Probably the worst agents in Cambridge, avoid at all costs. I had to wait for 20 minutes along with three other prospective tenants outside a property because Olivia was late. The reason: "Stuck in traffic" at 4 pm . It's very hard to have heavy traffic during that time in Cambridge. Anyway, her friend was one of the prospective tenants and I was told two days later that the landlord did not pick my application. I can bet who the Landlord "picked".

Since taking on our property a few years ago, SAB have managed it efficiently, handling any issues that arise professionally and as quickly as possible. They have a good network of local firms to rectify the typical rental problems (such as painters, decorators, plumbers, electricians, roofers etc) that are reasonably priced and reliable. They have had to handle a couple of tricky tenants, one who thought it was OK to drill a large hole through the wall and install a dryer in the garden (!!) so it should be noted that this isn't such an easy job as one may think.

SAB have always provided a professional & efficient service. Where problems are encountered, the situation is monitored and managed through to completion. Having sold a property through them, the process was professionally and efficiently handled from day one, queries dealt with efficiently and effectively. SAB are now managing various rental properties on our behalf. AWFUL!! I have been in rental accommodation for over 14 years and SAB are by far the worst tenancy agency I have ever encountered. They are liars (poor ones at that) and will drain you of every penny they possibly can. Reception staff are rude, unprofessional and patronising. I can closely relate to the negative issues raised by the other google reviews as we have encountered many of the same problems when moving out of our last rented property. Aside from SABs deceitful paper work and poor communication by reception staff, they clearly only care about their wealthy property developer clientele. The only reason the business is still running is on the back of a thriving and competitive rental market in Cambridge. In most other cities/regions SAB wouldn't stand a chance and their dreadful service to tenants would not be tolerated or accepted.

If you are you fortunate enough to read these reviews before letting with SAB I would strongly advise you to avoid them. For any landlords who read this I would ask you to demand more from your agency as surely it is in your best interest to have happy tenants in your properties.

Good luck to anyone who has to deal with SAB, We never will again under any circumstance!

Disgusting lack of integral skills;

- Hidden fees, but only once you had paid for your administration fees, even after clarifying any costs you will incur (in addition to the price of the high administrative fees).
- Administration staff will lie in order to achieve a sale - insure you ask all questions on paper!
- Despite advertisement on-line including such utilities as a kettle and toaster (even though you may have proof of this) will argue and back chat that they will not pay for said items, until you have to educate the staff on advertisement policies and regulations.
- Accusations of not paying rent, despite their lack of abilities to set up a direct debit (for the sake of their own company).
- When reading the contract through before handing of the keys, when finding a fault in the contract, staff agree and inform you changes will be made to the contract, they were not.
- Spent a total of 3 hours waiting outside of the flat one night, after the lock broke in a month old accommodation, to then find the 24/7 phone line service is indeed a 'whenever we fancy picking up the phone' service.
- Rude, patronising staff.
- On initial viewing of the flat - two viewings were cancelled minutes before the viewing - so if travelling a long distance like myself, don't expect to indefinitely view the flat. After becoming seemingly annoyed with the quality of service, I took it upon myself to view the flat, by simply walking up to the builders and asking if it was OK to view - to my shock to find out it was completely fine to view.
- Wifi may be included in the bills that you were initially informed would be included (the only bill to be included in the end) but only when the administrative staff can be bothered to ring your service provider to install it.

I could continue, but to conclude - avoid.

SAB at Royston have looked after the rental of my flat very efficiently for over 10 years. Caroline is very helpful and always knows what is going on even though I have had several problems with my flat. None due to SAB! I would definitely recommend them.

St. Andrew's Bureau have managed my property for 33 years and I have never had cause for complaint about their service. They have found reliable tenants and seen to legal and administrative maters competently. They have made regular inspections of the property, advised me when a repair or replacement was needed and quickly arranged for work to be done. On occasion I have felt that they might have sought a second quotation for work but I recognise that they know the market and which traders they can trust. They have handled rents and other financial matters totally satisfactorily and I believe their fees for the service are in line with current practice. I would recommend them whole -heartedly to prospective landlords.

