Strand Management is a joke and very unprofessional. I am not typically one to complain or to waste my time with not kind words, but sometimes experiences should be shared. My husband and I were going to leave behind our beloved, long term beach rentals for a new property, managed by Strand Management. Their professionalism / lack there of prompted me to search for their company reviews. Can’t say I was shocked that they have numerous 1 star reviews. I am disappointed, we were excited about the new place. The communication with this group was unprofessional and greatly lacking. Fortunately for us, we recognized such issues prior to experiencing what many others have experienced. We quickly, 2 days later, rescinded our 30 day notice, and notified Strand Management we were no longer interested. Our awesome landlords are thrilled we’ve decided to stay, but what a let down to be excited about something then to feel it best to back out. What a detriment for property owner(s) to have sharp, qualified, professionals walk away from their rental properties due to serious concerns with the management company.

Strand Management people will be better served with you out of business. Keep earning all these bad reviews, you’re well on your way.

I have been living in a condo managed by Strand Management Group since January and it has been the biggest headache. Not only does the team of Strand Management give you the run-around regarding maintenance, it appears that no one in their offices knows who is in charge of tending to the needs of their guests, but the team also fails to be honest with its customers. Guests are promised the upmost respect and courtesy while they are residing in the Myrtle Beach community, however, Strand Management fails to stand by this code by lying to their guests regarding the fulfillment of maintenance obligations--during the first two months of my lease, I was promised that my dish washer would be repaired after it failed to drain, and did not recieve any help from Strand until the beginning of my third month after I was promised the issue would be resolved by the first week of my lease.

Because the organization does not offer online rent-pay, residents living in Magnolia place and beyond 38th Ave in Myrtle Beach must drive several miles to River Oaks Drive to pay their monthly rent. If this was not enough of an inconvenience, the staff in the company's office do not make you feel welcome, barely, if ever, saying "Hello" or anything that acknowledges your presence. I must say, though, the officers in charge of the leases are always friendly and go above and beyond to accommodate to the needs of their future and current clients.

I do not recommend leasing or purchasing a home from Strand Management due to the struggles, lies, and inconveniences they have given me the past nine months. In the future, I hope Strand Management learns how to better stand by their company's policies and promises, or alter them so that customers know ahead of time of the difficulties they will be forced to encounter while on vacation or trying to live close to the beach.

Worst Company EVER!!!! When you call their office ...

Worst Company EVER!!!! When you call their office no one answers, and you have to leave a voicemail, and when you do no one calls you back to solve your problem. If you need your problem fixed, you need to keep calling and try at least 15 to 20 times for your call to be answered, and when it does get answered the manager gives you attitude and very very very unprofessional experience!
I also called about my microwave not working, and they came to fix it after a month.

This company is a joke. They will intentionally ignore your phone calls if they don't want to deal with you. They also don't take responsibility for their mistakes. Don't ever rent from these people. You will be disappointed and they will take all of your money.

Update: Stay far away from this place. I was a loyal and great tenant and had no issues whatsoever while renting here. We went to turn in our keys and were told the property was disgusting because we didn't clean well enough, which we didn't because we didn't know what to do!!!!!! They never gave us a move out checklist telling us exactly what needed to be done, which they said we should have received but then turned around and said it's complimentary, that all the information is in the lease... FALSE! Nothing was in my lease about what needed to be done before moving out, and it was NEVER discussed with us. So they gave us the key back and we went and did all we could (we couldn't fix one pair of blinds because they were special order, and we couldn't hire professional carpet cleaners at that time). We were told we are still being charged for the carpets to be professionally cleaned even though we were not informed they needed to be done professionally. And they also charged me a full months rent for my last month which should have been pro-rated. It says in the lease we will receive any money owed to us within 30 days of vacating the property. Well guess what, 30 days has come and gone and still no check from the security deposit OR the money they took from my account without my authorization. It's complete BS and I'm fed up. I just want to be done with this awful company but they are hanging on to my money. Also, as a side note, the maintenance people are awful. I put in a request because my wash machine wasn't putting out cold water fast (it was just a trickle), and on the form I said they CANNOT enter the unit without my permission. About 2 1/2 weeks go by with no response. Then one day I'm lying in bed and I hear a knock. I was expecting a package so I just thought it was the postman letting me know it was there (they always knock and leave it there). Then I hear someone opening my door and I ran out and a man is standing in my apartment! He said he was there to fix the wash machine. I asked him to leave. Firstly, I didn't hear from them about anyone coming out, and they are NOT allowed to enter my unit without permission or announcing intent to enter, neither of which was done. Really, just stay away from these people. They are the worst place to rent from.

