and there is no maintenance on the yard I would not recommend this company to anybody

We had a security issue that needed to be addressed quickly, and it was. I have found 4 Degrees to be a quality property management company that seems to care about their renters more than most.

I bought a home that was listed under 4 degrees real estate. I do not know who is responsible for the messes my home inspector and I discovered. If this company is renovating properties to flip and pitch to "investors" (private owners of houses employing them to manage their rental), they are not hiring professionals of any licensed or skilled sort. DO keep in mind that the company has NOTHING to do with whether the property is maintained or things are fixed-that is the OWNER. If they are involved in shoddy renovations and cheap fixes that will not hold up, then I have a bone to pick.

Hi, I'm so impressed and thankful for the courtesy of 4 Degrees Real Estate at Wedgewood. I live here and I got into some hard times with paying rent. I was going to loose my apartment. The Landlords did all they could do to extend my late Owings. Jenna who worksat Wedgewood printed me out a list of charities and Igot right on calling every last one. Finally st. Vincent Dupaul answered my prayers and got me caught up now I am in good standing. Jason, (my Landlord) also did another miracle for me to help get me caught up and let me just say that THESE GUYS ARE ON IT!!! They really care and not to mention that everyone of my neighbors are awesome I love it here. Pretty good place of you ask me THANKYOU JENNA AND JASON

After getting moved into temporary housing for "construction" and having our original property rented out to someone else while I still had an active lease, we were ignored for months. When I finally got to talk to someone, we were told everything would be done to make it better and we would have first pick of some rentals that were not on the market yet, but they did not have any properties available and instead took me for my application fee. I have told everyone I know to avoid these slumlords.

Do not rent from this company. A duplex was posted on Monday and I called and scheduled an appointment for 8:00 am Tuesday morning. However, at 7:30 am on Tuesday morning, I received a phone call and text saying the appointment was canceled and an application was already in. DO NOT RENT FROM THIS COMPANY.

Nicole is a great manager always takes care of you is the opposite of a slum lord something breaks they fix it you got an issue shes easy to talk to and deal with around the best manger I've ever had.

Any time I need something fixed it's done right away. The staff are friendly and professional. I love my place.

Nicole is an amazing landlord, she s super friendly and easy going and the others who work here are kind as well. Fast with maintenance requests and overall a great and quiet place to live.

Darcy is an exceptional agent who took the time to work with us and go above and beyond the call of duty with us. We were from out of town and she was AVAILABLE all hours of the day to answer questions, help with looking over properties that we couldn't visit. Having worked with an agent on the other side of our transaction I was reminded how blessed we were with Darcy. The other agent never returned phone calls, Never answered questions and made the transaction very complicated from their side. But Darcy moved along, always professional and made phone call after phone call to the seller to make everything work out. I'm sure you already know you have a 5-Star agent on your staff, but I wanted to share with you how much we appreciated her hard work and devotion to her job. She represents your company well! It is very peaceful here and Nicole is very helpful and caring.

By way of background my sister and I purchased lofts in the Joel Building December, 2018 and January, 2019. We were second and third owners.
I am and feel fortunate to be a member of our Board.

We are the first Board for this new HOA. Several us us bring some condominium board experience. Nonetheless operating as the first board in a new development creates some interesting questions. Every problem or situation is original to this HOA.

Her vast knowledge of HOA Rules and Regulations, et al, in general, and ours specifically, local and other entities restraints and requirements is amazing.

Ask a question and she has the answer spoken with a confidence that garners a confidence that we are well represented. When she does have to do some research, she returns quickly with a solution.

When something breaks down, large or small, or simply needs a tweak, Heather takes care of it.

In conclusion, we trust and have confidence in her.
She is incredibly responsive and is always available for us. She is unfailingly pleasant. She is teaching us as we move forward.

Heather is certainly a credit to 4Degrees and deserves to be recognized for same.

I live at serranno apts they are biased if you are friends with the office staff, they let you do anything you want even if is illegal, their are too many idiots, and pigs in this place, they have no regard for other people. The laundry rooms are a pig sty, nobody cleans up after themselves. I wouldn't rent from these people again!!!

Emee was so wonderful to work with and when she could not answer a question, she tapped on the owner, Joel to help. They were both incredibly responsive. Joel took it the extra mile, followed up to my email in a timely manner and even picked up the phone to call me personally. I cannot recommend a better group of professionals to work with in your next renting or purchasing endeavor. Thank you again!