Fantastic service. Have looked after our rental property for over 15 years and we have never had any issues. Repairs are promptly seen to, tenants quickly found and the general maintenence is excellent.

Work is quick. Speed is also sought here, such as being asked to submit a report on occupancy within 48 hours. I'm thankful that you can do quite a bit of things on the Web. Although the exact statement at the time of departure was not shown or it was higher than the assumed, the proportion of the deposit was reasonable.

In my experience Saint Andrews Bureau are a superb property management company. They have managed my residential property in Cambridge for the last 19 years and when I bought a second property 3 years ago I placed it with them too. The service is exceptional and all the staff (in particular, Claire Baron) are excellent. They do a great job for me as the landlord and my tenants love them too. In the past I have dealt with other property management companies and they don't hold a candle to SAB. I cannot recommend them highly enough if you are a landlord.

Update 2: Last dealings with SAB were December 29...

Update 2: Last dealings with SAB were December 29, 2016. In written correspondence 'Donna' promised that head of the estates department would get back to me, but he never did. Instead, they updated their response to say that I'd not dealt with them for 10 years. This is typical of the business. Moving goal posts, broken promises, etc. I wouldn't be surprised if the bulk of the good reviews were paid for.

Original comments:

Office staff will change contracts behind your back. Double check your tenancy before signing. Fees are taken for references that are never requested. If your references do not arrive, chances are they never asked for them.

Update: In response to the claim that formal complaints are taken seriously, I can attest that formal complaints submitted to the office are destroyed. I witnessed this personally.

Rude mannerless and unfriendly male staff in the lettings department, who because of the high level of demands don t respect and neglect their potential clients. Every time I ve been in touch with them, it felt like they are doing me a favour to even speak to me (Apart from one friendly woman who once for my luck picked up the phone instead). No replies on emails whatsoever! Moreover, one of the men also hang up on me in the middle of my sentence when I was attempting to ask them about properties via a phone call.
I was looking for a good high standard apartment, as a masters overseas student in Cambridge, willing to pay almost any price for a flat, half a year in advance. Firstly they didn t want to show me flat properties and showed me student accommodations only, even though I explained the circumstances. Then after I left my details no one ever contacted me again, followed by all other series of events described above. Feels like it s more paperwork that they can t be bothered with, especially when there is a high demand on properties. Possibly, it s just SAB s values, that s why I will never seek their services again and neither I will recommend it to anyone!

SAB have been managing my flat in Cambridge since I bought it in 2002 and I have been delighted with their efficient, cheerful and knowledgeable support ever since. As a non-resident UK landlord, this support has been essential, as I have not be able to assure rapid repair or maintenance to my tenants, but SAB have always achieved this to my and my tenants satisfaction. This has also included several changes in tenants, which has been achieved rapidly; the flat has rarely been without a tenant. Also included in this period is a refurbishment of kitchen and bathroom: SAB took care of this completely and I was very pleased with the end result. All-in-all, excellent service.

first of all , they did not reply to my email to book a viewing on Regent street. After ringing , i managed to book a Saturday viewing which the person conducting the viewing came 30 mins late with the wrong key. managed to re-book on Monday after chasing them for a booking. later that Monday the lady who conducted the viewing also came with the wrong key. she promised to call me back when they sorted out the key/issue but till this present day i have not received a email or call from SAB (never did through the whole time i chased them up). see i purposely said nothing nasty or rude just letting the facts judge this agency lack of customer service.

I was a tenant in a SAB property in Cambridge for two years. I was mostly happy with their services. They sometimes made mistakes on the administrative side (forms etc.), especially at the beginning (viewing and applying), but it was always possible to clear them up quickly. Enquiries and repairs to the property were always dealt with promptly, and giving back the property at the end was easy, with the deposit being returned within 10 days. I'm happy to recommend this company to tenants - just make sure you keep copies of forms and agreements close to hand to spot mistakes if they happen.

As a first time tenant, SAB @ Cambridge were courteous and helpful in showing properties, with the tenancy formalities and settling-in. The house itself was in a wonderful location in Central Cambridge. They were prompt in addressing minor issues with the property. They were also supportive when it came to closing the tenancy and arranged for the settlement to be completed within a week s time. Special shout out to Jackie D and Jordan N who were very responsive on phone and emails. Professional, accommodating and friendly letting agents. Would highly recommend them.