Further update: I actually contacted a lawyer about taking these jokers to small claims court. After reviewing all the evidence I gave him, he said they way overcharged me with fees for damages to the apartment. It was pretty satisfying to know I was right. The only reason I didn't pursue the case further was because I was pregnant and ended up on bedrest with high blood pressure, so dealing with this company probably would've put me into hypertensive crisis! I encourage all former tenants who feel they have been wronged by this company to contact a lawyer or file a case with small claims. This company is disgusting and disgraceful and tenants don't deserve to be treated so horribly. They basically set you up for failure and do whatever they can to take more of your money. By far, the most unprofessional rental company I've EVER dealt with! And they wonder why they have a 2.2 rating also, love the responses from the company to everyone on here... they're definitely not helping your case. But then again, your horrible reviews and rating speaks for itself. What do you have to say to that?

The management of this place is so disrespectful and rude.. they held my security deposit over 40 days from the time i moved out.. lied and said they sent it when they did not. would not respond to my emails to them. they were suppose to return the deposit within 30 days or you could receive up to 3x the amount. Tried to say i did not have some things cleaned in my apt, but i took pictures and proved them wrong. This is the worst leasing company i have ever been with. Beware of dealing with them. it makes renting a nightmare and miserable. I would never recommend them to anyone!

This is the worst place to rent from my other half and I asked them if they had a condo for rent they had one opened in myrtle beach close to Broadway but when we went to look at it it was fully trashed the carpets where dirty there was stanes on the wall and holes on the wall and ect. They told us give them 30 days to fix what needed to be fixed and it would be ready to move in. After 30 day we went back and nothing was done! When we had any problems with the unit it hard to get a hold of them because they never answer there phone and when they do they say they well have a guy come over to fix the problem no one well really show up and if someone dose they waight tell your not home and they still dont fix the problem. They also like to blame people that not really there problem. So if you want my opinion dont rent from them cuz really they well drain you dry tell your blue in the face.

The team of professionals at Strand Mgmt Group do an excellent job of servicing the homeowners. Rosalee, Jason and Trey are customer focused and do a great job working together as a team and sharing information about the units. Regardless of who I speak to when I call about my unit, I receive up to date information. They understand homeowner concerns and I feel do their best to bring in quality tenants who will take care of the property they are renting. I appreciate all they do...in my opinion, they are experts who are on top of their game!.

The condos themselves are great! Strand Management is unreliable and only thinks about money! Brandy and Jason are both jokes, one will tell you one thing and the other will tell you another! Long term leasers are hassled all the time with notes on there door, for instance denying pest control because of a dog, but they do not inform tenants before hand! They make promises then renig on them! These people are snakes! After a 17 month lease we are buying a home, we asked to go month to month until we closed on the house and we were told that was fine, but a few days later we were told that we had to move! The funny thing is we ALWAYS pay our rent 3 months in advance! They also try to get your deposit by sending you a notice that the condo has to be professionally cleaned and painted! This is outrageous! These people are crooks! Anyone looking to buy a home, watch out because they will step on you!

This agency is a joke!!! The people who work there are so unprofessional and no one cares what's going on! We were told we can move in on a certain date. When we went to pick the keys, it turned out they forgot to list the unit for painting. So we had to wait another week. Guess what? A week later- same story!!! They always promise and give excuses, but none of them cares about their job! They forgot to ask me for deposit money, now I receive an e- mail that I owe some money and there is a possible eviction!!!!! What in the world! NEVER in my life have I ever been late with paying anything! I am furious, so close to call them idiots! I DO NOT recommend this agency at all! There are many other agencies that care enough for their business!

Very dishonest!!!! Stealing from people in the middle of a pandemic. When a tenant pays to have new filters put in, and then leaves extra and is still charged! They wont answer the phone so you can't ask them why they stole your deposit. They do not itemize all charges so you are not even able to tell what they are charging you for. Unbelievable that they are still in business. Check their Facebook reviews for a 1.4 out of 5 star average review with consumers listing the same common theme complaints.

