Very poor communication by management. They are extremely slow to respond, if they respond at all. It is very apparent that they prioritize leasing to new residents and not preserving relationships with current residents.

The new maintenance team is helpful and responded quickly to a recent problem we experienced in our apartment, so we are pleased with the maintenance team.

Apartments
I've lived at The Loden since May 2019 into a 1 bedroom unit that had never been lived in. The apartments themselves are absolutely beautiful and the only minor complaint that I would have is the manufactured wood flooring results in quite a bit of noise transfer if you happen to get a heavy walker above your unit.

Amenities
The amenities are the real reason to live here. The outdoor hot tub is huge and runs year round. You'd have trouble finding another apartment that runs year round in Minneapolis. The pool is massive and there are plenty of chairs. There are two gas fire pits, two gas grills, and three large community spaces that are beautifully furnished. The gym is acceptable but is missing quite a bit of standard equipment (no stair-stepper, bench press, or squat rack).

Management
When I first moved in, The Excelsior Group ran the property and was fantastic. They were quick to respond to emails and requests, knew everyone by name, and held events regularly. In late 2019 Pinnacle Property Management took over. The transition was relatively smooth at first, the only thing I noticed was the hot tub chemicals were way off resulting in the tub filing with bubbles - any maintenance staff should know how to manage PH in a hot tub. When COVID-19 hit, management essentially shut down completely. No staff was visible onsite, maintenance requests stopped completely, and emails were either ignored or took well over a week to receive a response. We regularly received emails about maintenance staff and residents being 'presumptive COVID-19 positive' without any follow up as to what the status was. In late May 2020 as other pools were being prepared for summer, The Loden decided to leave everything as it was all winter.

About two weeks after the original review above, staff hired new onsite maintenance - who have been amazing - and began fulfilling requests again. The pool and hot tub were opened for the season and additional chairs have been brought out. Landscaping was just redone over the last week (early August 2020) and I have to say the grounds look great! Management has increased communication and there have been significant improvements across the board. Overall I'm very impressed with the management team listening to their tenants and really stepping up this summer. The only item now preventing me from giving a 5 star review is a few needed additions to the gym. Adding a Bench Press (or Smith Machine), set of barbells, and a stair stepper would go a long way in attracting and retaining tenants.

I moved out of living in a townhome/home for 11 years. Moving back into an apartment is a big change . Loden is absolutely an amazing place to live in. I couldn t have been more happier with this find . The place is new , has wonderful amenities , is clean and most of all the staff Austen, Jared and Kathleen are amazing people and will make you feel like home .

I have been in this place since April 1st and it has met all my expectations and gone beyond.

The Loden s new property management company, Pinna...

The Loden s new property management company, Pinnacle, gives little to no concern about the residents of their building or maintaining the building itself. For a building that s branded as resort style living you d think they d be attentive, or at least dignify you with a response when you reach out to them. However, the staff s communication is horrendous, and if you re lucky enough to receive any manor of response, it ll be pointed or dismissive.

I was holding off on writing a review as I thought it may have been an adjustment period, but it has now been over six months since Pinnacle s management team took over and the same problems initially experienced continue to persist.

Here s the short-list of issues I ve experienced in the year I ve been living here: a Bobcat plowing the parking lots at all hours of the night literally shaking the entire building; hallways and elevators with visible (and pungent) dog pee stains for weeks at a time; dog poop literally everywhere around the building and multiple instances of dog poop inside the building; trash piled in the trash rooms because the trash chute is jammed for days at a time; packages left completely unsecured in the front entry way; utter lack of policy enforcement across the board. The list could continue, but you get the gist of it.

Most recently, last night around 5:20PM, the entire buildings water was turned off without warning because of a leak in the Building s main water line. About 15 minutes after the water was turned off we received an email from staff stating that there was a leak and that an update would be sent once the plumber arrived and had an idea on the work required. The next email received from Management was at 8:40PM saying the main water line was still being drained. I called into the buildings resident services line and the representative I spoke with around 7:30PM didn t even know there was an issue with the water clearly the result of outsourcing receiving customer service calls. Water remained off until 10:30PM. I understand that unexpected problems arise, and a main water line leak is a major problem to resolve, but leaving your residents in the dark for hours at a time is unacceptable.

Short of the long, if you re thinking about signing a lease at the Loden, or another Pinnacle managed building, I would HIGHLY recommend that you find somewhere else to live.

I'm very happy with everything at The Loden. The manager is great, the maintenance department is quick and thorough, the entire place is always clean from top to bottom and the amenities are top-notch. I've lived here since the new management took over and would recommend this place to anyone who wants to feel like they live at a resort year-round.