I feel that I have more information and work than I needed. SAB have been conscientious to ensure that the flat has been updated and repaired during tenancies. Rental void periods have been short.

Even though I didn't end up renting a place through SAB, I had a really great experience with them. Leane and Kane were incredibly helpful, very professional, understanding and forthcoming. They took their time to answer all my questions in detail, kept me in the loop about the property I was interested in and spoke to the landlord on my behalf on several occasions. They also provided a receipt without having to request it and when I withdrew my offer for the property SAB refunded the excess of what I paid on top of the holding fee within 2 days.

The house was grimey when we moved in. They claimed they had it professionally cleaned yet there was cobwebs everywhere. It was the same for the other houses on the street. We had to demand new mattresses! They just flipped them over to hide stains from previous tenants. How unhygienic. Many of the staff have a terrible, unfriendly and stuck up attitude. Im hoping they give deposits back with no issues at least.
Whats worst is the amount of money they get from our house alone and still cant afford to maintain things efficiently. The 4*+ reviews on here sound fake tbh, i know of quite a few people living with this agency with the similar issues.

The staff have always been polite, supportive and helpful whenever we communicate with them. Our property has been managed efficiently, which means we can relax and leave it in their hands.

I first rented through SAB, Longstanton in 2007 after moving down to Cambridgeshire. All contact was very professional and friendly and I had no reservations, whatsoever.

After 7 years, I had to vacate the property to work abroad for a few yesrs. On my return, almost 4 years later, I contacted SAB, Longstanton to view some rental properties. I was amazed and happy to see that the people in the office were the same and remembered me. Indeed, Tracey that showed me round my first property, back in 2007 was able to do the same again in my new property, 10 years later.

I have no reservations whatsoever in recommending SAB, Longstanton.... fantastic service... Five star.

Easily the most frustrating letting agents I have ...

Easily the most frustrating letting agents I have ever had to deal with. The high move-in fees were a first indicator that the only concern of this company is profit. Living in a property managed by them proved that tenant (or landlord) satisfaction/service is not a concern at all. Add to this poor, unprofessional, and patronising communication from the Cambridge office staff, that seemed to always avoid offering any genuine help.

One example: Repeatedly reported a lot of damp and mould in the flat - but SAB never took our complaints seriously. Finally, after many emails and calls over a few months, we eventually convinced them to tell the landlord. The landlord was appalled he hadn't been told sooner and wanted to personally see the mould was removed, walls repainted, and extractor fan added to the bathroom. With SAB, it felt like such a tug of war to get anything done and that they didn't want to pay out on any improvements even when for health and safety.

Another: Call their 'emergency number' on a weekday day evening (7pm) and you'll get an answering machine....

Conclusion - avoid SAB if you can.

They take my interests seriously as well as those of my tenants, which I believe is exactly the right ethic, and have been diligent in things like routine safety checks, inspections of the property, and keeping me informed. 4 Reasons why I would never rent with SAB again.

1. The day before NYE my key got broken in a very awkward lock and I could not get into the house, so I called there out of hours 'emergency number' and the first response I got after barely finishing my sentence explaining what's happened, the man at the other end said "not a chance mate" so there for I could not get into my house for 3 days because SAB's 'emergency' line deemed it not to be an emergency making me effectively homeless because the lock and key were very old to this house.

2. When going to hand in my notice on the 13th of May to move out on the 13th of June they had said because the notice was not given before the 7th (when my rent comes out) I would still be liable (so paying rent) untill the 7th of July. So basically they could get more money out of me. I have rented with Belvior and Russels before SAB and both of these company's like any other estate agency of you had in a 1 month notice on the 13th of one month you move out on the 13th of the following surely?

3. When handing out new keys for all rooms and front door they had posted them through all tenants doors. So how on earth were people who work jouring the day meant to get in the house let alone there rooms? I luckly finished work in time to go to the estate agents but if not I could have effectively been homeless for the night again.