I wish i could give them 0 stars. I have dealt with terrible property management companies in the past but Strand Management is by far the worst. I had to call 4 times and talk to 4 different people before I could finally get them to even try to send someone to fix my broken A/C in the middle of the hottest month of the year. They still haven't sent anyone. Not allowed to hire people yourself. On top of this, they take forever to cash rent checks, have yet to fix things that were supposed to be fixed before I ever moved in, and I had to figure out how to get pool passes and my mailbox key on my own with no refunds. I am already considering breaking my lease on my wonderful condo. Stay away.

This is the worst place to lease annulay through, very hard to get in touch with anybody, takes a long time for them to come and fix anything that's broke in your apartment! Everything is just rigged up there, the maintence is the sorriest saddest group of "handyman" and that's all they are, are half ass handyman! Anita and Stephanie both are excuse and give you the run around queens! I've been calling for days trying to speak to Anita And the same girl answers every time, Liz I do believe, there the shadiest group of people to do business with! And I don't put that lightly! Always and excuse and time is not of the essence to them! Once your locked in your in baby! I highly advise not going thru this agency, and if your just planning to move to Myrtle from another state cause every time you vacationed there you had a Great time Hell with that, cause once you have Bill's and responsibilities, watching a thousand Sun burnt tourist almost wrecking and fighting and stinking, Myrtle is not a place to LIVE! Terrible people I rented a house for 8 years with Lenoard Call associates they were a great company to deal with always very nice got things fixed right away when there was a problem Then this Grand Stand management co bought them it was terrible after that high winds tore some siding off the house took them 4 months to come fix it dryer vent broke off the side of the house I had to fix it myself The guy who came to fix the siding just said you must of fell through the cracks I had enough went and told them I'm moving out I cant deal with them anymore bought a house moved out 4 months later get something from collections saying I owe them 1 months rent well I purposely held the last months rent until I g got my security deposit never received anything no letter nothing about any security deposit Its shameful a company is allowed to get away with this I'm checking into taking them to court DO NOT RENT FROM THESE PEOPLE.

I have to say that I have loved living in River Oaks under Strand Management. I am very happy with the service I receive. They are always on top of everything. I have never had an issue with the management team. Jason and Brandy are fabulous and are always willing to help with any situation that may arise. They are friendly, open and I always feel welcomed when I go over to the office. The front desk is busy, but the ladies out front always make you feel like they are happy to see you. I love my apartment and whenever I need something done Strand Management makes sure that the maintenance crew gets to it asap. If you are looking for a wonderful place to live with good neighbors, quite and clean stop over and let Jason and Brandy introduce you to their area.

My experience with Strand was GREAT! Everyone in the office was super. I leased a unit from them for a few years while I was building my house. The initial transition was very smooth. If we had any issues with the property, they were very quick to respond. Upon exit they were fair at accommodating my needs and couldn't have been more professional. I highly recommend Strand.

Horrible customer service. I called to inquire about renting a house or condos and no one picked up. I left a voicemail and no one responded. I sent an email and heard back pretty quickly, but Stephanie was NOT helpful at all. I told her we were looking for a June 1st move in and her responses basically said we don t want your money. After reading these reviews I m so glad that we dodged a bullet with this company. Worst customer service!

This will probably sound like the generic bad review at first but I just want to help some other people out before they make a mistake. I have photographic proof of how much these people care about the health and safety of their tenants, if possible to post here I will.

