I rebooked with sulets for the second time but I had some questions. RUTA was lovely and managed to answer all my questions and helped me out very quickly. Thank you ruta!

I used numerous other agents previously and all are unparalleled compared to the Sulets team. Students know they are getting decent, safe properties at fair prices and landlords can be sure of fair fees and superior service. A genuine win-win for all involved.

Honestly can t rate the experience enough. There have been some problems but that s expected with rentals, especially student houses. The service when reporting the problems is excellent and everything has been fixed within the space of a week. Emma Fox has always been really helpful and happy to answer any questions when they arise.

Sulets is a non profit entity meeting the housing needs of students in Leicester. I have always found them professional, reliable and efficient to deal with. All their properties are vetted and have to reach a high standard.

Jake handled my booking and answered every question I had from the start! Super friendly and quick to respond, as well as sending a video tour over that showed the place I'd be living next year, which put me at ease for next year! Great service even during this tough time with COVID.

Lucy Woodall was extremely helpful with my property search and made my experience with Sulets a very positive one. Although I didn't find the property for me, Lucy was friendly and saw to my every need. In which case I will definitely be returning to Sulets for the 2019/20 academic year. Thanks again Lucy!

This company is not student friendly at all. They do not adhere to student finance timetables, which make payment dates extremely hard to cater to and so cause great stress to students and parents without the money to pay ridiculous amounts upfront.

They advertise no deposit, but expect you to pay for a month you are not in the building and without keys.

Uncompassionate staff and company. Do not go with them for a student friendly service.

My property manager Angela has been amazing this year. Any problems that we have had have been sorted as soon as possible and she has been there to support us through an ongoing problem with builders next door making sure that our experience has been as positive as possible. Can't wait to use Sulets again next year!

The landlord is very helpful. It is a student accommodation but they were able to help me out during a difficult situation with a noisy neighbour. If you are looking for student accommodation in Leicester, I would recommend going through Sulets & Student Roost as the landlord treats the student tenants well.

Sulets have been a wonderful accommodation provider for me and my flatmate. From first enquiring about what options were available to us, to arranging viewings and then them being understanding when we had to delay signing the contracts but still reserved the property for us. Then since moving in they have continued to support us with any issues we had - including fixing the washing machine and replacing a broken fridge. We have had (to date) 2 inspections from Ruta who has always been so friendly and respectful to us and informed us in advance that she would be coming. We are extremely happy with the service provided by Sulets and are staying in the property for a second year - would definitely recommend for any students!

Angela and Lottie have been fantastic in helping us in our student accommodation. They have answered countless phone calls from our student house yet they are always happy to help. Really appreciate the care they ve provided!

Had my property with Irving and the team for 2 years. Great service from them all. Honest and fair with maintenance and generally do not need to worry about anything. Has been a good investment and highly recommend.

I m a postgrad international student from the US planning to live in Sulets while at Leicester 2020-2021. Emma at Sulets has been incredibly helpful with sorting out my payment plan and being available for any questions I might have (even with a 6 hour time difference and needing to do all chatting online). I m excited to move into my new flat in September, and it s nice knowing that I can trust this company to help me with accommodation during my time abroad.

If you don't live at the summit, don't live in any of their other buildings. they do not care about the rest of us. Sulets put my life in danger and have inconvenienced me many times. I AM SO DISSAPPOINTED. when the fire alarm goes off, no one comes to put it off even when you call the emergency line. THEY DO NOT CARE ABOUT YOUR PROBLEMS SO DO NOT BOTHER.

I've worked with Sulets for a number of years now providing Landlord services, a totally Professional Company work with and the Staff are always great in helping with any issues like access.

This letting agency is a scam. The type of agency that will make you sign a year contract but change contracts whenever they feel like. Plus the girls working in there are extremely useless and rude

I had no regrets dealing with Sulets over my apartment on 40 Thurlow Road, where I lived September 2019 - June 2020. I lived with three other amazing and dutiful flatmates, who like me are University of Leicester students.

Employees Lottie and Emma were wonderful, quite attentive. I recommend Sulets to anyone. We left the house all clean and ready for the next tenants. And would have renewed but for the fact my family would need a different sort of apartment.

The service wass excellent, I can easity book and secure my room way before I start my study. The agent is very nice, informatiive and helpful to make sure I can get all the booking process. Very reccomended.