Among all the property management groups, The Excelsior Group has done a really great job with this property, the staff are very professional, courteous, efficient, and accommodating. For such a large, pet-friendly property, it is kept incredibly clean at all times of the year and also has great access to the freeways.

A great new property with well designed floor plans I d definitely recommend!

Our family moved into The Loden 3 months ago. We were instantly blown away by the friendly and inviting staff here. They could not have been more welcoming to our family, especially our two little ones. The three community rooms are the perfect place for our family to hang out in they really do make you feel like you re at a resort. The building is well kept, the location is amazing, the amenities have exceeded all expectations, and most importantly we always feel safe.

I've been living at the Loden now for over a year....

I've been living at the Loden now for over a year. I renewed my lease a few months ago and it has turned out to be the worst decision that I could have made.

Prior to Pinnacle taking over as the property owners, Excelsior Group ran the building. Staff with the Excelsior Group were attentive, extremely helpful and eager to solve any issue. They kept the building immaculate and had great policies in place to help residents and their guests enjoy everything the building had to offer.

Pinnacle, to put it lightly, is a fraction of that. Kelly, the property manager, is nowhere to be found. Emails to her and her supporting staff often go unanswered and it's clear that their top priority has become filling in the vacant units as opposed to supporting the residents that are currently within the building.

The hot tub, which has been closed due to COVID, will need to be completely cleaned out by an outside company. It's filled with dirt and algae and Pinnacle Management has clearly neglected it because, on par with everything else they do, it was the easy route.

Pets have been given a lot of leniency. Even though Management has threatened to fine owners over excess dog waste, I've yet to see it happen, which has led to dog feces within the building and on the surrounding grounds.

There are several aggressive and noisy dogs at the Loden. Again, concerns regarding these pets haven't been addressed and probably only will be once an incident with those pets occurs.

Maintenance requests have only been answered if they're deemed as 'critical'. So, unless you're floating in a foot worth of water due to an overrun tub, good luck getting something fixed.

It appears that they've used the COVID crisis as an excuse for not being attentive to the needs of the residents. They've been extremely slow to open amenities and clearly would rather work remotely than be in their offices at The Loden.

The units and the building itself are exceptional. The location and the amenities (when open), provide for a fantastic experience that has unfortunately been tainted by new management.

I'd advise anyone that is considering renting at the Loden to be wary that management will be keen on getting you to sign and leave you by the curb once that's done and you're locked into a lease.

I'd be more than happy to edit this review if I could voice my concerns with management, but it appears they're unwilling to get in touch with their residents.

The Loden is AMAZING! I have lived there for a year now and I have loved it! The staff is incredibly considerate, responsive, and always willing to help. The facilities are new and up to date, not to mention the finishings in each apartment are beautiful. S/out to Jared and the rest of the staff for being THE BEST! I literally feel like I m staying at a 5 star resort! 11/10 would recommend!!

I ve been here for a couple months now and I love it! The staff members and residents are very nice. It s very quiet, I don t hear much noise from any of my neighbors. The parking garage and the delicious free coffee machine are the best! The easy access to the highway is very convenient in the mornings and evening. I m very glad I found this place!

They recently had cracked down on excessive parking, however i got towed out of my own spot while having my parking permit in the spot they told me to. Now i get to pay $425 to get it out, thanks Loden for having my only car towed out of my own spot!! Communication is a joke, garbage in the hallways, gnats and fly's in the community room everywhere; cant wait until my lease is over.

Management doesn t reinforce policies. Poor organization of parking. Poor trash removal building design/system.
The focus was obviously about the nice club room and pools and not some of the practical living spaces. Maintenance however provides great service that partly covers for the downfalls.

I love living here so far! I have lived at The Lod...

I love living here so far! I have lived at The Loden for about four months and the staff has been wonderful. They willingly take care things in a very timely manner and I have nothing but good things to say about all of them. The common areas are impeccably clean and I have felt so safe here during the pandemic due to increased cleaning protocols. I absolutely love my unit! The finishes are really nice, layouts are unique, and the price per square foot seems really fair. The amenities are my favorite part of The Loden! The pool and hot tub are large and have a wonderful resort feel. I toured a whole lot of places in Minneapolis/surrounding suburbs and didn t find anything that compares to the amenities here (let s hope they open again soon , gotta love 2020). I would definitely recommend this community to my friends and family.

Excellent place to live and especially very friend...

Excellent place to live and especially very friendly and reliable staff - all the team members have helped us in every turn to make us feel like home and help with practicalities. We have moved two months ago from Europe and still congratulate ourselves how great place we managed to find. The outdoor hot tub is just brilliant over the winter days while waiting that summer will hit us and our boys can enjoy the pool.