Not sure how the short term vacation rentals are handled, but as far as long term goes these people are absolutely terrible. I rented long term from this company for approximately five years(3 different locations) to be closer to work and the last location was the final straw. Maintenance is beyond incompetent, they apparently don't understand the difference in grout and caulk. The last apartment I rented was a bottom floor two bedroom. Before moving in I inspected the unit and let them know what it would take to get me in there such as repairing the broken tile, putting in door stops, replacing the fridge that maintenence patched with silicone for some reason, and a few more 100% doable repairs that could be made in three weeks time. I checked in on them multiple times and each time they had filled the work orders incorrectly and were working on unnecessary projects like replacing a disposal that worked perfectly fine. This should have been a red flag and stopped me but I had faith it was just miscommunication and that if I went over it with the maintenance man himself all the problems would be solved. So three weeks goes by, minimal effort to complete tasks, time for me to move in. At this point I was thinking "I'm in the unit they will have to be more attentive." once again I was wrong.I Move in and start deep cleaning(these places are supposed to be professionally cleaned before tenants move in but everything was filthy and covered in grime, both shower drains had hair matted in them and one had a band-aid. Not to mention the beer cans shoved behind the hot water heater.) and while on the floor scrubbing the mysteriously stained grout I find that the kickboards are rotting in all the kitchen cabinets, some so bad they had been kicked in half and allowed all kinds of insects to establish a highway. At this point I know something is up and look at the kickboards in the bathrooms, same deal completely rotted. The even crazier part being you could tell their maintenance team came out because there were 2x4's just kinda shoved in random places under the cabinetry. Now it all comes together when I meet my new neighbor, turns out the place was flooded by the 6 drug addicts that used to live there that were eventually evicted. Took strand 6 months to replace just the kitchen cabinets, fridge, and dishwasher, they never replaced the other rotting cabinets. After calling numerous times they agreed to subtract a whopping $100 from my $950 a month rent. On top of this they still left a long list of things to do that I submitted through their website . I was lucky enough to run into the owner of the unit one day and expressed my concern with him, he explained that he had been charged for every work order we submitted and was shocked to see the condition of the unit. This led to him taking his property back from strand due to incompetence after our lease was up. If you are looking to rent from these people, please reconsider. It will cause you nothing but money and grief.

We have a great management company. We went to get a loan for a unit in another complex and found ratings for management companies from the loan company. Strand Mgmt. was rated to have excellent management skills with a record of years of solid financial planning.

Ninety five percent of the staff is just horrible to deal with, not wanting to listen to you, cutting you off when you try to talk to them, and they assume what you want. You basically have to set up surveillance to prove your point and the best they respond with is "oh." They are lazy and refuse to do any work or research into a problem. They won't contact your hoa or owner like they should. They flat out lie to you saying your hoa is closed so they won't give you the number. A simple search gets the number and surprise... the hoa is open.

They Promised that they would contact me before charging me a fee from a security deposit for a missing headboard from the bed - no one ever did contact me, I had to call myself and find out that all the charges have been made already . When leaving the apartment was charged 200$ cleaning fee!!!! When I cleaned the apartment before moving out , still a charge of 200$ is way too much , I don t know who they hired to clean the apartment. They DON T CARE about people, they don t explain anything if you ever have to deal with them make sure you have a good lawyer to consult you before you move in and when leaving consult with the lawyer. These people are ready to rip you off when you walk in the their door. Please be careful

We love living here. Stephanie is wonderful and very helpful. She has helped us with all our questions and really knows her stuff! The maintenance is quick and will fix anything,or it will be replaced. I don't understand why there are bad reviews because this is the safest,and the quietest place I've ever lived in. It's surprising to me how quiet it is considering the number of apartments that are here. There's always a parking space. Wonderful neighborhood. People pick up after their animals. And I love the heated indoor pool. I know they also have alot of other amenities that I look forward to using. There are a few things that could need a little love and care. But it's nothing that can't be updated yourself. Overall it's a great place.

