I bought a home in 2017 from Vesta Properties. I have always heard good things about Vesta, and working in the construction industry I knew many clients who could back those sentiments. Unfortunately once I took possession I was shocked to learn of the total lack of quality and apathetic attitude from their customer care department when it came to fixing things to the contracted and expected requirements. I cannot speak for others, I have heard a lot of people's horror stories, but again can only comment on my own personal experiences with Vesta. Vesta planted dead plants, and dead grass in my yard. I watered them for 6 months hoping they'd come back, but to no avail. I was told by a Vesta representative that the dead plants would be replaced once the final inspections are done. It's now been a year and a half, and I was just told by a Vesta Rep that it's not their problem. Even though half the dead plants where planted with the root bulb half out of the ground. I am totally shocked that I have to now consider legal action to fix a situation that should never have happened. A company with such a good reputation leaving such a mess is baffling. Sad part? I'd still recommend them to others as I feel my situation is just a one off issue of a total lack of management of a specific project.

My advice to other considering a home from Vesta, they are a good company and the overall build quality is better then average for sure. But, when you take possession maybe consider hiring an outside consultant or bring an friend/family member to document what you're told, along with your realtor if you used one, to make sure you get what you paid for.

Vesta Property Townhouse 1 year warranty problem
I made a service call to repair major construction defects for less than year old Lattice townhouse on 208A ST Langley. The service rep came in did some minor drywall works but claimed that the bowed wall is within their tolerance so there is nothing they can do anymore. It is too obvious that something is wrong in the wall. the wall is pushed out wall, floor trim and lifted carpet (Photo). This is not acceptable per the construction performance guide. I complained and asked them to repair the defect but they will not. Nicole Toole and Ken Asai from Vesta told me that I have to claim thru 3rd party home warranty. but look at their web site saying the new homes are backed by their own 1 year warranty! They are just trying to make it hard and get it one go by! my brand new townhouse with bowed wall. I have to look at the ugly wall and carpet every day!!!

They are building another large community called Latimer just couple minutes away from my home. Stay away from this builder. I have to make another claim thru Traveler as they asked. I will see how this go and report back here. super disappointed in their quality and finish.

oh and they missed caulking in the shower enclosure. they applied caulking from outside so water egresses under the enclosure developed mold and started leak. Ken Asai comes in and did caulking from inside. sure. but what about the outside caulking? I cannot remove the mold now it's in between the caulking. I asked him both side should be replaced but he saying I have to clean the mold first before he can do it.

Even though the Real Estate did not tell me the truth about the yard and was not helpful. Vesta contractors did help me out in other ways. It is not Vesta's fault that their realtors don't read the plans and answer questions correctly.

We just bought our townhouse in Langley, we review...

We just bought our townhouse in Langley, we reviewed all the reviews and that is why we went with Vesta. However we have a problem with the bounce in the floor in the main floor, a 50 pound child merely walking with make the cupboards, china cabinets, and anything on the table rattle. We were told that this is because they did not glue and screw the subfloor down, their rep said they don't do that code is to nail the subfloor, and they will not fix it. Our Shower in the master was not attached and rocks, this they will fix but we can no use it until the repairs can be arranged and it is a major project to fix it. There are big cracks in our garage floor, and Vesta told me they will not fix it until the cracks reach 1/4 in each and then only if it happens before 15 months. Not impressed, and I see all the units seem to having similar issues as the repair people are there all the time. Scary for a 3 month old house.