I recently graduated from the University of Leicester, and rented from SUlets in my final year. I rented a room at 3 Greenhill Road. We had no issues at all in the year with them, whenever we had a complaint they sorted it without any hassle. We received the house in good condition and when we noticed things during our stay, they were fixed quite quickly. When a sink was accidentally broken, they also fixed it without fee or a problem, same with some mould in one of the old wardrobes (although not great that it was there initially) and when the thermostat stopped working. We also all received our deposits back in full without having to battle with photographs and timestamps (unlike other, private estate agents *cough* SkyBlueHomes *cough*). Although the house was one of their more premium properties, the rent was quite affordable and they looked after us well through the year. We were dealt with by Katie, who did a wonderful job this year.

(Also, when coronavirus hit, those of us who left the house were able to take our stuff, send the keys to them via post and avoid paying the 3rd instalment on our rent, which was greatly appreciated. A huge thank you to SUlets for that!)

I just wanted to say that the Sulets employees are extremely dedicated, understanding, helpful, and kind people who care about their tenants. If you are looking for student housing in England, especially during these times of the pandemic, Sulets is the way to go. I'd love to give a shout out to Emma Godsell and Sapphire Dayman for their great work at Sulets. They are truly godsends.

Amazing experience, wanted to live in the same flat with my friend . We were assisted and guided through the whole processs by Emma. She was so attentive and understanding about what we wanted. Sulets are ok, they're generally good for a lettings agent but if you have any problem then they just don't bother to fix it. Fixing stuff also takes an incredibly long time and they take months to actually listen to what you're saying. I would recommend them if you can't afford other places but I wouldn't use them again.

Where is your customer service when the keys for a student going to Leicester University has to travel to Demontfort which is an hours walk away from the actual house being let. On top of this there is NO week end support to collect the keys so as a parent travelling 4 hours to get there we have now got the added inconvenience that it has to be on a weekday and not a weekend when most parents have time off. I more than welcome any response from Sulets or the student union that is being advertised as supporting this. This is not something that is brought up or mentioned on any of the sites associated.

The WiFi didn t reach my room, so they called a virgin media engineer for me and ordered a network extender off amazon, which they paid for.

A nice, cosy house, very good location as it is close to the University and just a 20 minute walk into town. Sulets are very good at communicating with their tenants and act quickly on any requests you may have. I had a really good time living in this house.

For some reason I have to stay at my studio for a couple of weeks after my tenancy and get my contract extended. It s a bit complex because I was outside of the UK. In getting things done, Ruta, Who works in Sulets office offerred me great help, giving me suggestions and instructions. Thanks Ruta for the professional and efficient services!

Sulets have been very helpful with finding the property I'm currently in and the staff are really friendly. If I've had any issues I've emailed Ruta and she has been amazing in helping me with my enquiries.

Been problems with the house, but Sulets have been and great got someone out quickly, in particular Angela

I don't even know where to begin with this... I've only given them one star because Google won't let me give them 0 stars.
First of all, there was an agreement between me and SULETS that I would pay the rent in monthly installments with the condition of providing them with a guarantor, which I did. I have proof that I have payed my rent on time every single month for a year, unfailingly. However every two months or so, they would call up my guarantor AND send him letters stating that I have not payed my rent and that they require him to pay on my behalf, which obviously was not true as I was always paying on time. When I brought that up with the agency they kept telling me that there was an outstanding payment on my account which was brought forward AND 'late payment fees' added to it. This whole situation was causing me and my guarantor distress every month so I called them up and told them to do their job and review my account (which I shouldn't have to do) to see for themselves that I was paying on time and that there was no way I owe them any more money. After they did, turns out that not only I didn't owe them money but I was actually OVERPAYING, so I had my rent reduced (NO APOLOGIES WHATSOEVER). Now, my question is: Had I not asked them to review my account, would've they ever realised I was overpaying? Don't think so.
Secondly, after having covered the cost of my rent until the 3rd of July, they inform me that I will now have to vacate my flat on the 30th of June instead and that they cannot refund me for the extra 3 days I have already payed. I now have to take days off work and stay with friends until I can move in my new flat.
Based on this, I will let you judge the degree of efficiency and professionalism SULETS offer their customers (who pay quite a lot in rent, to be honest), but my advice would be AVOID this agency at any costs! They clearly prioritise their own profit and don't care about their tenants whatsoever.

Absolutely fantastic student letting agency. I can't recommend enough, Sulets were amazing when my son who was struggling with mental health issues, very understanding and their genuine concern made all the difference, as a parent they really put your mind at rest. As UoL students, we have greatly appreciated the work put in by SULETS especially during the COVID-19 pandemic. Ruta has always been quick to respond to us if we need assistance and been a great help in relaying information between ourselves and our landlord.