Dealt mostly with Jason Sullivan. Dealing with him was a comedy of errors and incompetence. Not to mention Moral Bankruptcy. He would go and put pre eviction notices up on our door, after we already paid him, because he was too stunned to look in his desk for the post dated check.
Also, prepare to get ripped off and have your damage deposit unlawfully confiscated. It's bad enough he won't have things fixed before you move in, but accuses you of breaking the very SAME things after you leave so he can get his greasy, grubby little hands on your money. Such was the case with the Microwave he billed us $90 for that was already broken before we moved in and he had charged the previous tenants for. If that is not the definition of Sleaze, I don't know what is. If it's not that, it is charging outrageous rip off prices for the smallest of deficiencies. Under the law, none of this is allowed or would stand up in court. Contrary to what he will tell you, they are not allowed to charge for wear and tear, previously broken items, charge excessively for labor or parts and MUST show receipts. They are also not allowed to charge you NEW prices for old worn out items that have been legitimately broken. He is also not allowed to charge you for wear and tear marks on paint, which I know he charged the previous tenant for. How i know this is that when I told him not to bother painting as it didn't look that bad, and I wouldn't be there long, he gave me a secret wink and in a sly voice said "that's how we get his money from the damage deposit". The reality is, if anyone else but a property manager or landlord did this they would be criminally charged with embezzlement.
If you have this problem with him or anyone else in that crooked little shack, send them a DEMAND LETTER returning what you feel you are owed and why he is over charging you. When he ignores this, get competitive estimates and Subpoena all records relating to maintenance fee's charged to previous tenants for court and see how many people have been charged for the same broken item.
Make no mistake about it, your money will get pilfered and plundered. Just make sure you collect as much photo/video evidence as possible and get a material witness to make things easier when this goes to trial and you ask the judge for Bad Faith punitive damages.
In no way would I ever recommend this company. As far as Jason is concerned, I don't know how he even has the mental function to even pull air into his lungs, let alone convince someone to give him a job. He is like the Bermuda Triangle. You don't explain it, you just avoid it.
Most of these reviews are an obvious sham and are done by insiders. NOBODY who rented from them and I mean NOBODY had any kind words to say about Jason or anyone else who works there. I heard someone use the term "snakes" and it isn't far off in my opinion.

STAY AWAY FROM THIS LEASE COMPANY! Their nice voices and smiling faces is just a front. As soon as you move out they will find any way to stick it to you. We left our sons apartment spotless. It was defiantly cleaner then when he moved in but they produced pictures of crumbs in drawers and broken door stops which was not in our apartment. Same with a picture from the bathroom that shows a chip in the counter when we know perfectly well it was not there. We suspect were pictures not from another apartment and since they would have to return most of our security deposit they took picture from another dirtier apartment make it look like we left it like that. Which we didn't. The vertical blinds were falling off when we got there and even discussed it with the actual owner who said that always happens. We found the ones that broke in a cabinet in the apartment but they charged us for any broken or missing blinds. They charged us labor to put a shelf back on its brackets inside a cabinet. Another joke is that if they are so hung up on a leaving the apartment clean in the pictures of whomever apartment they showed the cleaning person bare feet are in the picture. Cleaning person in bare feed?? Unfortunately not being in the Myrtle Beach area or in SC and not being allowed to discuss anything over the phone only by mail we decided it would be worth our time to write a review so others do not fall into the same trap. If you do move in here. Take pictures of everything and report every little thing so it documented. Then when moving out do ask to do a final walk around so you know you both are looking at the same thing in the correct apartment. This way they won't have a chance to produce pictures from another dirtier apartment and use that as an excuse to keep your security deposit. I'd rather live at a Super 8 then have these people manage my lease. Again I cannot stress it enough GO ELSEWHERE IF YOU CAN!

To begin, the owner's comments below are completely false. I never displayed any derogatory language towards your staff, that's completely false. I was completely professional the entire time. You most likely made that up to try to look a little bit better but that won't help much since you have a 2.5 overall rating anyway. Your whole ownership is the problem, it's extremely unprofessional and it's very immature to make up lies. Another false statement was when you said "two days after the tenant posted this review we were able to find a new tenant," this is false. I had to wait several weeks. I also didn't get a "large" portion back for my security deposit, it was a very small portion considering all the stains were there before I was. Hopefully you guys get new ownership because it's very unprofessional and immature to have an owner respond to my review with lies.

The worse rental experienced in 13 yrs!!! I paid one year in advance ($10,000) and the owner didn t even want to replace the toilet when the tank busted with glass and water everywhere that I had to clean up..Stand management brought in a small tank that didn t even work properly.. when I told the maintenance man it wasn t working right he stated it was because it was a small tank and that s how it was so this whole time my toilet hasn t worked right.. Then the air conditioning didn t work most of the time..if it was over 80 degrees outside the air condition didn t work at all.. there was several days it was 90 degrees or higher inside the unit along with my $200 or more monthly electricity bill in a 1 bedroom unit, because the a/c didn t work right..I called and they stated it was the antifreeze.. called the next day for them to come out and then they were saying the a/c unit was old and needed to be replaced, that they were going to talk to the owner and never heard nothing back! I just kept sitting in a hot house with a high bill! Then the hot water heater busted, it was located in a walk in closet where I stored my furniture and items so a lot of my stuff was messed up from the water leak.. Again I was left to clean up all the mess...Then I had to give them a 30 days notice that was required to get my deposit back when they only gave me 2 weeks to find a place when telling me they were raising the rent if I renewed the lease at the last min and didn t even offer to help me find some where else to live since they are a long term rental agency They could care less about there customers!