4. And just as you think it could not get any worse, I had finally got rid of this estate agency out of life they had still taken another months rent from me after moving out, yes you can argue my fault as well there for not cancelling the standing order but again previous estate agents I have been with do that for you as common sense!

All in all I had a terrible time renting with SAB and I would not reccomend it at all. I will say the property manager at 7 Willis Road 'Sam' was a lovely man and apologetic in all these cases. But even so I disagree with the companies policies and would recommend you look else where.

Great letting agents. I viewed a property and was moved in within two weeks, if that doesn't scream efficiency I don't know what does. Matt, Jordan and Conor deserve a mention. Matt was lovely when showing me around various properties whilst Jordan and Conor have dealt with any issues with great efficiency and kindness. I would say one thing that is a shame is that the landlords of where I am staying did not paint the flat before I moved in, but the guys at SAB are pushing for this to be sorted which I am grateful for. Would highly recommend SAB for your letting needs, they are a professional yet personable agency.

We did have a few issues when we moved in, but these were quickly sorted and we were actually reimbursed for the time we spent cleaning the property. We have lived in our house for nearly 3 years and whenever there have been issues we have been able to e-mail the person in charge of our building and things have generally been pretty quick to sort out. The level of communication has been excellent, and if something was going to take longer than you would expect we have been notified. If there was one thing it would be nice just to have a little note/email after periodic checks on the property letting us know it has happened and whether they are pleased/not - e-mails if something you need to change but otherwise nothing. Overall though, pleased with the service.

I have to echo the other reviews. One of the flats I went for was managed by SAB, and I found them overly bureaucratic, unhelpful and unbending from their needlessly dogmatic requirements. They know the property market in Cambridge is competitive, and are seemingly pretty heartless as they can get away with it. It says a lot that I didn't have any queries with the properties I went for through different agents, and I supplied the same information each time. Cheffins were particularly helpful.

We chose Sab services to let a property because they had some better reviews online and they had less fees than other property offices.
Then we realised that there were necessary extra fees for insurance, check in, check out and cleaning fee, so the fee difference was not as it seemed.

After the end of the tenancy we moved out and we informed Sab twice to let us know the date and time of the checkout and the inventory check, because we would like to attend, one notice was by email and I also asked an employee at the office, when I returned the keys, to note that we would like to attend at the checkout, which he did note it on the envelope with the keys, but the property manager didn't inform us. However, we charged the checkout fees.
I find it very disrespectful and unprofessional that the property manager didn't take that under consideration and didn't invite us to attend.

There is no respect for the tenant and the contract is shady. They put additional payment stuff in the lower part of the contract after many many pages.

During that time a professional and responsive service has been provided and my property has always been let out very quickly between tenancies. For the past two years Conor Jackson from St Andrews Bureau has been dealing with the letting and management of the property and he has gone out of his way to deal with any issues that arise,

They are professional and respond very quickly to any issues, although issues are very few and far between. We would definitely recommend SAB to anyone who is sick and tired of broken premises, calls not being responded to, or anyone just looking for a caring and quality estate agency service.

I've been living in Cambridge for 10 years, and have to say SAB is one of the best letting company.

They shows very reasonable price properties, and after moved in, they tried to fix all sort of house problems very fast. I heard from many of my friends that other agencies, they just too slow or don't even response for house problem after they move in.

Especially, this is the reason I'm writing this review. I had to move out before the contract end because of job relocation. As you know this is very complicated situation, but SAB tries their best to figure out. Also, if I ask some process which I don't understand, they explain clearly again.
Of course they will charge penalty fee and lets before new tenant enter, however, I like to emphasis how gentle the way to treat this problem they are.

It was very happy to stay house under SAB.

I first came across St Andrew Bureau 26 years ago as a tenant, and they have been managing some property for us for the last 10-15 years. They have always been helpful and efficient, and when there have been problems they have been quick to act with expert advice. I'd certainly recommend them to landlords and tenants alike.

SAB in general has not been bad. Sometimes they do...

SAB in general has not been bad. Sometimes they do take long to answer the emails. And it is required to ask them again. I don t feel they communicate all the information they ve got through their tenants. For urgent queries, generally they are very responsive. For the rest, I believe SAB generally tries to help their landlords and tenants.