AS A LANDLORD I have found ,Sulets are by far the best way to have your property managed. They are great to deal with and are professional ,reliable and absolutely straight..They now look after the house I bought for my daughter to live in during her four years at Leicester
AS A PARENT of a Leicester student, I viewed lots of properties before buying one for my daughter and her disreputable friends, so i know what is available., and with that in mind , I would recommend Sulets for accommodation for students at Leicester,
They provide safe, clean regularly inspected properties that comply with all up to date buildings fire and safety regs, and will attend to any problems promptly They do not make endless extra charges for references, credit checks, and so on , take a sensible returnable deposit,
and are always available on campus at Leicester University and DeMontfort . One final hint ...dont rush into a house contract with people you have only known for the freshers week and tghe first term..........

I've been in contact with Charlotte at Sulets regarding the house I'm renting for my second year. Had a lot of problems with my house as there are many things not working or broken. I've been phoning sulets at least once a week since moving in with a new problem and I can't ask for better service. Charlotte has been patient and friendly with us and has fixed our problems very quickly. I can't speak for the other members of staff but if they're similar to Charlotte I guarantee that this is a company that truly cares about your experience and will do anything to help out.

As an International student booking for my new accommodation for the school year, the whole process was looking to Be tedious until I corresponded with Lucy Woodall, an accommodation officer at sulets, Lucy provided all the help I needed and even more , answering all my questions to the best of her ability and wasted no time at all in doing this ! Not only does he take his work seriously as I received a call from him promptly after putting in my application but he worked on finding me and my little one accommodation and didn't stop until it was done, literally all within the space of a few hours. He didn't just make the impossible possible but managed to roll out the red carpet for us too and gave us something we never dreamt we could have.
Thank you so much for making our move to Uni all that much less stressful and more enjoyable.

Moved out of my house in June, I didn't recieve my deposit till September as they didn't protect our deposits, in the process of trying to get our deposits back we encountered rude staff on phone calls who dismissed our calls in preference for impressing new tenants who will be suffering later, they also ignored emails when enquiring why deposits were late and what was going on with our deposits, I would recommend as a former student not to use Sulets if you want to be treated with respect.

I booked my accomodation with sulets and it was an easy quick and clear process. I highly recommend sulets as heads such as Ruta are very helpful and informative making the less stressful and much more delightful for students.

Really friendly staff! Emma has helped me every step of the way and made my life so much easier throughout the whole process. The online boooking is so easy to use. I cant wait to move in, in september!

Always a great service with sulets, Ruta helped me quickly and efficiently.

They're just as bad as every other student estate agent. They lie about damages and conveniently change damage descriptions when you contest it. To take students money. They rent unmaintained houses and then make up that the students did the damages. Even if it was better after leaving.

Notice how their only 5 star review is from Irving Hill who works there.

further more, it turns out they expect students to maintain damages that were there before students moved and that the landlord cant be arsed to clean up. ridiculous cretins.

i wasn't able to find accommodation for the summer but sublets staff helped me out immediately. i was greeted by emma and angela who are really lovely and friendly and gave me different options of places they had available. Another colleague, Charlotte, explained the process of the tenancy agreement and i was reassured on how easy the process was. Best accommodation In over my 2 degrees in Leicester. Staff are on hand all the time!

Emma, who works with Sulets helped me a lot with sorting out my accommodation and helped with my guarantor contract for the Queens court 3 bed flat accommodation.

All the queries that was on my mind was resolved thanks to Emma being understanding and helpful with finding out the information for me.

The response time from Emma was great and I couldn t be any happier with the support from her.

Very bad treatment, residence are usually noisy with barely any actions from Sulets or SR, laundry machines are dirty or need maintenance most of the time, facilities and equipment are outdated and most of the time dusty, very slow response from all the staff and not cooperative during the COVID-19 pandemic. Regret my experience and do not recommend.

Horrible service and not reliable at all. I would not advise any student to sign a contract with them. I arranged a viewing of for a house they told me my room would be a certain price and in the same contract it stated that price. I signed it but I was only allowed to start living in the house in September (start of the school year, as one should). After having made 3 payements everything was fine. Then in December they e-mailed me a random contract saying "here are the amendments and please sign it". The rent was way higher than what they had told me, and this wasn't like a normal annual increase. It was randomly sent to me and I was the only one of my flatmates to have that increase made. When I rang to ask why this was happening, the response was "I don't want to get involved. You should have known..." How should I have known that the agency made a mistake almost a year ago? Due to their mistake, I am paying for something I never agreed to in the first place.
I regret signing with this agency. I hope no one goes through that.

The staff were very helpful and considerate with everything. Cleaning was also very good, I had no issues with anything at all.

I've been living with Sulets for the past 2 years, the staff here are so friendly and supporting it makes my living experience with them far more fun. They have this scheme #suletsextra where they provide fun filled evenings such as movie nights, this allows me and my friends to hang out for the night without the stress of university :)