I shouldn t have to remind you guys that the toilet was not working when I already addressed that with the mainantce man and was informed there was nothing you could do! The a/c unit might have been addressed with owner but it s still not resolved! I was just sitting in the unit at 90 degrees yesterday! And It wasnt just one bill that was high It was the whole summer! By the way, I do have renters insurance, it doesn t cover water damage inside the unit! Even if it did I am still required to pay a $500 deduct first! To give you guys the 30 day notice you required, you only gave me 2 weeks to make a decision. You guys take no ownership for anything. Not a great place for long term renting. No one seems to be willing to help with anything unless it involves accepting your rent payment. My Calls and messages are ignored. It took 1 year to fix a leaking a/c. Went for months with a hole in the kitchen ceiling. Needless to say they aren't big on maintenance but they expect you to hold up your end of the rental agreement and pay on time. I recommend finding any place else, other than strand management, for long term lease.

First of all, I rented toward the end of April which is a horrible time to rent in this area. Yes they did overlook an issue on my credit report from 6 1/2 years ago, so I thought it would be a good company. No, I was wrong. They lied to me when I went to look at the place telling me someone else was there and then that they took the application and if I wanted the unit, I needed to go ahead and do it right then. I fell for it. I was told internet was provided by the HOA, and it was in my lease. After moving in it was not provided and they were aware that building did not have internet. Bernadette said they were told before it did not, but the way it was listed in the lease it was my responsiblity not theirs to get it. They won't work with you if your are late regardless of the issues or how much you pay. I was told they would not accept any payments after the 10th. My mistake was rushing into a lease for $1200 a month and then having to add other expenses because they lied. Filed a maintenance request on April 28th of 2017 and they came out on December 5. It was regarding the AC unit leaking into the unit. So obviously it was never fixed. I requested maintenace regarding the sink and told them it was the faucet leaking, they came out and caulked the sink and it leaked worse. Had to request again, and they came out replaced the faucet. You can't get return phone calls from these people and if you do, they just lie and give you the run around. Upon moving out, I cleaned and scrubbed everything. It was cleaner upon leaving than moving in. I spent 2 weeks just cleaining and we had already moved. They took $150 from my deposit and said the bath tub was dirty. It wasn't dirty, it was and had always been stained because of the material. And one bath tub I never even used during the entire year, but it was $150 to clean. They charge fees for everything, including pool keys. If you don't turn them in they charge you for that too. Late fee after the 5th is $100, totally ridiculous. So it took almost a month to get my security deposit back, minus the $150 and then they still owed me $50 for the pool key. Today is July 10th, I returned my keys April 30th. I just had to go by the office to pick that check up. I was told 3 weeks ago it was put in the mail the day before. My rent was paid every month to avoid paperwork being filed and they are very quick to threaten you with that. But they hold your money for months?? Benadette and Stephanie are nothing but liars. Anything you ask about you will get a lie. Whatever they can come up with at the time. I should've know from day one, but I needed a place to move quick, so I know now to take time and research places before jumping in. If you are desperate for a place and have no other options, this is the place for you. If you can take time to keep looking that's my advice.

ZERO Stars Avoid this company at all costs. All they do is take there monthly cut from the rent and sit back. The office administration lies and does not get anything done. The tenants moved out three weeks ago and the carpets nor the painting have not been completed.

These people are bar none the worst leasing agency I have ever had the displeasure of dealing with. When I moved in the apartment was in poor shape with holes in the carpet and stains on the walls. Every appliance in the apartment is over a decade old and functions at about half the capacity that they should. After moving out they sent my roommate a bill stating that the were keeping our security deposit on the basis that they had to pay $135 clean the carpets (which we paid to have done prior to moving out). I was also charged for window screens that where blown away during a hurricane. After a bit of research I've found that not returning security deposits is something of a pattern for them and even when they do it's not within the legal time limit as per South Carolinas land lord tenant laws. Living out of your car or being homeless are better options than renting an apartment from these people.

Edit: I have changed my review, as some of my original complaints were proved unfounded by information that came to light after my original posting.
